        부산·경남 가구의 가구특성별 주거입지 선호요인 분석 - 수도권 및 대구·경북 가구와의 비교 -

        The purpose of this paper is to analyze the factors of residential location preference by households’ characteristics in the case of Busan·Gyeongnam households, and to elucidate regional difference of residential location preference by comparative analysis with the case of Seoul metropolitan area and Daegu·Gyeongbuk households. The main results of this study are as follows. Firstly, residential location factors most preferred by Busan·Gyeongnam households is capital gain, followed by accessibility of public transportation, prospect right/right of light and living environment. Therefore, we can see Busan·Gyeongnam households most prefer investment value of housing as residential location factors. Secondly, according to the results of AHP, residential location factors Busan·Gyeongnam households prefer are different by age. Thirdly, according to the results of comparative analysis, 3 major residential location preference types are generated, namely, investment value oriented type, life amenity oriented type, and residential environment oriented type. 이 연구는 부산·경남 가구를 대상으로 가구특성별로 주거입지 선호요인을 분석하고, 이를 수도권 및 대구·경북 가구사례와 비교·분석하여 주거입지 선호의 지역별 차별성을 밝히는 것을 목적으로 한다. 분석결과를 요약하면 다음과 같다. 첫째로, 부산·경남 가구들이 중요하게 고려하는 주거입지 요인은 향후 시세차익, 대중교통 접근성, 조망권/일조권, 생활환경 순으로 나타난다. 따라서 부산·경남 응답가구는 주택의 투자가치를 최우선적으로 고려하는 것을 볼 수 있다. 둘째로, 연령별 AHP 분석결과를 보면, 부산·경남 응답자는 연령별 생애주기에 따라 선호하는 입지요인이 차별적으로 나타나고 있음을 확인할 수 있다. 셋째로, 수도권 가구와 대구·경북 가구의 비교분석 결과를 통해, 투자가치 지향형, 생활편의 지향형, 거주환경 지향형 3개의 주요한 주거입지 선호집단 유형을 도출하였다.

        수도권 가구의 가구특성별 주거입지 선호요인 분석

        이 연구는 수도권 가구를 대상으로 가구특성별로 주거입지 선호요인을 분석하고, 이를 대구?경북 가구사례와 비교분석하여 주거입지 선호의 지역별 차별성을 밝히는 것을 목적으로 한다. 분석결과를 요약하면 다음과 같다. 첫째 로, 수도권 가구들이 중요하게 고려하는 주거입지 요인은 대중교통 접근성, 안전성, 생활환경 순으로 나타난다. 따라 서 수도권 가구는 편리하고 안전한 삶의 질에 대한 선호도가 높은 것을 볼 수 있다. 둘째로, 연령별 소득수준별 AHP 분석결과를 보면, 수도권 가구는 생애주기와 소득수준에 따라 선호하는 입지요인이 차별적임을 확인할 수 있다. 셋째 로, 수도권 가구와 대구?경북 가구의 비교분석 결과를 보면, 수도권 가구는 대중교통 접근성과 안전성, 자연환경 등 쾌적하고 안전한 삶의 질에 대한 선호도가 높은 반면, 대구?경북 가구는 향후 시세차익과 자가용교통 접근성 등 주택의 경제적 투자가치에 대한 선호도가 높은 것으로 나타난다. The purpose of this paper is to analyze the residential location preference factors by households’ characteristics in the case of Seoul metropolitan area households.         컨테이너 하우징 잠재소비자의 선호요인 분석

        In recent real estate, modular architecture, which is shift away from expensive buildings, has been used in various ways as an alternative function to existing rigid real estate, and in particular, architecture using similar containers is attracting attention as a new spatial function. In this study, in terms of the utilization of new flexible spaces, the spatial components should be considered by people who have actual demand standpoint in applying residential architecture using containers to the actual situation in Korea were analyzed in various visual aspects. In order to derive variables through previous studies and expert opinions and verify demand as an alternative living space, in-depth interviews were conducted with homeowners and consumers with purchasing power, and additionally, In order to collect a wide range of opinions, factor analysis was conducted through a questionnaire survey in the Seoul metropolitan area who are willing to purchase from 20s to 40s. As a result of the in-depth interview, it was found that the preference for individual location and group location, including infrastructure accessibility, coexisted, and safety and privacy protection were also of interest, and property value formation and profitability were considered factors. According to the survey results, four factors were converged: “Settlement environment factors”,“Development condition factors”,“business strategy factor”, and “Material Utilization Factor”. Among them, “Material Utilization Factor” was not a factor to be considered by in-depth interviewees. This is a result that the age group of the survey is distributed in various ways and the opinions of the younger generation are widely reflected, and it will be worthy of reference in various marketing strategies in terms of dissemination and activation as a future product.

