This study aimed to evaluate the appropriateness of housing units of public rental apartments in Seoul to satisfy the characteristics of the family members of the current tenants, and measured the appropriateness of the housing unit size using the standards of housing area and number of bedrooms of the minimum housing standards. This study used the microdata of the Korean Housing Survey conducted by the Ministry of Land, Transport and Maritime Affairs in 2014 and only used the responses of 134 households living in the long-term public rental apartments in Seoul for the analysis. According to the evaluation, only 33.6% of the households had the same number of bedrooms with the minimum required number of bedrooms for the households; 53.7% of the households had a higher number of bedrooms than the requirement. As for housing area, 10.4% of the households had the same area with the minimum required area and approximately 80% of the households were living in houses larger than the standards. In other words, it was identified that the housing units size of the existing public rental apartments was not exactly appropriate for family composition of the current households; the current households were living in the houses, which were unnecessarily large and had more bedrooms than the requirement. The research outcomes are expected to be used as a basic resource to set the standards for an appropriate housing size in consideration of the current residents when planning housing units of public rental apartments in the future.

본 연구는 노인들의 주택개조 의지를 측정할 수 있는 도구를 개발하고 그 타당성을 규명하는 것을 목적으로 한다. 본 연구는 계획적 행위이론 모형을 토대로 한 방법론적 연구로, 사전조사를 실시하여 26개의 예비항목을 마련하였다. 개발된 항목의 내용타당도 검정을 위한 1차 조사와 탐색적 요인분석을 통한 구성타당도 검정 및 내적신뢰도 검정을 위한 2차 조사를 순차적으로 실시하였으며, 그 결과는 다음과 같다. 첫째, 전문가를 대상으로 내용타당도 검정을 통해 사전조사에서 개발된 26개 항목 중 일부가 제외되거나 병합되어 총 22개의 항목으로 재조정되었다. 둘째, 쇠퇴지역에 거주하는 만 65세 이상 여성 노인을 대상으로 도구의 구성타당도 검정하여 공통성이나 고유값이 부적합한 것으로 판단된 항목들을 제외하고 총 14개의 항목이 5개의 요인으로 재구성되었다. 이는 총 72.5% 수준의 설명력을 가지고 있었으며, 내적신뢰도 또한 0.75로 신뢰할만한 수준인 것으로 나타났다. 이러한 본 연구는 공공차원에서 쇠퇴지역의 물리적 환경을 개선함에 있어 주택 소유자의 개조의지를 정량화하여 객관적으로 파악할 수 있게 함으로써 지역의 원활한 환경 재생을 도모하는데 기여할 수 있을 것으로 예상된다. This study aims to develop a scale to measure the elderly's intention on home renovation and to verify its validity. As a methodological study based on the theory of planned behavior, this study provides 26 preliminary items in the pre-test. The first main test, performed to verify the content validity of the developed items, was followed by a second test of construct validity and reliability. As the result of the content validity test targeting experts, some of the original 26 items were excluded, while others were combined for a total of 22. As the result of the construct validity test of the scale, targeting the elderly aged 65 and over, the 22 items were narrowed down to 14 items, excluding the items that were unsuitable for communality and Eigen value. After once more conducting a factor analysis, the items were classified into five factors with a total cumulative variance of 72.5% and a Cronbach's α of 0.75. This study will contribute to the discussion of housing for the elderly by giving force to environmental regeneration activities through facilitating the identification of the home owners' intentions to renovate in order to improve the physical environment in decayed areas at a public level.

As the severe low birthrate continues, the Korean government enforces housing policies for married-couple households with children, which include preferential housing supply or housing mortgage loan Interest based on the number of children. Despite the huge budget for housing support, there is a lack of research about the difference in housing costs depending on the number of children. This study examined the impact of the number of children on the housing expenditure. This study analyzes the microdata of 2019 Household Income and Expenditure Survey and selected items related to housing costs. Schwabe index, the proportion of housing costs to the total expenditure of households, was compared. Results show that the proportion of housing expenditure decreased as the number of children increased, especially from households without a child to with two children. The proportion of housing expenditure might decrease as other child-related expenses such as childcare and education increased as the number of children grows. Households with a greater number of children lived in a relatively better quality of housing and had higher housing stability. However, households with three or more children were relatively vulnerable to the quality of housing and housing stability than those with two children. This study provides the characteristics of housing expenditure according to the number of children, which can be used as basic data for establishing housing policy to satisfy various households with children.
지체장애인 맞춤형주택 디자인가이드라인의 사용자혜택 분석

Most existing residential environment of disabled people has made them exposed to the risk of safety accidents, and therefore hinders their independent living. In this regard, the importance of desirable residential environment has emerged. Some preceding studies have addressed the characteristics of disabled people's residential environment plan; however, the information on what environmental benefits are offered through such characteristics is insufficient. This study aims to analyze the housing design guidelines for disabled people in respect of the benefit of disabled people who are actual users. In this study, essential design guidelines for disabled people verified through expert workshop panel was analyzed based on user benefit theory. According to the study results, the total guidelines have the most characteristics supporting behavioral facilitation, and mainly consist of physiological maintenance characteristics related to disabled people's health and safety. Also, it is founded that environmental affordance essentially required depending on each spatial function was different. The ratio of physiological maintenance item is high in access route, unlike living room, kitchen and bed room where behavioral facilitation is especially emphasized. These findings can be utilized as basic data for customized residential environment plan to realize residential welfare for disabled people.
