공동주택 사업의 수지분석 항목에 대한 민감도 분석에 관한 연구

현행 민간 시행사에 의한 주택 개발사업의 토지비 차입 구조는 사업자체의 타당성에 의한 진정한 의미의 프로젝트 파이낸싱(project financing)이라기보다는 담보능력이 약한 민간 시행사에 대하여 건설사의 지급보증을 필요로 하는(corporated financing)구도이다. 따라서 정확하지 못한 타당성 분석에 의한 사업진행은 사업 주체에 큰 타격을 줄 수 있으며, 더욱이 건설사의 경우 도급업체로서의 건설대금에 대한 리스크 외에 지급보증에 의한 리스크를 이중으로 부담하게 되어 치명적인 타격을 줄 수 있다 또한, 최근의 $8{\cdot}31$부동산 정책이후 분양시장의 환경 변화로 인해 정밀한 타당성 분석이 요구되어 지고 있다. 따라서 본 연구는, 이러한 상황인식 하에서 타당성 분석의 정밀도와 수지분석 항목과 관련된 사항에 대한 의사결정의 우선순위를 위하여, 지가에 따른 몬테칼로 시뮬레이션을 이용한 주택 개발사업의 사례분석을 통하여, 사업이익에 대한 수지분석 항목의 민감도 분석을 목적으로 한다. Feasibility analysis is a crucial key to success or failure of housing project. Existing feasibility analysis in construction company is based on intuitive approach rather than systematic approach. Usually feasibility analysis in a narrow sense is a financial analysis of project. Feasibility analysis focused in this study is confined to the matter of finance. So, the purpose of this study is to analyze the sensitivity of financial analysis item about profit rate by means of monte carlo simulation and this will improve accuracy of feasibility analysis and decision making.
치매선별검사로서의 시계 그리기 검사(CDT)에 관한 기초연구

Objectives: This study aimed to evaluate the usefulness as a screening test of Clock Drawing Test(CDT) compared with the standard K-DRS in probably dementia. Methods: The subjects for this study consisted of 19 elderly persons who visited to the outpatient department of Oriental Neuropsychiatry of the Kyunghee Oriental hospital. They received the K-DRS and the Clock Drawing Test. Three observers evaluated them with circle, numbers, hands. Inter-rater reliability of scores from Clock Drawing Test was assessed and Pearson correlation coefficients were used to examined the relationships between scores from Clock Drawing Test and K-DRS. Results: Correlations between individual raters was highly significant (r= .957, .974, and .970, respectively: p<.001). There was stastically significant correlations between K-DRS and CDT scores (r= 0.849, p<.001). Conclusions: The CDT can be rated reliably by observers and correlations between CDT and K-DRS is significantly high. We confirmed the usefulness of CDT as simple, easily administered, low cost, and reliable general screening test for dementia.

There are several methods for managing pneumothorax through thoracoscope. Among them, electric cautery of bleb or bulla is very simple to do and can be done through the conventional thoracoscope. It is cosmetically excellent because it needs only incision. It is economically cheap comparing other methods because it does not need staplers or clips and other disposables. However, this method has been controversial for its success rate because of the ability of sealing off the air-leaking from the lung tissue. To evaluate the success rate, 29 cases of pneumothorax treated by electric cautery and instillation of oxytetracyline solution through the thoracoscope were analyzed. Among 29 patients, 18 were male and 11 female ranging 17 to 43 years old. The indications for thoracoscopy were recurrence in 20 cases and persistence in 9 cases. The underlying casuses of pneumothorax were bleb in 10 cases and bulla with bleb or not in 19 cases. Twenty one cases were successful [4%] and 8 cases were failed. The failed 8 cases were explored from 14 to 28 days after thoracoscopy.Six cases were explored through transaxillary minithoracotomy and 2 were done through limited posterolateral thoracotomy. The causes of failure were the necrotic lung tissue occured by excessive electric cautery in 6 cases and the necrotic lung tissue and residual bulla in two cases. In 10 bleb cases, 9 were successful [90.0%]. But in 19 cases of bulla, 12 were successful [63.2%]. In conclusion, the success rate of electric cautery through thoracoscope was 72. 4% and the causes of failure were lung necrosis and residual bulla. The success rate of the bleb cases was higher than that of the bulla cases.
공동주택의 계획특성이 분양원가에 미치는 영향에 대한 분석

Usually feasibility analysis in a narrow sense is a economic analysis of project. Feasibility analysis focused in this study is confined to the matter of finance. Many studies have been executed in qualitative element which include decision-making process or prediction of housing market. But it is difficult to find economic analysis related to characteristics of planning. In this study, floor area ratio, selling area ratio and term of works are adopted as the Characteristics of Planning. So, the purpose of this study is to analyze the Influence of the characteristics of planning on the cost of apartment by means of multiple regression analysis and what-if method. 최근의 주택 개발사업은, 주택시장의 분위기가 사업의 중요 요인 중 하나였던 예전의 상황과 달리, 투자자금의 모집과 사업부지 물색 등의 어려움으로 타당성 분석의 정밀도가 점차 중요시 되고 있다. 주택 개발사업의 타당성 분석에 있어 토지의 이용 가치와 관련된 용적률, 상품수준에 관련된 분양비, 또한 금융비용에 영향을 미치는 공사기간은 중요한 요소이며, 본 연구에서는 이러한 용적률 분양비 공사기간을 개별 프로젝트의 고유특성인 계획특성으로 채택하였다. 따라서 본 연구는 타당성 분석의 체계적인 접근을 위하여 용적률, 분양비, 공사기간을 계획특성인자로 채택하여 타당성 분석 시 공동주택의 계획 특성이 분양원가에 미치는 영향을 회귀분석을 이용하여 분석하였다.
