자산관리의 수준과 경영성과의 관계 분석

기업부동산 자산관리 부문에서 경영성과 달성을 위해서는 부동산 자산관리의 정도가 절대적으로 중요하다. 그래서 기업부동산 자산관리의 다양한 기능과 역할을 살펴보고 유가증권시장상장 제조기업 102부에 대한 설문을 통해 기업부동산 시설관리, 재산관리, 자산관리 요소들의 성과 및 중요성에 대한 인식 차이를 분석하였다. 첫째, 시설관리(FM)분야는 청소관리가 중심을 이루고 있으나, 향후 에너지 관리의 중요성을 가장 크게 인식하고 있는 것으로 조사되었다. 또한 재산관리(AM)분야에서는 현금흐름분석 (회계업무)가 가장 중요하게 다루어지고 있으나, 중요성 또는 필요성 측면에서는 자금조달, 인력관리 및 조직적인 자산관리 체계구축이 시급한 것으로 조사되었다. 한편 자산관리(AM)분야에 대한 조사에서는 재무·법무·세무업무가 현재 주요 업무이면서 가장 중요하게 인식하고 있는 세부 분야인 것으로 나타났다. 둘째, 부동산 자산관리는 시설관리(FM), 재산관리(PM), 자산관리(AM)로 확대되어 가고 있음에도 불구하고, 총자산 회전율 및 매출액 순이익률이 낮은 기업일수록 시설관리(FM)에 치중하고 있는 것으로 조사되었다. 또한 총자산 회전율 및 매출액 순이익률이 낮은 기업일수록 자산관리(AM)에 대한 중요성을 낮게 인식하고 있는 것으로 분석되었다. 이는 기업의 총자산 회전율 및 매출액 순이익률이 작은 기업일수록 부동산 자산관리 전략을 통한 경영성과 제고노력이 미비하다는 것을 의미한다. 셋째, 기업의 규모, 즉 자본금 규모 및 종업원 수에 따라 자산관리의 중요성에 대한 차이는 존재하지만 통계적으로 의미있는 차이는 없는 것으로 조사·분석되었다. 이는 제조기업의 경우 기업의 규모가 크더라도 부동산 자산관리를 중요한 경영적 요소 또는 재무적 요소로 인식하지 않는다는 것을 의미한다. For the companies in the real estate asset management in order to achieve business performance, the level of real estate asset management is absolutely critical. So we looked at a variety of functions and roles of corporate real estate asset management. We surveyed 102 corporate real estate on the securities market manufacturing companies and analyzed the importance of recognizing differences in performance and asset management elements of FM, PM, and AM. First, the clean administration in the facility management (FM) sector is important But future, the importance of future energy management is recognized. In addition, In Asset Management (AM) field, cash flow analysis (accounting) is being addressed most important. However, the importance for financing, human resource management, and organizational assets management system are urgent. Second, real estate asset management is going to expend to facilities management (FM), properties management (PM), and Asset Management (AM). Nevertheless, the coporate under low total assets turnover and low net profit margin sales were focus on the more facility management (FM). Third, the size of the enterprise, as the different importance of capital asset management, depended on the size and number of employees, but there was a statistically significant difference in the analysis. This means that the case of manufacturing enterprises, even large-scale enterprise does not recognize a real estate asset management as an important management or financial factors. Therefore, in order to enhance business performance through real estate asset management strategy, corporate needs its efforts. And also corporate should expand from facility management (FM) to property management (PM) as well as asset management (AM). But this paper has been limited that it does not perform to the specific demonstration of a causal relationship, and the path of each sub-element management performance and corporate value of the company's assets.

In the real estate market, there are contracts with various deposit amount and rent difference occurs because of MRVD shows non-linear tendency. Therefore, it is difficult to directly compare the rent level of the MRVD, and it is necessary to convert the MRVD to the same deposit amount in order to compare the rent level. At this time, analysts are required to select the representative deposit amount to be equally applied, and to judge the selection of the interval by the deposit amount. In this study, we show method of selecting the representative deposit amount and the interval according to the deposit amount for the evaluation of the rent level. As a result of analysis, it was confirmed that there was a difference in the rent level according to the interval of the deposit amount and New-stay is cheaper than the surrounding market price.