        고령자 통행특성과 주거환경 선호요인의 관계에 관한 연구 - 광주광역시를 중심으로 -

        This purpose of this study is to analyze the relationship between travel behavior and preferred factors of residential environment of elderly people. The study is conducted in the form of a survey, with data being gathered via elderly people aged 65 or older in Gwangju Metropolitan city. First, the study analyzes the correlation among major variables. Subsequently, To analyze the relationship between travel characteristics and residential environmental factors multiple regression analysis is employed as the research method On the basis of empirical analysis, the results of study show that the more travel behavior, the elderly prefer accessibility factor and physical environment factor. The fewer travel time a day, the elderly prefer to physical and social environment factor and landscape factor. Elderly people prefer landscape factors in non-business trip or in walking trip. Finally, as the policy implication, the study suggest that there is a need for improvement of residential environment considering the travel characteristics of the elderly.

        산을 背景으로 하는 아파트團地 景觀에 대한 影響要因 別 視覺的 選好效果 分析

        The purpose of this study is to analyze visual preference effects of visual factors, based on the result of analysing visual preference factors of scenic types of residential area. To achieve this purpose, we use factorial design that is one of the experimental design to the group of 101 experts. In order to make slide similar with real photographs, Experimental data are made by means of housing design and mapping building by the real apartment building material. As a result, we can obtain visual preference effects of the visual factor by 5-way ANOVA, and source, 2-interaction, 3-interaction and 4-interaction. 'The FAR(the height of building) of the sources is more preferred and the 2-interaction of all the 2-interactions, 'the changes of buildings heights + landscape ', is more preferred and so on. There is no doubt that factorial design can find visual preference effects in addition to visual preference distinction. So, we can analyze visual preference effects on all the sources and decide the ranking of visual preference on the subject of the management of townscape, especially on Apartment complex.

        대구,경북 가구의 가구특성별 주거입지 선호요인 분석

        이 연구는 대구·경북에 거주하는 가구를 대상으로 가구특성별로 주거입지 선호요인을 분석하는 것을 목적으로 한다. 이러한 연구목적 하에서 첫째로, 대구·경북지역 가구의 주거입지 요인 선호도에 대한 설문을 실시하고, 둘째로, 설문결과를 토대로 한 AHP 분석을 통해 가구특성별 주거입지 선호요인의 특징을 분석하고, 마지막으로 대구·경북지역 가구의 주거입지 전략에 대한 시사점을 도출하였다. 연구결과를 요약하면 다음과 같다. 첫째로, 대구·경북 가구들이 중요하게 고려하는 주거입지 요인으로는 향후 시세차익, 생활환경, 대중교통 접근성, 자가용 교통 접근성, 안전성 순으로 나타난다. 따라서 대구·경북 가구는 주거입지 선정 시 주택의 투자가치와 생활여건을 동시에 고려한다는것을 볼 수 있다. 둘째로, 연령별 AHP 분석결과를 보면, 30대 이하는 접근성 요인에서, 40대는 향후 시세차익과 학군요인에서, 50대 이상은 생활환경과 자연환경, 안전성 요인에서 상대적으로 높은 선호도를 보인다. 셋째로, 가구소득별AHP 분석결과를 보면, 3천만원 미만의 저소득층은 생활환경과 접근성 요인에서, 3천만∼6천만원의 중간소득층은 향후 시세차익과 접근성 요인에서, 6천만원 이상의 고소득층은 안전성, 자가용교통 접근성, 조망권/일조권 요인에서 상대적으로 높은 선호도를 보인다. 따라서 대구·경북 가구들은 연령과 가구소득에 따라 선호하는 입지요인이 차별적으로 나타나고 있음을 확인할 수 있다. The purpose of this paper is to analyze the residential location preference factors by households’characteristics in the case of Daegu·Gyeongbuk households. Under this research purpose, firstly, questionnairesurvey of Daegu·Gyeongbuk was done, and nextly, AHP(Analytic Hierachy Process) with questionnairesurvey results was analyzed. The main results of this study are as follows. Firstly, residential locationfactors most preferred by Daegu·Gyeongbuk households is capital gain, followed by living environment,accessibility of public transportation, accessibility of private car traffic and security. Therefore, we can seeDaegu·Gyeongbuk households prefer investment value and living amenity together as residential locationfactors. Secondly, according to the results of AHP by age, below 30th prefer accessibility factors, 40thprefer capital gain and school district factors, and above 50th prefer living environment, natural environmentand security factors, relatively. Thirdly, according to the results of AHP by household income, lowincome households prefer living environment and accessibility factors, middle income households prefer capital gain and accessibility factors, and high income households prefer security, accessibility of privatecar traffic and view/sunlight factors, relatively.

