        Tundish Coating Powder의 염기성화에 관한 연구

        The properties of basic tundish coating powder were investigated comparing with acidic tundish coating powder especially in the corrosion resistance to the molten steel and the influence on non-metallic inclusion. The results show that the basic coating powder is superior to the acidic coating powder in corrosion resistance. It is appeared that the basic coating powder lining has less influence on the formation of non-metallic inclusions. These results will be promissing to reduce the coating thickness in tundish lining operation.

        주택재개발사업 정보제공자의 사회관계

        1. CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study was to analyze the social relations among eight groups of information providers and identify how its characteristics appear in order to consider the scheme for realization of tenants' legal rights and relief of their rights in the housing redevelopment project. (2) RESEARCH METHOD To collect data, the interview method was employed through personal visits to households. The population of residential tenants accounted for 826 households. 400 questionnaires were distributed to the number of households in each district, and 342 returned questionnaires were used for analysis. The standard deviation was 95% and the level of significance was ±4.06%. (3) RESEARCH RESULTS As a result of analysis, the following findings were obtained: First, the district office is situated at the center of the social relations. Second, the association provides tenants with information and is provided with it from them and have the greatest influence on them second to the district office. Third, the rehabilitation project management company, the construction company and SH corporation are all the coordinate group. Each organization of them provides the others with information and is provided with it from them, and performs a mediating role in the relationship between the association, the developer. and the district office, the administrative office. Fourth, the district office, the public administrative office, is the supervisor of the project. It is positioned at the center between the association, the developer and local residents(association members) or licensed real estate agent or appraiser. Fifth, residents(association members) and licensed real estate agent or appraiser are not active all the time and communicate with each other through the association or the district office. 2. RESULTS It would be possible to get the suggestion necessary to protect the rights of such groups of information providers by making clear the relationship between them in order to meet tenants' legal rights and right to know.

        상가권리금 중개의 제도적 개선방안에 관한 연구

        1. CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study is to propose introduction of commission on premium and to make foundation and regulation for just payment of commission by introducing method. This can prevent a leaseholder from being damaged or given burden by doing approving transaction. (2) RESEARCH METHOD This study adopted the existing theoretical review and we choose literature reaserch methods through present Korean laws and Supreme Court cases which have something to commercial building premium and real estate brokerage. (3) RESEARCH FINDINGS This research suggests a plan of introduction of real estate commission and method of calculation on commercial building premium. 2. RESULTS First, the practice of commission payment on commercial building premium charged by business custom must be modified and introduced into positive law. Second, method of commission calulation commercial building premium must be regulated by law. Third method of premium calculation breakdown must be introduced on commercial building transfer contract. Forth, the creation of a real right of commercial building premium and public announcement system must be introduced when a fixed date is given on commercial building lease contract.

        주택재개발사업 세입자의 법적권리 의식

        In the housing redevelopment project, tenants can receive just compensation when they have an accurate knowledge of their legal rights. In this sense, this study attempted to analyze tenants consciousness of legal rights because they had a poor knowledge of the realties. As a result, the following findings were obtained: First, the project should be progressed in consideration of tenants age, educational level. family members, size of the rental housing, occupancy form of the house and the like. Second, the vehicle for request the disclosure of administrative information is needed to meet tenants right to know since they have a poor knowledge of their legal rights. Third, the district office and the association of the housing redevelopment district needs to provide residents with public relations and education before and after the housing redevelopment project. Fourth, it is necessary to establish the clear-cut basic statute and criterion for the period of payment for residental relocation expenses. Fifth, it is necessary to take into consideration the compensation for residental relocation expenses, the area of the nest housing, rent, period of tenants moving, the key money of the lease to increase related to resettlement and its resultant rent, and the period of resettlement and the like in terms of social security. And it is necessary to take the proper measure for tenants.

        주택재개발사업의 참여자 간 갈등완화 : 갈등관련 언론보도를 중심으로

        1. CONTENTS (1) RESEARCH OBJECTIVES This study was intended to present the scheme for reducing or solving the conflict among participants in the housing redevelopment project (2) RESEARCH METHOD For this purpose, it attempted to analyze the contents reported by the media in relation to the housing redevelopment project causing the most cases of conflicts in the renewal project and drawing interest and attention to the interested parties such as landowners and tenants through previous studies and independently collected newspapers. (3) RESEARCH FINDINGS First, the association as the project entity should do its best to perform its role and take its responsibility and provide information. Second, the administrative (mayor, county governor and head of the autonomous Gu) should perform a mediating role among participants in the project. The head of a Gu should reinforce a managerial role as the public manager and wisely overcome the situation that comes into conflict due to the low agreement arising from the requirements for clearance of the designation of the housing redevelopment project district and due to the burden of the sunk cost. Third, partners should maintain a smooth relationship to the association and its members, the administrative agency and tenants. Fourth, the association and the administrative agency should implement the policy of taking into consideration the problem of compensation with the highest priority in relation to the measure for house tenants' dwelling or compensation for the shutdown of store tenants' business. 2. RESULTS This study is expected to contribute to supplementing the past deficiencies found in the process of carrying forward with the renewal project, assisting in carrying forward with the project and distributing profits among participants in the project while guaranteeing them equity and a fair opportunity and enhancing the efficiency of the project.

