        공동주택단지 내 주민교육시설의 건축적 고려사항에 관한 연구

        The trend toward more welfare living because of more leisure time has influenced the popularity of the community facilities in apartment housing. According to the residents' increasing interests for well-being life the changes and developments of the community facilities have been required in these days. The purpose of this research is to study these required changes and developments by analyzing the resident's using behavior of community facilities in apartment housing focusing on the educational and cultural facilities. For this purpose, this research intends to examine the existing conditions and problems of educational and cultural community facilities in apartment housing and to analyze the residents' using patterns such as frequency, preference and satisfaction and to comprehend the additional needs and requirements of the residents. The conclusions and suggestions of this research can be a basic data for the architects to design a resident-oriented educational and cultural community facilities.

        주택재개발사업 기획단계에서 이용 가능한 수익성 예측 모델

        주택재개발사업에서 수익성 예측은 성공적인 사업의 수행을 위한 중요한 요소이기 때문에 수익성 예측을 소홀히 할 경우 많은 그에 따른 리스크가 커지게 된다. 그러나 현행 주택재개발사업은 사업이 많이 진행된 시점에서 수익성을 분석하기 때문에, 수익성이 없는 것으로 판단될 경우 그에 따른 큰 손실을 감수해야 한다. 이로 인해 현재 사업이 중단되거나 지연됨에 따라 경제적인 손실을 보는 사업장이 늘어나고 있으며, 그에 따른 이해관계자간 갈등이 심화되고 있다. 주택재개발사업 시 이러한 사회적 갈등과 경제적 손실을 줄이기 위해서는 사업추진여부를 결정하기 위한 적절한 수익성 예측 방법의 개발이 필요하며, 더불어 적절한 시기에 적용할 수 있는 프로세스의 제시가 요구된다. 본 연구는 사업 초기단계인 기획단계에서 수익성을 예측할 수 있는 방법을 제시하여, 합리적이고 타당한 의사결정의 지원을 위한 것으로 본 연구모델의 적용 시 사업 초기단계에 사업 수행 여부의 결정이 가능하도록 하여, 부적절한 사업의 무리한 진행으로 인한 경제적인 손실과 그에 따른 이해관계자간의 갈등을 줄일 수 있을 것으로 판단된다. A judgment on the redevelopment projects' predicted profitability is an essential decision-making element for the success of the redevelopment projects. It is necessary to review the literature on profitability of redevelopment project and draw risk factors that could affect profitability through the risk analysis based on surveys. It is also necessary to judge profitability prediction toward the business value of the redevelopment project in the planning phase according to the risk analysis results which can affect the profitability prediction. In order to prevent the growing difficulties in executing the projects, a profitability prediction model is proposed using the method of management and disposal based on a proportional calculation that can estimate the share of expenses in order to judge profitability in the planning phase. With the improvement of profitability prediction models, it is possible to appropriately judge profitability in the planning phase in order to allow the prevention of suspension, reduction of project term, reduction of cost, and making of rational decisions.

        주택재개발 정비사업 기획단계에서의 수익성예측 모델

        A judgement based on the redevelopment projects’ predicted profitability is an important aspect in making decisions towardthe success of the redevelopment projects. For the profitability of a redevelopment project, it is necessary to come up with a risk analysis based on surveys and study of literatures in order to minimize the risk factors that could affect profitability. It is also necessary to come up with predicted profitability based on the business value of the redevelopment project during the production phase according to the results of the risk analysis. In order to prevent the growing difficulties in executing the projects, a profitability prediction model is proposed using the method of management and disposal based on a proportional calculation that can estimate the share of expenses in order to judge profitability during the production phase. A profitability prediction model is verified by applyingthe profitability prediction model that uses the management and disposal method on the given cases. With the improvement of profitability prediction processes and models, it is possible to appropriately judge profitability during the production phase in order to allow the prevention of suspension, reduction of project term, reduction of cost, and making of rational decisions.

