        BIM based Construction Project Case Analysis for Facility Life Cycle Management from the Perspective of the Client

        From the perspective of the client, the value of information for use in facility management is very low at the point of use. This is because the facility owner, who is a non-professional, cannot accurately request necessary information from the perspective of long-term facility life cycle management. The purpose of this study is to define the information necessary for facility management and to analyze the project operation method to procur this information to the client using BIM. To this end, this study analyzed the role of client and contractor, project delivery process, standards, and submissions in the BIM-based procurement area through USACE Air Force Hospital project case analysis. As a result of the analysis, if the client, who is the subject of facility operation, defines in advance the type and input method of necessary information in the operation stage, the client can receive the BIM optimized for operation from the contractor. The results of this study can be used to establish standards for receiving information necessary for establishment of procurement process and facility management of public institutions considering BIM introduction.

        시공현장 BIM 운영 및 성과측정을 위한 사례분석

        Despite a lot of research on BIM, there is no quantitative study to measure accurately the performance of BIM coordination service. Thus, this study suggested method to measure the performace of BIM coordination services, applying queueing models in the field of management science. To analyze queuing system of BIM coordination services, a group of BIM coordinator were selected. Through focus group interviews with experts were used in the analysis to derive mean arrival rate(${\lambda}$), mean service rate(${\mu}$) of BIM coordination services. Single-server queuing model(M/M/1), multiple server queuing model(M/M/s) is utilized for the BIM coordination services performance measurement in construction phase. This study has significant quantitative performance measurement approaches that can be utilized in the decision-making for the improvement of the BIM coordination services and to support the review of the alternatives accordingly. But There is a limit but it is difficult to take into account the increase or decrease of the cost of alternatives according to the review.

        Construction project pre-design phase is highly influential in setting the directions for the whole business and in project to proceed. Thus, it is essential to collect and analyze enormous amount of data related to construction project. So far, the pre-design phase in a project was depending on experts’ experience and intuition. However, as construction projects become larger and more composite, the amount of related information and analyzed data increases. Therefore, the necessity arises for a plan that could directly support the pre-design phase. In this paper, BIM was suggested as a tool that will support the pre-design phase, and so the concept and role of pre-design BIM is defined. The framework of pre-design BIM simulation is composed using the international standard model IFC and how the pre-design BIM simulation system can support the process is illustrated.

        Architectural competition is widely used to obtain a ideal proposal about construction project. But there are many conflicts about competition result after architectural competition because guideline which is to select design proposal is ambiguous. Also construction market is change by BIM. Thus BIM design apply to architectural competition. The purpose of this study is making out indices to estimate objectively with when we progress design competition by BIM system. This study has been carried out limiting estimation indices within design competition for community housing, and the methods of this research are classifying estimation factors for activity categories in 81M competition. This study material is expected to be used as a good indicators to select the designer, and to improve the architectural industry in quality as well as the architectural design by selecting designer and design plan for community house and BIM design competition.

        국가직무능력표준(NCS) 기반 교육과정 개발 및 운영에 관한 연구

        산업계 수요에 대응하는 교육과정 개발 및 운영을 위해 국가직무능력표준은 좋은 자원이다. 최근 4년제 대학은 경쟁력 강화를 위해 산업계 수요 중심의 교육과정으로 개편하려는 노력을 기울이고 있다. 하지만 국가직무능력표준은 전문대학, 폴리텍대학 등 직업교육훈련기관에서 기술 인력을 양성하는 데 초점이 맞춰져 있다. 이에 따라 4년제 대학의 국가직무능력활용 사례는 찾아보기 힘들다. 본 연구에서는 NCS 기반 교육과정 개발 및 운영을 위한 새로운 모델을 제시하고자 한다. 또한 NCS는 기존 교육과정을 보완하는데 활용하였다. 본 논문은 다음의 내용을 포함한다; NCS 기반 교육과정 및 교과목 개발 과정, NCS 기반 교과목 운영, 학습자 피드백. 최종적으로 본 연구는 향후 NCS 도입을 고려하는 4년제 대학 및 사이버대학에 실천적인 시사점을 제공할 수 있다. National Competency Standards (NCS) is a good resource for curriculum development and operations corresponding to the industrial damand. Recently, four-year colleges and universities are committed to a restructuring of the industry demand-driven training courses in order to strengthen competitiveness. However, NCS is focused to train the technical personnel in vocational training institutions(ex. College, Polytechnic University). Accordingly, NCS applications of four-year colleges and universities are hard to find. In this study, we propose a new model for NCS-based curriculum development and operations. Also, NCS was utilized to complement the existing curriculum. This paper includes the following contents; 1) NCS-based curriculum development process, 2) NCS-based course development and operation, 3) learner satisfaction analysis. Finally, this study provide practical implications to four-year colleges and universities to consider NCS application.

