This study conduct the survey around happy rental housing neighbor in Seoul. This study to see what the people’s perception for environment changing after happy rental housing constructed in their village. There are four target areas, Gang-il dong, Cheon-wang dong, Nae-gok dong and Sam-jeon dong. Each area has 150 samples, so total 600 samples are investigated. The investigating items composed of two division, positive side and negative side. The items have overall, effect of environment improvement positively, effect of revive local economy, the impact housing prices down and image degradation effect for their region. As the results, 66% of the people thought happy rental housing was a positive influence in their region which was two times the number of people who thought there was a negative influence in their region. 61% of the people thought the happy rental housing revitalized the regional market which was more than 58% of the people who thought the happy rental housing improved the residental environment. As for negative evaluation, the decrease of real estate prices was 22% while the village image degradation was 18%. it reflects worries about the decrease of real estate prices.

The purpose of this study was to analyze the residential environment improvement projects and the residents fear of crime. More specifically, we examine how its theoretical implication are borne out empirically in redevelopment areas. In this study verify how effect the fear of crime in local level. In particular, main focus on this study was to distinction redevelopment district as designation, progress, and completion stage due to each stages different phenomena occurred. As a result, the research that causes and effects vary at different stage on urban redevelopment process. These key findings of this research that district designation stages are negatively related to the fear of crime. Yet, in the completion stage of redevelopment sites are positive effect on the fear of crime as theory would suggest.
공간회귀 분석을 활용한 빈집 발생 요인 분석 - 경상남도 단독주택 빈집을 대상으로 -

Vacant houses, which are directly linked to various social problems, are increasing rapidly throughout the country. In this study sought to understand the occurrence of vacant houses as a spatial phenomenon and to demonstrate factors affecting the occurrence of vacant houses. Therefore, the purpose of this study is as follows: First, it was intended to identify the distribution and analyze the current status of empty houses in Gyeongsangnam-do by utilizing actual empty house address data. Second, the spatial characteristics of vacant houses were understood based on spatial autocorrelation analysis of vacant houses. Third, variables were selected based on prior studies and the factors affecting empty houses were analyzed through spatial regression analysis. Finally, it was intended to explore the connection between regional characteristics and the occurrence of vacant houses, and to derive influencing factors related to the occurrence of vacnat houses. Analysis results shows that the distribution of vacant houses is distributed in large numbers around geographically poor areas. The increase in vacant houses could also be observed centered around areas near existing vacant houses. Furthermore, the spatial regression analysis showed that the occurrence of vacant houses was highly distributed in areas with poor terrain and environment, such as administrative boundary areas, river boundary areas, and wastewater discharge sites. Based on these results, it seems necessary to take measures against vacant houses in dangerous areas in order to prepare for the increase in vacant houses in advance in the future, taking into account regional characteristics.
빈집 밀집 지역 특성 및 유형 분류에 관한 기초연구 - 경상남도 진주시를 중심으로 -

Vacant houses, which have emerged as a problem in small and medium-sized cities in provincial areas, continue to increase, and are seriously threatening the social and economic stability of cities along with the decline of cities. This study selected the old town of Jinju City, where population decline and functional differentiation occurred due to multinuclearization after the creation of the innovative city. The old town of Jinju City needs to distinguish the types and characteristics of vacant houses by region because the problems of poor and old detached houses are serious due to various economic, social, and physical effects. Therefore, the purpose of this study is to identify the actual condition of vacant homes based on field surveys in the old town of Jinju City, Cheonjeon-dong, Sangbong-dong, Jungang-dong, and Seongbuk-dong, and then classify the types by calculating the grade, and to derive the regional characteristics of each vacant house type. The distribution of vacant houses was determined based on the data of defective old houses and detached houses provided by local governments in Jinju City, which were processed as point data based on the direct investigation by the officials in charge. Through on-site surveys, regional characteristics, local community characteristics, and vacant home occurrence characteristics were identified, and for classification of types, the grade was calculated based on the vacant home survey index. The scope of this study is limited to the old town of Jinju City, so the generalization of the results is limited, but the study is meaningful in that it reveals differences in the types of vacant houses depending on the region. As a follow-up study, an analysis of the objectivity and spatial effects of actual indicators will be conducted together.
진주시 용도지역별 빈집 발생 특성 분석 : 빈집 밀집 주거지역 · 상업지역을 대상으로

The issue of vacant houses being discussed in various local governments is a time when an appropriate response is needed. Therefore, in this study, the factors that generate another vacant house were analyzed using the Relogit model targeting Cheonjeon-dong and Seongbuk-dong, which are general residential areas in the old downtown of Jinju City, and Jungang-dong and Sangbong-dong, which are central commercial areas. As a result of the analysis, it was derived that there are common factors that cause another vacant house by zoning, but there are factors that show opposite results. In addition, the ratio of the aged population, the ratio of old buildings, and the time of occurrence of vacant houses were found to have a significant effect in general residential areas but not significantly in central commercial areas. It was found to have an impact, but not in general residential areas. In a situation where solutions must be sought from various directions to solve vacant houses, this study will contribute to showing the relationship between the zoning and the occurrence of vacant houses, thereby providing a basis for policy analysis and response in the future.
