As the life cycle of buildings is expected to increase, new constructions will decrease and the proportion of remodeling and repair will increase. Therefore, there is an increasing need for overall performance management of old buildings. In 2020, the proportion of buildings over 30 years old is expected to reach a half. As a result, the demand for securing and improving the performance in the stage of using the building is increasing due to the change in the demand for the building, such as the decrease in the construction permit and the increase in the use of the existing building. From this perspective, the study sought to consider institutional measures to organize the preventive and conservative maintenance of buildings. For this purpose, the conceptual goals of inspection for building maintenance were set through a literature review, and the status and problems associated with building maintenance were analyzed to suggest ways to improve the inspection system for building maintenance.
친환경 근린개발 평가인증체계 개발을 위한 평가항목 도출

본 연구는 국가적 아젠다(Agenda)인 저탄소 녹색성장전략에 부합하기 위해, 근린단위 도시계획사업의 친환경성을 제고하기 위한 평가항목을 제안하는 것을 주요 연구목적으로 한다. 근린규모 개발사업에 적합한 평가항목을 마련하기 위하여 관련 선행연구와 현행 법률과 제도에서 고려하는 친환경 관련 항목을 종합적으로 검토하였다. 더불어 미국의 LEED-ND, 영국의 BREEAM-Communities, 일본의 CASBEE-UD 등 해외 친환경 근린단위 인증제도에서 평가하고 있는 항목들을 전체적으로 고려하여 단일건물의 범위를 넘어 근린 규모의 지속가능성에 대해 효율적인 환경전략을 구상하고 수립하기 위한 평가항목을 도출하였다. 그 결과, 친환경 근린개발을 평가하기 위한 항목으로 4개의 대분류(입지선정, 근린공간설계, 녹색기술, 커뮤니티) 이하로 총58개의 소분류 평가항목을 선정하였으며, AHP 설문조사를 통하여 항목 별 가중치를 도출하였다. 본 연구는 근린단위 개발사업의 친환경성을 평가ㆍ유도하기 위한 항목을 구체적으로 제시한 부분에서 의의가 있다. The purpose of this research is to establish the assessment indicator for the environment-friendly neighborhood development and the assessment system corresponding to the national agenda, “Green Growth”. This research contains overview about theories related to environment-friendly development, development projects within neighborhood scale, analysis about legislations and systems related to environment-fiendly development in Korea, and assessment systems for environment-friendly neighborhood development in advanced countries such as U.S., U.K., Japan, etc. As a result, this research have selected 58 appropriate indicators for environment-friendly assessment, categorized them into four parts, namely, location, design, technology and communities, and carried out a survey for priority analysis using AHP method. This research has meaning that if organized indicators for environment-friendly assessment, suggested credits for environment-friendly neighborhood development, and thus started the process of establishing assessment for environment-friendly development in neighborhood scale.
범죄예방 환경설계(CPTED) 사업의 시행효과 분석 연구

This research analyze a fear to crime in three specific time that before, right after and one year after of the CPTED project. According to the analysis, there are several noticeable results as follows. First of all, the satisfaction ratio of local residents for the CPTED project is 90% on average in two target regions. However, some results showed that differences in some fields. Although overall satisfaction to the CPTED programs has increased significantly for one year after end of the project, residents’ satisfaction to several secure facilities and wall painting has been decreased compared to right after the project. The fear of crime decreased one year after end of the project. In conclusion, even though CPTED project gives positive impact to local community, it is clear that continuous maintenance and management system are crucial parts in the CPTED project to make the sustainable effectiveness of crime prevention.