데이타 웨어하우스 환경에서의 다차원 질이 모델

관계형 데이타베이스를 기반으로 하는 데이타 웨어하우스에서는 사용자가 복잡하고 다양한 분석을 효율적으로 수행하는데 어려움이 생기게 된다. 그 이유는, 관계형 데이타베이스의 기본 단위인 테이블이 분석 작업의 기본 바탕이 되는 데이타에 대한 다양한 관점을 사용자에게 제공해 주지 못하고, 관계형 데이타베이스의 표준 언어인 SQL로는 분석을 위한 질의 표현이 어렵고 경우에 따라서는 불가능하기 때문이다. 그러므로, 사용자가 빠르고 효율적으로 분석 작업을 수행할 수 있으려면 분석 기능의 기본인 데이타에 대한 다양한 관점을 사용자에게 제공하여 데이타를 직관적으로 이해할 수 있어야 하고, 또한, 관계형 질의어인 SQL로는 표현할 수 없는 다양한 분석 요구를 사용자가 쉽게 질의어로 표현할 수 있는 환경이 제공되어야 한다. 본 논문에서는 관계형 데이타베이스 기반의 데이타 웨어하우스 환경에서 사용자에게 보여지는 다차원 관점의 데이타 모델과 다양한 분석 요구를 사용자가 쉽게 표현할 수 있는 다차원 분석 질의 모델을 제안하고, 이를 필요한 최소의 데이타에 접근하는 관계형 질의어인 SQL로 변환하는 알고리즘을 제시한다.

스마트 병실에서 카메라를 이용한 원격 Bird Eye View 변환

본 논문은 스마트 병실내에 설치된 카메라로부터 획득된 영상을 병실내 환자의 위치를 Bird Eye View(BEV)상에서 측정하기 위한 연구의 일환으로 기존 BEV변환 기법들과 달리 카메라 캘리브레이션을 위해 엔지니어의 현장방문이 요구되지 않는 원격 BEV변환 알고리즘을 제안한다. 카메라 캘리브레이션을 위해 체스보드마커를 직접 촬영하는 대신 영상과 구조도간 대응되는 점들을 마우스로 클릭함으로써 영상에서 구조도로의 매칭쌍을 생성하고 생성된 매칭쌍에 대해 들로네 삼각화를 적용하여 영상과 구조도 각각에 대응되는 삼각형 영역을 자동 생성한다. 이후 삼각형 매창쌍 별로 어파인 변환을 수행함으로써 BEV변환을 수행한다. 들로네 삼각형을 적용하여 자동으로 영역 분할을 수행할 수 있기 때문에 기존 호모그라피 방법에 비해 특징점 선택의 자유도가 높고, 하나의 변환을 전체 영상에 적용하는 호모그라피와 달리 분할된 들로네 삼각형 각각에 대해 어파인 변환을 수행하기 때문에 지역적 오차가 적다. 제안 알고리즘과 호모그라피 변환을 이용한 원격 BEV변환 결과를 비교하여 그 성능을 검증한다. In this paper, as part of a study to measure the patient"s position on the bird eye view(BEV) of the image obtained from the camera installed in the smart hospital room, unlike the existing BEV transformation techniques, an engineer"s on-site visit is not required for camera calibration. Instead of directly shooting a chessboard marker for camera calibration, by clicking the corresponding points between the image and the structure diagram with the mouse, a mapping matching pair are created from the image to the structure diagram, and the Delaunay triangulation is applied to the image and structure to the created matching pair. A corresponding triangular area in each image is automatically created. For each matching triangle, the affine transformation is conducted. Since the affine transformation is performed for each triangle, the degree of freedom in feature point selection is higher than that of the existing homography method, and the local error is small. The performance is verified by comparing the error of the result of remote BEV transformation using the proposed algorithm and homography transformation.

모바일 AAC(보완대체의사소통) 애플리케이션 “공통(공평한 소통)” 개발

본 논문에서는 AAC를 적용한 TTS를 사용하여 발달장애인들에게 원활한 의사소통 서비스를 제공하기 위한 공통(공평한 소통)에 대해 소개한다. 기존의 AAC 애플리케이션들은 여러 가지 문제점들로 인해 발달장애인들에게 원활한 의사소통을 제공해주지 못했다. 해당 서비스는 모바일 애플리케이션으로 구현하였으며 기존의 문제점을 개선하여 의사소통 측면에서 발달장애인들이 가지고 있던 불편함을 개선하는 것을 목표로 한다. In this paper, we introduce GongTong (fair communication) to provide smooth communication services to people who have developmental disabilities using TTS applied with AAC. Existing AAC applications have failed to provide smooth communication for people with developmental disabilities due to a number of problems. This service was implemented as a mobile application and aims to improve the inconvenience of people with developmental disabilities in terms of communication by improving existing problems.

