        Housing Performance Rating Indication System was started in 2006. The aim of Housing Performance Rating Indication is to provide the guideline of housing performance. Repair Convenience is similar to Remodeling. Remodeling has been paid more attention as an alternative for reconstruction. Especially, now the actual house supply is facing almost 100%, it is time to keep and maintenance management of apartment buildings, and ultimately it will expand the Long life housing. Especially consumers has to have a right to select apartment buildings by comparing performance of house. For construction companies, they need a performance code that standardized by government, so they can provide a certain performing house. The purpose of a study is to analyze the result of repair convenience about the applied project recently which is the basis for long life housing. The method of study is to use the data of Housing Performance grade indication. The result of the analysis will be used for upgrade Housing Performance Rating Indication System.

        A variety of Certification systems are initiated, as increased demands for housing quality of building & house owner. New building and apartment built in Seoul metropolitan should acquire Building Energy Rating System and Housing Performance Grade indication System, Green Building Certification System. Building Energy Rating System could be acquired through the certification from energy performance index of environment grade in Housing Performance Grade Indication. Between Housing Performance Grade Indication and Green Building Certification System, There are troublesome to acquire certification because a lot of assessment items are overlapped. At a result, the rational and efficient certification system should be initiated not only to avoid overlap among those certification systems and promote Green Building market share but also efficient certification system operation. We will discuss on assessment items between Housing Performance Grade Indication System and Green Building Certification System and release the improvement method those Certification Systems to avoid overlapping to assessment items.

        장수명 공동주택을 위한 성능지표 설정 및 평가에 관한 연구

        Recently, reconstruction has brought on much criticism because of large construction garbage and construction energy waste on nationwide scale. Remodeling has been paid more attention as an alternative for reconstruction. Especially, now the actual house supply is facing almost 100%, it is time to keep and maintance management of apartment buildings, and ultimately it will expand the Longlife housing. To do so, consumers has to have a right to select apartment buildings by comparing performance of house. For construction companies, they need a performance code that standardized by government, so they can provide a certain performing house. Therefore, this study allows to present the basic data for Housing Performance Indication of maintenance performance of remodeling house. This study analyzed a design code of Korea and other countries, which will generate basic data for grade and index of maintenance performance of remodeling house. The result of analysis of standard contents and popularizing the house, that can extend a life, are used to make a grade and index. Finally, the grade and index that proposed by study was examined by adapting to real constructing apartment house.The most item of result is satisfied with 3 grade which evaluates a variability, a module adjustment and a variable and expended plan possibility. The most item of result is satisfied with 2 grade which evaluates the inspection against an equipment, electricity.

        주택성능등급 표시제도의 빛환경 성능지표 설정

        The purpose of this study is to present the method of daylighting performance of the housing performance indicator system. Daylighting in the neighboring areas of apartment complex is very important especially under the circumstances of densely populated urban cities. Therefore, we need objective index that can be evaluated daylighting performance. Important items of day lighting performance in apartment complex are daylighting, artificial lighting, view, privacy etc. We are handling about day lighting performance using simplified methodology in this study. The method of day lighting performance of the housing performance indicator system being established as can evaluate easily, is expected to reduce estimation time and costs.

        The purpose of this study was to present the benefits of multi-family housing complexes and the ripple effects at the national level through public housing management services for multi-family housing. In addition, through the content analysis of apartment housing management diagnosis service, a housing management service performance index system was created and the results obtained through the management diagnosis service were derived. As a research method, literature analysis, content analysis, and expert survey were conducted. The results of this study were as follows. First, what was the "value" of the management diagnosis service as a component of the management diagnosis service performance indicator system. Second, we developed a standardized "indicator" to measure objective and empirical results. Third, it was revealed that there were economic and social ripple effect through management diagnosis service.

        주택성능등급 표시제도 중 조경평가기준에 따른 생태면적률 산정의 개선방안 연구

        In recent years, there has been growing interests in the performance of multi-family housing worldwide. It is a way of considering occupants more than before. Consumers are attaching importance to good performance as well as economic value of housing. The Housing Performance Grading Indication System is an effective system to improve housing performance and satisfy consumers' requirements. However, in operation of this system, several problems have been appeared, especially in the Biotops Area Ratio which is an assessment standard of landscape grading in the system. This study examines closely the problem occurring in calculation of Biotops Area Ratio and suggests complement methods. After suggesting precise criteria according to each space type, a table containing improved methods for area calculation and self verification is proposed. For better operation of this systems, It is a priority to propagate its purpose and information on calculation method and manual. This research was supported by a grant (06ConstructionCoreB02) from High-tech Urban Development Program (HUDP) funded by Ministry of Land, Transport, Maritime Affairs of Korea Government.

        국내 공동주택 관련 인증제도의 세부 항목에 대한 비교 분석에 관한 연구

        A various building certification systems are being enforced in Korea. However, the enforcement of many building certification systems has brought on the concerned people's confusion and the operation of various building certification systems which have similar assesment items causes much time and economical losses. Therefore, in this paper, the features of the GBCS(Green Building Certification System), Housing Performance Indication System, Building Energy Rating System, and Green Home Standard and Performance Evaluation System are compared and the correlations among each building certification system are analysed. As a result, it is presented that a considerable number of assessment items were so similar and identical that integration of building certification systems is needed for effective operation of these systems.

        주택성능등급 인정항목의 평가결과 및 문제점 분석

        The purpose of this study is to analyze problems and suggest improvements via a status analysis of evaluation criteria and a method for three years after revisions to the standard of the Housing Performance Grading Indication System. The grade distribution works of four accreditation authorities were searched for grading distribution by performance item for 144 cases acknowledged for a ‘new standard’ (revised standard). It was revealed that ‘unequal distribution’, in which only certain grading was focused on, and ‘no-grading’, in which specific grading was not shown occurred on 17 items amongst the entire 27 performance items. The items shown only in ‘unequal distribution’ were generated for crime prevention content and horizontal evacuation distance. Only ‘no grading’ items were generated in seven items, which were heavy-weight floor impact sound insulation, remodeling & maintenance(common space), daylight, home networks, fire detection & warning facilities, smoke release & evacuation facilities, and so on. Items in which both ‘unequal distribution’ and ‘no grading’ were generated include noise emission in bathrooms, outside noise in sound insulation-related grading, remodeling & maintenance(private space), durability, and application of low emission product, ventilation performance for household units, consideration for the socially underprivileged, such as the elderly, etc. (private space), fire resistance performance. A commonly used method was applied to the evaluation criteria of each performance item in which ‘unequal distribution’ occurred for construction, and this is grading can be acknowledged without much difficulty. This shows that the housing performance grading acknowledgement criteria is lacking in discrimination from others. Evaluation criteria not showing ★★★★ amongst the evaluation criteria of each performance item shows that it is a criteria that is quite difficult to acknowledge for performance grading, and items not occurring ★ shows that a construction method was applied, which is basically applied to current apartment housing, and thus has no discrimination from others.

        It is required that an evaluation method that can present the performance after remodeling to residents objectively as the increase in demand for remodeling. New construction is able to evaluate through housing performance grading indication system. However, there are some parts that are difficult to apply as assessment criteria of new construction in remodeling. The purpose of this study is to establish the assessment criteria direction for each item in remodeling performance evaluation. In conclusion, we set up institutionalized items for remodeling performance evaluation, and propose to assessment criteria direction based on the characteristics of remodeling on extracted items.
