        1970년대 단편소설 속 일상 경험 분석을 통한 ‘집’으로서의 아파트 의미

        (연구배경 및 목적) 오늘날 아파트는 다양한 주거 공간의 형태 중 가장 보편적인 형태로 인식되고 있다. 하지만 1970년대의 아파트는 서양문화의 경험, 중산층으로의 진입 등 다양한 이슈들을 야기하며 핵심적인 사회적 이슈로 다루어졌다. 이처럼 아파트가 한국을 대표하는 주거 공간으로 형성되기 시작했던 1970년에 대한 논의는 주거 공간사에 있어서 중요한 위치를 차지하고 있지만, 기존의 연구들은 주로 물리적인 요소 즉, 형태나 재료 또는 당시 아파트에 대한 인식 등에 초점을 맞추고 있어 사회적, 미시적 (일상적) 관점에 대한 논의는 부족한 실정이다. 한 문화의 주거 공간을 이해하기 위해서는 일상 경험에 대한 분석은 중요하다. 이처럼 아파트에서의 일상 경험에 대한 분석은 한국 아파트의 정체성을 이해하는 좋은 연구 방법이라 할 수 있다. 따라서 본고는 1970년대 소설 속에서 묘사된 일상이 사회적, 공간적 변화에 의해 어떻게 경험되고, 이는 다시 아파트 공간에 어떠한 영향을 미치며 발전했는지를 추적하고자 한다. (연구방법) 이 논문은 1970년대 단편소설에 나타난 일상 경험을 통해 아파트의 의미 및 정체성에 대해 재조명하고 이해하고자 한다. 다양한 형태, 목적의 아파트들이 형성되기 시작했던 1970년대를 배경으로 삼고, 아파트의 일상 경험을 분석하기 위해 1970년대 아파트를 소재로 다룬 박완서, 김현, 서하진 등의 단편 소설을 분석 대상으로 삼았다. 소설 속의 집은 단순히 내러티브가 펼쳐지는 배경이 아니라 일상과 밀접한 관련이 있어 공간의 특정 시대와 사회적 배경을 설명하는 역할을 한다. 또한, 이 연구는 Lefebvre (1992), Rita Felski (2000) 및 Agnes Heller (1984) 등이 강조한 일상에서의 공간 경험에 대한 이론적 고찰 및 1970년대 아파트 생활을 다룬 신문, 잡지 등의 문헌 자료 조사를 통해 이 논문의 프레임 워크를 제시하고자 한다. (결과) 1970년대 소설 속 아파트는 산업화된 도시의 전형적인 주거 형태로 일반화되어 일상의 패턴을 바꾸어 놓은 공간이자, 집으로서의 상징성을 잃은 것처럼 표현된다. 하지만 이론적 고찰을 통해 살펴본 결과, 집은 고정된 것처럼 보이지만 사회적, 시대적, 일상적 문맥에 의해 변형되고 익숙해지는 과정을 경험하는 공간임을 알 수 있었다. 다시 말해 아파트는 이질적인 형태의 주거 공간이 아니라, 사회적 문맥 안에서 기억된 공간 경험에 의해 영향을 받으며, 다시 친숙한 의미의 공간이 되어 과정을 체험하는 ‘집’으로의 의미를 지닌다. (결론) 이 논문은 1970년대 아파트의 일상성을 통해 공간적 경험을 연구하는 명확한 방향을 제시한다. '일상'이라는 개념에 대한 논의는 한국 아파트 공간을 만들어내는 개인과 사회의 일상 경험의 패턴을 명확하게 이해하게 해주며, 공간적, 사회적 정체성을 이해하기 위한 중요한 요소이다. 즉, 일상에 대한 논의는 공간 경험을 이해하는 데 있어 피할 수 없는 중요한 요소이다. 다양한 자료의 분석을 통해 아파트를 한국의 일상의 공간으로 이해하는 틀을 마련해주고, 이는 향후 미시적(일상적) 관점의 공간 연구를 위한 좌표로써 가치가 있다. (Background and Purpose) This research investigates the relationship between everyday life and space to explore the meaning of home through analysing the apartment in the 1970s. There are many studies on the apartment in the 1970s, but mainly focusing on physical factors, rather than social aspects in microscopic viewpoint. It is essential to analyse daily life to understand home within the culture. Thus, this paper aims to trace how daily life, described in the novels in the 1970s, is experienced by social and spatial context, and how it affects the development of apartments. (Method) This research combines a literature review with theoretical research, seen as complementary ways of exploring embodied experiential socially situated aspects of Korean daily life in an apartment through analysing the short stories in the 1970s. This research focuses on several novelists, particularly, Wanseo Park, Hyun Kim and Hajin Seo, who deal with everyday life in the apartment in the 1970s. The home is a literary space commonly found in innumerable novels. The home in the novels is not a background where the narrative is unfolded but is closely related to daily life, which explains a certain period and cultural analysis of the space. Moreover, this research also extends the theoretical context of this thesis by engaging with Western concepts of everyday life; it focuses on Lefebvre (1992), Rita Felski (2000) and Agnes Heller (1984) who deal with everyday life in the way of understanding space. These texts will be used as a framework to support this research. (Results) The apartment is generalised as a typical residential style of the industrialised city of the time and is described as uniformity and instability. Everyday life has changed while living in a completely different space of the apartment, and the apartment lost its symbolism as home. Through analysing the daily life in the apartment, however, this research found several significant issues: 1) the spatial organisation and particular functions in the apartment have developed by Koreans habitual activity, and 2) space is also utilised by Korean social practice, which impacts on spatial perception and attitudes toward the home, and the practices continuously carry on in the contemporary context. (Conclusions) Through analysing these resources, this research discovered several important factors about the apartment that relate to Korean daily life. Short stories described the apartment as a place, which is disconnected from the traditional houses, focusing on the physical aspects of the apartment. Although architectural changes influence on a significant element of Koreans' daily life, space was newly formed and developed through patterns of daily life, socially established. New forms gradually become familiar and are embodied in the form of another everyday space.