        대학 캠퍼스계획의 분석을 통한 방향설정에 관한 연구

        The existing universities enlarged the scope, filled up the facilities. And many new universities are founded by increase of university students, the change of curriculum and extension of installations for new curriculum. However, the planning for university campus hinders desirable activities in campus and also the origin function of university, because of the problems caused by an application of a uniform planning standard that lacks in logical analysis and such a short step as the occasion demands for the growth and the change of the university campus changing more rapidly than any other field in society. This dissertation is for space program beginning from architectural explanation and basic planning concluding a general structure-planning for land utility, circulation planning, and building layout planning in order to find the practical solution for the applicable campus plan. The contents of this dissertation is summarized below. First, I studied the characteristics of the university, the structure of the university facilities and the expansion the development process of the campus. Second, through the case study of domestic campus planning, I analyzed the characteristics and the problems about space programming, facility layout planning, circulation planning and exterior space planning. Third, in the basis of the above analyses, I set up the directions of comprehensive campus master plan.

        주택재건축 정비사업에서의 CM적용 통합관리 프로세스

        It is necessary to make integrated total management of CM application in the housing reconstruction project process and to make integrated management of CM application including an efficient and systematic supervision by applying process by each stage of integrated management to the existing process. The study applied additional business of construction project management to maintenance & improvement project process as a model for reasonable decision-making, reduction of project period, reduction of expenses, profit of a client and stable business from early stage to stage of completion. As a result of carrying out a survey of positive cases, the study could see that high weight of importance by planning stage, design stage, construction stage and liquidation stage appeared with regard to importance of CM. Through analysis results, the study proposed importance of process model in the integrated management method. It is necessary to make an integrated rationable total management process model including maintenance & improvement project management, construction management and supervision.

        화엄늪 식생의 분포특성에 따른 습지 관리방안

        본 연구는 화엄늪 습지보호지역에서 식생의 공간적 분포특성을 파악하고 올바른 식생학적 보전 및 복원 방안을 제시하고자 시행하였다. 식생자료는 2008년과 2013년에 Braun-Branquet의 방법을 적용하여 총 117종(미동정종 포함)의 식물종이 포함된 29개가 획득되었다. 식물군락은 총 8개로 구분되었으며, 수분조건에 따라 건생형(신갈나무-애기감둥사초군락, 산철쭉군락-전형하위군락, 참억새하위군락, 미역줄나무군락)과 습생형(진퍼리새군락-전형하위군락, 왕미꾸리꽝이하위군락, 참억새하위군락, 바늘골-끈끈이주걱군락)으로 나누어졌다. 습생입지에 발달하는 습생형은 습지보호지역 내에서 보호의 핵심 대상으로 습지의 함몰된 공간 또는 물골 주변에 주로 발달하였다. 면적은 습생형이 전체의 약 3.8%에 불과하였으며, 습지보호지역 안에서 참억새가 우점하는 건생형이 약 51.5%로 가장 넓게 분포하였다. 습지보호지역 내에 다양한 수목들이 침투해 있었다. 2008년에는 교목성 수종 8종(총 228개체)과 관목성 수종 6종(총 51개체)을 포함하여 총 14종의 침투식물들이 관찰되었으며, 2013년에는 오리나무 2개체가 생육하는 것이 확인되었다. 화엄늪의 지속적인 보전과 관리를 위해서 식생유형, 공간분포 변화 및 침투식물에 대한 지속적인 모니터링, 핵심·완충·전이지역의 구획화 관리 등을 통한 능동적이고 가변적인 설정방안 모색을 제안하였다. This study was carried out to understand the spatial distribution and conservation, restoration plan for vegetation in the Hwaeom wetland protected area. Total 29 phytosociological releves consisted of 117 plant species (unidentified species contained) was made during field studies conducted at 2008 and 2013 applying Braun-Branquet method. The collected vegetations were arranged 8 plant communities and thus divided hydric types (Drosera rotundifolia-Eleocharis congesta community, Carex forficula-Molinia japonica community) and xeric types (Miscanthus sinensis community, Rhododendron yedoense var. poukhanense community, Tripterygium regelii community, Carex gifuensis-Quercus mongolica community) under moisture conditions. The hydric types growing in hydric conditions distributed along hollowed out ground or the water channel that have a key qualification to protect. In the wetland protected area, the hydric vegetation types were mostly covered about 3.8% and the xeric types dominating by Miscanthus sinensis were most wildly distributed about 51.5%. Various woody plant species invaded the place. In 2008, invasion plants observed with total 14 species - 8 tree species (227 individual), 6 shrub species (51 individual) and alders (Aluns japonica) found in 2013. We suggested finding out that the sustainable conservation and management in Hwaeom wetland should be setting up plan focused on activity and variability such as continuous monitoring (changing vegetation types, spatial distribution, invasion plants) and zonation management (core zone, buffer zone, transition zone).
