        BIM기반 철근콘크리트구조의 물량산출 비교

        최근 건설업계에서 설계시의 수량산출 및 예정공사비의 정확도에 대한 요구가 높아지고 있으며, 설계변경 시에 즉각적인 물량의 변화와 공사비의 변화를 파악하는 것이 중요한 이슈가 되고 있다. 또한, 수량과 공사비와 관련한 각종 소송들이 빈번하게 발생하면서 이를 해결하기 위한 방안으로 BIM기반의 물량산출 및 견적이 대안으로 등장하였다. 그러나 현재 BIM기반의 물량산출 및 견적은 2D 기반의 기존 방식보다 활용이 원활하지 못하다. 이는 물량산출 및 내역에 대한 국가적인 표준이나 기준이 마련되어 있지 못하고, 산출 작업자의 경험이 중요한 요소로 작용하기 때문이다. 하지만, 이는 견적의 관점이고 설계자의 관점에서 BIM을 이용한 즉각적이고 비교적 정확도가 우수한 수량과 공사비의 파악이 예산에 맞는 설계를 진행하기 위하여 필요하다. 본 연구에서는 서울시 OO타운 생활관의 철근콘크리트 구조의 콘크리트, 철근, 거푸집의 수량을 사례로 2D기반의 설계수량과 BIM을 기반으로 한 계획설계, 실시설계 시의 수량과 실제 시공수량을 비교·분석하고 차이가 발생하는 원인을 분석하여 향후 설계자 관점에서 BIM기반의 수량산출에 도움이 되고자 하였다. In the construction industry, there is a growing demand for the accurate calculation of the quantity take-off and construction budget at the design stage, and it is likewise important to grasp changes in the construction budget and quantity take-off if design alterations are made. In addition, lawsuits related to the quantity take-off and cost of construction are frequent; therefore, the calculation of these factors using building information modeling (BIM) has emerged as an alternative. However, existing 2D-based methods are still used more frequently than BIM-based methods for quantity take-offs and construction budgets. This is because of the lack of BIM experience of estimation workers and the absence of a national standard. However, from a designer's point of view, it is necessary to understand the quantity take-off and construction cost based on BIM and accurately create the design according to the budget. In this study, the quantity take-offs of concrete, rebar, and reinforced concrete structures (apartments) in Seoul and Yeongjong were compared with the quantity take-offs based on 2D and BIM methods. From the viewpoint of the designer, we aim to increase the accuracy of BIM-based quantity take-offs.

        Surface 및 Solid 방식의 비교를 통한 Parametric 기법의 토공물량산출 방법

        There exists no precedented case of quantity take-off, using parametric modeling, from BIM-based irregular structures. Civil 3D provides earthwork quantity take-off based on surface modeling. Generally, designers should enter data into the specification additionally after extracting quantity estimation from earthwork modeling design. The objective of this report is to suggest the method from quantity take-off to specification of BIM-based earthwork quantities. We intend to investigate earthwork take-off method by Civil3D and explain why parametric information extraction is required for quantity estimation and specification and how information of earthwork quantity based on solid and surface modeling is connected to open quantity take-off module. It is highly expected that this suggestion would be the practical methodology of earthwork quantity take-off and specification in the field of civil engineering.

      • BIM Model 기반 철근 수량산출 시 고려사항

        The purpose of this study is to derive the cause of the quantity difference and present the considerations when take-off rebar quantity based on BIM model by comparing the quantity of rebar based on BIM model with 2D drawing. This research was limited to take-off the quantity of rebars in the building frame work, and after take-off the quantity of rebars by 3D modeling the 2D drawing of the target building with Revit, the quantity difference was compared with 2D-based software. Therefore, when take-off the quantity of rebars based on the BIM model, instead of take-off the existing 2D-based quantity premium proportion, according to general structural consider development length, lap splice length, covering thickness, reinforcing bars and spacing. In the future, this study is expected to contribute to improving the accuracy of BIM-based frame construction quantity take-off.

        개방형BIM기반의 건축공사 개산견적을 위한 물량산출 적용지침 활용방안 기초 연구

        In recent years, numerous studies have attempted to extract quantity data by using Building Information Modeling (BIM). In terms of open-BIM based quantity take-off at the early design stage, only few studies were conducted in the field of cost engineering. A lack of compatibility of open BIM for information exchange is postulated as the cause. The Industry Foundation Classes (IFC) extension model has been developed to accommodate the interoperability with quantity take-off software. Improvement of open BIM for quantity take-off needs exchange requirements and model guidelines. For this purpose, the quantity data of IFC models were analyzed using BIM analysis tools. This paper also provides a proposal of requirements on open BIM based quantity take-off at the early design stage. Further this study have been develop the interface system for open BIM based quantity take-off requirements with the results on this study.

