Vol.10 No.4

We investigate the return on initial public offerings (IPOs) issued by Korean REITs (KREITs), dating to 2002. Although there have been many studies of initial IPO returns in the corporate finance literature, it is difficult to find either theoretical studies or empirical approaches, especially regarding K-REITs. Differing from findings in the corporate finance literature, the empirical evidence pertaining to the underpricing and overpricing of U.S. REIT IPO returns is contradictory. This empirical study, using 15 REIT IPOs from 2002 to 2011, finds that the offer prices of K-REIT IPOs are partly underpriced and differing from the experience in U.S. REITs market the degree of underpricing is getting larger. We conjecture that the K-REIT IPO market is not improving its efficiency from year to year. On the contrary it is still in the developing stage.

This research examines the effect of cause-related marketing(CRM) in airline industry. Especially, this research examines moderating effect of type of benefit and attribute on CRM. For this end, this research is composed of 2(type of benefit: self-related vs. other-related)×2(type of attribute: key attribute vs. trivial attribute) mixed subject designs. The significant empirical research outcome: the main effects of type of benefit and attribute were significant. The interaction effect(perceived sincerity×type of benefit) was significant. Specially, in the condition of trivial attribute, consumers evaluated more positively on condition of high perceived sincerity rather than low perceived sincerity. But in the condition of key attribute, consumers` evaluation was non-significant. Based on these results, implications for effective airline CRM strategy are discussed.

Vol.- No.-

A study called "2010 Survey on Perceptions of Agriculture and Farming Villages" was conducted by Korea Rural Economy Institute (KREI). According to the survey, urban residents have low interest in problems and policies related to agriculture and farming villages, and plans are needed to draw the attention of consumers to rural problems. The survey was conducted to identify research areas and make policy suggestions. In the survey 1,500 urbanites, 816 farmers, and 64 experts participated. Of the total respondents, those who said that "Korean agriculture has a great potential for development" jumped to 53.4%, up 17.6% from 4 years ago. An increase in positive perception was also evident as the respondents who said "Korea has international competitiveness" rose to 47.6%, an increase of 12.4%. On the question of willingness to buy foreign agricultural products when the domestic market fully opens to foreign competition, 45.1% of city dwellers said that they would still buy Korean products even if they had to pay more. This represents a rise of 9.1% compared to the survey result of 2006 (36.0%). The ratio of those supporting reducing agricultural investment nearly doubled to 30.0% (2010) from 16.0% (2007). Only 40.0% of urbanites thought that problems related to agriculture and farming villages impact them, and 3 out of 10 (30.7%) are interested in policies related to agriculture and farming villages. The percentage of urban residents who recognize the public value of agriculture and rural farms amounted to 55.9%, showing a continued decreasing trend for the third year in a row. Those with an inclination to return to a rural area either stayed the same or declined (47.7%), suggesting a need for causal analysis. Promotion of rural life through dissemination of success stories of those who have established an economic base for farming was ranked as the most important factor in taking up a farming business. On major policy issues for 2010, farmers and experts most frequently supported "developing food industries to globalize Korean food" and "increasing agricultural exports." Any achievements in "overstocked rice," "supply and demand balance of farm products" and "innovations in co-operatives" were viewed as less significant. In the meantime, "income stability" and "innovations in distribution" were chosen to be the most important agricultural policies to pursue in 2011. On the question of retirement, 18.6% of farmers said that they have not prepared for old age in advance. Only 7.7% said their preparations for retirement are sufficient. The results show that farmers have interest in the issue and that there is a need for education. Job satisfaction among farmers has increased steadily over the past 5 years to 34.0%. Their reasons for the satisfaction were "no mandatory retirement age" (48.0%) and "working in a natural setting" (23.0%).

