        FMEA 기법을 이용한 설계시공일괄방식 주요 클레임 요인 도출

        Design-build projects were devised to enhance the design technologies of the domestic construction industry and the efficiency of public works, contributing greatly to the development of construction technologies. However, as various stages of the process, such as formulation of basic plans and design documents, and deliberations proceed, claims, including changes in the requirements of clients, and design changes occur. These claims result in the delay in construction and an increase in construction costs. In this regard, this study attempted to identify main claims that delay construction and increase the costs of design-build projects, prevent claims in the future, and improve the efficiency of project implementation.

        건설공사 품질관리 적정성 확인 점검 결과를 통한 건설 품질관리 개선방안

        최근 국내 건설 산업은 높은 경제성장률과 신기술 도입 등으로 인하여 대형화, 초고층화, 첨단화가 되어가고 있으며, 건설 품질에 대한 사용자의 관심과 요구 수준은 더욱 높아지고 있다. 이는 과거의 양적인 성장위주에서 벗어나 시장변화에 능동적으로 대처할 수 있는 한층 더 체계적이고 수준 높은 품질관리의 필요성이 요구된다고 할 수 있다. 정부는 이러한 시대적 요구사항을 반영하여 건설공사의 시공 및 사용재료에 대한 적정성 여부와 부실시공 방지 등 품질확보를 위한 점검을 강화하고 있다. 그러나 이와 같은 점검 강화에도 불구하고 품질관리에 대한 인식 부족 및 형식적인 품질관리 운영 등으로 인하여 많은 문제점이 발생되고 있으며, 품질관리 점검 시 반복적이고 지속적으로 지적사항이 발생되고 있다. 따라서 본 연구에서는 반복적인 지적사항을 줄이고, 부적절한 품질관리와 부실시공을 방지하기 위해 서울시 품질시험소에서 2012년 3월부터 2014년 10월까지 393개 건설현장의 품질관리 적정성 확인 점검을 통해 도출한 지적사항 3,443건을 심층 분석하여 실효성 있는 현장 품질관리 개선방안을 제시하고자 한다. 본 연구에서 제안한 현장 품질관리의 개선방안을 통해 부적절한 품질관리와 부실시공의 방지, 반복적이고 지속적으로 나타나는 지적사항의 감소, 현장의 품질관리 업무향상과 같은 개선효과가 있을 것으로 기대된다. Construction projects are getting more complex and larger-sized with a high economic growth rate and development of new construction technologies. In addition, interests and demands on standards of construction quality are further increasing. This trend requires more systematic and a higher level of construction quality management. While the government has strengthened the regulations for quality assurance, many quality problems have repeatedly occurred mainly due to lack of recognition for quality management and quality control systems. To address this issue, this paper aims to suggest quality management improvement scheme through analyzing 3,443 nonconforming items identified during inspection of 393 construction sites from March 2012 to October 2014. The quality management improvement scheme suggested in this research is expected to prevent quality problems and defects and thus improve construction performances.

        국내 스마트시티 민관합동사업 핵심성공요인 도출 - 국가시범도시 선도지구 발주사업을 중심으로 -

        Recently, the smart city market based on the 4th industrial revolution is rapidly expanding worldwide and is being promoted in various ways. Korea has promoted various smart city public and private partnership projects, but there were limits to the activation of smart city public and private partnership projects due to insufficient enactment and revision of laws, public-oriented ordering method, and lack of private execution capacity. Therefore, this study intends to suggest key success factors for each stage of smart city public and private partnership projects through the analysis of the order status of the smart city national pilot city and the analysis of previous research. Through this, it is expected that it will be possible to eliminate various types of risks that may occur in the domestic smart city public and private partnership projects and contribute to revitalizing the smart city public and private partnership projects.

