This study suggested a new model in consideration of long life and constructability of apartment house suggested in the former part. New model suggested the possibility of cost saving based on the idea that people trend to reject because of the recognition that the new model would cost a lot of expense which work as the barrier for the expansion and distribution at the local market so as to prepare the ground for its activation. The Study was aimed at verifying the possibility of cost saving through comparing it with the existing standard apartment house system centered on the skeleton and cladding system among the new structural design models suggested in the former part. Assuming that these existing standard both models should be changed structural design into new model system, the quantity volume, cost and construction period along with the alteration of finished materials between two models were compared altogether. Simultaneously BIM library was built for easy taking-off bill of quantity and consideration of working methodology for construction working cycle, which was translated into construction cost so as to derive the cost of the two subject systems to be counted. Through the analysis, it was concluded that new model would secure variability in the future and constructability along with shortening the construction period (29%) and achieve cost saving (13%) of construction against the those of existing model.

The G-SEED consists of new, existing, and green remodeling building. And the green remodeling certification standard is focused on energy performance, not overall performance of the remodeling. However, Green building design standards of Seoul City have a problem that the new construction standard of G-SEED is applied as remodeling standard. In this background, the current status and limitations of the G-SEED certification criteria and the Seoul city"s green building design criteria are reviewed, and the direction of the G-SEED remodeling certification criteria is suggested.

In Japan, based on the housing performance indication system, the long-term quality housing certification system has been implemented since 2009. Since 2013, the long-life quality housing certification system has been introduced to existing housings, and a long-life quality housing reform project has been newly established and operated under the support system. South Korea also operates a long-life housing certification system that corresponds to Japan"s long-life quality housing, but it is a fact that no direction has been established for extending the life of existing housing. From this background, this study aims to examine the contents of the long-life quality housing certification system and the subsidy system of existing houses in Japan and to find suggestions. This can be used as a reference to study the direction of the foundation for extending the life of existing homes in Korea.

The purpose of this study is to rewiew flexible housings built in the domestic housing, to arrange the characteristics and limitations, and to seek direction for development. The object of study is cases built since 1970 to present, including apartments related to flexibility. This study synthetically consider space planning, construction methods, structure, equipment related flexibility, variable wall. In conclusion, characteristics of flexible housing are as follows. The first, Based on the space composition of bearing wall structure, to replace load-bearing wall with column. The second, to fix wet zone. The third, Partial flexibility(install and dismantle) between rooms generally lean to adoption method when moving into. The fourth, The flexibility during dwelling has problems: the limits of construction method, insufficiency of application in movable partition accessories and facilities method of no consideration for flexibility. Hereafter, to response to variability needs during dwelling, it must to be accept to the change of structure method, seek variable possibility including variability of wet zone, components of variable wall, the change of construction method for flexibility, application of facility method for flexibility.

The frist Experimental Open Housing in Korea opened in June 2000 at KICT, which is designed for future housing remodeling and flexibility. The remodeling type is C Type(3LDK) which is one of the three Experimental Open Housing units. The remodeling started in July 2003 as a preparation stage. It took 3 months to remove the existing interior components and to complete remodeling. The purpose of the remodeling is to check remodeling process and to find out problems, further more, to establish design guidelines, to establish construction methods, and to develope components for easy housing remodeling. During the survey, we studied the overall removal procedure of Unit bath room, interior components and materials, and plumbing pipelines and electrical wires of the existing units (C Type), and we observed the reinstall procedure of the storing floor system, interior components, and the utility system. We discussed the problems of the procedures and suggested how to solve the problems. As a result, we find the efficiency of the design and construction methods that considers remodelling.<br/> <br/>