SimulationX를 이용한 Remote Control Valve의 특성 분석에 관한 연구

Compared to other types of power, hydraulic energy is the most commonly used for heavy vehicles and ships because it has fewer location and space constraints, and its controllability can be maintained even under adverse conditions. Operators have controlled a main control valve of ship winches by pushing or pulling the lever, which is directly connected to the spool. However, because of the spatial arrangement, the importance of remote control valves has emerged. In this paper, experiments of the hysteresis characteristics were performed by analyzing the remote-control valve using a valve tester and RA2300. The validity was verified by comparing with the analytical model using SimulationX as the hydraulic analysis program. This study examined the effects of the spool"s notch (Non, End-mill, and Spherical) and the effects of stiffness and pre-load of the spool spring on Spool stroke, open area, and hysteresis characteristics. It is considered possible to reduce the cost and the, trial and error process in designing remote-control valves in the future.

표준레시피로 조리된 한국 국류 및 찌개류의 엽산과 비타민 B<SUB>12</SUB> 분석 검증

본 연구는 한국에서 다소비 되는 총 33종의 국 및 찌개류를 표준레시피로 조리하고 이들의 엽산 및 비타민 B12 함량을 각각 tri-enzyme extraction-Lactobacillus casei와 immunoaffinity-HPLC 방법을 이용하여 분석하였다. 또한 본 연구 데이터를 국가식품영양성분 데이터베이스로 활용하기 위하여 적용된 분석법의 유효성을 검증하고 분석품질관리를 수행하여 데이터의 신뢰도를 확보하였다. 각 분석법의 검출한계, 정량한계, 직선성, 정확성 및 정밀성을 분석한 결과, 모든 지표에서 AOAC 가이드라인의 수용 기준에 충족되었으며, 품질관리도표를 이용하여 전 연구기간 동안 모든 분석이 검증된 조건에 따라 신뢰성 있게 수행되었음이 확인되었다. 분석된 총 33종의 국 및 찌개류의 엽산과 비타민 B12 함량은 각각 0.04~36.64 μg/100 g과 0.00~7.04 μg/100 g으로 사용된 재료의 종류에 따라 다양하게 나타났다. 엽산 함량은 국류 중에서는 엽산 함량이 높은 냉이가 주재료인 냉이된장국(23.38 μg/100 g)이 가장 높게 나타났으며, 찌개류 중에서는 주재료로 오징어와 콩나물을 사용한 오징어찌개(36.64 μg/100 g)가 가장 높게 나타났다. 비타민 B12함량의 경우 국류에서는 굴국(7.04 μg/100 g)이, 찌개류에서는 조개된장찌개(4.42 μg/100 g)에서 가장 높게 검출되었으며, 이외의 국 및 찌개류는 약 2 μg/100 g 이하의 범위를 나타내었고 된장국, 호박찌개 등의 식단에서는 비타민 B12가 검출되지 않았다. 국 및 찌개류의 한 끼 식사량 제공량 300 g을 기준으로 할 때 국 및 찌개류 단일 식단을 통해서도 일정 수준의 엽산과 비타민 B12의 섭취가 가능하며, 이를 하루 세 번 다양한 반찬류와 함께 식단을 구성 시 일일섭취량에 필요한 충분한 수준을 섭취할 수 있을 것으로 보인다. 본 연구의 분석 신뢰도 확보 데이터와 함께 한국 식단에서 주요한 위치를 차지하고 있는 국 및 찌개류의 엽산 및 비타민 B12 데이터는 국가식품영양성분 데이터베이스 구축을 위한 기초자료로의 활용이 가능할 것으로 생각된다. A total of 33 Korean key soups (n=21) and stews (n=12) were prepared according to the standard Korean recipes, and these were analyzed for folate and vitamin B12 by using tri-enzyme extraction-Lactobacillus casei assay and immunoaffinity-HPLC, respectively. The applied analytical methods were verified, and analytical quality control was performed to assure reliability of the analyzed data. The folate content of the 33 soups and stews ranged from 0.04 to 36.64 μg/100 g. The folate content was the highest in Doenjang-guk (naeng-i) (23.38 μg/100 g) and Ojingeo-jjigae (36.64 μg/100 g) among the soups and stews, respectively. Vitamin B12 content was high in Gul-guk (7.04 μg/100g) and Doenjang-jjigae (jogae) (4.42 μg/100 g), which were prepared from seafood sources such as oysters and clams. Otherwise, any vitamin B12 content was not detected in soup and stew samples containing mainly vegetable ingredients. The applied analytical methods for folate and vitamin B12 showed good accuracy (96.8∼99.8% recoveries) and precision (<5% relative standard deviations), which met the requirements of the official method validation guidelines. The limits of quantitation of the folate and vitamin B12 assays were 0.307 μg/100 g and 0.017 μg/100 g, respectively. This study provides reliable folate and vitamin B12 contents in frequently consumed Korean soups and stews, which could be used for an update of national food nutrient database and planning a balanced diet focusing on water-soluble vitamins.
