This study is written to analysis business performance factors for constructor, especially in enhancing the business performance according to relationships with developer after the completion of the contract. And it is validated by conducting a survey on constructor, mainly with large constructor. In this study, relational factors affecting the business performance between constructor and developer are ‘intimacy’, ‘opportunism’ and ‘asset specificity’. And these factors affect intermediation, such as ‘trust’ and ‘commitment’. The study indicates that ‘business performance’ is a significant variable affected by ‘trust’. And the study also says ‘trust’ affected by ‘intimacy’ and ‘asset specificity. However, ‘commitment’ does not have an affect on ‘business performance’. The development is also progressed by each project. Therefore, the result is concluded that the constructor is not focus on ‘commitment’ for developer which is demanding continuity.

본 연구는 지식산업센타 입주자 고객의 만족도에 영향을 미치는 요인, 즉 접근성요인, 제도적요인, 경제적 요인, 주변환경요인, 사업요인, 시설요인 등이 입주자의 만족도에 미치는 영향을 연구하였다. 연구결과는 입주자 고객 전체그룹에서는 주변환경요인을 제외한 나머지 요인 전부가 만족에 유의하게 영향을 미치는 것으로 나타났으며 접근성과 경제적 요인이 상대적으로 높은 영향을 보였다. 입주자 특성에 따른 입주자 특성 그룹별 분석(자가/임대 : 2개 그룹, 입주기간 5년 미만그룹, 5년∼10년 그룹, 10년 이상: 3그룹 등 5개 특성그룹)에서는 접근성이 4개 그룹에서 상대적으로 높게 나타났다. 또한 경제적요인과 사업, 제도, 시설 등의 요인은 각 특성 그룹에서 다양하게 유의한 영향을 미치는 것으로 나타났으며 입주자의 만족에 미치는 영향은 회귀계수 0.20∼0.27 범위내의 수준이었다. 본 연구결과에 따라 지식산업센터의 효율적인 운영을 위해서는 접근성을 우선적으로 고려하고 그 다음으로 입주자 특성 그룹별의 만족도 요인을 고려하는 전략이 필요하다. This study analyzes the effects of accessibility, support system, economical efficiency, surrounding environment, business potential, and facility characteristics on customer satisfaction with Knowledge Industrial Center, in line with customer patterns based on the owner-occupied facility/rental facility, and occupancy period. We find that, in the group of customers as a whole, the factors except surrounding environment have statistically significant influences, with accessibility and economical efficiency showing relatively big influences. Across owner-occupied facility group/rental facility group and 3 occupancy period groups, the statistically significant factors differ. Among all groups, including customers as a whole, accessibility has a statistically significant high influence in five groups, but the others factors differs depending on customer characteristic group, showing the different constant between 0.2 0~0.27 of regression coefficient. According to the results of this paper, for more successful operation, Knowledge Industrial Center may focus first on the accessibility, and may focus on the other factors depending upon the various customer characteristic group.

