The purpose of this study is to analyze the importance of the determinants of housing sales agency s role in the sale of apartment housing. For this purpose, a hierarchical decision model was constructed to understand the role and importance of the sales agency. The analytical variable items structured by the research model were set up through literature review, precedent research, and expert brainstorming. The questionnaire consisted of two comparisons for AHP analysis and the importance of absolute importance for fuzzy analysis. Afterwards, the work of correcting the importance was carried out. As a result of the analysis, it was found that the contractor prioritized the sale conditions and the sales agency had priority over the planning for the sale. As a result of analysis, planning of customer pre-sale counseling data, planning of client subscription and contract maximization plan, planning method of advertisement public media method were found to be the most important factors. The results of measurement of absolute importance(fuzzy) & relative importance(,AHP) showed similar tendency. Therefore, it can be seen that the timing of the model house operation is an important period in which the subscription rate depends on the role of the sales agency and the marketing strategy.
감정평가과오에 대한 법적 책임 : 전문가책임의 관점에서

최근 우리 사회는 경제적 위기로 인하여 부동산의 거품붕괴현상이 나타나면서 부동산을 담보로 자금을 대출한 금융기관들이 퇴출되었거나 퇴출될 우려에 처해있다. 이와같이 감정평가결과가 결정적이거나 중요한 판단자료가 되는 거래현실에서, 감정평가과오로 인하여 손해를 입은 당사자들이 어떤 법적 근거에서 어느 범위까지 손해배상책임을 추궁할 수 있는지를 검토할 필요가 있다. 이러한 문제의식하에 이 글에서는 감정평가과오로 인한 법적 책임을 전문가책임의 관점에서 조명하여 보았다. 감정평가계약은 민법상 위임계약에 해당하므로, 감정평가에 과오가 있는 경우에는 의뢰인을 불완전이행을 원인으로 책임을 추궁할 수 있고, 의뢰인 및 일정한 범위내에서 제3자는 불법행위의 법리에 따라 책임을 추궁할 수도 었다. 그리고 지가공시법 제 26조는 위와같은 채무불이행이나 불법행위책임을 배제하는 규정은 아니라고 해석된다. 이와같이 엄격하게 책임을 추궁하는 이유는 감정평가업자는 전문가로서 공정·성실한 평가의무를 부담하고 있으며 당사자는 감정평가결과를 신뢰하기 때문이다. 이러한 의무에는 감정평가의 일반적 준칙에 따를 의무 뿐만 아니라 적정가격 정보를 제공하여 손해를 입지 않도록 배려할 의무도 포함된다고 봄이 상당하다. 한편 감정평가업자가 임의로 작성한 문구만으로 이와같은 책임을 변제한다고 해석할 수는 없으며, 다만 인과관계의 중단 내지 과실상계의 참작사유로 봄이 상당하다. 감정평가책임의 범위에 대하여는 현재 재판실무에서는 반영되고 있지 아니하지만, 감정평가가격이 당위가격으로서 일정 범위내의 가격이라는 점이 충분히 고려되어 감정평가업자를 보호할 필요가 있다. 이 글에서는 이러한 견해를 바탕으로 그동안 법원이 감정평가책임에 대하여 판시한 것을 정리하였다.

The purpose of this study is to the determinants of apartment satisfaction focus on Jeonbuk Innovation City. Noticing the fact that, regarding the psychological factors resulting from the differences of the environments and the cultures of the individuals, the different propensities of the residential satisfaction appear, this research intends to compare and research the levels of the residential satisfaction of the migrants within Jeonbuk in the same spaces inside the Jeonbuk innovation cities and the migrants from the capital city area. Together with the presentation of the criteria for the rational decision-making to the interested parties or the policy makers, the research will be able to be utilized as the basic data and materials for the invigoration that is somewhat better of the innovation cities. When seen overall, regarding the level of satisfaction with the residence as felt by the capital city area migrants and their intention to recommend, the level of satisfaction that is relatively low compared to the residents who have moved from the Jeonju area has been taking place. As a result, the stabilization of the settlement conditions regarding the migrants from the capital city area is important. And it is thought that, specifically, an overall policy for permanently settling down must be accompanied.

In this study, (3,4-epoxycyclohexane)methyl 3,4-epoxycyclohexylcarboxylate acrylate was synthesized by reacting (3,4-epoxycyclohexane)methyl 3,4-epoxycyclohexylcarboxylate with acrylic acid to minimize hardening shrinkage and to improve heat resistance, which are known as disadvantages of photopolymers for 3D printing application. Urethane acrylate was synthesized by reacting 1,3,5-triazine-2,4,6-triamino alcohol, 2-hexylethyl acrylate, and isophorone diisocyanate in order to improve the mechanical properties without deteriorating the heat resistance. The physical properties before and after the synthesis of the acrylate and the mechanical properties when the urethane acrylate was applied were investigated. The reaction progress of the composite was examined by FTIR and $^{13}C$ NMR. The heat deflection temperature, flexural strength, and surface hardness of the molding were measured. The curing behavior by Photo-DSC ultraviolet irradiation was also examined.
거시경제 변수를 이용한 광주시 공동주택 가격 영향에 관한 연구

Generally, the researches on the apartment houses (APT's) have not be able to reflect the special characteristics of the regions because they seen the regions as the whole nation. This research analyzed by using the psychological index of the real estate consumption of the regions in order to understand the amounts of the transactions in the regions, the amounts of the supplies, the monetary amount of the housing-mortgaged loans, the interest rate- which is an economic variable, and the psychologies of the regions in order to evaluate the extents of the influences of the prices of the buying and selling for the apartment houses by using the special, regional characteristic variables. As a result of a Granger causal relationship analysis, the prices of the apartment houses in Gwangju had the very close relationship with the amount of the transactions. And, regarding the psychological index, it had the very close relationship with the amount of the transaction and the degrees of the sensitivities to the prices according to the amounts of the transactions have been taking place. Regarding the macroeconomic variables, the in-depth researches that consider the certain time period according to the changes of the levels of the influences according to the time period are needed. And this is a continuous research assignment.