        기술제안입찰 참여자간의 협업지원을 위한 중점협업관리요소 도출

        최근 정부는 기술 위주의 경쟁을 강화하는 차원에서 기술제안입찰방식을 점차 확대시켜 나가고 있다. 기술제안입찰방식은 다방면의 복잡한 기술이 적용되고 이러한 기술들을 설계도서에 반영할 시 비용, 공기, 시공성 등의 측면에서 원안에 대한 변수가 발생될 수 있기 때문에, 참여자간의 협업이 중요함에도 불구하고 이에 대한 관리는 미흡하였다. 따라서 본 연구에서는 기술제안입찰에서 참여자간의 협업지원을 위해 협업저해요인을 도출하여 이를 중점적으로 관리하는 방향을 도출하고자 하였다. 이를 위해 첫째로 요인분석을 실시하여 협업저해요인을 5가지 유형으로 분류하였고 두 번째로 분류된 5가지 요인들과 기술제안입찰 각 업무별 참여자간의 상관분석을 통해 변수간의 상관도를 분석하였다. 변수간의 상관도가 높은 협업저해요인을 중점협업관리요소로 정의하고 끝으로 각 업무별로 이를 관리할 수 있는 방향을 제시하였다. Recently government is set to expand its policy to promote technical proposal tendering in a dimension of technical competitiveness reinforcement. Because a variety of complicated techniques are applied in technical proposal tendering and variables could be occurred in terms of cost, schedule, constructability and others when techniques are reflected on design document collaboration management among participants is considered insignificantly. So the research would determine primary management factors and presents management direction for collaboration among participants. First action for this is categorization of hindrance factors to collaboration into five factors as 'Poor work processing', 'Communication cap among participants', 'Lack of understanding about technical proposal tendering', 'Difficulty of decision making' and 'Insufficiency in managing the work data'. Second correlation analysis is conducted between the categorized factors and participants according to tasks in technical proposal tendering to figure out the correlation degree of variables. If there is a strong correlation between variables, hindrance factor in that case regarded primary management factor to collaboration and finally management direction is presented at each task.

        BIM 기반 VR을 활용한 VE 대안 적용가능성 검토방안

        VE is one of the most effective technologies to increase the value of construction projects. In the VE process, the VE team decides whether to select and adopt the VE alternative through the process of reviewing its applicability with the decision-maker, the client, and the original design team. In this important process, there are difficulties such as reviewing floorplan information, material, quality information, and clash detection. In addition, communication and information delivery between VE participants is inefficient due to several reasons such as lack of owner’s understanding regarding the VE alternative and insufficient consideration of harmony between the alternative and it’s surrounding. In order to improve this, there is a need for improvement in reviewing the applicability of VE alternatives while effectively exchanging its related information among VE participants. Thus, in this study, the problem of applicability review of VE alternatives was derived through the analysis of prior research. Accordingly, the reasons for rejecting other VE alternatives were identified, suggesting an improvement in reviewing the applicability of VE alternatives using BIM-based VR.

        시간적 가치를 고려한 공동주택 장기수선충당금 산정 및 조정 모델

        1960년대 이후 인구의 급격한 도시집중으로 인한 주택부족 문제를 해소하기 위해 정부에서는 공동주택을 대량으로 건설하였다. 하지만 이러한 주택정책은 공급에만 치우쳐져 공동주택의 노후화에 따른 유지관리 문제는 소홀하게 다루어져 왔다. 그러나 "도시 및 주거환경정비법"의 제정으로 재건축 허용 경과년수가 증가됨에 따라 공동주택의 유지보수가 중요하게 되었고, 주거공간으로서 기능을 유지하기 위해서는 공동주택의 장기적인 유지관리계획수립이 필요하게 되었다. 이에 따라 정부에서는 "주택법"을 통해 장기수선계획과 이를 위한 장기수선충당금의 적립을 의무화하였고, 이를 3년마다 조정하도록 의무규정을 두었다. 이에 따라 장기간의 수선비용을 계획하면, 계획기간 동안 동일한 비용을 적립하게 된다. 이는 형평성을 고려한 계획으로 보일 수 있지만, 화폐의 시간적 가치를 생각한다면, 초기시점에 입주한 입주자들이 후기시점에 입주한 입주자들에 비해 더 많은 금액을 납부하는 결과를 가져온다. 또한 계획한 수선비와 실제 수선비 사이에 차이가 발생할 경우 이를 반영하여 장기수선충당금 산정할 수 있는 기준이 부족한 상황이다. 이와 같은 장기수선계획으로 인하여, 수선비 부족은 적시에 유지보수가 이루어지지 못하여 향후 공동주택 노후화에 대응하기 어려우며, 과다한 장기수선비의 적립은 입주자들의 반발로 이어질 수 있다. 이에 본 연구에서는 장기수선계획 시 화폐의 시간적 가치를 고려함과 동시에 계획대비 실제 수선비용의 오차를 지속적으로 반영할 수 있는 장기수선충당금 산정 및 조정모델을 제시하였다. 이를 통해 보다 합리적이며 유연한 장기수선충당금 산출방안을 제시하여, 입주자들 간의 형평성을 도모하고, 향후 장기수선충당금의 불필요한 적립과 부족현상을 방지할 수 있을 것으로 기대된다. From 1960, the government decided to build apartment houses on a large scale in order to resolve the rising housing problems. However, the maintenance issues that have arisen from the deterioration of housing has not received adequate attention. The policy focuses only on the supply of housing. By passing new laws, the durable period during which buildings allowed reconstruction was increased, and long term maintenance plans were treated as important issues. The government was then obligated to establish certain long term maintenance plans and costs by legislating a Housing Act and requiring it be adjusted every three years. However, when planning long-term repair costs, doing so without considering the time value of money would become a problem. In addition, if differences between the planned repair costs and actual costs occur, it becomes necessary to adjust the long-term repair costs but, as of yet, the criteria to adjust such things does not exist. For these reasons, if there is lack of money to execute large-scale repair work, a building is unlikely to respond to deterioration of housing; on the other hand, an unnecessary reserve or pool of money can lead to conflict among residents. Therefore, this paper will propose estimation and adjustment models considering the time value of money for long term maintenance costs of apartment houses.

