        사례분석을 통한 임대아파트 실내 커뮤니티공간의 배치 및 이용실태

        The purpose of this study is to provide basic data needed for planning apartment community spaces in order to vitalize rental apartments. Indoor community spaces of 12 rental apartments in Seoul and Kyunggi were examined. The results are as follows. First, the layout types of indoor community spaces in rental apartment complexes were found out to be mostly the building type planned in the piloties of the apartment, or the singular type placed in a singular building. Depending on the layout type, the spaces were mostly concentrated at the outskirt of the complex or the in-between space of the main building, thus lowering their recognition. Thereby, they were not satisfactory for utilization of the spaces and association of residents. Second, Indoor community space legal establishment standard and square measure did not reflect resident's feature except elderly spaces, and there was problem in activation of space. Third, as for the spatial planning of indoor community space, although each space was categorized by the users' age, the furniture and appliance planning considering users was not satisfactory. The area calculation by the type of space did not reflect the users' characteristics, thus causing problems in using the facilities. Fourth, as for the management and programs of the indoor community space, spaces were managed after categorized by the major user classes such as children, seniors, and adolescents. Depending on eagerness of program managers of each apartment complex, the level of program management varied. The survey results showed that, in most cases, almost no programs were used or merely basic management and programs were being provided.

        청소년의 여가실태를 고려한 공동주택 커뮤니티시설 요구에 관한 연구

        Being able to enjoy leisure time for adolescents is a necessary activity, for it helps them relieve their anxiety and stress and develop their potential. It is necessary to incorporate such spaces in the housing plans in advance and support diverse community activities. The current living spaces do not hold proper spaces and facilities for community activities appropriate for adolescents. Community facilities should be planned so as to reflect the needs of these adolescents, based on a clear survey in advance. The current study has conducted a survey to find out about the level of satisfaction and requests from adolescents on the leisure facilities their current living spaces hold. Based on this prior research, this study looks for solutions that could solve the issue at hand. The current community facilities are not convenient to support a diversity of leisure activities to the adolescents. The community facilities should be able to supplement information on the various activities put in place for the youth and widely supply the programs in demand. Furthermore, the adolescents wanted to form their own community within the facilities to practice their leisurely activities. We can safely assume that the youth's desire for more community amenities will increase for their own development.

      • 임대주택 커뮤니티시설의 공간특성에 대한 개선요구

        Recently, societal interest in forming apartment complex communities is increasing. This can be seen in discussions about introduction of the concept of community and plans to activate physical spaces. This study aims to find out the spacial conditions of community facilities of the recently constructed national lease housing and the residential requests from diverse households and to provide basic materials for planning community facilities. Among the national lease housing constructed after 2007, one case from Seoul and one case from Gyeongi-do were selected and residents in diverse households were interviewed in details. The study findings are as follows. among the facilities of the national lease housing, indoor exercise facilities and learning facilities were found to be most deficient. Therefore, learning spaces for children and adolescents need support. Among the community facilities, the demand to change the use of the residents" meeting room was the highest. Because there was deficiency in indoor facilities, increasing its usability was in demand. Outdoor exercise facilities showed a high installation rate. Their exterior was good, but their operation/management was not satisfactory. In order for the residents not to experience inconvenience, active operation and management improvement of them are needed.

      • 청소년의 공동주택 커뮤니티시설 이미지 선호에 관한 연구

        To vitalize leisure time for adolescents, it is above all important to provide them with the necessary leisure space they can use. A clear, exact understanding and survey of their preferences should be ascertained to promote positive development. Community facilities should directly reflect these results. This thesis examines the types of spaces and space images adolescents prefer, in order to plan an efficient and appropriate community facility reflecting their needs. A survey was conducted targeting385 adolescents living in 12 different apartment complexes. The analysis of this thesis in terms of community facilities within the apartment complexes was categorized into: learning facilities, culture facilities, and sports facilities. The results and analysis of the survey show different emotional adjectives for each preference in the learning, culture, and indoor sports facilities. Among them, adjectives for culture facilities showed the most diversity. The image scale was designed based on the emotional adjectives of the community facilities. There are differences among the distribution of each facility. Culture and sports facilities were distributed within the sphere of dynamic and soft image, whereas learning facilities were dispersed along a static and hard image area. These results in different emotional adjectives based on adolescents’ preferences should be prevalent in various areas, such as the choice of furniture, material, color, lighting, and environment of the community facilities, so as to provide appropriate and comfortable surroundings for each facility.

