Small towns in Korea have been experiencing a steady decline in their populations during the past decades of development. These small towns play an important role as centers of rural areas. After the establishment of municipalities, public interest in small towns has increased, particularly as they can serve as important areas of national polity for balanced development. The purpose of this paper is to determine the relationship between population size and urban facilities of small town centers. The research includes surveys and analyses of various types of activities in 39 small town centers between 1985 and 2005. From the results, it was determined that there is a hierachy of the size of urban facilities according to the population of small town centers. Therefore, this paper concludes it is necessary to provide new policies and strategies to develop small towns more efficiently. Also important is the creation of planning programs that reflect the given conditions of each small town.
농촌주민의 정주여건 인식과 생활만족도의 관계 분석 -전라북도 농촌지역을 대상으로-

This study of the living environment for rural residents to identify the relationship between perception and satisfaction are as. Jeollabukdo rural residents survey and SPSS 18.0 statistical program utilizes improvement of rural environment and living conditions were discussed. The main analysis results are summarized as follows. First, rural residents use the facility convenience and accessibility, economic burden, there was a tendency to recognize the important, good natural environment or their children / relatives for the distance was a low awareness. Second, the location and land a job for men, the women have a higher awareness of the use of public transportation inclination showed less than 50 age group showed higher awareness. Third, the rural living environment of residents` satisfaction with 3.544, and overall satisfaction with village life showed a high propensity men have higher satisfaction than women. Finally, the living environment for the perception and satisfaction with the relationship between residential stability and economic awareness of a higher living environment was found that high satisfaction. These findings further improve the rural environment, improve satisfaction in that you can plan the basis for an effective strategy can be. More sustainable in the future, including the analysis of various parameters in progress by being linked to policy measures that will be provided.

As the urban management strategies focused on the public transportation system have been discussed in recent years frequently, the concerns for ‘subway station area’ have been growing. Subway is one of the major public transportations. And the subway station area has been perceived as a place that a lot of city activities take place and has a high potential in development. The purpose of this study is to review of the change of building use and to draw the factors influencing to building use at the three subway stations - Jungangno, Yongmun and Banseock - in Daejeon metropolitan area. The results are summarized as followed. Firstly, the "retail & service" and the "business" are the primary building use and the portion of those building use in frequency and area occupied about half of total building use at the three subway station areas. Secondly, it was revealed that the provability of the change of building use was high as the width of road was wide. Thirdly, the improve in accessibility had a great effect on the subway station area in downtown as compared with that in out-of-town. And finally, it was analyzed that the impact of subway opening was stronger at the secondary building use such as medical care, etc than the primary building use such as retail & service and business. The study considering not only physical factors but also social and economy factors at subway station area is needed in future.

The purpose of this research is to analyze the relationship between the type of housing movement and residential satisfaction. This study is differentiated from the precedent research in the view point of categorizing residents by housing movement and analyzing the differences in residential satisfaction. To carry out this study, a survey was performed on residents in Daejeon. T-test, ANOVA and multiple regression analysis were conducted to find out the factors of residents’ satisfaction. The results of this study are summarized as follows: First, the movements for a better living environment had significantly a higher satisfaction, while those related to economic reason had the lowest in satisfaction. Secondly, the type of housing movement separated with internal reason showed a high satisfaction while that separated with external reason had a low satisfaction. Finally, the ‘financial condition’ had the biggest influence on the overall satisfaction of the living environment both in the case of internal and external reasons through multiple regression analysis. The findings of this study show that the social environment as well as physical and economic aspects(environments) was the main factor on residential satisfaction.
가구특성 및 주거환경이 공동주택 리모델링 선호에 미치는 영향

The purpose of this research is to analyze the impacts of household`s characteristics and residential environment on remodeling preference. The results of analysis in this study revealed that; First, the Cross-tabulation Analysis is conducted to study whether there is difference in housing preference according to household`s characteristics. In the result, there are no differences in it`s favor except for distinction of sex. Second, this study calculated the satisfaction about residential environment as to internal residential environment or external one and housing preference groups(remodeling preference group and new-housing one). Through the result of analysis, the group having a high satisfaction about residential environment prefer to remodeling housing. And the group of remodeling preference has a high satisfaction on the infrastructure. On the other hand, the group of new-housing chosen is contented with non-physical environment. After the analyzing of the difference of housing preference as to residential environment`s satisfaction, it is found that the favor of remodeling is relative to not only internal residential environment but also external one. At the end, the Discriminant Analysis is executed to find out the factors affecting to housing preference. The result is that impacts of external residential factors such as ``convenience facilities`` and ``road & parking`` are larger than that of internal residential factors. According to the upper results, it is necessary to make a profound study of ``remodeling`` in the aspect of urban planning as well as that of architectural and inner-housing design.