        서울10대 브랜드가 아파트가격에 미치는 영향에 관한 연구

        Apartments are the most popular housing type in Korea, with construction companies competing with one another to build ever-more splendid units. Each company tries to differentiate its apartments from those of others by creating apartment brands to increase the chances of attracting buyers. Apartment branding is simply one form of product differentiation. In the 1990s, names of apartment complexes were either eponymous with those of construction companies or reflected the geographical location of building sites. After the new millennium, names of newlybuilt apartments began to reflect the unique brand images of each construction firm. This new phenomena became known as “ apartment brand naming”, with premium brands such as “Raemian”, “Xii”(pronounced Jai) and others making an appearance. A major trend in the current Korean apartment market is the varying consumer preference for different apartment brands and in this study we seek to analyzethe influence of apartment brands on apartment prices. This study began with the top-10 apartment construction firms in Seoul that possess their own brands. Then apartments consistent with these brands were extracted from the apartment data, under the requirements that apartments were at least 5 stories high but not greater than 35 stories. A total of 9640 apartment units in Seoul, Korea were collected as the raw data for this study. The data for explanatory variables were surveyed as apartment physical characteristics and neighborhood characteristics by Real Estate Bank. This paper analyzed the influence of apartment brands on apartment prices using HPM(Hedonic Price Model). Finally,the results are as follows. the Xii brand possessed the highest brand value. And the Raimian brand took the top spot. Centreville, Preugio brand exerted insignificant effects on price. This means that the 2 brands exhibited statistically-insignificant price differences with unbranded apartments.

