        CAPM의 서울 아파트 시장 적용 및 활용에 관한 기초연구

        This study tests the theoretical equilibrium described by CAPM(capital asset pricing model) using micro-data from Seoul`s apartment market. Implications of CAPM is derived, and tested for two distinct submakets of Seoul using the methodology proposed by Black, Jensen and Scholes(1972). Returns from individual apartment investment are calculated from monthly apartment price data, and market rates of return are assessed from price indices surveyed by Kookmin Bank. 3 month CD interest rates are used as risk-free rates of return. Our test shows that CAPM is not strictly applicable in the overall market. The result was expected to a certain extent, considering many elements of inefficiency in the real estate market. However, both submarkets show fairly linear relationship between beta coefficients and excess rates of return. It implies that although the broad Seoul housing market differs from what CAPM presumes, individual submarkets may move in a more rational and efficient way.

        중학생의 섭식장애행동과 학업적응도의 관계 연구

        The purpose of this study was to verify the difference of middle school students` eating disorder behavior and scholastic adjustment according to the gender and weight group and evaluate correlations between their eating disorder behavior and scholastic adjustment. A survey was conducted in middle school second graders attending five schools located in Seoul. Results from 355 questionnaire sheets were utilized for statistical analysis, and the results were gained as below: With regard to eating disorder behavior by gender, female students showed more eating disorder behavior than male students (p < 0.01); however, scholastic adjustment did not indicate significant differences by gender. According to the result of analyzing scholastic adjustment according to the weight group, the obese group showed lower scholastic adjustment (p < 0.05) and adjustment to studying (p < 0.01) than other groups; however, the eating disorder behavior, attachment to school, and adjustment to school did not indicate significant differences. According to the results of analyzing scholastic adjustment by eating disorder group, the normal group showed higher adjustment to studying than the risky group (p < 0.01). And scholastic adjustment, attachment to school, and adjustment to school did not indicate significant differences. The eating disorder behavior showed negative relationship with adjustment to studying. They showed more eating disorder behavior, their adjustment to studying became lower. Therefore, it is necessary to provide nutritional education at home and at school for them to have appropriate dietary habits as well as health education for them to maintain normal weight.         해외 친환경레스토랑 인증제도 비교분석 연구

        A response to climate change and sustainable development following environmental problems such as environment pollution and depletion of energy source are being recognized as issues for all areas of the world representing themselves as ‘eco-friendly’ awareness and attention for the environment. The impact of restaurants on the environment is one of the most significant factors in recognized human behaviors impeding the sustainable growth of the earth. For this reason, the restaurant business needs to participate in responding to global warming and cooperate in preventing environmental pollution to prepare for the advent of low-carbon society. Many countries around the world have already established evaluation standards for environmental performance of restaurants, and the certification system of green restaurants are currently being enforced in major countries according to their circumstances. However, Korea has still not developed a certification standard in consideration of conditions of restaurants. Therefore, this research seeks to compare and analyze items and standards of evaluation in the certification standards of green restaurants that are in operation overseas prior to the development of domestic certification standard of green restaurants to examine the characteristics of each country’s certification system, prepare reference material for the future development of domestic certification system of green restaurants and propose research directions.