        도시형 생활주택 선호 요인 분석 : 서울시를 중심으로

        This study analyzed the factors of preference for urban living housing, which emerged as a major source of small-scale housing.As a result of the analysis, the residential environment factors preferred by the surveyors required strengthening of housing-related standards and regulations.It also pointed out the need to expand all regulations to the level of multi-family housing for the convenience of housing, and to strengthen related standards and regulations to improve public welfare facilities.Based on this, four improvements are presented based on the survey results to improve the residential environment.First, it is proposed to strengthen all regulations to the level of apartments, emphasize the need to strengthen related standards and regulations to improve the surrounding environment, and protect the safety of residents from living disasters.Second, respondents are very interested in the cost burden of housing costs. In order to improve the residential environment, it is proposed to strengthen all regulations to the level of apartment houses.Third, the opinions of the surveyors, such as the expertise of the management company, place a high weight on convenience facilities. In order to improve this, it is suggested that a consultative body is needed in which all stakeholders participate and communicate.Fourth, it is suggested that a communication consultative body in which both the housing business operator and the relevant housing user participate is necessary, not a unilateral decision, in determining all costs.The difference in significance according to the relationship between these variables was confirmed, and it can be seen that the four preference factors presented above are significant in the statistical results.

        은퇴예정자의 주거의사에 따른 은퇴자마을 선호요인 연구

        The prospective retirees are expected to have a much healthier personal social activities due to their lifestyle and early retirement, and as their average life expectancy increases, they are expected to be much healthier than they are now. This means that according to the preference of prospective retirees, the shift in social awareness of the housing development products to reside in and forecasts for the future housing market should be different from before. Therefore, this study was designed to categorize and categorize those who are planning to retire based on their will to live in the Seoul metropolitan area and analyze differences based on their preference for post-retirement housing and preferred factors for retirement villages. Based on this, the government intended to present the policy implications and direction for the development and supply of customized retirement villages centered on the demand. 앞으로 등장 할 은퇴예정자는 라이프스타일, 조기퇴직 등으로 사회적 활동연령이 낮아지고, 평균수명이 증가함에 따라 현재보다 훨씬 더 건강하게 개인적인 사회활동을 오래 할 것으로 예상된다. 이는 은퇴예정자들의 선호에 따라 거주 할 주택개발 상품에 대한 사회적 인식의 전환과 미래 주택시장에 대한 예측이 이전과는 달라져야 함을 의미한다. 이에 본 연구는 수도 권 거주 은퇴예정자를 대상으로 은퇴후 주거의사에 따라 유형화하여 구분 짓고 은퇴후 주거선호도, 은퇴자마을 선호요인에 따른 차이를 분석하고자 하였다. 이를 바탕으로 수요자 중심의 맞춤형 은퇴자마을이 개발,공급 될 수 있는 정책적 함의 및 방향성을 제시하고자 하였다.

        Since the 1970s according to rapid economic development, the concentration of the population on the metropolitan area was the cause of urbanization. Population growth and urban expansion caused housing shortage and the government was carried out supply policy to meet the demand for mass housing. mass housing provision brought out diffusion ratio of house in excess 100%, in quantitative terms supplying of apartments to the mass-market is partly effective. However, lack of housing quantitative problem is solved, government and construction companies oriented supply method approached the limit. The consumer’s interests about Higher living standards and quality of life are creating a consumer-driven market. In addition, social, economic, environmental changes and paradigm shift in the real estate market. The problem which have not been discussed in the past the housing supply market began to discuss the inconvenience of apartment housing. It appears the new demand with the nature of the emerging niche markets that have appeared. Thus, this study to provide a basis for the housing diversity, to analyze the real estate condition and problem and the preference element of duplex housing which appeared spontaneously by using Factor Analysis and Multiple Regression Analysis.