        Adolescence is differentiated from other development stages for the significant physical and emotional changes a person goes through that stage. Correct protection measures, as well as adequate methods of upbringing are necessary to facilitate their entrance into society and to build a stronger future for the country; accompanied with special and detailed care, understanding and support. However, the rapidly changing society, industrialization, urbanization and informatization are alienating adolescents from their families and from regional communities. This study has surveyed communal residencies in the Seoul area and the community facilities within them and has analyzed their correlation with the adolescents’ emotional reactions according to their school age. We have also tried to understand the adolescents’ needs and attempted at providing a more careful residential environment rather than the uniform residences we currently have. Our survey sample includes 60 middle school and high school male students from 500 families residing in 12 different communal residencies in Seoul and in the Gyeonggi area. The areas surveyed were divided into studying spaces, cultural spaces, and sports facilities. We modeled the color code of sensitive vocabulary and provided it as visual stimulants to analyze the brain reactions. This study showed us the differences in sensitive vocabulary preferences for community facilities displayed by the adolescents according to their age. Therefore, in order for community facilities within communal residencies to actively support and activate leisure and academic activities for adolescents, they have to be connected to their emotional characteristics. It is also important to minutely plan according to their school age.

        공동주택 커뮤니티시설의 공간별 감성색채배색 이미지에 따른 청소년의 뇌파분석

        In this study, we sought to find out the effect of different emotional interior images of the community facilities in an apartment complex on a youth brain wave by analyzing an Electroencephalograph (EEG). Based on the frequency of usage, we selected learning facilities, cultural facilities, and sport facilities. For brain stimulation, the visual stimulants with three different emotional words, cheerful, gentle, and elegant, were used based on I.R.I image scale. Overall, total nine different emotional images were used. Based on our findings, we conclude that: first, in order to improve learning concentration of the youth, a learning facility for the youth needs to be designed by skillfully combining the soft and comfortable colors from the gentle image and the murky and dark colors from the elegant image. Second, when designing a cultural facility, it is preferable to consider the elegant image for a calm and comfortable space. Third, a sport facility design needs to preclude dark colors and apply light colors to create a dynamic and lively space. Furthermore, we found out that the youth has established static images of each functionally different facility through their experience and learning. Therefore, it is imperative to plan community facilities in an apartment complex in a way to connect the space function with the emotional characteristics of the youth in order to support and encourage energetic activities and learning of the community youth.

        Adolescents have strong physical and psychological needs, and they are constantly making efforts to learn about their surroundings in order to satisfy their curiosity. For such Adolescents, a safe and enjoyable leisure space is highly important. Leisure space used by Adolescents is an effective space for the mental stability and healthy growth of Adolescents. Therefore, there is a need for a plan to establish an appropriate community facility in order to nurture positive maturity of Adolescents. This study has examined the use of indoor youth facilities of apartment complexes in Seoul in relation to the facilities’ layout plans and space characteristics. Results of the study are as follows. 1) Indoor community facilities for Adolescents of apartment complexes are divided into educational facilities, leisure/cultural facilities and sports facilities and were found focused in a single location. 2) Educational facilities include reading rooms and libraries. The library must not only include space to allow reading, but must also include space in which individuals are able to use laptops and space for group use in order to provide a space for various uses. 3) Leisure/cultural facilities include lecture rooms, banquet halls, karaoke and multimedia rooms. Banquet halls, which are generally used by adults, must be open to parties for Adolescents in order to support healthy leisure activities for Adolescents. 4) Sports facilities include gyms, GX rooms and pools. Since the majority of the programs are currently for adults, various programs must become available for Adolescents to promote their participation.