        Quality Improvement of Apartment Projects Using Fuzzy-QFD Approach: A Case Study in Vietnam

        In Vietnam, the customers are becoming increasingly choosy when purchasing apartments. Enhancing the quality of real estate products in the design phase may raise competitive advantage in the real estate market. Quality Function Deployment (QFD) is an effective tool to improve the product quality and enhance competitive advantages in the market. The aim of this paper is to explore the applicability of QFD approach in enhancing the quality of a middle-grade apartment in the design phase. The seven-step procedure was used to develop the fuzzy-QFD system in the design phase of apartment projects. The study used a current apartment project as a case study to validate the approach. The customer’s satisfaction and dissatisfaction on the current design was considered to determine design features a quality apartment meeting the customers’ desires. The fuzzy numbers were used to rate the importance weightings of each customer requirement. The findings indicates that the balcony connected to the living room, the laundry with enough space for hanging the washing, and increasing the area of windows for natural lighting and ventilation are major customer desires influencing on their decisions to purchase an apartment in Vietnam. The proposed design solutions for enhancing the quality of the apartment can be used as a guide to focus on what the customer desires throughout the design phase. The results of this paper suggested that QFD can help investors, real estate companies and consultants to produce quality apartments at the design phase. Since Korea has emerged as the first largest foreign investor in Vietnam, the customer’s requirements, technical solutions, and proposed design solutions may be valuable lessons for Korean investors, who would like to invest in real estate projects in Vietnam.         국내 아파트 관련 연구의 연구주제 시계열 분석

        Currently, apartments have become an important research subject for the overall area of politics, economics, and culture as well as urban architectural study. However, there are few analyses of the research trends related to the current interest in the apartment research and prediction of the future changes of an apartment in politics and industry. In this study, the research information related to the apartment has classified, and the changes in the research trends have analyzed. Based on the classified data, the first thesis and dissertation related to the apartment and changes of academic notation have discovered. In addition, future interests and future research directions through Frequency of Appearance, Degree Centrality Analysis, and Betweenness Centrality Analysis of author keywords were predicted. As a result of the analysis, ‘Space," ‘Residential Mobility’ and ‘Apartment Complex’ studies were found to be important research topics throughout the entire period. ‘Han Gang Apartment," ‘Small Size Apartment," ‘Civic Apartments," ‘Jamsil," and ‘Child’ were newly interested topics until 70’s era. ‘(Super) High-rise Apartment," ‘Perception," ‘Jugong Apartment," ‘Housing Environment," ‘Housewife," ‘Apartment Layout," and ‘Busan’ were newly interested topics during the 80’s and 90’s era. ‘Apartment Price," ‘Energy," ‘Remodeling," ‘Noise," ‘Resident Satisfaction," ‘Community," and ‘Apartment Lotting-out’ were newly interested topics after the year 2000. New concerns for last decade are found to be ‘Super High-rise Apartment’, ‘Remodeling’, ‘Indoor’(2007), ‘Apartment Reconstruction Project’, ‘Brand’, ‘AHP’, ‘Housing Environment’(2008), ‘Ventilation’(2009), ‘Apartment Lotting-out’(2010), ‘Economic Assessment’(2011), ‘Cost’(2012), ‘Green Building’, ‘Apartment Sales’, ‘Law’, ‘Society’(2013), ‘Floor Impact Noise’, ‘Seoul’(2014), ‘Noise’(2015), ‘Hedonic Model’(2016). In addition, following research topics are expected to be active in the future: In maturity stage of the research development is going to be ‘Apartment Price", "Space", "Management of Apartment Housing"; the hedonic model, which is research growth and development stage, is going to be "(Floor Impact) Noise", "Community", "Energy.