        디지털 패브리케이션 전문 건설업체 역할 및 성과 분석 : 비정형 포디움 시공 사례를 중심으로

        Recently, there have been increasing studies on the application of digital technology, which has its focus of the irregular building. However, most of these studies have not clarified the objective of the technology and the effectiveness of professional manpower on its performance. This study analyzes actual used technology and the role of specialty contractor. It presents a framework to quantify the performance of the specialty contractor. For these purposes, this paper presents a proposed method to evaluate the activities of specialty contractors using a queueing model. As an attempt to verify the model, an actual irregular building project, in which digital fabrication is applied, is investigated during the construction phase. In order to collect the digital fabrication data, digital fabrication reports and specialty contractor’s work log of project are reviewed. In addition, Digital Fabrication input personnel, productivity data are collected through interviews with experts involving in the case project. Analysis of specialty contractor’s performance in digital fabrication reveals that the wait status of project participants varies probabilistically depending on the digital technology application level. The results of this study are expected to contribute toward the improvement of the production level in the construction industry.

        BIM 원격 교육 콘텐츠 평가 및 학습자 만족도 분석

        Along with the governments BIM activation policy, the demand for BIM education is increasing. Due to COVID-19, the BIM education environment is also rapidly changing to a non-face-to-face method based on digital technology. This study presented a BIM learning objective classification scheme based on Blooms digital taxonomy. Using this classification scheme, content analysis was performed on the learning modules of four BIM subjects. Content analysis included learning objectives and content, activity tools, lecture time, and amount of lecture notes. To analyze learning objectives, online recorded contents, lecture notes, lesson plans, and course plans provided through LMS were referred to. In addition, the results of the lecture evaluation and content satisfaction survey of learners in each subject were analyzed. By synthesizing the learning goal analysis and learner satisfaction analysis results of BIM subjects, constructive implications for distance education and BIM education were presented.

        대기행렬 모형을 활용한 시공단계 BIM 코디네이터 업무 성과 분석

        This study focuses on the BIM request for information(RFI) processing performance and quantitatively analyzes the performance of the BIM coordinator and the loss due to the waiting of the project participants. For these purposes, a method to quantitatively evaluate the performance of the BIM coordinator was proposed using a queueing model. For the verification, two projects in which BIM was applied in the construction phase were selected, and the BIM RFI data were collected through the analysis of the BIM monthly report and BIM coordinator work log of each project. In addition, the BIM input personnel, labor cost, and productivity data were collected through interviews with the experts of the case projects. The analysis of the BIM RFI processing performance of the BIM coordinator using the queueing model exhibited on a probabilistic basis that the waiting status of the project participants could vary depending on the preliminary BIM application to the design verification as well as the input number and level of the BIM coordinator personnel. In addition, the loss cost due to the waiting of the project participants was analyzed using the number of BIM RFIs waiting to be processed in the queueing system. Finally, the economic feasibility analysis for the optimal BIM coordinator input was performed considering the loss cost. The results of this study can be used to make decisions about the optimal BIM coordinator input and can provide grounds for the BIM return on investment (ROI) analysis considering the waiting cost of the project participants.

        설계 정보 전달 체계 개선을 위한 실시설계단계 3D BIM 기반 도면화 사례 분석

        In the realm of domestic design, the use of 2D CAD for creating design information has long been a major contributor to subpar design quality. The advent of Building Information Modeling (BIM) has prompted numerous efforts to enhance the process of delivering design information. Yet, many of these studies have overlooked the critical shift to a 3D BIM-based design process and production method. One of the most significant challenges in the design stage has been ensuring the integrity of design drawings. This study seeks to address this challenge by exploring a 3D BIM model-based documentation approach. To do so, an analysis of construction documents derived from 3D BIM models was conducted, breaking them down into sheets and views. For this analysis, a dataset comprising 298 sheets in the architectural field and 143 sheets in the structural field were collected as research data. Initially, these construction documents were categorized into two groups: those generated based on 3D BIM and those based on 2D CAD. Then the types of views extracted from the 3D BIM model across each sheet were meticulously examined and cataloged. These findings revealed that in architectural construction documents, a total of 481 views were employed across 214 sheets created from 3D BIM models. Similarly, in structural construction documents, a total of 252 views were employed across 107 sheets created from 3D BIM models. Importantly, these views contain design information that automatically adjusts as the 3D BIM model evolves. The outcomes of this study hold potential not only for enhancing the consistency of design information but also as foundational data for further research into BIM data composition, templates, and library development for documentation, considering the specific characteristics of different facilities.

        우선순위 규칙을 적용한 BIM 기반 설계검증 성과 분석

        BIM is one of the means of reducing the economic loss caused by design errors. These features of BIM have led to increased use of BIM. With the increasing use of BIM, several studies have been conducted to analyze the performance of BIM. As the importance of BIM staff is emphasized in the performance analysis of BIM, the human resource allocation of BIM staff can become an important research issue. However, there are few studies to measure the workforce effectiveness of BIM staff. Ham et al (2020) measured BIM workforce efficiency using FCFS queue model rules. Since design errors can have different effects on the project depending on the type, there are design errors that must be dealt with first. Therefore, in this study, a priority queue was used to solve design errors with high priority first. The performance of BIM-based design verification was analyzed by quantitatively analyzing the performance of BIM staff when the priority rule was applied to the design error processing sequence.