        설치 위치 정보를 포함한 배근시공상세도 작성 및 가공철근 자동 물량산출 시스템 개발

        Reinforcing steel work plays an important role in terms of its structural performance or weight of construction cost for reinforced concrete structures. Precise estimation of re-bar quantity gives a basis for managing the reinforcing steel work effectively. However, the estimation process is still performed ineffectively based upon the expert's experience or manpower in spite of the advanced technology or improvement efforts. Therefore, the purpose of this research is to develop a prototype system for taking-off the quantity of reinforcing steel bars quickly and accurately in an order consistent with the specific members identified on the drawings. An estimate algorithm considering the connection, settlement and coating thickness of re-bars was suggested regarding to their replacement conditions which places more emphasis on constructibility. Also, this system produces the shop drawings automatically with the calculation results with work zone information.

        BIM 기반 물량 산출의 정확성 검증

        Currently, various studies and applications related BIM based quantity take-off have been attempted, because of the accuracy of cost estimating and reliability by using the BIM model information in automatical calculation. Finishing works that have a large number of various types and materials need the higher accuracy and reliability on the BIM-based quantity take-off. Therefore, this study compared and analyzed 2D and 3D based quantity through Test-bed and determine the cause of the quantity difference. This verified the accuracy and efficiency in the BIM-based quantity take-off for finishing works. Also this study has been proposed opinions for calculating the exact BIM-based quantity take-off.

        3차원 설계를 통한 도로설계단계의 토공 자동물량 산정 방안에 관한 연구

        Recently, the interests in three-dimensional design and BIM(Building Information Modeling) are increasing in civil engineering sectorand the researches about three-dimensional design and quantity take-off methods for civil engineering structures have been conducted. However, these studies are just carried out the 3D design and quantity calculation of civil structures on the road or railway such asbridges and tunnels. The study on the quantity take-off methods and the evaluation of calculated results on the earth works should beperformed in more detail. Based on these backgrounds in mind, the study was conducted the three-dimensional road design andevaluated the quantity take-off results on the earth works using 3D calculation method(average end area method, prismoidal methodand composit method). The calculated quantity from composit method showed about 5% error of measuring efficiency than the averageend area method, and when reporting the quantity calculation of earth works, it is necessary to specify the calculation method usingquantity take-off of earth works. 최근 국내외에서 3차원 설계 및 건설정보모델링(BIM, Building Information Modeling)에 대한 관심이 증가하고 토목 구조물의 3차원 설계와물량 산출 방법에 대한 연구가 진행되고 있다. 그러나 도로나 철도의 교량 및 터널과 같은 구조물 중심의 설계 및 물량 산출에 대한 연구는 많이진행되고 있지만 토공이 중심인 공정에 대한 물량 산출 방안 및 그 결과에 대한 연구는 부족한 실정이다. 따라서 본 연구에서는 원 지표면과 최종토공면을 불규칙한 경우와 일정한 경사를 가진 경우로 구분하여, 3차원 설계를 진행하였다. 3차원 설계 및 물량 산출 결과 2차원 설계에서 적용되는 양단면 평균법에 대하여 복합토량법이 최대 5%정도 오차가 발생하는 것으로 나타나 3차원 설계에 대한 물량 산출방법 적용시 주의가 필요하며, 산출 결과와 함께 산출 방법도 같이 명기되어야 할 필요가 있는 것으로 나타났다

        PBS기반의 QDB를 통한 수량산출 및 내역정보 개선 방안 연구

        In construction project, the cost estimation process is consisted as follows: drawings production, quantity tate-off, and cost estimation. As a result of cost estimation, the BOQ and BOM documents are produced. However these documents have no relationship with the quantity take-off records, and it is difficult to check the accuracy or history of the cost and the quantity data. With this problem, quantity take-off process are repeated everytime when it is required until project is finished in most of the domestic construction projects. If it is possible to track the quantities of BOQ and BOM items, this repeated processes could not be required. In this study, we suggested the PBS based Quantity Database(QDB) method for the efficiency of quantity take-off and BOQ Information. The Product based Breakdown Structure(PBS) could be adopted on the quantity take off and BOQ information in order to track the related data, and this would be useful for check the accuracy of the quantities and costs calculated before. Also this method could provide the various analysis methods for quantities and cost data during the construction project.

Because Building Information Modeling (BIM) based on 3D is used by different stakeholders, the created BIM need standard guidelines for each purpose, as, for example, for quantity take-off. Thus, this study was conducted to propose guidelines for BIM modeling for quantity take-off in the framework, especially, in the concrete and form. The proposed guidelines adopted each element of the BIM model based on an analysis of the problem of the general BIM model. Moreover, the usability and accuracy of the reinforced structure modeling guidelines were verified by comparing the quantity of the commercial estimation software and the modeling quantity using the proposed modeling guidelines.