        최인호의 「타인의 방」에 나오는 아파트

        This paper attempts to understand the socio-cultural context of the apartment in Choi In-ho's “Stranger’s Room” and, based on this, to examine the author's intentions and themes of the work. Existing studies on “Stranger’s Room” have generally regarded the apartment as a typical form of residence in modern cities and an expression of modernity. However, the social situation in 1971 when the work was published was quite different from today. The apartment was a new and unfamiliar form of housing, with a prevalence rate of less than 1%, and the spatial structure and functions of apartments were also distinctly different from today's apartments. First of all, this paper examined what kind of apartment is the apartment in the work. This paper compared the apartments in the work with Citizen Apartment, Common peple’s Apartment, and Mansion Apartment by referring to data on architectural and residential history, and as a result, it was confirmed that the apartment in the work was Mansion Apartment. Mansion apartment was the finest apartment of the time, which was greatly differentiated in quality from existing apartments in terms of space size and facilities. Therefore, it is presumed that the writer who used the mansion apartment as the subject had a different intention to write than to draw the average daily life of urban people. Since “Stranger’s Room” was a work that the Choi In-ho changed his mind while trying to complete “The Uncivilized”, it is necessary to pay attention to the commonalities between the two works. The two works are commonly linked to the real estate craze of 1970, and it is assumed that the author's handling of mansion apartment has a certain relationship with the rapid spread of materialism in the early 1970s. In the works, apartment is signified as objects of desire. This seems to be the result of reflecting the socio-cultural context of the mansion apartment, which was strongly desired by the public at the time, in the work. The apartment scenes depicted in the works seem to depict ordinary apartment life by today's standards, but at the time, they were objects of envy and jealousy that strongly stimulated the public's desire to own an apartment. Meanwhile, the main character is a person who wants to confirm his existence by claiming exclusive ownership of the object he desires, that is, the apartment and his wife. The status as the owner he claimed could be established when the relationship between the subject and the object was understood as the relationship between the owner and the slave. Therefore, the moment he realized his wife's trick, his status as the owner was bound to be threatened rapidly. The ending of the fiction, in which the main character is transformed into an object due to a rebellion of objects, is interpreted as the crack in exclusive ownership he claimed eventually leading to the collapse of existence. In addition, when referring to the ending of “The Uncivilized”, the ending of “Stranger’s Room” can be read as criticism and warning of compromise with reality. Therefore, “The Stranger's Room” can be seen as a work criticizing the excessive material desires prevalent in the early 1970s by showing a person who believed that his desires could be achieved through what he owned falling from the status of the owner to the status of the object. 이 글에서는 최인호의 「타인의 방」을 대상으로 작품에 나오는 아파트의 사회문화적 의미를 파악하고 그것을 바탕으로 작가의 의도와 작품의 주제를 파악하고자 하였다. 「타인의 방」에 관한 기존의 연구에서는 아파트를 근대 도시의 전형적인 주거 형태이자 현대성의 표상으로 간주하는 것이 일반적이었다. 그러나 1971년 작품이 발표된 당시의 사회적 상황은 오늘날과는 제법 큰 차이가 있었다. 아파트 보급률이 1%에도 미치지 못할 만큼 아파트는 낯설고 새로운 주거 형태였으며 아파트의 공간 구조와 기능 또한 오늘날의 아파트와는 뚜렷한 차이를 보였다. 이 글에서는 우선 작품 속 아파트가 구체적으로 어떠한 종류의 아파트인지부터 살펴보았다. 건축사 및 주거사에 관한 자료를 참고하여 작품 속 아파트를 서민아파트, 시민아파트, 맨션아파트와 비교하였으며, 그 결과 「타인의 방」에 나오는 아파트는 맨션아파트라고 특정할 수 있었다. 맨션아파트는 면적, 시설 등의 면에서 기존의 아파트와 질적으로 크게 차별화되는 당시 최고급 아파트였다. 그러므로 맨션아파트를 소재로 채택한 작가는 도시인의 평균적 일상을 그리는 것과는 다른 의도를 가지고 있었으리라 추정할 수 있다. 「타인의 방」은 작가 최인호가 「미개인」이라는 중편소설을 마무리하려고 하다가 쓰게 된 작품이라는 점에서 두 작품 간의 공통점에 주목할 필요가 있다. 두 작품은 모두 1970년 부동산 열풍과 연결된다는 점에서 작가가 맨션아파트를 소재로 한 것은 1970년대 초반 물질주의의 급격한 확산과 일정한 관련이 있다고 파악된다. 작품 속에서 아파트는 욕망의 대상으로 의미화된다. 이는 일반 대중에게 강렬한 욕망의 대상이었던 맨션아파트에 관한 사회문화적 맥락을 작품화한 결과로 볼 수 있다. 작품 속에 그려지는 아파트 풍경은 오늘날의 기준으로는 평범한 아파트 생활을 다룬 듯하지만, 당시로서는 대중의 소유욕을 강하게 자극하는 선망과 질시의 대상이었다. 한편 「타인의 방」의 주인공은 자신이 욕망하는 대상, 곧 아파트와 아내에 대한 독점적 소유권을 주장함으로써 자신의 존재를 확인하는 인물이다. 그가 주장한 주인으로서의 지위는 주체와 대상 간의 관계를 주종관계로 파악할 때 성립하는 것으로 아내의 속임수를 깨달은 순간 급격히 흔들릴 수밖에 없다. 물건들의 모반이 일어나고 주인공이 물건으로 변해버리는 결말은 그가 주장하던 독점적 소유권에 생긴 균열이 존재의 와해까지 이어진 것으로 해석된다. 또한 「미개인」의 결말을 참고할 때 「타인의 방」의 결말은 현실과의 타협을 향한 비판과 경고로 읽힌다. 이에 「타인의 방」은 자신이 소유한 것을 통해 욕망을 달성할 수 있다고 믿던 인물이 주인에서 물건의 지위로 전락하는 결말을 통해 1970년대 초반 사회적으로 확산되던 과도한 물질적 욕망을 비판한 작품으로 볼 수 있다.

