        참여적 도시 공간 계획 모형의 수립과 그 적용: 미국 뉴욕시 로우라인과 홍콩 지하공간 개발 사례를 중심으로

        The purpose of this study is to develop a model of the participatory urban space planning that can be applied to government- and/or nonprofit-driven urban space planning. The model developed by the authors is composed of three stages of participatory planning (designing, processing, and evaluating stages) and seven factors (participant targeting and selection, participation method and timining, information sharing, communication method, and reflection), showing dynamics between these factors and distinct characteristics of urban space planning. Further, this study applies the model to the real cases of participatory planning— the Lowline project in New York City and the underground space development project in Hong Kong—in order to verify its validity and accuracy. The results of case analysis show that the model is robust and suggest some insights for practitioners.

        문화·예술적 도시재생사업의 효과분석: 청주시 중앙동을 중심으로

        The purpose of this study is to confirm and interpret the impact and sustainability of the 「Cultural Arts Urban Regeneration Project」 through quantitative analysis and qualitative survey of monitoring indexes changes in the area of Sonamoo-gil, Jungang-dong, Cheongju-si. The core of the research method is divided into before the project (1st period : 2011∼2014), after the project (2nd period : 2015∼2018), and after the end of the project (3rd period : 2019∼2021). It is to compare and analyze before and after. As a result of the analysis, the floating population of Jungang-ro increased by about 64% after the project progressed, and decreased by about 66% after the project was completed. The vacancy rate at Jungang-ro decreased by 9.5%p when compared to the 1st and 2nd periods, and increased by 1.2%p after the end of the project. The official land price of Jungang-ro increased significantly to 1.59% in 2018 compared to the previous year, showing a higher value than the average of Cheongju in all periods. In conclusion, it is judged that the floating population and vacancy rate were temporarily positively affected by the urban regeneration project, and official land price is judged to show the effect of the business in 2018. In addition, the three indicators are judged to have negative results due to the lack of sustainable effects of the project and social impacts such as COVID-19 after the project was terminated.

        공공임대주택의 지역별 적정공급량에 관한 연구

        Incheon included 4.57% in the metropolitan area, which is lower than the national price of 5.84% and Busan, Daegu, Daejeon, Ulsan, Jeju, Gangwon, Jeonbuk, South Jeolla, North Gyeongsang and South Gyeongsang provinces. Ulsan has the lowest value at 2.65% and 37,276 more units must be built than 30,905 in 2018 to supply rental houses close to the national average. Given the excessive supply of rental housing compared to the population, Seoul and Gyeonggi Province need to reduce the supply of rental housing a`nd increase the supply of rental housing to North Gyeongsang, South Gyeongsang, North Jeolla, Ulsan and Incheon, including Daegu. In contrast, 136,012 units were supplied in Seoul and 130.029 units in Gyeonggi Province, 74,499 units in South Gyeongsang Province, 65,927 units in North Gyeongsang Province, and 30,000 to 50,000 additional units in Daegu, Ulsan and North Jeolla Province. In terms of the supply of public rental housing relative to the population, 44,018 units have been supplied in Gyeonggi Province and 34,330 units in Jeollanam-do Province, and Ulsan, North Gyeongsang Province, including Busan, are lacking in supply of public rental housing.

        코로나19 이후 도시재생 현장의 여건변화 및 대응사례 연구 : 도시재생지원센터 설문조사 결과를 중심으로

        The spread of COVID-19 has made a lot of changes in our society, and it is still having a lot of influence. In particular, the direct face-to-face/contact-oriented urban regeneration policy was greatly influenced. In this study, a survey of urban regeneration support centers nationwide was conducted to investigate the difficulties of urban regeneration sites. In addition, the improvement of a field-based urban regeneration policy was proposed to overcome this. The details are as follows: First, it is necessary to make a breakthrough transformation and support for residents' face-to-face and participation projects. Second, disaster response project guidelines reflecting urban regeneration characteristics should be established and shared. Third, it is necessary to establish a non-face-to- face and online program equipment and manpower sharing system. Fourth, it is necessary to reconsider the method of evaluating urban regeneration project performance centered on the budget execution rate. The results of the study are meaningful in that they proposed field-friendly alternatives to ensure sustainability of urban regeneration policies even in the post COVID-19 era.

        도시재생활성화계획의 사업추진전략 특성에 관한 연구 : 부산시 내 도시재생사업을 중심으로

        This study is to confirm the characteristics of the project strategy of the urban regeneration action plan. In this study, the characteristics of the urban regeneration action plan were analyzed by exploring the basic concept design and the frequency of key words of the project strategies, in relation with the types of urban regeneration project, the project's selection year and the location of project. Summarizing the analysis results, it was concluded that the characteristics of urban regeneration project public offering type, project's selection year, and the location of project were actively reflected in the project strategy. These research results are expected to help emphasize the need for a more differentiated and rational project strategies when making an urban regeneration action plan necessary for government-funded urban regeneration projects.

