According to the relation of the attribution of residents, we analyzed the spatial characteristics of newly-built Hanok in Bukchon focused on a spatial area-ratio, the number of rooms, L/D/K configuration. The results are as follows: 1) Have increased the number of residents, the family members are also increased. In this study, the major formed case is 3 residents and two-generation family. 2) In the most cases, R area-ratio is the highest, next to L/D/K integrated area-ratio. While the examples that the L/D/K integrated area-ratio is lower than R area-ratio, or is also higher than R area-ratio are appeared. These examples can present that it has a tendency to secure the necessary room depending on the attribution of residents. 3) L/D/K is classified into four types of connection. And the characteristics depending on the number of rooms are as follows. L+DK is the most common type, next to LDK>LD+K>L+D+K. And L+DK is widely distributed in each sized area. And particularly, it is appeared mostly in 3R.

The summer of 2018 was hotter than any recent years. One of the reasons for this is due to the heat coming out from the atmosphere of the earth and exhaust heat generated after cooling the building inside, which are trapped without going out from the urban area. The heat does not disappear even in evening so that the number of continued tropical night has increased every year. This phenomenon is expected to rise not only in this year but also coming years without decline. It is important to make buildings and cities to have more green space. In addition, it is also important to absorb or convert urban heat to other energy sources by external walls, which are available in more than four sides of building in cities. Thus, the replacement of existing walls into an external wall system that can absorb or convert urban heat would produce a great social and economic value. In this regard, this study aims to derive a development image of external wall system that collects urban heat and convert heat to electric energy through collaboration with other fields such as new materials that can be combined with building sectors in material fields although those materials are not widely used in current building materials. The proposed external wall system integrates three layers including current-flowing panels propose. This study also proposes a building shape mounted with the external wall system. First, national and international study trend on external wall system that can absorb and convert urban heat and quantitative studies on the current patent status were conducted. Second, the study scope is set through the term definition of the external wall system and the number of the layers was set to three. Third, the core technology that can assign the functions to three layers in the external wall system was found from other field. Fourth, the combined image of the external wall system was proposed by fusing three core technologies, and building image mounted with the external wall system was also proposed. This study derived the development image of the external wall system that collected urban heat and converted the heat into electric energy by utilizing element technologies that were developed in fields other than architecture through patents and previous literature reviews. This study also derived a building image mounted with the external wall system that integrated three layers including current-flowing panels. A prototype for this system is not yet developed, and the system is proposed to be viable only theoretically, which is a limitation of this study. However, this study is planned to conduct a performance evaluation on the system after fabricating the prototype by 2019.

In accordance with changes in the domestic construction environment, interest in off-site construction methods (factory-manufactured construction methods) including modular construction methods is rapidly increasing. Among various off-site (OSC) construction methods, the front runner is the steel-based box-type modular construction method. Compared to the existing wet construction method, the steel modular construction method is increasing in terms of securing economic feasibility by shortening the construction period and increasing the prefabrication rate. However, due to the recent rise in raw materials and a sharp rise in the exchange rate, the economic feasibility of the wet method is deteriorating compared to the wet method. Therefore, a hybrid between 9-Matrix-based OSC construction methods is considered as a solution, away from the steel-box type combination, and a comparative study of the construction process between each construction method is being conducted. It was analyzed that the PC modular construction method shortened the construction period by 9% compared to the existing steel modular construction method. On the other hand, when comparing the construction period of the Gayang-dong demonstration complex calculated assuming that all modules are applied, it is estimated that there will be a 12% reduction in construction period compared to the steel modular method and a whopping 43% compared to the RC method.

At present, there are many companies that can produce modular housing. However, if the housing projects are conducted without design standards and principles, each company will supply housing according to its own design standards, resulting in a loss of opportunity to promote standardization at a national level. Korea’s modular construction technology is still in its infancy, and there is a lack of MC design applications due to the limited construction market. In recent years, however, related R&D has been carried out by the Ministry of Land, Transport and Maritime Affairs in order to activate modular construction. As a result, test-beds for public rental housing are currently being built, and the public rental housing applied with the modular construction method is expected to spread in the near future. In this regard, this study seeks to promote more economical and efficient production and supply of modular housing. To this end, it investigates the current status of modular construction, analyzes the problems and proposes a serious of MC design standards as part of the design standardization and open system for modular housing industry to solve the problems.

In Korea, the supply of modular apartment houses based on the Housing Act and the Pyeongchang Winter Olympics were big issues at the beginning of this year. First, due to the quantitative shortage of housing due to the explosive growth of single and two-member households and the necessity to improve the residential environment to diversify accommodation of the housing disadvantaged class, a national policy study had been conducted for the last 4 years and construction of the first modular apartment house was completed at the end of December 2017. However, there is room for improvement in performance, cost and construction period as the existing construction materials due to the lack of specially made interior/exterior materials. Second, due to the Olympic Agenda 2020 recommendation of the IOC, which mandates Olympics host cities to use of temporary facilities and venues (arenas) that can be disassembled, some of the Pyeongchang Olympics related facilities were constructed to enable disassembly. On one hand, there is the advantage of providing solutions to operating costs of the facilities for the local governments after the closing of the Olympics, but it also left the problem of leaving a huge amount of prefab material inventory, such as a large number of disassembled panels. Therefore, we attempt to conduct the study of reusability of BIM utilizing panels in stock as the first step to develop a specially made interior and exterior materials for modular apartment housing as the place to reuse the stock prefab materials.

The supply of houses primarily focused on the convenience of the supplier, pursuing economic and parcelling merits only. In recent years, the house supplying strategy has somewhat changed to generate the improvement in houses with better brands and superior quality. However, the number of remodeling new apartment houses still remains unchanged. Such remodelling has caused the tenants to suffer double burdens: house purchase at an expensive price followed by additional remodeling fees. As such, the remodeling has currently become a hot issue. Customer dissatisfaction and inefficient use of resources brought by the remodeling should be reviewed thoroughly. This research studies the generation of remodeling wastes by visiting the site of new apartments during the period of move-in and interviewing relevant individuals. Additionally, the research analyzes the generation process of remodeling wastes including the causes of such generation, and suggests methods to reduce remodeling wastes.

Long-Life-Housing plays an important role in "green development and low carbon emission" that the government is aiming at, and also is the housing type that can improve citizens' life quality by realizing the custom made housing corresponding to the changes in life styles and various demands. Long-Life-Housing, based on its durability of the structure, exhibits the changeability of space, easy maintenance and easy remodeling. However, because the high cost of new construction compare to the apartment housing with wall-slab structure and insufficient technology base, construction of Long-Life-Housing is yet on negative lines. For the promotion of Long-Life-Housing, it is necessary to design a plan to overcome the limit of current housing market and attract the demand. Long-Life-Housing, due to the characteristics in technology and policy, is limitedly expected a development and supply in current market situation. On this, the study revised the law that is being the barrier to the supply of Long-Life-Housing separately into durability, changeability, infill, SI separation and licensing, and newly established incentive systems for promotion of Long-Life-Housing.