        초등학교 급식에서 채소류 메뉴의 선호도 및 기호도에 관한 연구

        The purpose of the study was to investigate the basic data that could make out a menu reflected by students' preference to increase the intake of vegetable food through the cooking method and color of favorite vegetables. For the investigation, 292 primary school students in Gyeonggi area were surveyed. In the preference of food items, the meat food was more preferred to the vegetable food. Also, the reasons that students do not eat vegetable provided were 'bad taste' and 'unfavorite vegetable'. The preference analysis for vegetable showed that green vegetables, white vegetables and yellow vegetables were in the order of cucumber, cabbage, Chinese cabbage and spinach; potato, radish, onion and root of Chinese bellflower and sweet potato, sweet pumpkin, bean sprout and carrot, respectively. The preference was three kinds of vegetables that were more delicious rather than frequently eaten at home. The preference analysis for cooking method of vegetables showed that green, white and yellow vegetables were in the order of seasoned vegetables, raw seasoned vegetables and salads; fried food, pan-fried foods and soups/stews; fried food and steamed of foods, respectively. Therefore, this study was conducted in order to increase the vegetable intake. According to the results of this study, it is certainly necessary to develop menus of vegetables integrating the kind and its cooking methods both students preferred and disliked. This suggests that the use of vegetables and the development of more efficient cooking methods for less preferred vegetables is needed. Furthermore, schools need to develop various nutrition programs for both students and parents. This would improve parents' knowledge in nutrition and enhance the formation of healthy and balanced eating habits for students.

        레스토랑의 친환경 인증기준의 필요성과 지속가능성 방안 연구

        As social interest in environmental pollution increases, as a result of the rise of global awareness of climate changes and environment destruction, in food service industry, interest in ``environment-friendly`` or ``eco-friendly`` is increasing. The major factor in food and beverage service is food served to the customers, and the supply of food products affects the environmental pollution of the earth the most along with construction and transportation and due to growth of food service industry, such influence is even increasing. Furthermore, supply of food products is responsible for approximately 30% of world GHG emission. Likewise, since food service industry not only has significant influence on the environment but also on the economy due to expansion of the food service market, it is responsible for environmental and social demand. Thus, it must invest its effort to realize environment-friendly operation or supply of sustainable food. Since practice of environment-friendly measures is only meaningful if it has a clear ground that they actually reduce the anti-environmental influence, an objective standard that can assess those measures is required. In the midst of these series of situations, perhaps the first priority is preparing qualification standards that can assess environment-friendly restaurants. The necessity for environment-friendly qualification standards is increasing due to the rise of the concept of sound and sustainable development, increasing seriousness of global warming, and rapid depletion of the total reserves of earth resources, and it is also important in that it serves to encourage environment-friendly food and beverage service. In this study, the necessity of the environment-friendly qualification standards for restaurants is discussed as an institutional measure to achieve the conceptual goals for sustainable development in the food service industry. Also, the concept of environment-friendly restaurants, which is being suggested as a practical alternative for sustainable development, and the environmental influence of restaurant services are to be examined, and change in perception and suggestion of environmental improvement measures for sustainable restaurants are to be induced.

        CAPM 모형을 이용한 서울시 자치구 주택시장유형의 구분

        본 연구는 투자자의 관점에서 서울시 25개 자치구의 유형화를 시도한다. 이를 위해 서울시 각 자치구에 CAPM모형을 적용한다. 적용결과 CAPM의 선형성은 많은 구에서 보여 졌으나 전체 구는 아니었다. CAPM 선형성 적용여부에 따라 적용되는 구와 적용되지 않는 구로 유형화하여 살펴보았고, 서울시 25개 구 아파트를 수익률, 베타값, 베타값 대 수익률 비율이라는 3가지 요소를 기준으로 분류하였으며 이를 통하여 고위험- 고수익 구와 저위험-저수익 구로 나누었다. 이는 동질적인 하위주택시장들을 가려내는 새로운 연구방법론을 개발하는 자료가 될 수 있을 것이다. This study classifies Seoul's housing submarkets which correspond to 25 autonomous districts from investors’ perspective. For this purpose, we first examine whether the capital asset price model(CAPM) is applicable to each submarket. The result shows that linearity assumption of CAPM is applicable in most, but not all submarkets. Also, we classify submarkets by 3 elements(excess-earnings rate, beta, and ratio of earnings rate to beta), and categorize them as high risk-high return markets and low risk-low return markets. From these analyses, we identify homogeneous housing sub-markets.

