        녹색건축 인증기준 개정에 따른 공동주택 인증결과 및 특성 분석

        This study aims to compare the certification status and score ratings of multi-unit dwellings before and after updating the certification status from G-SEED 2013 to G-SEED 2016. We aim to deduce ways to improve the certification criteria by examining green building certification documents certified by the Korea Appraisal Board. We hope to use these insights to inform decisions on future green building certification criteria. The findings from this study are as follows. (1) Transitioning from G-SEED 2013 to G-SEED 2016 changed the stringency of the certification criteria so that less buildings were eligible for high-tier certifications (Green Class I, Green Class II), while the number of buildings certified with lower-tier certifications (Green Class III, Green Class IV) increased. (2) The categories for which scores could have been earned by request from the applicant decreased from four in G-SEED 2013 to two in G-SEED 2016. (3) It was noted from the certification results of G-SEED 2016 that for three categories (maintenance, ecological environment, and indoor environment), there were only small differences between the eligibility criteria for the different certification levels, which led to one specific certification level being highly represented.

        공동주택 친환경성능의 정량적 분석을 통한 녹색건축인증기준의 실효성 검증에 관한 연구

        In order to prevent the global warming, many countries have performed the Green Building Certification Systems headed by the developed countries. G-SEED is the representative certification system in Korea for constructing Green-Buildings as other countries" LEED, BREEAM, CASBEE, GREEN STAR etc. G-SEED was established started in 2002 and has been revised several times, still has problems regarding the appropriateness of articles weight and eco-friendly efficiency of Green Building. To confirm the G-SEED effectiveness for reducing Green House Gas(GHG) emission, we suggested how to calculate the amount of the carbon dioxide emissions. In this study the amount of carbon of the green buildings certified through G-SEED is computed and analyzed . Calculating and analyzing the amount of carbon emission of 68 certified Green Buildings(apartment houses), there was a little correlation between the Green Building grade and the amount of carbon emission. Therefore it was verified that there is a little effectiveness of the green building criteria in reducing GHG emissions. The reason is that there is a few criteria of calculating the GHG in Green Building Certification, and it is needed to revise the criteria that can verify the effectiveness of Green Building by evaluating the performance quantitatively. It is not affordable to give it a rating through evaluating quantitatively the carbon emission of buildings. It is also important that green building has to give us the qualitative satisfaction of the environment and phychological comfort. If G-SEED is well coordinated by the part of quantitative assessment and qualitative assessment, the sustainable buildings could be widespread to our living places without wasting the resources of future generations or degrading the environment.

        공동주택의 녹색건축 예비인증, 본인증 득점현황 및 인증특성 비교 분석

        This study analyzes the scoring status and certification characteristics by detailed evaluation criteria and specialty fields in the preliminary and main certification stages for multi-unit dwellings that have acquired the G-SEED green building certification. Certification characteristics such as score ratings from each stage and changes in score ratings from preliminary to main certification, were analyzed amongst thirty multi-unit dwellings that received G-SEED 2016 green building certification from the Korea Appraisal Board. The objective of this study is to examine data to inform green building certification standards in the future. The findings from this study are as follows. ① The fields with the most frequent grade changes were ‘3. materials and resources’, and ‘7. indoor environment’, which recorded 10 instances of grade changes each. ② The items with a higher average score rating increase ratio at the time of main certification compared to preliminary certification were: ‘3.5. green building materials application fee (24.0%)’, ‘2.1. energy performance (13.3%)’, and ‘7.8. indoor/outdoor noise level from traffic (6.7%)’. ③ The items with a higher average score rating decrease ratio at the time of main certification compared to preliminary certification were: ‘5.3. provision of user manual (20.0%)’, ‘5.1. environmental management plan for construction sites (19.3%)’, and ‘ID5. environmental management of green construction sites (14.0%)’.

        주택 재건축 예비평가 자료분석을 통한 분야별 주요결함 발생현황 및 유지관리방안 고찰

        The purpose of this study is to classify defects of the residential building by analyzing the defect specified by prequalification of residential building reconstruction and to suggest the solution of the problem which can be arisen during each stage of plan, construction and maintenance. By sorting the main defects which is specified by pre-qualification of residential building reconstruction for three years from August 2006 to August 2009 into 4 catagories and analyzing the cause of the defects, we draw the way of maintenance to prevent the defects and make pleasant residential environment. The reason for the frequent defects from residential building is mainly deterioration. It occured on the finishing more than on the structure, which means that residents can find defects easier on the finishing than the structure and clear the demand for repair. The result of analyzing of pre-qualification of residential building reconstruction is that the defects mostly caused small, masonry constructed and lower apartment. The apartment which is not into legal right for maintenance naturally have more defects than the others. In conclusion, it is necessary to establish a law of obligation duty of the maintenance of small apartment.

        공동주택 친환경건축물인증 평가항목별 득점현황 및 분석

        The purpose of this study is to analyze problems and suggest improvements the distribution characteristics of credits for assessment items evaluated by Green Building Certification System(GBCS). The grade distribution works of four accreditation authorities were searched for grading distribution by performance item for 170 cases from July 2010 to June 2012. It was revealed that ‘unequal distribution’, in which only certain grading was focused on 6 items amongst the entire 38 performance items, and ‘no-grading’, in which specific grading was not shown occurred on 3 items. Items in which both ‘unequal distribution’ and ‘no grading’ were generated include on 11 performance items. The items shown in unequal distribution at the highest point is not likely to reach the criteria having discrimination from others, and the items at the lowest point seems to be difficult to have reality. Without the highest and lowest point, a phenomenon of some gathered specific points show that general used method is applied for utilizing. The results of this study will be applied to the foundation data for revising the criteria of G-SEED, and the significance of this study is to activate the system and establish the foundation.

        주택성능등급 인정항목의 평가결과 및 문제점 분석

        The purpose of this study is to analyze problems and suggest improvements via a status analysis of evaluation criteria and a method for three years after revisions to the standard of the Housing Performance Grading Indication System. The grade distribution works of four accreditation authorities were searched for grading distribution by performance item for 144 cases acknowledged for a ‘new standard’ (revised standard). It was revealed that ‘unequal distribution’, in which only certain grading was focused on, and ‘no-grading’, in which specific grading was not shown occurred on 17 items amongst the entire 27 performance items. The items shown only in ‘unequal distribution’ were generated for crime prevention content and horizontal evacuation distance. Only ‘no grading’ items were generated in seven items, which were heavy-weight floor impact sound insulation, remodeling & maintenance(common space), daylight, home networks, fire detection & warning facilities, smoke release & evacuation facilities, and so on. Items in which both ‘unequal distribution’ and ‘no grading’ were generated include noise emission in bathrooms, outside noise in sound insulation-related grading, remodeling & maintenance(private space), durability, and application of low emission product, ventilation performance for household units, consideration for the socially underprivileged, such as the elderly, etc. (private space), fire resistance performance. A commonly used method was applied to the evaluation criteria of each performance item in which ‘unequal distribution’ occurred for construction, and this is grading can be acknowledged without much difficulty. This shows that the housing performance grading acknowledgement criteria is lacking in discrimination from others. Evaluation criteria not showing ★★★★ amongst the evaluation criteria of each performance item shows that it is a criteria that is quite difficult to acknowledge for performance grading, and items not occurring ★ shows that a construction method was applied, which is basically applied to current apartment housing, and thus has no discrimination from others.
