        Importance of Location Determinants Aparthotels: A Case Study of Jeju Special-Self Governing Province

        Hotels, which fulfill tourists' need for accommodation, meetings, and dining, are essential to tourism and have become the main tourist attraction for cities. First introduced during the 2010s, aparthotels combine the sales aspect of residential property with the accommodation and services aspect of hotels. Recently, these multi-functional sales-type hotels have been rapidly increasing in number. However, research on its location determinants is insufficient. Hotels and tourist attractions are very difficult to relocate once they are established. Hence, the initial choice of location needs to be made with the utmost care. The location decision of hotels and tourist attractions vary by their purpose and type, which highlights the importance of studying location determinants in detail. This study examines the location determinants of the new, rapidly growing “aparthotels.” We examine the location determinants of aparthotels in Jeju Special Self-Governing Province and assess their importance to provide a basis for future policy development. Location determinants were selected after surveying previous studies, and the AHP analysis method was used to assess the importance of the factors. Among the first stage evaluation factors, accessibility was the most important factor with a weight of 0.694. Second stage analysis revealed that accessibility by road was most important with a weight of 0.307, followed by accessibility through air travel with a weight of 0.213. These results are similar to those of previous studies on hotel location decisions. This is due to the similar profit structures between aparthotels and ordinary hotels, which are determined by the sales of tourist hotels. Although aparthotels can be sold as residential property, they must fulfill the purposes of a hotel, providing quality accommodation and services, to attract customers. Regarding policy, policy makers should consider granting permits only to business plans that prioritize providing quality hotel services. Businesses should consider methods to utilize the results of this study during their location decision process.

        방문객 리뷰의 감성분석을 활용한 생태관광지 이미지 연구- 제주특별자치도 거문오름을 대상으로 -

        In this study, conducted an emotional analysis using the comments of visitors to Geomunoreum in Jeju Special Self-Governing Province to analyze the image of ecotourism sites. The comments of visitors who have visited Geomunoreum were organized into texts, and the connection was confirmed by language network analysis. As a result of the sentiment analysis, opinions on 'sad', 'anger', and 'disobjection' were high as negative subject words, and in detail, opinions on 'tough', 'sad', and 'unfriendly' were high. As a result of the sentiment analysis of positive subject words, opinions such as 'favor', 'interest', and 'joy' were high, and in detail, opinions such as 'recommendation', 'good', 'kind', and 'beautiful' were high. Through this study, it was confirmed that images are often formed according to the operating elements of ecotourism sites, contrary to the expectation that positive and negative images will be divided according to the resources or degree of preservation of ecotourism sites. In other words, when the system is understood and the satisfaction of the World Heritage commentator is high, a positive image is formed, which means that ecotourism sites need to be managed not only for the preservation of resources and the environment but also for their role as tourism targets. In the future, various discussions and studies on the role of ecotourism sites are expected to be needed based on the results of this study.

The social consensus of specific information can be inferred through the keywords of media articles. To this end, a semantic network content analysis was conducted.As a result of the analysis, since 2017, there have been many articles focusing on support projects that promote social value rather than forming a social consensus on social value. In particular, there were many articles to promote performance in public institutions such as public enterprises, and it is believed that the urgent budget investment after the presidential election was reported.         문학공간의 장소성을 활용한 관광콘텐츠 개발에 관한 탐색적 연구 -제주지역 ‘바람타는 섬’을 중심으로-

        In the tourism industry, economic logic of space is actively introduced, and each country and local governments are striving to revitalize local tourism industry. Literary space is a content that can give new meaning to a unique characteristic or image of a place. In this study, the literary works met with tourist sites and discussed ways to become attractive tourism contents. It was confirmed through previous studies that the place can exhibit people’s desire to visit and satisfaction when the placeness of space is expressed. However, in order to change the contents to induce tourists’ interests, it is necessary to analyze the characteristics and elements of interest in each literary space. For this, it is necessary to construct data bases for literary spaces and to organize programs for interesting elements. Through this process, it is necessary to actually commercialize and verify the tourist contents of the novel “The Windy Island”. It is hoped that in the future, various attempts will be made to develop literary spaces as tourist contents through various research and verification.

        입지계수 분석을 활용한 제주특별자치도 관광사업 특화방안 연구

        Since the implementation of the local self-government, many local governments are paying attention to the economic effects and regional revitalization of the tourism industry. Therefore, local governments are implementing various promotion policies. To analyze the specialization of Jeju in tourism industry compared to other localities, we analyzed the change of Location Quotient since 2001. As a result of 2018, only casino business(9.08), hospitality business(3.59) and tourist convenience business(1.16) were specialized. Four business in 2001 and five business in 2009 show that specialized business have been reduced in 2018 compared to those in specialization. In order to solve these problems, three suggestions were proposed. First, we must expand business opportunities through easing regulations and institutional support. Second, for existing specialized business, it is necessary to prepare measures to enhance competitiveness and make use of special advantages. Third, considering the reality of private tourism business, continuous research and forecast on demand and supply should be carried out. Since the early 2000s, the Jeju Special Self-governing Province has been trying to specialize in the international conference industry(MICE). However, it still appears that it is not specialized. It should not be underestimated that a lot of budget and efforts are needed until one specialized business is found and cultivated. Through this study, it is expected that the detailed analysis of the specialized tourism industry and the future improvement will be discussed. 지방자치제도 시행이후에는 많은 지자체들이 관광산업의 경제적인 효과와 지역 활성화에 주목하여 다양한 육성정책을 시행하고 있다. 제주의 관광산업에 대한 특화정도를 알아보고자 2001년 이후 입지계수 변화를 분석한 결과 2018년 현재 카지노업(9.08), 관광숙박업(3.59), 관광편의시설업(1.16)만 특화된 것으로 나타났다. 2001년 4개 업종, 2009년 5개 업종이 특화되었던 상황과 비교해서 특화영역이 축소되었다는 것을 보여준다. 이러한 문제점을 개선하고자 세 가지 방안을 제안하였다. 첫째, 규제를 완화시키고 제도적인 지원을 통해 사업기회를 확대 시켜야 한다. 둘째, 기존의 특화사업에 대해서는 경쟁력 강화방안을 마련하여 특화 이점을 살려야 한다. 셋째, 민간 관광사업의 현실을 감안하여 수요와 공급에 대한 지속적인 연구와 예측을 진행해야 한다. 제주특별자치도에서는 2000년대 초반 이후 줄곧 국제회의산업(MICE)을 특화하려는 시도와 노력을 계속하였다. 그러나 아직까지도 특화되지 못한 것으로 나타나고 있다. 하나의 특화사업을 발굴하여 육성하기까지는 많은 예산과 노력이 필요하다는 것을 간과해서는 안 된다. 본 연구를 통해 관광특화산업에 대한 면밀한 분석과 함께 향후 개선방안에 대한 심도 깊은 논의가 진행되길 기대한다.