For adolescents, residence is the basic living space and changes and develops while interacting with the diverse elements of the residential environment including the family, neighbor and local community. When planning the environment for adolescents, the residential environment should be planned by reflecting their residential value or residential preference. But studies on the adolescent-centered residential value and residential demand are very limited. Accordingly, this study was intended to present the basic material for future housing plan by understanding the demand for residence of the adolescents, the real consumer of future housing market. This research was conducted concerning adolescents' residential value, residential preference, individual and family characteristic, residential characteristic and the like. It attempted to identify their relationship to related variables through variance analysis and regression analysis and endeavor to enhance the accuracy of information through reliability and validity analysis. Based on the above findings, it can be said that it is necessary to understand and apply adolescents' tendency to pursue for independence in the residential planning as they think importantly of safety and privacy within the residential environment among other things. And many adolescents think of the detached housing as the ideal residence. So it is thought that based on this tendency, residential planning is needed to accommodate the residential value view and residential preference of adolescents, the consumers of future housing market as well as develop and disseminate diverse forms of residence to which green-oriented detached housing elements are added. 청소년에게 있어서 주거는 그들의 기본적인 생활공간이며 가족과 이웃, 지역사회를 포함한 주거환경의 다양한 요소와 상호작용하며 변화하고 발전해 간다. 청소년을 위한 환경을 계획할 때 그들의 주거가치나 주거선호가 반영되어 주거환경이 계획되어야 하지만, 청소년 중심의 주거가치 및 주거요구에 관한 연구는 매우 한정적이다. 따라서 본 연구는 미래 주택시장의 실질적인 소비자가 될 청소년들을 중심으로 그들의 주거에 대한 요구를 이해함으로써 미래의 주택계획의 기초자료를 제시하기위한 목적으로 이루어졌다. 이 조사는 경기도 중, 고등생을 대상으로 청소년의 주거가치, 주거선호, 개인 및 가족특성, 주거특성 등을 조사하였다. 각 요인들의 분산분석과 회귀분석을 통한 관련변수와의 관계를 규명하려 하였고, 신뢰도와 타당성분석을 통해 정보의 정확성을 높이려 노력하였다. 이상과 같은 연구결과를 토대로, 청소년은 주거환경 내에서 안전과 프라이버시를 무엇보다 중요하게 여기고 있으므로 주거 계획에 있어서는 그들의 독립성 추구 성향을 이해하여 적용하는 것이 필요하다고 할 수 있다. 또한, 많은 청소년들이 단독주택을 이상적 주거로 여기고 있으며, 이러한 경향을 바탕으로 녹지지향의 단독주택 요소가 가미된 다양한 주거형식의 개발 및 보급은 물론 미래 주택시장의 소비자가 될 청소년의 주거가치관과 주거선호를 수용할 수 있는 주거계획이 필요할 것으로 예상된다.

CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study is to investigate what effect the relationship factor of developer toward constructor and the action of mediating variable had on the improvement of performance. (2) RESEARCH METHOD This study was focused on survey analysis. The data for this analysis were collect from the questionnaire. This study used to the AMOS program and the SPSS. (3) RESEARCH FINDINGS In the results of this survey, most of the hypotheses expected of developer was adopted in the research model. 2. 본 연구는 주택후분양제 도입에 있어서 주택공급 감소를 해결할 수 있는 공급자금융 측면에 입각하여 연구를 진행하였다. 이의 대안으로 프로젝트 파이낸싱 지급보증상품을 통하여 실제 공동주택사업의 사례를 기초로 도입효과를 분석하였다. 사례사업장의 사업성분석을 선분양시, PF지급보증 미사용시 후분양, PF지급보증 사용시 후분양으로 나누어 분석한 결과, 크게 분양가상승효과와 이자부담증가효과의 관계가 나타나므로 분양가 상승이 어느 정도 이루어지는 지에 대한 부분이 사업주체에게 더욱 유리할 것인지 불리해 질 것인지 결정하는데 중요한 요인이 된다.<BR> 증분분석결과에서 나타난 바는 후분양제를 도입한 경우에도 분양가상승률의 정도에 따라 사업주체에서 유리할 수도 있다는 점으로 분양가산정이 시장의 주택가격에 따라 후분양제가 개발자들에게 비선호적이며, 입주자들에게 선호적이라고 할 수는 없다. 오히려 분양가상승으로 입주자들에게 불리한 결과를 초래할 수도 있다는 점이다.<BR> 따라서, 후분양제의 원활한 단계별 적용을 위해서는 주택가격안정이 사전에 이루어져야 하며 분양방식의 선별은 공급자와 매수자의 편의에 따라 자율적으로 결정할 수 있도록 하는 것이 바람직하다. 또한 연구결과에서와 같이 PF지급보증을 사용할 경우 그렇지 않은 경우에 비해 사업시행자에게 유리하게 나타났는데 이는 분양가사승률이 같을 경우 지급보증제도만으로도 사업시행자의 수익성이 개선되었음을 의미한다. This study set out to research into the ways to settle the decrease in housing supply through the aspects of supplier credit, when the post-construction sales system upon housing was introduced. The effects of the introduction was analyzed based on the cases of actual public housing projects through project financing payment guarantee, which was considered an alternative. The business profile of case business site was analyzed by each situation like, pre-sales, post-sales without applying PF payment guarantee, post-sales with applying PF payment guarantee. The result of the analysis showed that how sales price increased was a decisive fact for the owner"s advantage or disadvantage, since there was the relation between the synergy effect of sales price and the increase in interest expense. The result of incremental analysis explained that the owner could obtain an advantage by the rate of climb of sales price, after post-construction sales system was introduced. Therefore, it is not true that post-construction sales system would not be favored by developers but be favorable to tenants, as sales price was estimated by housing price. On the contrary, the increase in sales price would cause unfavorable situation to tenants. Accordingly, housing price should be stable in order to smoothly apply post-construction sales system step by step. In addition, it is advisable that the selection of sales methods could be autonomously decided by the convenience of suppliers and purchasers. Like the result of the study, when PF payment guarantee is applied, the project company would be favorable. It means that the profitable is quite improved only with PF payment guarantee, when the rate of climb of sales price is the same.