        서울시 금연아파트 사업의 효과

        The purpose of this study was to examine effects of the smoke-free apartment project in Seoul, and provide useful information for establishing policy and further studies. The participants were residents of 4 apartments, which were chosen the smoke-free apartment at different areas of metropolitan Seoul, and residents who lived at 3 apartments, which were not the smoke-free apartment, as a control group. Researchers developed a questionnaire to measure the experience of environmental tobacco smoke and seeing others’ cigarette smoking or evidence of smoking at public places in the apartment. A factor analysis indicated that this questionnaire has 3 factors such as opinion on environmental tobacco smoke and smoking ban, the experience of having harmful effects of secondhand smoke or seeing smoking at public places in the apartment, and the experience of secondhand smoke in daily life. Results revealed that residents of the smoke-free apartment were becoming less experienced secondhand smoke in daily life after implement of the smoke-free apartment. And, after implement of the smoke-free apartment, residents showed more positive attitude toward smoking ban in public places, and more negative attitude toward effect of the smoke-free apartment on preventing youth smoking. After implement of the smoke-free apartment, residents realized that harmful effects of secondhand smoke in apartment were reduced, and they were less experienced smoke in public places of apartment such as stairway, passageway, elevator, playground, open space, and benches. Therefore, they were becoming less seeing cigarette butts at public places in the apartment and unpleasant feeling caused by others’ cigarette smoke was reduced after implement of the smoke-free apartment. These results suggest that the smoke-free apartment project significantly reduced harmful effects of environmental tobacco smoke in Seoul. 본 연구는 서울시의 금연아파트 사업이 효과가 있는지를 검증하여 정책수립과 추후 연구를 위해유용한 정보를 제공하는 것을 목적으로 하였다. 연구의 대상자는 2011년 금연아파트로 선정된 아파트 중에 각기 다른 권역에 있는 4개 아파트 입주민들과 대조군으로 금연아파트가 아닌 3개 아파트 입주민들이다. 연구를 위해 입주민들이 아파트 단지 내에서 간접흡연을 한 경험과 타인의 흡연 혹은 흡연의 흔적을 목격한 경험을 묻는 문항들을 개발하였고, 문항들은 요인분석에서 간접흡연이나 금연정책에 대한 인식, 살고 있는 아파트 단지 내에서의 간접흡연 피해와 흡연 목격, 그리고 일반적인 간접흡연 경험과 같은 세 가지 요인으로 수렴되었다. 분석 결과, 금연아파트 시행 전보다 시행 후에 입주민들의 일반적인 간접흡연 경험이 감소하였다. 금연아파트 시행 후에 금연구역 지정에 대한 입주민들의 태도가 더 긍정적으로 변하였으나, 금연아파트 지정이 청소년 흡연 예방에 도움이 된다는 의견은 더 줄어들었다. 금연아파트 시행 후 입주민들은아파트 단지 내에서 간접흡연의 피해가 줄어들었다고 느끼게 되었고 아파트 계단이나 통로, 엘리베이터, 단지 내 놀이터나 공터, 벤치 등에서 담배냄새를 맡는 경험도 줄어든 것으로 나타났다. 금연아파트 시행 후에 입주민들이 담배꽁초를 목격하는 일도 줄고 아파트 단지 내 공공장소에서 타인의 흡연으로 인해 생기는 불쾌감도 감소하였다. 이런 결과는 서울시 금연아파트 사업이 시민의 간접흡연의피해를 의미 있게 감소시킬 수 있음을 시사한다.

