According to the relation of the attribution of residents, we analyzed the spatial characteristics of newly-built Hanok in Bukchon focused on a spatial area-ratio, the number of rooms, L/D/K configuration. The results are as follows: 1) Have increased the number of residents, the family members are also increased. In this study, the major formed case is 3 residents and two-generation family. 2) In the most cases, R area-ratio is the highest, next to L/D/K integrated area-ratio. While the examples that the L/D/K integrated area-ratio is lower than R area-ratio, or is also higher than R area-ratio are appeared. These examples can present that it has a tendency to secure the necessary room depending on the attribution of residents. 3) L/D/K is classified into four types of connection. And the characteristics depending on the number of rooms are as follows. L+DK is the most common type, next to LDK>LD+K>L+D+K. And L+DK is widely distributed in each sized area. And particularly, it is appeared mostly in 3R.
신축공동주택의 입주 전 개조쓰레기 발생의 실태분석 및 억제방안에 관한 연구

The supply of houses primarily focused on the convenience of the supplier, pursuing economic and parcelling merits only. In recent years, the house supplying strategy has somewhat changed to generate the improvement in houses with better brands and superior quality. However, the number of remodeling new apartment houses still remains unchanged. Such remodelling has caused the tenants to suffer double burdens: house purchase at an expensive price followed by additional remodeling fees. As such, the remodeling has currently become a hot issue. Customer dissatisfaction and inefficient use of resources brought by the remodeling should be reviewed thoroughly. This research studies the generation of remodeling wastes by visiting the site of new apartments during the period of move-in and interviewing relevant individuals. Additionally, the research analyzes the generation process of remodeling wastes including the causes of such generation, and suggests methods to reduce remodeling wastes.

With the degradation of building quality due to the manpower shortage in the domestic construction industry, the continued decline of productivity and the low-birth rate and aging populations, industrialized housing has come into the spotlight again. Through the revision of the ‘Rules on the Housing Construction Standards(2012)’, it became possible to apply the industrialized housing to apartment houses, and in the ‘Housing Mater Plan(2012)’, the development of apartment houses based on the industrialized housing has been promoted as a solution for supply of various housing types and creation of markets. However, a look at the characteristics of the box units of modular housing predicts that the variability constraints at the point in time of use and unit immobilization at the time of dismantling/reuse will occur. Therefore, this study seeks to identify the limits of infill components and modular housing in terms of variability, and thus to investigate the applicability of infill components in modular housing as a basic research to explore the environment for joint growth of the two industries. To this end, this study investigated the applicability of infill components to modular housing by deriving characteristics and problems from the related pictures and drawings, and technology contents of infill components made by domestic companies and identifying the limitations of the domestic modular housing in terms of variability. Prior to applying infill components to modular housing, box units should comply with MC design criteria from aspects of space, infill components within the box units should follow the preferred material dimensions, and connections between infill components should have an open form. In order for the aforementioned prerequisites to take hold in the housing market, institutionalization is needed, and discussions to include contents on the modular strictures in the ‘Standards for Creation of Design Drawings for Housing’ that only deal with load-bearing wall structure, rahmen structure and steel frame structure will have to be carried out. This study has its significance in that it investigated the applicability of infill components not only to long life housing but also to modular housing in terms of expanding the market of infill components. However, it reveals a limitation in constructing an objective DB and thereby ensuring general solutions due to insufficient market for infill components.

지금까지 국내에 건설된 모듈러는 강재 일변도였다. 강재 모듈러로 건설된 실증연구의 결과를 통해 3대 문제점을 확인하고 이에 대한 해결방안을 지속적으로 모색해왔다. 박스모듈유닛의 주요구조부의 재료를 강재에서 목재, PC계열로 변경함으로써 확보했으나, 그밖에 문제점은 여전히 남아있다. 따라서 본 연구에서는 모듈러 공법의 다양화, 진출시장의 다변화의 일환으로 콘크리트계 구조의 3면 PC모듈러를 기반으로 전체 건물의 코어부를 PC기반의 표준화된 코어부로 변경하고, 박스모듈유닛의 획일한 평형과 건물 입면의 단조로움을 고강도 PC 활용을 통해 해결하려는 방향을 설정하고 이를 구현할 요소기술을 개발하고자 한다.

All countries do their best to search a method how to be converted sustainable society, under leading of advanced countries In construction field, it is shown as consumption of natrual resources although it means store of resources from design stage to demolition stage. because building construction consumes all resources which is able to be recycled or not. Especially, domestic re-construction, which is doing ofter, is not good phenomenen for society construction that do continuance possibility. Therefore, to increase resources circulation amount of building, it is purpose of research that grasp each step problem of life cycle of building, and construct new construction process, and grope the solution way.
국내 모듈러주택의 설계표준화를 위한 구조대 모듈정합 설계기준 및 사례

At present, there are many companies that can produce modular housing. However, if the housing projects are conducted without design standards and principles, each company will supply housing according to its own design standards, resulting in a loss of opportunity to promote standardization at a national level. Korea’s modular construction technology is still in its infancy, and there is a lack of MC design applications due to the limited construction market. In recent years, however, related R&D has been carried out by the Ministry of Land, Infrastructure and Transport in order to activate modular construction. As a result, test-beds for public rental housing are currently being built, and the public rental housing applied with the modular construction method is expected to spread in the near future. In this regard, this study seeks to promote more economical and efficient production and supply of modular housing. To this end, it investigates the current status of modular construction, analyzes the problems and proposes a serious of MC design standards as part of the design standardization and open system for modular housing industry to solve the problems.
동계올림픽 이후 해체된 중고패널의 BIM 기반 재사용 가능성 검토

In Korea, the supply of modular apartment houses based on the Housing Act and the Pyeongchang Winter Olympics were big issues at the beginning of this year. First, due to the quantitative shortage of housing due to the explosive growth of single and two-member households and the necessity to improve the residential environment to diversify accommodation of the housing disadvantaged class, a national policy study had been conducted for the last 4 years and construction of the first modular apartment house was completed at the end of December 2017. However, there is room for improvement in performance, cost and construction period as the existing construction materials due to the lack of specially made interior/exterior materials. Second, due to the Olympic Agenda 2020 recommendation of the IOC, which mandates Olympics host cities to use of temporary facilities and venues (arenas) that can be disassembled, some of the Pyeongchang Olympics related facilities were constructed to enable disassembly. On one hand, there is the advantage of providing solutions to operating costs of the facilities for the local governments after the closing of the Olympics, but it also left the problem of leaving a huge amount of prefab material inventory, such as a large number of disassembled panels. Therefore, we attempt to conduct the study of reusability of BIM utilizing panels in stock as the first step to develop a specially made interior and exterior materials for modular apartment housing as the place to reuse the stock prefab materials.

With the progress of national policy researches on the modular construction, many studies have been conducted regarding the standardization of interior building materials. However, studies on the standardization of exterior building materials are still insufficient, and there are no dedicated exterior materials for modular construction. In this regard, this study investigated the necessary of standardization through the analysis on 7 kinds of exterior materials used in general buildings and exterior building materials applied to modular apartment houses in order to establish design criteria for the standardization of dedicated modular exterior materials. Based on the analysis results, assembly reference plane in conjunction with inside dimensions was set, and panelizing standardized in five parts was proposed to solve the problem of low exterior material standardization rate. It also proposed elastic gasket and steel bracket details that can compensate for the fabrication errors of unit boxes and construction errors in stacking.