        주민참여가 주거만족에 미치는 영향: 서울특별시 아파트 거주자를 중심으로

        The purpose of this study was to identify the effect of resident participation such as information exchange to residential satisfaction. The research method was employed, such as statistical analysis including the legal·institutional method. As a result, the following findings were obtained: First, more participation of the apartment resident organization made communication with neighbors smooth. Second, more participation of the apartment resident organization made better reconciliation with neighbors. Third, more participation of the apartment resident organization led to higher consideration for neighbors. Fourth, more communication and reconciliation with and consideration for the neighbors of the apartment housing led to higher residential satisfaction. The above results imply that voluntary groups such as the association and the like should be faithful to the social functions of resident participation such as communication, reconciliation and consideration and that the resident representative meeting should well perform the administrative function of participation. Accordingly, they imply that residents should achieve residential satisfaction through the promotion of participation by participation through participant organization regardless of official and systematic participation organization or inofficial and unsystematic participant organization. It is necessary to reinforce the monitoring and supervisory function of apartment community operation and management, to prevent the resident representative meeting and the management office from committing corruption and irregularities and to enable apartment residents to participate in the community activity to achieve communication, reconciliation and consideration among themselves. Residents can contribute to the promotion of resident welfare or public interests and achieve residential satisfaction by participating in the resident organization. Accordingly, the promotion of participation based on the function of participation is very necessary and important 본 논문의 목적은 아파트 주민의 정보교류 등 주민참여가 주거만족에 미치는 영향을 규명하는 데 있다. 연구방법은 법˙제도적 접근방법에 통계적 분석방법을 가미하여 사용하였다. 분석 결과를 정리하면 다음과 같다. 첫째, 아파트 주민조직 참여가 많을수록 이웃과 의사소통이 원활해진다. 둘째, 아파트 주민조직 참여가 많을수록 이웃과 화합이 잘된다. 셋째, 아파트 주민조직 참여가 많을수록 이웃에 대한 배려가 높아진다. 넷째, 아파트의 이웃과 소통˙화합˙배려가 많을수록 주거만족도 높아진다. 구체적으로 살펴보면, 동호회 등 자생단체가 주민참여의 사회적 기능 중 소통˙화합˙배려에 충실하여야 하고, 입주자대표회의가 참여의 행정적 기능을 잘 수행하여야 한다는 의미다. 따라서 주민들은 공식적˙제도적인 참여조직을 통한 참여이든, 비공식적˙비제도적인 참여조직이든 상관없이 주민조직을 통하여 참여함으로써, 참여증진으로 주거만족을 이루어야 한다는 것을 시사한다. 아파트 공동체 운영과 관리의 감시˙감독 기능을 강화시키고, 입주자대표회의와 관리사무소의 부정˙비리 발생을 방지하며, 아파트 주민의 소통, 화합, 배려를 위해서도 공동체 활동에 참여해야 한다. 주민들은 이들 주민조직에 참여하여 주민복지 또는 공익증진에 기여하고 주거만족도 달성할 수 있다. 따라서 참여기능에 따른 참여증진이 매우 필요하고 중요하다는 점을 시사한다.

        Diopside-Anorthite계의 유전체 및 절연체에 관한 연구

        Diopside-Anorthite body was easily synthesized at relatively low temperature 1225℃, compared with the synthesizing temperature 1425℃ of Anorthite. Of Diopside-Anorthite body, the synthesizing temperature was considered to be higher than 1225℃ because Gehlenite, probably formed at 1220℃, was detected by X-ray diffraction. This body has excellent physical and electrical properties, i.e. electric resistivity (1.2×1014Ωcm), low dielectric constant (6.26) and low thermal expansion coeffcient (61.9×10-7/℃). It's hardness was good enough for electrical subsidiary. In addition, this body, Diopside-Anorthite, has exellent properties for heat resisting wares.

        아파트 공동체 주민참여의 사회관계 분석 - 서울특별시 거주자를 중심으로 -

        The purpose of this study was to identify a direction for increase of resident participation by analyzing the social relations of resident participation. In the research method, the method of statistical analysis was added to the legal institutional method. As a result, the following findings were obtained: First, it is very important that the resident representative meeting at the center of the participation of the resident organization should take the role in and responsibility for the promotion of participation. Second, it is necessary to have smooth communication with voluntary groups such as women's association or club forming the coordinating group. Third, Among other things, it is judged that residents should have an active will to participate and practice in order to promote their participation in the apartment community. The above results imply that participation should be promoted by enabling residents to perform four functions of resident participation. Accordingly, the promotion of participation based on the function of participation is very necessary and important.