        아파트 브랜드가 아파트 가격에 미치는 영향에 관한 연구

        아파트 시장에서 브랜드가 아파트의 경쟁력을 높일 수 있는 요소로서 중요성이 부각됨에 따라 본 연구에서는 헤도닉 모형의 함수적 형태를 적용하여 아파트 브랜드가 아파트 가격에 미치는 영향력을 살펴보았다. 이를 통해 아파트 브랜드에 관한 종합적인 관점을 제시하여 이론적인 시사점을 제공하고자 하였고, 아파트 브랜드가 아파트 가격에 미치는 영향을 실증함으로 실무적인 시사점을 제공하고자 하였다. 연구결과, 국내의 아파트 가격은 큰평형일수록 가격이 비싼 것으로 나타났으며 지역요소와 같은 아파트 지역 특성요이 아파트 가격에 큰 영향을 미치는 요인인 것으로 나타났다. 반면, 난방방식이나 주차대수 등 생활의 쾌적성이나 편리성을 직접적으로 나타내는 단지 특성요인은 아파트 특성요인에 비해 상대적으로 덜 중요한 것으로 나타났다. 특히, 아파트의 물리적 특성과 관련성이 미약한 아파트 브랜드의 영향력이 아파트의 구조만큼이나 아파트 가격에 영향을 미치고 있는 것으로 나타나서 이제는 아파트 브랜드도 아파트 특성을 결정짓는 한 요소로 자리 잡고 있음을 알 수 있었다. 이와 같은 연구결과는 이제 아파트 가격산정에 아파트 브랜드의 요소를 포함시켜야 함을 보여준다. 특히, 아파트 브랜드 자산이 애호도와 직접적인 관계가 있다는 점을 감안하면 건설회사들은 아파트 브랜드를 육성하기 위한 마케팅 활동을 지속적으로 수행해야만 함을 시사한다. 마지막으로, 본 연구의 한계점과 향후 연구방향을 제시하였다. The purpose of this study examines the apartment brand effect for apartment price. Using Hedonic Price Model, We investigate the effect of apartment brand on apartment price. This study used R114 data for apartment price measure. The results of the study suggest that generally, Domestic apartment price is influenced of apartment feature factor such as an area and floor space of the apartment. Also, the results also show that apartment feature factor was expose by important thing relatively than apartment complex factor such as a method for heating system and space for parking per household. Specially, the effect of brand is influencing in apartment price as much as apartment structure of apartment complex factor. These results enhance that apartment brand should be considered as a fatal factor of apartment price. Theoretical and managerial implications of that findings are discussed and directions for future research are suggested.

