Stock price index type of housing price indices were commonly used in Korea. However, this type of indices are not suitable for Korean housing market experiencing rapid changes in stock including both new constructions and demolitions. Especially, the recent Korean housing market has experienced substantial changes in housing characteristics. Basically, the stock price index type of housing price index requires a constant survey stock over time in order to maintain the comparability in total housing values. However, the constant stock concept is hard to accept in the Korean housing market accompanying with rapid increase and qualitative changes in housing stock. An alternative is a hedonic price index. However, the basic data requirements for the application of the hedonic model cannot be fulfilled in the Korean housing market where actual sale information is mostly unknown. In order to overcome this structural deficiency, the price indices in Korea are based o periodical price survey with the help of real estate brokers. If we accept the assumption that the whole condominium units belonging to a basic survey unit (an area type in an condominium complex) share the same housing characteristics and the surveyed price, we can use the repeat sale index concept with some modifications. The persistent price survey generates a perfect form of repeat sales data. This paper proposes a practical method for the application of repeat sale index to condominium sales price indexing.

Abstract

Developing a successful strategy to maximize the surface charge density is crucial to speed-up the commercialization success of triboelectric nanogenerator. Here, for the first time, the fabrication of positive triboelectric material to donate electrons efficiently to dielectrics is reported, by increasing the stretchability for the uniform contact and by introducing a functional group for the surface potential control. A highly stretchable and conductive film with Ag nanowires and PDMS was fabricated as a base material, in which the portion of nanowires exposed above the embedding surface should be accurately controlled. In specific, positively charged 4-(dimethylamino)pyridine (DMAP) coated Au nanoparticles, prepared by phase transfer method, are coated. The DMAP lowers the effective work function of the nanoparticles by a permanent dipole induced at the DMAP-Au interface and enhances the electron transfer to the dielectrics, confirmed by the Kelvin probe force microscope measurement. The designed nanogenerator gives an output performance up to 80V and 86μA, and 2.5mW in output power, 2.5 times enhancement compared with the conventional TENG. With the integration with AC to DC converting circuit and buck-boost circuit, the nanogenerator produces a constant voltage of 2.6V. The wireless sensing system, which operates the remote controller, were also demonstrated, turning on a siren.

Highlights

A positive triboelectric material to donate electrons efficiently to dielectrics is developed.

The keynote is to increase the stretchability and to introduce a functional group.

It was proven to be effective for the uniform contact and surface potential control.

The TENG gave an output performance up to 80 V and 86 μA, and 2.5 mW in output power.

Graphical abstract

[DISPLAY OMISSION]

Proposed decomposition is validated by reproducing the PBTS time-evolution of I-V characteristics through the technology computer-aided design simulation into which the extracted DOS and charge trapping are incorporated. It is also found that the quantitative decomposition of PBTS-induce Delta V-T accompanied with the multiple stretched-exponential models enables an effective assessment of the complex degradation nature of multiple PBTS physical processes occurring simultaneously. Our results can be easily applied universally to any device with any stress conditions, along with guidelines for process optimization efforts toward ultimate PBTS stability.

Abstract. The impact of regional emissions (e.g., domestic and international) on surface particulate matter (PM) concentrations in the Seoul metropolitan area (SMA), South Korea, and its sensitivities to meteorology and emissions inventories are quantitatively estimated for 2014 using regional air quality modeling systems. Located on the downwind side of strong sources of anthropogenic emissions, South Korea bears the full impact of the regional transport of pollutants and their precursors. However, the impact of foreign emissions sources has not yet been fully documented. We utilized two regional air quality simulation systems: (1) a Weather Research and Forecasting and Community Multi-Scale Air Quality (CMAQ) system and (2) a United Kingdom Met Office Unified Model and CMAQ system. The following combinations of emissions inventories are used: the Intercontinental Chemical Transport Experiment-Phase B, the Inter-comparison Study for Asia 2010, and the National Institute of Environment Research Clean Air Policy Support System. Partial contributions of domestic and foreign emissions are estimated using a brute force approach, adjusting South Korean emissions to 50 %. Results show that foreign emissions contributed ∼ 60 % of SMA surface PM concentration in 2014. Estimated contributions display clear seasonal variation, with foreign emissions having a higher impact during the cold season (fall to spring), reaching ∼ 70 % in March, and making lower contributions in the summer, ∼ 45 % in September. We also found that simulated surface PM concentration is sensitive to meteorology, but estimated contributions are mostly consistent. Regional contributions are also found to be sensitive to the choice of emissions inventories.

Objective: The aim of this study is to investigate the effects of whole body vibratory stimulation on muscle strength, balance, and fall efficacy among super-aged women. Design: Randomized controlled trial. Methods: Twenty-eight super-aged women over 80 years of age were assigned to either the experimental group (n=14) and control group (n=14). The experimental group received an exercise program that used the whole body vibratory stimulation with a frequency of 30 Hz and amplitude of 3 mm, and the control group received an exercise program without vibratory stimulation. Intervention was provided for 4 weeks, 3 sessions per week, and 30 minutes per session. In order to measure lower extremity muscle strength the 30-second chair stand test (CST) was used. The Berg Balance Scale (BBS) was used to measure dynamic balance. Static balance was measured by tracking the path length, velocity, and area of the center of pressure (CoP). The Falls Efficacy Scale (FES) was used to measure the subjects' fear of falling. Results: Both the experimental and control group demonstrated statistically significant increase in muscle strength, dynamic balance, and fall efficacy (p<0.05). Only the experimental group showed significant improvements in static balance before and after the intervention (p<0.05). The experimental group showed significantly greater improvements in CST, BBS, and CoP (path length, velocity) than control group (p<0.05). Conclusions: Whole body vibratory stimulation exercise is shown to be a safe and appropriate physical therapy intervention method to enhance muscle strength, balance, and fall efficacy of super-aged women.
