The goal of building energy management is to minimize the energy consumption while maintaining the comfortable environment. To make building energy management efficient, energy performance diagnosis and energy management level determination are essential. However, building energy management staffs do not have the proper tools to diagnose and manage the building energy performance efficiently Thus, the study suggests the easy method to diagnose the energy performance of office buildings based on the amount of annual energy consumption per unit area and energy performance index. Also, energy management level determination method considering the diagnosis results and building characteristics is presented.

According as thirty years in lapse year have passed since the public facilities were supplied in the 1980s, their physical deterioration are sharply happening. However, with the ever-decreasing tax revenue and restricted budget, maintenance expenses are not incurred equally every year, so it’s necessary to do proper repair, and set up a replacement plan from the perspective of life cycle. Government conducted internet of things technology(IOT) as well as Smart City. In addition, it is needed to develop web based FMS and mobile application for M-Market. This study aims to develop a mobile application of building life care which will support to make a budget priority for public facilities and buildings. Through these logic and application for budget allocation of public buildings, it is possible to share maintenance information and current situation of work between facility manager and workers as well as to make an efficient maintenance plan based on gathering database and Budget Priority method. It is also expected to improve efficiency of facility management in the work environment without regard to place and time.

Apartment housing need to accompany maintenance activities for retaining comfortable residence environment, promoting welfare of residents, etc. In case of Korea, long-term repair cost for future repair activities was collected previously with the law. However, some problems occur such as insufficiency of repair plan, difference between collected cost and real cost used. Thus, strategies were needed to predict and allocate long-term repair cost wisely. In this study, Loss Distribution Approach (LDA) based model for long-term repair cost was suggested for risk prediction in apartment housing. In LDA-based model that is suggested, the risk of long-term repair cost was suggested through frequency and severity based on risk matrix. In this study, concept of frequency and severity were redefined and risk matrix and loss distribution were restructured to applying LDA that is used in financial field generally. LDA-based model allowed to perform preliminary evaluation, post evaluation of long-term repair plan and retain validity of long-term repair cost collected.

The condensation appearance on the surface of the underground parking lot is critical issue followed with floor slippery and degrade indoor air quality of underground space. Although there were various attempts to preventing condensation with insulation and ventilation method, the issue was remaining for solving the problem. Therefore, it is necessary to investigate the hygrothermal characteristics of the underground parking lot to apply the condensation prevention solutions. The purpose of this study is to analyze the condensation appearance characteristic by conducting field measurement and to evaluate a solution for condensation preventing with energy plus simulation. The condensation prevention method was researched with literature review and interviewed with experts. Insulation, heating, dehumidification, and ventilation are selected for condensation preventing. Suggested solution methods were evaluated by field measurement and simulation. As a result, the heating solution is appropriate for preventing condensation at the underground parking lot. The amount of heat requirement fulfill with the heating equipment because of the difference between dewpoint, and surface temperature is insignificant. Therefore, the operating the movable heating fan is the simple and effective solution for underground parking lot condensation issue.
장수명 주택의 적용기술 분석과 특성비교에 관한 연구 : 장수명 실증주택과 D 아파트 사례를 중심으로

The long-life demonstration housing was completed in 2019, and the first private housing was built in 2021. As the construction environment changes, the need to build long-life housing is increasing. This study intends to provide basic design data for long-life housing by understanding and comparatively analyzing the technologies of two long-life houses for the purpose of spreading and expanding. The scope of the study is two apartment cases. As for the contents of the study, the planning concept, the content of the floor plan, and the applied technology were grasped, and the applied technologies were comparatively analyzed according to the long-life housing certification criteria, focusing on the good grade. The result is as follows. First, the long-life demonstration housing and D apartment application technology can be used as basic data for the design of long-life housing in the future. Second, as a result of comparison of good grades for long-lived houses, durability technology is the same, maintainability technology is similar, and flexible technology is different.

A technical structural analysis to optimize the panel used in the system furniture is performed. The condition for the safe usage is derived from the experienced data, which becomes the guideline to the additional analysis. We analyzed the existing panel by computer simulation. then executed sensitivity analysis changing the thickness of each component of the panel lo verify the proper thickness od each parts. Through innumerous simulation, we could achieve the improved panel. which is lighter and stiffer than the previous model.

This study intends to be an exploratory attempt to lay a foothold for the development ofapartment housing for telecommuters. In the paper, the definition of telecommuting and the conceptof housing for telecommuting were discussed. Accordingly, the basic direction for the development ofhousing for telecommuting was set forth. Three alternatives for this were derived from the casestudies in the other countries; and were subjected to the evaluation of the actual and Potentialtelecommuters by the means of internet questionnaire. The result suggested that building a teleworkcenter was the best solution for the Korean apartment houses. Finally, the programming and designguidelines were developed and they were actually applied to a real setting.

The purpose of this research Is to provide the basic data for the effective workplace design, sothat employees are not suffered from physical barrier. This research based on literature review andempirical data by surveying office workers. Data have been analyzed using percentage, means, t-testand Ducan’s multiple range test. The results and conclusions of research are the follow : 1) Based on the universal design principles, this research showed that employees evacuated theiroffice environment generally as ‘adequate’ in the aspect of accessibility, adaptability, safety & health,and supportiveness. The detail report was gained from classifying characteristics of the sources.Male workers were more satisfied 7han female workers with their workplace. The younger and lowerPosition workers evaluated workplace as inferior than the older and the higher status group. Workerswith long working hours and higher education, evaluated their workplace as the inferior one. 2) Conditions of the actual office environment were compared with the office workers’ demand. Themost important principles identified by the employees are orderly the safety & health, adaptability,supportiveness, accessibility of the environment; while, the current workplace design is focusing onorderly supportiveness, safet? & health, accessibility, and the adaptability of environment. Theworkplace should be designed focusing more on safety & hea17h, and adaptability, and, this result isdifferent from what the universal design to be weighted like accessibility
