Since the beginning of our military history, we are continuously interested in supplying apartment for military officers. So we possessed 72,361 households and used in 2002. however, 18% of those are over 20years and need to be remodeled. Department of Military has taken this fact seriously to solve the problems, they built more new buildings, rent public buildings and remodeled the old one. But, The procedure of present military apartment remodeling has many problems at the stage of evaluating the priorities in various remodeling projects which have been caused from lots of corps. I’ve reviewed the study of military apartment business and applied the AHP(Analytic Hierarchy Process) method which is effective to evaluate the priorities in various groups’ decision.

The purpose of this paper is to develop the running cost decision model for the office buildings which can forecast the running cost with the cost-related factors in the planning stage. The influences of design on running cost is understood and estimated in figures in the early stage of planning and designing of architecture. So it makes an alternative choice of architecture possible. Statistically extracting the cost information and the decision factors for running cost model, the multiple regression analysis followed in order to obtain the regression curves for running cost. As a result of the correlation analysis shape & total floor area etc, factors were identified as the main factors in office building and the difference ratios between factors are from 1.15 to 1.5.
설계시공일괄 방식의 건축 프로젝트 관리를 위한 프로세스 모델 및 데이터베이스 구축

Recently, the design-build delivery system is being generalized in domestic construction project. The design-build system is becoming an increasingly preferable alternative to design-bid-build delivering method. In design-build project, however, a large construction company and design firm make up consortium as a design-build contractor rather din single company performs design and construction work. In this case, usually the construction companies take a leading role but due to their lack of managerial t31ow-how in the design-build system, they could miss the merits of this approach. Therefore, it is necessary to investigate throughly the function and information flows all over the design-build project. This research suggests a process model and database in the whole phase of design-build project. This process model and database system will also support to improve the consistency of functional process and minimize incoherent activities of the design-build projects. 공공 건설사업 발주 정책의 변화 및 대형화, 복잡화되고 있는 건축 프로젝트의 특성에 따라 향후 건설시장은 디자인 빌드 방식의 건설사업이 더욱 증가할 것으로 예상된다. 그러나 디자인 빌드의 증가와 더불어 운영관리 측면에서의 적지 않은 문제점이 나타나고 있다. 디자인 빌드 방식은 일괄사업자가 설계와 시공에 대한 책임을 전담하게 되므로 많은 리스크 요인이 존재하며, 기본설계에서 실시설계를 거쳐 시공단계에 이르는 업무 프로세스가 명확히 규명되어 있지 않아 사업의 진행에 따른 사업수행자의 일관되고 체계적인 관리가 어려운 실정이다. 이에 본 연구에서는 디자인 빌드 프로젝트의 효과적인 수행 및 관리를 지원하기 위한 프로세스 모델을 개발하고, 관련지식의 체계적인 축적 및 활용을 위해 디자인 빌드 프로젝트의 데이터베이스 구축 및 활용 방안을 제시하고자 한다.

In relation to the latest induction of construction management of the government, there are many problems that need to be decided beforehand. First of all, the powerful regulations of construction-related laws in which various circumstances are involved, because obstacles to the induction of C.M. system is run with self-control. Also, a situation that causes problems for the inefficient operation of supervision system which has the function similar to a C.M. system in korea, produce main obstacles to the induction of C.M. system. In this case, a research questionnaire survey for construction-related company is performed. So ① problems for a current construction company and current supervision company are analyzed. ② The subject which precedes when C.M. is inducted and the improvement plan of construction-related system for the conversion of supervision into construction management are proposed.
