        사례분석을 통한 임대아파트 실내 커뮤니티공간의 배치 및 이용실태

        The purpose of this study is to provide basic data needed for planning apartment community spaces in order to vitalize rental apartments. Indoor community spaces of 12 rental apartments in Seoul and Kyunggi were examined. The results are as follows. First, the layout types of indoor community spaces in rental apartment complexes were found out to be mostly the building type planned in the piloties of the apartment, or the singular type placed in a singular building. Depending on the layout type, the spaces were mostly concentrated at the outskirt of the complex or the in-between space of the main building, thus lowering their recognition. Thereby, they were not satisfactory for utilization of the spaces and association of residents. Second, Indoor community space legal establishment standard and square measure did not reflect resident's feature except elderly spaces, and there was problem in activation of space. Third, as for the spatial planning of indoor community space, although each space was categorized by the users' age, the furniture and appliance planning considering users was not satisfactory. The area calculation by the type of space did not reflect the users' characteristics, thus causing problems in using the facilities. Fourth, as for the management and programs of the indoor community space, spaces were managed after categorized by the major user classes such as children, seniors, and adolescents. Depending on eagerness of program managers of each apartment complex, the level of program management varied. The survey results showed that, in most cases, almost no programs were used or merely basic management and programs were being provided.

        청소년의 여가실태를 고려한 공동주택 커뮤니티시설 요구에 관한 연구

        Being able to enjoy leisure time for adolescents is a necessary activity, for it helps them relieve their anxiety and stress and develop their potential. It is necessary to incorporate such spaces in the housing plans in advance and support diverse community activities. The current living spaces do not hold proper spaces and facilities for community activities appropriate for adolescents. Community facilities should be planned so as to reflect the needs of these adolescents, based on a clear survey in advance. The current study has conducted a survey to find out about the level of satisfaction and requests from adolescents on the leisure facilities their current living spaces hold. Based on this prior research, this study looks for solutions that could solve the issue at hand. The current community facilities are not convenient to support a diversity of leisure activities to the adolescents. The community facilities should be able to supplement information on the various activities put in place for the youth and widely supply the programs in demand. Furthermore, the adolescents wanted to form their own community within the facilities to practice their leisurely activities. We can safely assume that the youth's desire for more community amenities will increase for their own development.

      • 임대주택 커뮤니티시설의 공간특성에 대한 개선요구

        Recently, societal interest in forming apartment complex communities is increasing. This can be seen in discussions about introduction of the concept of community and plans to activate physical spaces. This study aims to find out the spacial conditions of community facilities of the recently constructed national lease housing and the residential requests from diverse households and to provide basic materials for planning community facilities. Among the national lease housing constructed after 2007, one case from Seoul and one case from Gyeongi-do were selected and residents in diverse households were interviewed in details. The study findings are as follows. among the facilities of the national lease housing, indoor exercise facilities and learning facilities were found to be most deficient. Therefore, learning spaces for children and adolescents need support. Among the community facilities, the demand to change the use of the residents" meeting room was the highest. Because there was deficiency in indoor facilities, increasing its usability was in demand. Outdoor exercise facilities showed a high installation rate. Their exterior was good, but their operation/management was not satisfactory. In order for the residents not to experience inconvenience, active operation and management improvement of them are needed.

        세대연령에 따른 국민임대주택 커뮤니티시설의 거주자 의식 및 요구에 관한 연구

        The purpose of this study is to find out apartment residents’ consciousness and needs of their community facility by age group as to provide basic data for future community facility planning. For this study, 12 national rental apartment complexes in the Seoul Metropolitan area were selected, and the residents of diverse age groups were surveyed including children, adolescents, adults, and elders regarding their attitude, satisfaction, and necessity of using the community space, and their requests for programs and locations of the community space. As for the analysis method, statistical software, SPSS for Windows 14.0, was used, and total of 891 questionnaires were analyzed for the survey. The findings of this study are as follows. 1) As to major activities in national rental apartment community facilities, older residents tended to show more interest in health, while younger residents tended to show more interest in leisure. 2) The residents’ satisfaction about community facilities was the highest among children, and was the lowest among adults in general. Particularly, the facilities that were designed for specific age groups of users showed high satisfaction among users. Therefore, community facilities need to be planned in consideration of each age group of users. 3) Residents’ requests for community facilities, in general, were found more among adults and elders than among children and adolescents. Elders made requests for the green environment, and adults made requests for facilities for family uses. 4) As to the results of surveying the requests about community facility programs, children, adolescents, and adults all made requests for programs regarding leisure activities. However, elders made requests for programs related to health or communication with neighbors. Therefore, the purposes and requests of using community facilities need to be identified precisely and then plan them accordingly and effectively.