Vol.- No.-

The 2014 Public Opinion Survey on Agriculture and Rural Areas was conducted to about 2,700 people including 1,500 urbanites and 1,209 farmers by face-to-face interviews and mail for a month from late October 2014. The survey focused on the respondents’ recognition of the value of agriculture and rural communities, changes in awareness of rural life, and demand for agricultural policies. According to the survey results, a positive evaluation of the value and role of agriculture and rural villages prevailed. The support rate for more taxes for public value and function maintenance of agriculture and rural areas increased, and 50.9% of city people agreed to expanding investment in farming and rural communities. Moreover, most respondents positively evaluated the traditional role of agriculture and farm villages including their value and contribution to the national economy. Nevertheless, a favorable environment is weakening as purchase loyalty to domestic agricultural products is falling. 67.2% of the respondents answered, “The more the agricultural market is opened, the more advantageous it is to consumers,” and those who answered that they would buy domestic agricultural products despite expensive prices decreased to 29.5%. The support rate for expanding the welfare budget for rural areas is 54.2%, much higher than the opposition rate. However, the support rate is on the decline. The respondents had a positive outlook on agriculture’s future growth industrialization and Korean agriculture’s sustainability. Special crops were pointed out as an item with the highest growth potential, followed by fruit and vegetables. The respondents thought that domestic agrifood safety and rural tourism conditions were improving. Farmers were very interested in the prices of agricultural products and income stabilization plans, and although farmers’ satisfaction with life was on the rise, satisfaction with their job dropped. They showed the most interest in the issue of farm prices, and 68.7% of farms said that they needed to hire workers, and 70.6% of the farms answered that they had difficulties in securing manpower. The respondents considered agriculturalmarket opening, increased production costs, and labor shortage asimportant factors threatening management. Farmers who were satisfiedwith rural life quadrupled to 43.8% in 10 years, but only 19.9% expressedsatisfaction with their job. When Korean and Japanese agriculture and rural areas were compared, the outlook on rural resources and value maintenance was much more positive in Japan than in Korea. Japan’s support was also higher in assessment of domestic agricultural products’ excellence compared to imports than Korea’s. However, the Japanese were more anxious over future food supply and demand than the Koreans.

According to "FY 2011"s Public Opinion Survey on Agriculture and Rural Life" executed by Korea Rural Economic Institute(KREI) to support the excavation of research demand and policy establishment the interest and approval rating in national agriculture and rural life were shown to be high, and such different policy demands as to require any countermeasure for agricultural damage followed by the expanded agricultural product market opening were understood. 90.2% of the urban citizens responded to ‘The weight taken by agriculture in national economy is high’, whose recognition of importance increased by a small margin(1.8%p) more than 5 years ago, most of urban citizens and farmers(75.2% and 75.9% respectively) ‘If the agriculture is not good the national economy will not be good’, while 92.9% of professionals showed their opinions like ‘The more investment shall be made on agriculture and rural life’, whose high approval rating on agriculture and rural life is being maintained. Our future food supply situation was forecast unstable by most (urban citizens 71.0%, farmers 82.5%, professionals 92.9%), the agriculture was forecast a declining industry by 57.8% of urban citizens and 42.2% of farmers, while 59.5% of professionals viewed it a growth industry, whose difference in recognition was shown. As a policy with the most fruitful policy among this year"s promoted policies the farmers ponted out the ‘strengthened countermeasure for livestock disease’(55.6%), while the professionals the ‘promoted food industry and expanded export’(50.0%). The governmental measures for agricultural opening was numerously viewed to be insufficient by the urban citizens(44.4%), farmers(59.7%), and professionals(45.2%). As the ratio of urban citizens with the opinion ‘to purchase our agricultural products even though they are expensive when the agricultural market opening is expanded’ was surveyed to drop to 39.1% less than the previous year by 6.0% the loyalty to our agricultural product purchase was understood to drop. As the agricultural policy for the government to preferentially to push ahead in 2012 such an agricultural opening measure as FTA was counted, and then the agricultural product price stabilization policy as the next one. The urban citizens have recently counted the "safe food supply" as the most interesting policy consecutively for three years. The intent to return to farming and to their home village by urban citizens was 63.7%, which increased more than the previous year by 16.0%p, 58.7% of whom responded to the answer "no idea of" the policy to return to farming and to their home village, whose public relations was shown to be required. The farmers and professionals to approve the support to return to farming were 57.3% and 78.6% respectively positive. The answers to be satisfied with residential environment of current residential area were 39.5% for farmers, which was surveyed to be a little lower than 43.0% for urban citizens, whose gap greatly decreased, for the plan for their later years 14.1% of farmers responded to ‘no measure’ which was shown to require some interest.

