With the recent increase in the number of one- and two-person households, demand for small-sized apartments has been on the rise, and lifestyles have seen swift changes to cater to smaller-sized housing. The construction market is shifting toward small-sized apartments, and research is now needed on the lifestyles of those living in small-sized apartments in order to develop suitable housing units. Therefore, this study aims to produce a planning concept for housing units by lifestyle, categorizing residents based on lifestyle and identifying their LDK preferences. Regarding methodology, prior research was reviewed to validate housing-related lifestyle factors and study the lifestyles of those living in small-sized apartments. Lifestyle categories based on housing type were determined by a cluster analysis, and LDK preferences for each lifestyle were analyzed through a survey. These data were then used to propose a planning concept with small-sized apartments for each lifestyle type. Thirty-two factors for categorizing lifestyles were obtained by studying three domains of housing-related lifestyle factors: 'housing values', 'attitudes toward living space', and 'behavior in living space; A total of 648 people living in small-sized apartments were classified into three lifestyle groups: 'True Family Benefiters', 'Smart Shopaholics', and 'Slow Heritage Pursuers'. 'Each group's lifestyle characteristics and socio-demographic features were used to classify the lifestyles of those living in small-sized apartments. The LDK preferences for each lifestyle were analyzed to design a planning concept for small-sized apartment.

The purpose of this study was to analyze the usage status of each community facility and the satisfaction of the residents, and, thereby, find the recent problems of apartment community facilities. This study aimed to make approaches from two main perspectives: ‘usage status per facility’ and ‘satisfaction per facility’ relevant to collective housing community facilities. The research methods were as follows: first, the analysis criteria were established by examining the precedent studies and literature reviews on apartment communities; second, the usage status and satisfaction were examined by conducting an apartment community site survey and an FGD survey; third, a facility satisfaction survey was conducted among 400 people residing in Complex 4 and the collected data was used to derive the use of and satisfaction with community facilities through frequency analysis and regression analysis; fourth, the problems of community facilities and the directions for improvement were proposed by comprehensively organizing the derived results. The result of the qualitative survey showed that it was necessary to install locker storage space in consideration of the number of households and users, and that it was necessary to install facilities used by minors in a location where adults can manage and protect them. The result of the site survey showed that there was a need for a separate entrance to GX because the personnel flows of GX users and fitness users overlapped with one another, causing congestion and safety issues. Finally, the result of the quantitative survey showed that the satisfaction with sports facilities was lowered due to the ventilation problem, and that the satisfaction with rest facilities not only showed the highest mean value, but also had a significant effect on the satisfaction with community facilities.
노인의 일상생활장애 정도에 따른 고령친화제품 분류 특성 연구

고령사회 진입을 앞두고 노년기의 생활의 질에 대한 관심이 점차 증가함에 따라 고령친화산업은 매우 확장 가능성이 큰 분야로 전망되고 있다. 그러나 고령친화제품은 제품별 기능과 성능 위주로 공급되어 정확한 사용방법과 가이드라인이 마련되어 있지 않다. 따라서 본 연구는 고령친화제품의 제품 분류 기준을 사용자의 일상생활장애 정도, 생활공간별 분류 기준틀을 제안한다. 이는 노화로 인한 일상생활수행능력이 떨어지는 노인들의 장애 정도에 따른 올바른 제품선택을 돕는 기준이 되고 고령친화제품체험관 전시체험 프로그램에 반영하여 좀 더 효율적인 정보전달이 가능하도록 한다. 이러한 연구결과는 생활공간별, 장애등급별 제품 개발의 필요성을 파악해 고령친화산업 발전방향 제시에 기초 자료로 활용될 것이다. In Korea, welfare needs brought on by the rapidly growing of elderly population. Also, the senior group with spare time, wealth and health is increasing. Currently, the people have known about needs welfare system for improving quality of life during senescence personally and socially. In addition to the senior friendly industry, having distinction with simple approach medical services, will be great expanding after 2010. And there will be a new welfare services plan supporting long term care insurance for senior citizens. But we don`t have prepared systematically organized senior friendly industry and products yet. So, the purpose of the study is to analyze systematically the classification characteristics of the senior friendly products according to the difficulty of daily living for senior citizens. Above all, the study finds out the senior friendly products characteristics according to the consumer`s various situations about health and housing space. Therefore the result of the study reveals that the simulation guidelines for choosing the products depend on the customer`s needs are essential and useful to improve senior friendly industry. And the post evaluation data of senior friendly products would be put to practical use in the industry.

Single households currently face problems in communicating with neighbors, and in dealing with loneliness, which draws attention to a need in a new type of housing. This study explores the possibility of applying the concept of urban co-housing through the studying the similar cases for current single households. Surveys were done with single households, to study their thoughts on co-housing, residential preferences and design elements for the purpose of proposing a new plan for urban co-housing aimed at single households. As a result, design process of urban co-housing for single households are as follows. 1) Communal space should be planned so that all the residents are able to access it easily, and the flow plan should consider the characteristics and physical drawbacks. Also it should include environemental elements such as gardens to induce the resident to form a community. 2) Communal spaces should be designed not to interfere with the privacy of the residents. 3) Most of the respondents preferred a small community, so space planning should be focused on small spacing. 4) Facilities such as public bulletin boards can lead to seamless communication. 5) There should be a representative for each floor for a smooth operation and management of residents and an administrator who manages the representatives. 6) Current single householders put most value in communication and cooperation with others, but also have a need for absolute guarantee of personal space and privacy.
