The elevation of the apartment housing has many factors that positively influence the elevation design improvement, such as shape and arrangement of the building, entrance details, applied exterior materials, main entrance, rooftop, balcony, core and various colors, etc. However, most of the apartment houses show a uniform attitude in terms of morphology that depends only on the color of the outer wall and changes in the external materials, and the improvement efforts are insufficient. The exterior of the apartment complex is also managed by Jeju Special Self-Governing Province through the construction deliberation or landscape deliberation system. But, the reality is that supplier-oriented sales and economic logic have many limitations in the effectiveness of managing and improving the elevation design of apartment housing. In this study, investigated and analyzed the status of elevation design for newly constructed tenement houses in the Dong area of Jeju City over the last 10 years. The purpose of the study is to present the direction and basic data of the research to improve the elevation design of the tenement houses in the Jeju area through the study on the elevation characteristics of the tenement houses in the east area of Jeju. 공동주택의 입면 계획은 주동 형태 및 배치, 입면 디테일, 적용 외장재, 주출입구, 옥탑, 발코니, 코어 및 다양한 색채사용 등 입면 디자인 개선에 긍정적인 영향을 주는 요소가 많다. 하지만 대부분의 공동주택은 외벽의 색채나 외장 재료의 변화에만 의존하는 형태적인 측면에서 획일화된 태도를 보이며 개선 노력이 미비한 실정이다. 공동주택의 외관은 제주특별자치도에서도 건축심의 또는 경관심의 제도를 통해 관리를 하고 있지만, 공급자 위주의 분양성 및 경제적 논리로는 공동주택 입면디자인 관리 및 개선을 위한 실효성에서 많은 한계가 있는 게 현실이다. 본 연구는 제주시 동지역에 최근 10여 년간의 신축 준공되어진 연립주택에 대한 연립주택의 입면현황을 조사 및 분석하였다. 제주시 동지역 공동주택 중 연립주택에 나타나는 입면 특성에 대한 연구를 통해 향후 제주지역 연립주택 입면디자인 개선을 위한 연구의 방향 및 기초자료를 제시하는데 목적이 있다.

Since 2010, the number of housing construction permits and completion cases has increased due to a surge in the number of people entering Jeju Island, and the supply of apartments in Jeju area has also increased during this period, especially in the natural green area due to the lack of existing housing sites in Jeju City. However Since 2017, the number of completion cases has also decreased as population inflow has been on the decline, showing a pattern similar to net population movement. In this study, we investigated and analyzed the characteristics and patterns of tenement houses during ten-year through a study of tenement houses in Jeju, which experienced the changes in living environment and real estate due to the rapid changes in population. The project aims to present the direction and basic data of the future study of tenement houses in Jeju through research on the layout characteristics of tenement houses in Jeju city district.