The community centers were established in the same shape as the present one in every town nationwide led by the government to promote the Saemaul Movement in the early 1970s. Since then, after about 40 years, there were large changes in the name and functions of the community center along with the changes in rural population and environment. But it is still used as the most important community facility in town. Recently, as the population in rural areas has been reduced continuously and as the aging of population progressed faster than in cities, the central functions and users of the community center are changing, but its operational program and related policies and system to accept positively the changes of the community center are insufficient. This study was implemented for the purpose of suggesting a vitalization plan through research about the overall use of the community center. For the analysis on the use of the community center, we surveyed rural residents by mail for one month in June 2012 and analyzed 625 valid questionnaires to understand the factors that contribute to the users’ satisfaction level. According to the research results, 85.5% of the towns use the facility in multiple ways as a community center and a senior citizens center. Also, as operation programs and policy supports are made focusing on elders, the function as a community space for residents has been weakened and the trend that the community hall gradually becomes a senior citizens center is vivid. The use ratio of the community center is 85.6% but when considering only the original purpose of the community center, more than 3 of 10 are in idleness. Therefore, multiple use plans should be prepared. The elders and housewives are the main users of the community center and in 82.3% of the towns, meals are served mostly for them. The most necessary parts in providing the meals are costs and manpower. Since the public services and facilities provided to the community center are mostly for elders, there is a limitation in using the facility as a multi-purpose community center where every resident participates. It is also investigated that 6 of 10 towns have conflicts related to the management of the community center. In the survey, 82.6% of the respondents said that the community center is the only community facility and 88.8% responded that the community center is very important in town. Accordingly, it is needed to establish the function of the community center and prepare a vitalization plan with a futuristic viewpoint reflecting the changes in rural areas. In addition, since there is no clear entity to supervise the community center administratively, a policy support system for the community center should be established. Along with these, it is needed to develop a managing and operation model for the community center to provide customized services in consideration of population, distance from downtown, and cultural environment.

In [2012 Public Opinion Survey to Agriculture & Farm village] conducted by KREI in order to support the development of research demands and the establishment of policies, the trend which the opinions of farmers are changed into the positive in "a living in farm village" and the negative in "agriculture" has been shown. Satisfaction of farm village conditions is continuously increased recently over years. Job satisfaction, however, declines for two consecutive years. In addition, the anxiety to the future has been expressed showing gloomy prospect to agricultural situation after 10 years reaches to two times of hopeful forecast. 9 of 10 citizens answer that agriculture is important in national economy and the government should protect the agriculture but in detailed indicator, the support rating to agriculture & farm village declines. The ratio to approve the function of public interest in agriculture & farm village and the will to pay additional tax are decreased, 6 of 10 citizens have the recognition that "as the open-door is extended, consumers will have benefits", and the loyalties to purchase domestic produced agricultural products that "even the price is high, our agricultural products should be bought" remained to 34.1% dropped recently over three years. People evaluates that agricultural policy during five years of current government did good in "production based policy" and "returning to farm village policy" and did bad in "the policy of agricultural products price stablization" and "farmers" income stablization policy". It is indicated that people considers the threatening elements of agriculture are "expanding open-door" and "aging of farm village households" and farmers consider "extreme weather condition and the change of planting condition" as a big threat. As for agricultural policy area which next government should focus the most, citizens answered as in order of agriculture, foods, and farm village, farmers as agriculture, farm village, and foods in order, and specialists as in order of farm village, agriculture, and foods. This has shown the difference in priority. As for agricultural issues which next government should solve, "aging and insufficient labors" are answered as first and "the gap of income between citizens and farmers" and "the improvement of distribution structure" are also answered as main tasks. As for the distribution of agricultural budget, citizens consider "foods safety" as a priority but farmers "self-sufficiency rate of food" and specialists "global competitiveness of agriculture". 5 of 10 citizens answered to have the will to return to farm village but 44.7% doesn"t know the support policy. Therefore, more active promotion should be made. It is indicated that the gap in satisfactions of living environment and quality of life between citizens and farmers has been largely reduced. In this survey before the launch of next government, it is recognized a variety of policy needs of farmers who are producers, citizens who are consumers, and specialists. We expect that such opinions would be reflected to the establishment of future visions and policies for agriculture and farm village and therefore, the effectiveness of these policies is to be raised.