        밀키트 선택속성이 소비자 만족, 구매의도 및 추천의도에 미치는 영향 : 20~30대 1인 가구 밀키트 소비자를 중심으로

        20~30대 1인 가구는 ‘혼밥’문화와 더불어 HMR 및 밀키트의 급격한 성장을 주도했다. 특히 최근 코로나19 감염병 사태 이후 20~30대를 중심으로 국내외 밀키트 시장의 수요가 더욱 늘어나는 추세다. 밀키트 시장 규모의 급격한 상승에도 불구하고, 밀키트 관련 선행연구는 밀키트의 상위개념인 HMR 연구에만 집중되어 있다. 이에 따라 본 연구는 밀키트의 주요 소비층이자 트렌드 선도자인 20~30대 1인 가구를 중심으로, 밀키트 선택속성(편리, 가격, 품질, 즐김)이 소비자 만족, 구매의도 및 추천의도에 미치는 영향요인을 통합적으로 파악하고자 했다. 본 연구를 위해 밀키트 제품 구매 및 이용 경험이 있는 20~30대 1인 가구를 대상 온라인 설문조사를 진행했다. 연구결과, 밀키트 선택속성 4가지 중 3가지(편리, 가격, 품질) 속성은 만족에 정(+)적 영향을 미쳤으나, 즐김 속성은 만족에 유의한 영향이 없었다. 만족은 구매의도와 추천의도에 정(+)적인 영향을 미쳤다. 또한, 만족은 밀키트 선택속성과 구매의도의 관계를 매개하는 것으로 나타났다. 본 연구결과는 밀키트 제품 연구자 제조업계 및 광고PR 담당자에게 20~30대 1인 가구 소비자 특성과 연관된 기초자료 및 커뮤니케이션 방향성에 대한 함의를 제공한다는 점에서 의미가 크다. As a new consumer market with an increase of about 2.15 million in 2019, single-person households in their 20’s and 30’s in Korea have led to rapid growth in HMR and Meal-Kits by the emergence of new food-related lifestyle trends such as a solo dining trend called “Hon-bap.” Being accelerated by the recent Covid-19 outbreak, the Korean meal-kits market is expected to grow to around 700 billion won by 2024. However, despite this rapid growth of the meal-kits market, the existing studies on meal-kits mainly focus on HMR with the higher concept of meal-kits. Therefore, this study integrates how meal-kits product selection attributes affect satisfaction, purchase intention, and recommendation intention. The sampling of this study was conducted on single-person households in their 20’s and 30’s with experience in purchasing and using meal-kits products, and 314 questionnaires were collected through online surveys. The data were analyzed with frequency analysis, reliability analysis, confirmatory factor analysis, and PLS analysis using SPSS 20.0. The results are as the following: First, the convenience, price, quality properties among meal-kits product selection attributes had a positive effect on satisfaction. Second, satisfaction had a positive impact on purchase intention and recommendation intention. Third, satisfaction partially mediated the relationship between meal-kits product selection attributes and purchase intention. Fourth, satisfaction partially mediated the relationship between meal-kits product selection attributes and recommendation intention.

        브라질 오피스 빌딩의 최적 투자기구(Vehicle)에 관한 연구

        1. CONTENTS (1) RESEARCH OBJECTIVES Brazilian office market offers one of the best investment opportunities in the mid-term future. However, little information flows among Korean real estate professionals. This paper intends to fill the gap by introducing various indirect investment vehicles accepted under the Brazilian law and comparing them with real world case. (2) RESEARCH METHOD Specifically, we consider three financial structures: indirect acquisition through FII (real estate investment funds), indirect acquisition through FIP (fund that invests in companies which are allowed to posses real estated properties), and direct acquisition through Limitada. The investment characteristics such as legal and tax issues are identifies and expected returns are calculated. (3) RESEARCH FINDINGS For the particular office building we are considering, we conclude that Limitada seems to be the best investment vehicle. 2. RESULTS The investment characteristics and expected return would mainly affect choosing the investment structures, and also legal and tax issues should be reviewed accurately either. Through this study, we hope investors can access to the real estate market in Brazil, for expanding real estate investment opportunities overseas.