        소규모 의류소매업자들의 성공적인 경영관련 인식에 관한 연구

          본 연구는 소규모 의류소매업체의 경영자가 성공적인 경영과 관련되어 어떤 인식을 하고 있는지 그 요인을 밝히고, 각 요인들 중에서도 어떤 요인에서 경영자의 성별, 창업당시연령, 창업 전 의류소매업체 종사경험유무에 따라 인식의 차이가 있는지 여부를 살펴보고, 향후 지속적인 성공가능성에 대한 확신에 어떤 요인이 더 영향을 미칠 것인지를 밝히고자 하는데 그 목적이 있다.<BR>  연구결과 소규모 의류소매업자들이 인식하는 성공적인 경영관련 요인은 경영능력, 경영자몰입, 종업원정책, 시장파악능력, 경영자자질, 질적 고객관리, 종업원관리, 매출지향고객관리, 윤리/근면으로 밝혀졌다. 즉 인적 자원과 관련된 요인임을 알 수 있다. 남성경영자들은 경영능력, 종업원정책을 잘함으로 인해 성공적인 경영이 가능했다고 인식하였다. 경영자들은 창업당시연령이 젊을수록 시장파악능력이 있게 되어 성공을 하였다고 인식하였다. 창업 전 의류소매업체 종사 경험이 있는 경영자들은 자신들의 경영능력, 경영자몰입, 종업원정책, 질적 고객관리, 종업원관리를 잘함으로 인해 성공적인 경영이 가능했다고 여기는 것으로 나타났다. 나아가 경영자들은 현재의 성공적인 경영관련 인식 요인 중 종업원정책, 시장파악능력, 경영자자질이 향후 지속적인 성공가능성에 대한 확신에 더 많은 영향을 미칠 것으로 나타내었다.   The primary purpose of this study was to investigate the cause of success in the small apparel retailers. The data were collected in Busan and Ulsan from 189 small apparel retailers who perceived their successful management of themselves.<BR>  The aforementioned were analyzed utilizing frequency, factor analysis, t-test, ANOVA and regression analysis using SPSS Win 10.0. The results showed as follows. The factors of success in small apparel retailers were related to owners" managerial capacity, owners" commitment, policy for employee, owners" ability of market grasping, owners" quality, qualitative customer management, supervision for employee, short customer management, ethics and diligence. Policies for employee, owners" ability of market grasping and the quality that led to the successful factor had an effect on the prosperity of continuous potentiality when it comes to the business of small apparel retailers.<BR>  Consequently, what was important was related to human resource in perception related to successful management of small apparel retailers as in the case of general firms. In perspective related to potentialities of continuous success of small apparel retail business hereafter, it was shown that factors such as policy for employee, owners" ability of market grasping and the quality were important.

        A Study on the Characteristics of Layout and Adolescent`s Needs of Community Facilities in Apartment Complexes for the Adolescents

        본 연구는 청소년 여가를 활성화시키기 위해서 공동주택 커뮤니티시설의 공간특성을 조사하고 청소년의 요구를 파악하여 공동주택 커뮤니티 시설의 디자인 기초 자료를 제공하고자 한다. 청소년기는 신체적으로, 심리적으로 매우 민감한 시기이고 이때 그들을 둘러싸고 있는 주거환경은 청소년의 올바른 발달에 큰 영향을 미친다. 공동주택의 단지내 커뮤니티시설을 청소년이 적극적으로 활용할 수 있도록 계획하는 것이 필요하다. 공동주택 내 청소년들이 이용할 수 있는 커뮤니티시설의 종류로는 학습시설이 가장 많았고, 특히 개인학습을 위한 독서실이 많았다. 문화시설은 시설의 종류는 가장 다양하였으나 수가 적어 청소년의 다양한 여가활동을 지원하지 못하고 있었다. 운동시설은 성인 위주의 프로그램과 이용 연령의 제한 등 문제가 있어 청소년을 위해 다양한 프로그램 운영과 시설 개방이 필요하다. 어린 청소년들의 경우 다른 세대에 대한 배타적 심리가 높아 다른 세대의 커뮤니티시설과 분리하여 독립적으로 계획되기를 바라는 것으로 조사되었는데, 청소년의 연령대별 발달특성과 심리적인 요인을 고려하여 시설을 계획하고 디자인하여 실제 활용할 수 있는 환경을 제공해야 한다. The research focuses on the space characteristics of the community facilities within apartment complexes to invigorate leisure for adolescents. The objective is to survey the needs of adolescents in order to provide plans for the overall layout for the community facilities of the apartment complex. Results of the study are as follows. Most community facilities for adolescents within apartment complexes were concentrated in one location. In addition, instead of being designed within an independent center, they were mostly incorporated in the lower grounds of the apartment complex. Among the community facilities, the educational facilities were the highest and number and most commonly found, especially reading rooms for individual studies. Cultural facilities were diverse in types, but few in numbers. Sports facilities is a great need for more diverse sports programs and more openness and availability when it comes to sports facilities. Younger adolescents tended to be more exclusive, psychologically, than other age ranges. They wanted to have their own community facility.

      • 공동주택 청소년 커뮤니티시설의 배치 및 공간특성에 관한 사례 연구

        Adolescents have strong physical and psychological needs, and they are constantly making efforts to learn about their surroundings in order to satisfy their curiosity. For such Adolescents, a safe and enjoyable leisure space is highly important. Leisure space used by Adolescents is an effective space for the mental stability and healthy growth of Adolescents. Therefore, there is a need for a plan to establish an appropriate community facility in order to nurture positive maturity of Adolescents. This study has examined the use of indoor youth facilities of apartment complexes in Seoul in relation to the facilities’ layout plans and space characteristics. Results of the study are as follows. 1) Indoor community facilities for Adolescents of apartment complexes are divided into educational facilities, leisure/cultural facilities and sports facilities and were found focused in a single location. 2) Educational facilities include reading rooms and libraries. The library must not only include space to allow reading, but must also include space in which individuals are able to use laptops and space for group use in order to provide a space for various uses. 3) Leisure/cultural facilities include lecture rooms, banquet halls, karaoke and multimedia rooms. Banquet halls, which are generally used by adults, must be open to parties for Adolescents in order to support healthy leisure activities for Adolescents. 4) Sports facilities include gyms, GX rooms and pools. Since the majority of the programs are currently for adults, various programs must become available for Adolescents to promote their participation.