본 연구는 수도권의 소규모택지에 건설되는 주택(연립주택, 다세대주택, 다가구주택)에 거주하는 주거특성을 조사한 것이다. 이들은 연령대와 성별, 혼인여부 등이 서로 다르기에 인구통계학적 변수에 따라 그 내용이 살펴보는데 의의가 있다. 본 연구는 기존 연구를 검토하고 설문조사를 실시하여 실증적으로 분석하였다. 조사자료는 SPSS 23 통계 패키지 프로그램을사용하여 분석되었다. 분석결과, 인구통계변인별로 주거환경 특성요인에 대한 인식의 정도는 매우 다양한 양태를 보이고 있었다. 20대와 30대 그룹은 경제특성과 주변환경 요인이 주거만족에 주요한 영향력을 미치고 있었다. 40대 그룹은 주변환경의 영향력이 가장 크고 경제특성과 입지특성이 다음으로 영향력을 보이고 있었다. 50대 그룹에서는 입지특성의 영향력이 가장 크게 나타났다. 남녀 성별로는 남성은 주변환경과 입지특성, 경제특성의 순으로 영향력이 있었다. 여성은경제특성, 입지특성, 주변환경의 순으로 영향을 미치고 있었다. 혼인여부별로는 기혼자그룹은아이들을 키우는 문제로 주변환경이 가장 큰 영향력을 보이고 있었고 미혼자그룹은 생활과관련된 비용이 가장 큰 영향력을 보여 생활에 직면한 현실이 나타나는 것으로 여겨진다. This study is to investigate the characteristics of housing living in houses (condominiums, mmultiplex, multi-family houses) constructed in small-scale housing sites in the metropolitan area. This study reviewed existing studies and conducted a survey to empirically analyze them. Survey data were analyzed using the SPSS 23 statistical package program. As a result of the analysis, the degree of perception of residential environment characteristic factors by demographic variable showed a wide variety of aspects. In the group in their 20s and 30s, economic characteristics and environmental factors had a major influence on housing satisfaction. In the group in their 40s, the surrounding environment had the greatest influence, and economic and location characteristics showed the next most influence. In the 50s group, the influence of location characteristics was the greatest. In terms of gender, men had influence in the order of surrounding environment, location characteristics, and economic characteristics. Women were influencing in the order of economic characteristics, location characteristics, and surrounding environment. By marital status, married groups have the greatest influence on the surrounding environment due to the problem of raising children, while unmarried groups have the greatest influence on life-related costs, which is believed to represent the reality of facing life.
수익용부동산 투자결정요인이 은퇴준비에 미치는 영향에 관한 연구

This study attempted to investigate the relationship between income property investment determinants and preparation for economic retirement of those aged their 40s or older. As a result, the following findings could be summarized. First, such investment related environmental factors as institutional environment and economic environment had a significant effect on real estate investment decisions. It indicates that their intention to investment is influenced by the investment related environmental factors as the institutional or economic environment becomes more important. Second, income property investment of factor analysis results, associated profitability, product and location, the characteristics of profitability and product for profit is having a positive significant effect. Real estate investment characteristics for the correlation effects of the product is a negative significant and no heed to the analysis results. Finally, it was found that income property investment decisions had a significant effect on economic preparation for retirement. This suggests that investment in income property oriented towards the stable structure of cash inflow plays a role in filling the gap between the reality and the uncertain future on account of the great uncertainty for both the economic situation and for people s old age.
외국인의 서울시 주택 선택 및 만족도 연구 : 동양인과 서양인의 차이를 중심으로