        AHP를 이용한 MICE 다목적홀 입지선정에 관한 연구 - 제주지역을 중심으로 -

        MICE Miltiplex halls for a construction, most it is important to select a location attributes. In this study, opinion the specialists, in foundation AHP methods it led and the weight of location attributes it calculated. We selected 3 location environments of natural environment, civilization environment and local environment at first phase. Second phases, we selected geographic factor, viewable factor, meeting participation factor, sightseeing factor, exhibition viewing factor, administration factor, base facility factor, and local resident public opinion factor. At last phases, We separated with 20attributes. It calculated the weight against a location attributes. Resultantly it appeared with the fact that marketability(0.128) is highest. Second appeared with long-range accessibility (0.109). And third appeared with accessibility of Hotel(0.093). MICE 다목적홀의 건립에 있어서 가장 중요한 것은 바로 입지지역을 선택하는 것이다. 본 연구는 이러한 기본개념을 가지고 전문가들의 의견을 통해 AHP기법을 활용하여 입지요소의 가중치를 산출하였다. 본 연구에서는 먼저 자연환경, 인문환경, 지역환경의 세가지 입지환경을 구분하였다. 두 번째 단계로 지리적요인, 경관적요인, 심리적요인, 회의참가요인, 관광편의요인, 전시관람요인, 행정적요인, 기반시설요인, 지역주민여론으로 구분하였다. 마지막 단계에서는 20개의 항목으로 구분하고, 입지요인에 대하여 가중치를 산출하였다. 산출의 결과 시장성(0.128)이 가장 높게 나타났고, 두 번째 원거리접근성(0.109), 세 번째 숙박시설의 접근성으로 나타났다.

        GIS를 활용한 여가시설의 지역별 입지 접근성 평가: 제주시 행정동을 대상으로

        Leisure is one of the universal rights that humans enjoy. Analyzing accessibility to leisure facilities is a spatial assessment of whether leisure opportunities are provided equally. Analysis of the accessibility to leisure facilities from residence to Jeju city showed that the highest areas were Oedo-dong and Ido1-dong. Although Oedo-dong has been a rural area in the past, it is believed that the accessibility to leisure facilities has been improved due to the planned positioning of the facilities in the city development project. There are not many facilities in the administrative district of Ido1-dong, but it is believed that to be influenced by the high accessibility to leisure facilities in the surrounding area. Yiho-dong, Yongdam 2-dong, and Bonggae-dong, which are the lowest areas, are located in Jeju Airport and Waste disposal site, making it difficult for residents to live in. So it was confirmed that the area where the urban development project was implemented has higher accessibility to leisure facilities. And that accessibility to leisure facilities is lower in residential areas where residents do not like them. It also confirmed that there might be differences between the facility location classified as administrative area and the facility location available to residents.

        An Exploratory Study on the Spatial Change of Tourism City in Island Area – Analysis of Hotel Location Change from the Perspective of Urban Historical Development –

        A hotel is not just an accommodation facility; it is a measure of the level of tourism in a certain region and a tourism product provided to tourists. Because the existence of hotels is affected by the organic dynamism of a city, changes in the spatial patterns of hotel locations have been recognized as a subject of ongoing research. Changes in internal space, in particular, may intensify on an island with an increase in tourists’ desire to visit, since external expansion of the island is impossible due to spatial constraints of its environment. Jeju Island, which is the subject of this study, is considered a representative “tourism city” of Korea and has special geographical characteristics of a volcanic island. Since the establishment of the first hotel on Jeju Island in 1963, a total of 494 hotels were established by 2019. This era can be classified into four periods, for the purpose of performing an analysis of location patterns. The four periods are the “seed,” “start-up,” “growth,” and “expansion” periods, based on three criteria: “hotel establishment trends,” “establishment of tourism development plans” and “related laws and regulations.” The analysis of the results shows that hotels were typically located in the heart of the city during the “seed” period but showed a strong tendency to be located in the newly formed “new” downtown area during the “start-up” period. During the “growth” period, hotels began to be located on the outskirts of the city or were centered around famous tourism resources. During the “expansion” period, similar proportions of hotels were found in the downtown area, on the outskirts, and in township areas centered around famous tourism resources. While hotels are generally concentrated in the downtown area and show a trend of spreading away from the city center, based on transportation accessibility, hotel locations around famous tourist resources present a new area of interest owing to the nature of the subject of this study being a tourism city in an island region. Continuous research is needed to determine whether this phenomenon is a special phenomenon that applies only to a tourism city in an island region, or a universal phenomenon that applies to all regions.