        세종특별자치시 행정중심복합도시의 아파트 실거래가격 결정요인에 관한 연구

        According to the Statistics Korea 2020 Population and Housing Census , 51.5% of the total households in Korea are living in apartments. This was 0.4% increase from the previous year and 14.9% increase from 2000. Most of the new city development and reconstruction redevelopment of existing cities are also supplied mainly to apartments, so the proportion of households living in apartments is expected to increase even more. In accordance with these changes in residence, various studies have been continuously conducted to identify factors that influence apartment prices. This study has a fundamental purpose to understand the objective evidence that there is a difference in the apartment real transaction price of an apartment according to the characteristics of the apartment. The purpose of this study is to provide information so that apartment buyers can make rational decisions in the apartment sales market. At the same time, it is expected that it will serve as a reference for apartment providers to supply apartments of the quantity and quality suitable for the needs of apartment real demander. According to the results of this study, the characteristics factors affecting the actual price of apartments in Administrative Complex City were found to have a greater impact on the locational characteristics than physical characteristics, and the effects of the supply characteristics and urban characteristics were found to be greater than the above two characteristics. Especially, among the supply characteristics, special design competition was the highest. Next, it was confirmed that the Sejong BRT road and Geumgang waterfront of urban characteristics were high. Therefore, the main factors affecting the apartment sales price of the have reached the conclusion that the unique characteristics of the Administrative Complex City have more influence. The implication of the study is that the government should preemptively identify the characteristic factors that affect apartment prices in complex administrative cities and come up with alternatives to solve the problem of imbalance in apartment prices.

        공동주택단지의 심미적 디자인요인이 아파트가격형성에 미치는 영향 - 서울시 강남권을 중심으로

          본 연구는 주택가격을 대상으로 서울시 한강 이남의 강남권아파트를 대상으로 아파트 단지의 심미적 디자인 요소가 주택가격형성에 어느 정도의 영향을 미치는가를 파악하기 위하여 다음과 같이 분석하였다.<BR>  첫째, 심미특성요인에 대한 심미단지 주택형과 비심미단지 주택형의 매매가격의 집단간 차이가 있는지를 분석하였다.<BR>  둘째, 심미요소비율 증가가 아파트가격결정에 영향을 미치고 있는지와 어느 정도의 영향이 있는 지를 보기 위해 특성가격함수를 이용하여 분석하였다.<BR>  셋째, 구체적인 심미특성변수가 아파트가격결정에 미치는 영향을 보기 위해 설명변수를 물리특성변수, 단지특성변수, 지역특성변수 및 심미특성변수로 분류하여 분석하였다.<BR>  분석결과 첫째, 심미특성요인으로 인하여 집단 간 가격차이가 나타났다.<BR>  둘째, 전용면적, 지역변수, 녹지율, 공원거리, 층수, 지하철역거리, 총세대수, 심미요소 비율의 순으로 영향을 미치는 것으로 분석되었다.<BR>  셋째, 전용면적, 지역변수, 녹지율, 지하철역거리, 총세대수, 층수, 호당주차대수, 공원거리, 주동디자인, 옥탑디자인, 시각적개방성, 건폐율의 순으로 영향을 미치는 것으로 분석되었다. 심미특성변수 중 옥탑디자인, 주동디자인이 아파트 가격에 정(+)의 영향을 미치는 것으로 분석되었다.   This study analyzes how aesthetic design factors influence apartment prices, by researching apartments in Gangnam in Seoul. Hedonic price function is used as a matrix. The results are the following.<BR>  First, I divided into an aesthetic apartment complex and a non-aesthetic apartment complex and analyzed where there were differences of aesthetic character in the two groups. The analysis leads to a conclusion that there are differences of apartment prices caused by aesthetic character. Secondly, this study analyzes what influences aesthetic character ratio increase has on apartment prices. The result is that prices is influenced by exclusive use area, region factors, green tract of land, park approach, floor number, subway approach, the total number of apartment units, aesthetic character ratio. Thirdly, this analyzes how aesthetic character variables influence apartment prices. Prices is influenced by exclusive use area, region factors, green tract of land, subway approach, the total number of apartment units, floor number, parking lot per units, park approach, the rooftop design, exterior mass design, sight openness, building-to land ratio. The rooftop design and exterior mass design have plus effect on apartment prices.<BR>  The result is that aesthetic character has influences on apartment prices. This result can be used as basic data on design evaluations when a property appraiser appraises apartments.