전 세계적으로 변화가 가속화되고 있는 시대에 한국도 다양한 변화를 맞고 있다. 한국에 외국인 거주자는 계속 증가하고 있으며 앞으로 더 늘어날 것으로 예상된다. 따라서 외국인 거주자에 대한 연구가 더 필요한 시점이다. 국내에 거주하는 외국인의 주거선택과 만족도에서 동양인과 서양인 사이에 어떤 다른 요소가 중요한지 이해하는 것이 외국인 대상 서비스 제공, 차별화된 글로벌 경쟁력 제고, 향후 정책 결정 등에 실질적인 도움이 될 것이다. 연구를 위하여 서울시 글로벌존에 체류하는 외국인을 표본 집단으로 설문조사를 진행하였다. 주거선택에 몇몇 요인에 대하여 동양인이 더 중하게 생각하는 것으로 나타났다. 주거선택결정 요인에 있어 독립변수인 주택입지, 주택시설, 생활권, 주거비, 특성반영정도의 모든 요인에서 서양인이 동양인보다 높은 중요도를 나타냈다. 주거만족도에 영향을 미치는 요인은 5개 독립변수가 모두 유의했으며, 주거비, 주택입지, 생활권, 특성반영정도, 주택시설의 순으로 영향이 있는 것으로 확인되었다. 서양인 그룹에서도 5개의 모든 요인이 만족에 영향을 미치는 요인으로 나타났다. 영향의 정도는 주거비, 주택입지, 생활권, 특성반영정도, 주택시설의 순이다. 동양인 그룹에서는 주거비, 주택입지, 생활권, 특성반영정도의 순서로 영향이 나타났다. 그러나 주택시설은 영향값이 유의하지 않았다. In an era where changes are accelerating around the world, The number of foreign residents continues to increase and is expected to increase further in the future. Therefore, it is time to do further study of foreign residents. Understanding what different factors are important between Asians and Westerners in the housing choice and satisfaction of foreigners living in Korea will be of practical help in providing services for foreigners, enhancing differentiated global competitiveness, and making policy decisions in the future. For the research, a survey was conducted on a sample group of foreigners staying in the Seoul Global Zone. It has been shown that Asians are more concerned about several factors in housing choice. Westerners showed higher importance than Asians in all factors of independent housing location, housing facilities, living rights, housing costs, and characteristic reflection. All five independent variables affected housing satisfaction were significant, and they were found to be affected in the order of housing costs, housing locations, living areas, characteristics reflection, and housing facilities. In Western groups, all five factors were found to affect satisfaction. The extent of the impact is the order of housing costs, housing locations, living areas, characteristics, and housing facilities. In the Asian group, the impact was shown in the order of housing costs, housing locations, living rights, and characteristics. However, the impact on housing facilities was not significant.

This study examined the relationship between housing status factors and housing satisfaction in the COVID-19 pandemic as the time to live in the house increases when non-face-to-face activities such as telecommuting and remote education are required. Along with literature research, the research was conducted by conducting a survey of adults aged 20 or older in large cities such as the Seoul metropolitan area. As for the data, multiple regression analysis was performed using the SPSS 23 statistical package program. As a result of the analysis, it was found that location factors, facility factors, economic factors, and social factors all significantly affected housing satisfaction in the entire group. Looking at them by generation, facility factors were the most influential in all age groups except for the young people in their 20s. In their 20s, economic factors showed the greatest influence. In the overall flow, facility factors increased their influence as the age group increased and appeared gentle again, which can be seen as important influences change as they age. This analysis shows that each generation will have different life cycles and different thoughts on their homes, and this shows a phenomenon that appears in harmony with the COVID-19 pandemic situation. It is believed that these contents can be used as important data in the housing market or in the market.