        근대문화유산의 면적 활용을 위한 장소브랜딩 연구 : 군산 내항 역사문화공간을 중심으로

        The aim of this study was to go beyond individual uses of modern cultural heritage sites and explore the possibility of expanding the scope and utilizing areas where such sites are located. In other words, this study introduces the concept of place branding. To achieve the research aims, a literature survey was conducted and the concept of strategic elements of place branding was introduced. Six strategic elements of place were extracted: brand identity, storytelling, landmark, space design, infrastructure, and mutual interaction. Next, through onsite inspections, analyses were performed to determine how to use the modern cultural heritage site of Gunsan and the historical cultural space of its inner harbor. Based on the analyses, the strategic elements of place branding are suggested to enhance the use of the area’s historical cultural spaces. In the future, I plan to conduct further research on modern cultural heritage sites and explore effective strategic elements. I hope that the present study and others dealing with this subject will help preserve such sites for continuous use.

        서울시 근린재생형 도시재생사업 주민협의체 운영의 만족도 분석과 개선방안 연구

        There has been much debate that the goal of urban regeneration is to improve the sustainability of cities. To achieve this goal, the urban regeneration project listens to and reflects the opinions of the residents who know the pending issues in the region best, and also operates, plans, and executes the residents directly, so that it becomes a sustainable urban regeneration in which the village is managed proactively even after the project is finished. do. The initial form of resident participation in Seoul was a passive level of collecting residents' opinions at a public hearing. However, it seems that the management of the residents' council is actively participating in the urban regeneration project, so as to present opinions, make decisions, and operate the project. However, at a time when various problems are seen in each region in the operation of the residents' council, residents' participation is essential and positive in a democratic country, but when it is necessary to consider whether it is progressing well for the purpose of the original purpose or is going in the right direction. to be. Therefore, the problems of urban regeneration residents' councils are also progressing in different types for each region, and at this point in the transitional development stage after the introduction period, it is considered necessary to study the performance and limitations of the operation of the residents' council. Therefore, in this study, as one of the most important factors for the success of urban regeneration projects is the operation of the residents' council, at this point in the middle of the urban regeneration project, as a cooperative propulsion agent of the urban regeneration project, the process achievements and limitations of the operation of the residents' council are discussed. Through analysis, it is intended to present implications for realizing sustainable urban regeneration.

      • 공공택지 내 점포주택 거주자 만족도 및 중요도 분석: 위례신도시 및 청라국제도시를 중심으로

        In order to analyze the importance and satisfaction in a store house, previous studies and relevant literatures are studied. The result of this study was obtained through T-test and IPA analysis of the results of the survey conducted by the residents of two newly built residential district which have different population density plan, one is Wirye new city (less than 5 households per dwelling unit) and the other is Cheongna International City (less than 3 households per a dwelling unit). As a result of the study, the necessity of stores was answered as the lowest importance and satisfaction in both districts. The frequency of shop visiting was very low, as shown in the survey where 50% of the respondents were reported to barely visit the shops, less than 4 times a month. Also, category of retail, satisfaction of green spaces such like parks, and appropriateness of rent fee of shops have to be improved. This study may help to solve oversupply problem to develop high quality residential and commercial environment for the shop house in the future.

        충청북도 일반근린형 도시재생사업에서 가로경관요소의 도출 및 중요도 분석: 경관 관리형을 중심으로

        In the urban regeneration New Deal project, the importance of streetscape is highlighted to the extent that urban regeneration by landscape is mentioned in the New Deal guidelines. The guidelines for the Urban Regeneration New Deal project refer to landscape-specific urban regeneration, and this study deals with streetscape elements in urban regeneration projects. Street scenery is recognized as important, but detailed streetscape plans and related components are not clearly indicated in the regeneration project. In this study, the types and components of the streetscape in the regeneration project were derived. As a research method, the type of landscape management in the general neighborhood type was derived first, and the components of the managed street landscape in the general neighborhood type were derived secondarily. The derived factors were prioritized using AHP analysis through expert surveys. As a result of the comprehensive importance analysis, it was found that street trees had the highest priority and the green axis had the lowest priority

        도시재생뉴딜사업 참여자의 만족도에 관한 연구 : 인천광역시를 중심으로

        This study attempted to determine whether there is a difference in satisfaction and the correlation between the project type and overall satisfaction according to the level of awareness and participation of residents in the overall project, Focused on 13 urban regeneration new deal projects promoted by Incheon. As a result of the analysis, residents were relatively well aware of urban regeneration projects, but did not actively participate, As for the satisfaction level by business type, the higher the satisfaction level is as the size of the business increases. In addition, the overall resident satisfaction seemed to be generally satisfied, and it was analyzed that the higher the degree of participation in the regeneration project, the higher the satisfaction. These results can be said to show that awareness of regeneration projects is also an important factor, but that direct participation of residents has a higher relationship with residents’ satisfaction. Accordingly, it is necessary to establish various policies to improve residents’ satisfaction by strengthening the role of urban regeneration support centers such as urban regeneration universities and actively supporting resident recruitment projects and resident council activities.
