지방정치 발전을 위한 다양한 제도적 개선 노력에도 불구하고 지방 정치에 대한 주민의 만족도는 나아지지 않고 있으며, 주민의 지방정치에 대한 무관심이 지속되고 있다. 이러한 문제에 대해 본 연구는 그 원인이 주민의 지방정치에 대한 정보의 부족에 있다고 가정한다. 이에 설문조사 자료를 이용해 지방정치에 대한 정보가 주민의 지방정치 평가에 미치는 영향을 확인하고, 나아가 지방정치에 대한 평가가 지방정치 효능감과 정치참여에 미치는 영향을 확인하였다. 연구결과 지방정치에 대한 정보가 부족하다는 사실과 함께 지방정치정보가 지방정치 만족도에 긍정적 영향을 미치며, 지방정치에 대한 평가는 주민의 지방정치에 대한 효능감과 정치참여를 높이는데 기여하는 것으로 나타났다. 이러한 결과는 지방정치에 대한 주민의 관심과 참여 확대를 통해 지방정치의 발전을 이루기 위해서는 지방정치에 대한 효과적인 정보제공 노력이 요구된다는 것을 시사한다. In spite of various institutional improvements and attempts for the development of local politics, the satisfaction level of residents on local politics has not been improved. With respect to this problem, this study presume that it might be caused by the lack of residents’ information on local politics. Thus, it aims to look into the effect of information on the evaluation of local politics. And then identify the influence of the evaluation of local politics on the local political participation. For analysis, this study employs survey data which was conducted targeting residents in Daegu and Gyeongbuk, Korea in year 2012. As a result of study, it appears that the information is having the positive influence on the satisfaction level significantly and that the evaluation on local politics is having the influence on the efficacy and the political participation of residents on local politics. Accordingly the effective effort to supply the information for the local politics is required to accomplish the development of local politics through the residents" interest and the expansion of participation on local politics.

To measure the effect of school zone on housing cost, Linear Regression Model is widely used, and school zone is known as a key determinant of housing cost in Korea. However, when the Hierarchical Linear Model (HLM) is applied with the same data, school effect on housing cost becomes statistically non-significant. It is because HLM effectively separates the effect of individual housing`s attributes from the group effect. In sum, the housing cost of Kangnam, where good public schools are located, is apparently is higher than that of Kangbuk. However, the school effect on housing cost (Level 2) becomes non-significant when individual housing`s attributes (Level 1) are controlled with HLM.
고임금 고용자의 밀도와 업무용 지가 간의 동태적 인과관계에 관한 그랜저 인과 분석

Static correlation between industrial productivity and commercial land price is well known (O`Rourke, Taylor, Williamson 1996). Yet, the dynamic relationship between industrial productivity and commercial land price is controversial. This paper aims to clarify a dynamic causal relationship between the industrial productivity and the land price in Seoul. The major findings of this study are as follows. Seoul shows that the higher the high-salary employment density is, the higher the commercial land price is. At each Gu, there are three types of patterns. Guro, Nowon, Mapo, Seocho, Sungbuk, and Jongro Yeongdeungpo-Gu show that industrial productivity leads land price. On the other hand, Gangnam, Gangdong, Dobong, Dongdaemun, Nowon, Seungdong, Yandcheon and Youngsan-Gu show that the land price rise before high-wage job growth. And Seodaemun and Jung-Gu show bi-lateral Granger causality. This study implies the followings. Overall, high-wage job density (hence commercial land productivity) leads land price. Yet, some local areas where development is expected show that future development expectation makes commercial land price higher first, then the increase of the high-wage job density follows.

Nowadays, construction industry is demanded high competitiveness to survive in rapidly changing global environment. Industrial competitiveness is based on the innovation capability. Innovation capability is the ability to produce and commercialize a flow of innovative technology over the long term. Thus, objective evaluation of innovation capability is necessary for policy development in construction industry. The best way to evaluate innovation capability of construction industry is comparative analysis between several countries. This Study compares construction industry of OECD 30 countries. The model is composed of 5 sectors, which includes innovation resource, innovation activity, innovation network, innovation environment and innovation performance. And 13 sub-sectors and 24 detail indicators will be following. AHP analysis is used to grade weights for detail indicators. As a result, South Korea ranked 3rd in the innovation capability of construction industry among OECD countries. However, in spite of good grade in four input factors, low performance in the output sector requires an improvement of industrial structure and efficiency. Through continuous evaluation, we would be able to improve not only our weak points but also strengths.
