        서울시 행복주택 사업효과에 대한 주변거주민 인식조사

        This study conduct the survey around happy rental housing neighbor in Seoul. This study to see what the people’s perception for environment changing after happy rental housing constructed in their village. There are four target areas, Gang-il dong, Cheon-wang dong, Nae-gok dong and Sam-jeon dong. Each area has 150 samples, so total 600 samples are investigated. The investigating items composed of two division, positive side and negative side. The items have overall, effect of environment improvement positively, effect of revive local economy, the impact housing prices down and image degradation effect for their region. As the results, 66% of the people thought happy rental housing was a positive influence in their region which was two times the number of people who thought there was a negative influence in their region. 61% of the people thought the happy rental housing revitalized the regional market which was more than 58% of the people who thought the happy rental housing improved the residental environment. As for negative evaluation, the decrease of real estate prices was 22% while the village image degradation was 18%. it reflects worries about the decrease of real estate prices.

        주거환경정비사업이 지역주민들의 범죄두려움에 미치는 영향

        The purpose of this study was to analyze the residential environment improvement projects and the residents fear of crime. More specifically, we examine how its theoretical implication are borne out empirically in redevelopment areas. In this study verify how effect the fear of crime in local level. In particular, main focus on this study was to distinction redevelopment district as designation, progress, and completion stage due to each stages different phenomena occurred. As a result, the research that causes and effects vary at different stage on urban redevelopment process. These key findings of this research that district designation stages are negatively related to the fear of crime. Yet, in the completion stage of redevelopment sites are positive effect on the fear of crime as theory would suggest.

        공간회귀 분석을 활용한 빈집 발생 요인 분석 - 경상남도 단독주택 빈집을 대상으로 -

        Vacant houses, which are directly linked to various social problems, are increasing rapidly throughout the country. In this study sought to understand the occurrence of vacant houses as a spatial phenomenon and to demonstrate factors affecting the occurrence of vacant houses. Therefore, the purpose of this study is as follows: First, it was intended to identify the distribution and analyze the current status of empty houses in Gyeongsangnam-do by utilizing actual empty house address data. Second, the spatial characteristics of vacant houses were understood based on spatial autocorrelation analysis of vacant houses. Third, variables were selected based on prior studies and the factors affecting empty houses were analyzed through spatial regression analysis. Finally, it was intended to explore the connection between regional characteristics and the occurrence of vacant houses, and to derive influencing factors related to the occurrence of vacnat houses. Analysis results shows that the distribution of vacant houses is distributed in large numbers around geographically poor areas. The increase in vacant houses could also be observed centered around areas near existing vacant houses. Furthermore, the spatial regression analysis showed that the occurrence of vacant houses was highly distributed in areas with poor terrain and environment, such as administrative boundary areas, river boundary areas, and wastewater discharge sites. Based on these results, it seems necessary to take measures against vacant houses in dangerous areas in order to prepare for the increase in vacant houses in advance in the future, taking into account regional characteristics.

        지역 내 빈집 증가가 주택 매매가격에 미치는 영향 분석

The more vacant houses there are, the more negatively they affect the area. As the number of vacant houses increases, the provision of criminal places in the area, the vitality of the local community decreases, and anxiety among residents increases due to damage to appearance and deterioration of the living environment. This study is to determine whether vacant houses affect housing prices by conducting panel regression analysis through panel data from 2017 to 2019. The variables are as follows. The number of apartment houses, vacant houses, detached houses, apartments, row houses, multi-family houses, non-residential houses, non-residential houses, basic living security recipients, single-person households, standardized death costs, city/county moving in, city/county section, and land price change rate were set as variables. The results are as follows. It was found that the number of vacant houses, detached houses, number of single-person households, relocation between cities, counties, and districts, and relocation between cities and provinces and housing prices had a positive (+) effect. It was found that non-residential housing and residences other than housing had a (-) effect. Since this study showed the negative aspect of house price decline due to vacant houses, it suggests that it is urgent to prepare measures to contain vacant houses and utilize them. In addition, it need to find various support methods for the maintenance or utilization of vacant houses, such as data on the distribution of vacant houses and establishment of statistics on the current status. Since the maintenance of vacant houses requires considerable public budget funds, it is necessary to analyze the effectiveness of the budget and prioritize the selection of target sites for vacant houses maintenance projects based on the estimation of economic benefits. Through this, the increase in housing sales prices due to the maintenance of vacant houses among the items of benefit should be considered.

      • 사회 네트워크 분석 방법을 응용한 경상남도 생활인구 이동 네트워크 비교연구

        This study was analyzed by applying social network analysis to understand the movement behavior of the living population of Gyeongsangnam-do. Most of the studies emphasizing the role and importance of population movement-related networks in cities are based on theoretical discussions, and there is a lack of empirical evidence to analyze the spatial distribution and structural characteristics of these networks. Accordingly, it is necessary to examine in what type of area the living population flowing into and out of Gyeongsangnam-do forms a network and the spatial and structural characteristics of the mobile network in the national land space of Korea.