        박완서 소설과 ``아파트`` 표상의 문학사회학-``아파트`` 표상과 젠더 구도를 중심으로

        ``아파트``는 한국 근대화의 과정에서 형성된 대표적 주거공간으로 현대적 삶을 구성하는 중요한 요소이다. 주거공간으로서의 아파트 의미를 견줄 때 아파트 표상에 대한 종합적인 연구의 필요성이 제기된다. 아파트의 소설 사회학에 줄곧 집중한 박완서의 소설을 대상으로 아파트 표상과 젠더구도와의 관련 양상을 통해 그 구체적 전모를 살피고자 한다. 초기 소설의 경우 ``아파트``의 변칙적 탄생과 단지의 외현이 던진 파장을 알 수 있다. 아파트가 집이 아니라 소유의 공간, 신분상승의 기호로 변질되고, 삶의 가치마저 규범화되는 가운데 아파트는 불화와 상실의 공간으로 부각된다. 변칙적 재산 증식과 세속적 성공의 표상인 아파트는 기존의 부부 역할과 윤리를 희석시키고 일탈적 섹슈얼리티로 치닫는 도착적 젠더양상을 드러낸다. 중기 소설은 아파트 ``내부``의 발견, ``내부성``의 천착이 두드러진다. 이 경우 ``내부성``은 아파트 내부 구조와 인물들 삶과의 상관관계를 통한 천착을 말한다. 폐쇄와 개방이라는 아파트 공간의 양가적 측면을 아우르며 아파트가 이웃 간의 단절과 소외, 익명성의 표상이기보다 이웃과 더불어 자신을 성찰해 나가야할 공유의 공간, ``장소``라는 인식 전환을 촉구한다. 박완서의 여성주의가 두드러지며 젠더 재구성을 촉구한다. 후기 소설에 이르면 아파트 대상화와 활용의 문제가 부각된다. ``아파트``가 개인의 정체성을 인식하고 확장할 수 있는 매개물로 등장한다는 점이 주목된다. ``아파트``가 진정한 주체복원을 도모하는 활용처, 자아실현의 기반, 노인의 연금으로 다양하게 도모되는 가운데 신/구세대, 남/녀, 노/소를 너머 세련된 젠더양식을 탄력적으로 모색한다. In Korea, ``apartment`` is a representative residential space that began to be formed in earnest as the country was modernized. Now, the apartment is a very important part in the lives of people in this nation. So it`s recommendable to conduct a comprehensive research on what the apartment really represents beyond what it just means, a residential space, The purpose of this study is to examine how relations between the representation of apartment and gender style are suggested in novels by Park Wan-seo who kept concentrating herself on the sociology of apartment. In her early novels, Park Wan-seo suggests what a nonsense the creation of the apartment was and what a shock the outer appearance of the apartment complex was. From the novelist`s view, apartment is not a house, but a space for ownership and a sign of heightened social status. According to her, the apartment becomes the proper place of disagreement and loss as even values of life are normalized. In those early novels, the apartment is depicted as a representation of abnormal wealth expansion and mundane success. It is also considered as weakening the conventional roles and ethics of married couples and showing a perversive gender style that diverts from normal sexuality. The writer`s mid novels focus mainly on discovering the inside of the apartment, that is, internality. In this case, internality implies correlations between the interior structure of the apartment and the lives of people living there. In her mid novels, Park Wan-seo defines the apartment has both closeness and openness, and calls for recognizing the apartment as a space or place where we share with neighbors and at the same time reflect on ourselves, not as a representation of separation and isolation among neighbors and anonymity. The novelist also strongly reveals her feminist view and stresses gender restructuring. In Park Wan-seo`s later novels, how the apartment should be objectified and utilized becomes more important. Notably, the apartment is depicted as a medium that allows individual people to recognize and extend their identity. As found in those later novels, the apartment is utilized as a place for the restoration of the true subject, basis for self-realization or a pension for old people, ultimately becoming where a different, better gender style that is beyond discrimination between the old and new generation, men and women or the young and the old is sought.
