This study aims to analyse the effect of living SOC installation and urban regeneration projects on housing transactions and prices of single and multi-detached houses using various prediction models which consider spatial dependence and non-linearity of a hedonic function. This study employs the dataset of housing transactions and prices of Gyonggi in 2017 and 4 different prediction models such as Ordinary Least Square, Spatial Lag Model, Spatial Error Model, Geographically Generalized additive model. After empirical analysis, we come to the following conclusions. The more elementary schools and public libraries, the greater the volume of single and multi-detached houses transactions, where urban regeneration activation zones are designated. In addition, the more an area belongs to an urban area, the larger the population, the larger the number of relocated populations, and the more living SOCs such as early childhood education institutions, national and public daycare centers, and pharmacies, the higher the housing prices. In conclusion, we can confirm that the main living SOC installation and urban regeneration projects have a positive effect on the improvement of the asset value of residents by revitalizing housing transactions and raising prices. As a result of the comparison of the analysis models, we expect other research related housing transactions and prices prediction will be considered both spatial dependence and non-linearity of a hedonic function to improve the performance of prediction.

본 연구의 초점은 대구·경북지역 자동차부품산업의 하도급 불공정거래 실태가 심각한 실정에 비추어 하도급 공정거래 정책의 전략적 운영을 통해 경쟁력 강화 방안을 모색하는 데 있다. 이를 위해 우선 여러 문헌상에 나타나고 있는 지역 자동차부품산업의 현황과 하도급 불공정거래 실태를 적시한 뒤, 하도급 공정거래의 정착에 기여할 전략적 정책운영 수단을 제시하고자 한다. 결론적으로 말하자면, 하도급 불공정거래를 시정하기 위한 공정거래위원회의 개입은 필요하지만 단순히 규제를 강화하는 것만으로는 불공정거래행위를 하는 기업들의 전략적 행동을 막을 수 없기 때문에 전략적으로 정책을 운영해야 한다. 전략적 정책운영 수단에는 기회주의적 행동유인을 막는 정책수단과 공정거래 행동유인을 높이는 정책수단이 있다. 전자에는 법·제도적 통제, 어음대체결제수단의 사용 확대, 정기적인 실태조사의 시행, 구조조정관련 불공정거래행위에 대한 감시강화 등이 있고, 후자에는 법·제도적 유인책, 정보네트워크의 강화 등이 있을 것이다. 이러한 수단들의 운영결과가 정책에 주는 영향을 이해하고 전략적으로 병용함으로써 하도급 공정거래정책의 효율성을 높이고 지역 자동차 부품산업의 경쟁력 강화를 도모할 수 있을 것이다. According to 'The Survey on the Current Status of the Automobile Parts Industry in the Daegu-Gyeongpook Area' by Daegu Provincial Fair Trade Commission(2001), the status of unfair subcontract transaction is very serious. Consequently, the creation of fair subcontract transactions is a critical factor in strengthening competitiveness in this area. To attempt to resolve these problems, the FTC has intervened with the use of Monopoly Regulation and Fair Trade, Fair Subcontract Transaction Acts. But regulating more severely is inefficent in decreasing unfair trade practices because strategies of firms to choose unfair trading will be unchanged. Therefore the FTC has to utilize strategic operations of fair subcontract transaction policy to direct firms to choose fair trading. There are two political means as follows : reduce incentives of opportunistic behavior, and increase incentives of fair trading behavior. The former includes such measures as controls based on law and institution, regular survey, tightening supervision toward unfair trading related downsizing, enlargement of the means of the settlement (transfering bills), etc. The latter includes such measures as incentives based on law and institution, building informal network, etc. In addition to these means, the will to observe the law and the attitude of trust between partners as developmental cooperators are very important to strengthen competitiveness.