        웹 서비스를 고려한 스마트시티 디지털 트윈 모델 경량화 및 시스템 구축방안

        Recently, it has been getting an increasing attention to develop a digital twin system that can provide spatial information and services of a smart city through a Web service, and building a digital twin system with IFC-CityGML integrated data has been the most desirable approach. However, due to the heavy computing load and technical difficulties to process the IFC-CityGML integrated data, such a system is not appropriate to provide various smart city services to the unspecified public as a Web service. To address the issue, the study proposes a method that uses a lightweight 3D object model and a game engine. The method is able to not only develop a Web-based digital twin system efficiently, but also run physical simulations by using the game engine, the reality level of which is difficult to achieve with a common web 3D visualization engine. The effectiveness of the proposed method has been verified through a case study of fire emergency management that implements a digital twin system in LOD 3.5 and simulates the shortest evacuation route.

        설계시공일괄방식의 시공이전단계 문서기반 진도측정 모델

        As the construction project have became larger, more complex and various, it is increasingly and more important to manage the project management such as progress management. A quick and exact progress management can grasp the problem of the projects, further it can make a decision for solving the problem at the right time. Especially, the proper decision in an early phase of design-build project is recognized as one of the important factors for the construction project because it might make a big impact on outcome of the project. It is effective that documents produced by each work, which are relatively quantitative information in the early phase, function as the criteria because quantitative criteria and information is significantly important for the exact schedule management. Therefore, this paper aimed to develop a model for progress measurement during pre-construction stages in design-build project based on documents provided by each work. Drawing the documents and Business Process Structure(BPS) was preceded by analyzing the current regulations and the system for our goal. The authors calculated a work time related weight of documents by using AHP to use for a criterion of progress measurement. Therefore, the model proposed by this paper can effectively grasp and manage a progress each work, which might raise productivity of project management in pre-construction stages.

        건설사고 예방을 위한 근로자의 불안전한 행동과 휴먼에러와의 관계 분석

        Construction industry is becoming more advanced, but safety accidents are not decreasing and unsafe act (UA) and human errors (HE) are the main causes of safety accidents. Therefore, this study aims to analyze the relationships between unsafe acts and human errors for construction accident prevents. Specifically, the Correlation Analysis is used to quantify 24 combinations of the relationship between the UA and HE. Then, the Kano Model, and Timko Satisfied Coefficient was utilized to find 6 combinations for construction accident prevention plans. As the result of Timko Satisfied Coefficient, an interview was conducted with three safety managers and 6 safety prevention plan is proposed. Through these results, it is expected that the combination of 24 accidents will be basic data of safety management. Especially, the proposed safety prevention plans considering the characteristics of 6 combinations with high correlation can contribute to prevention of safety accidents at the construction site.
