        근린생활권의 육아환경 요소에 대한 영유아 어머니의 중요도-만족도 분석 - 서울시 송파구를 대상으로 -

        This study aims to estimate the perception of mothers of infant and toddler on the child-rearing environment and compare the recognition of parents who live in APT and multi-family housing. This study investigates the mothers in order to survey the level of importance and satisfaction on the neighborhood environment factors for child-rearing. The result of questionnaire is analyzed by Importance-Performance Analysis (IPA). According to the result of IPA by housing types, it was found that the improvement of pedestrian environment, separation of pedestrian and vehicle, natural environment and playground is required particularly in the multi-family housing area. the mothers need soundproofing of house and management of unwanted facilities in neighborhood in common. In the apartment, improvement of child-care facilities and children's library is required. The results of IPA on the mothers of infant and toddler may be important foundation for future strategies for child-rearing environment improvement.

        육아환경 평가지표 개발 및 적용에 관한 연구: 서울시 자치구의 물리적 환경을 중심으로

        본 연구는 도시 내 소생활권의 물리적 육아환경을 평가할 수 있는 지표를 개발하고, 개발된 지표를 이용하여 서울시 자치구의 물리적 육아환경 수준을 평가하는데 목적이 있다. 이를 통해 현재 육아환경 특성과 개선 방향에 대해 논하고자 한다. 이를 위해 첫째, 육아환경과 관련한 국·내외 선행연구와 육아정책 분야와 도시계획 분야의 전문가를 대상으로 심층면접을 통해 1차 평가항목을 도출하였다. 둘째, 전문가 설문과 설문 결과에 대한 적합도 검증을 통해 최종평가항목을 도출하였다. 셋째, 실증분석을 위해 정규분포 이론과 Natural Break Method를 활용하여 각 자치구의 평가항목별 통계값을 4단계로 설정하고, 항목별 점수를 구한다. 넷째, 25개 자치구에 육아환경 평가지표를 적용하여 유형화하고 시사점을 제시한다. 연구의 결과, 서울시 25개 자치구 중 물리적 육아환경이 가장 좋은 자치구는 중구로 나타났다. 출산율과 영유아 밀도를 고려한 육아 환경평가에서 강동구, 강서구, 구로구, 성동구, 성북구, 송파구, 은평구 등 7개 자치구는 출산율과 영유아 밀도가 높았으나 육아환경이 좋지 않은 것으로 나타났다. 이 자치구들 은 육아에 대한 수요를 고려하여 다른 어떤 지역보다 육아환경 개선에 대한 노력이 필요하다. 본 연구는 서울시 통계데이터를 활용해 지속적인 모니터링과 객관성 확보가 가능 한 물리적 육아환경에 대한 평가지표를 개발했다는 점과 이를 활용해 서울시 자치구의 육아환경 개선방향을 제시하였다는데 연구의 의의가 있다. This research aims to develop indicators to evaluate physical environment for child-rearing of local governments in Seoul. Local governments will be evaluated by using the developed indicators. Therefore, assessment items were derived by literature survey about physical environment for child-rearing and interviews with child care policy experts and urban planners. For an empirical analysis, a statistic of each assessment items in local governments is set in four levels by a normal distribution theory and natural break method. The score of each assessment are also calculated. The result of research tells that Jung-gu is the best local government for the physical environment for child-rearing. By the assessment of physical environment for child-rearing, which considers total fertility rate and density of early child, the seven local governments such as Gangdong-gu, Gangseo-gu, Guro-gu, Seongdong-gu, Seongbuk-gu, Songpa-gu, Eunpyeong-gu have a high ratio of total fertility and high density of early children, however physical environment isn`t good. These seven local governments need more effort to improve the physical environment for child-rearing because of the high demand of child care. The research has a meaning that the assessment indicator about physical environment for child-rearing has developed, which is possible to achieve continuous objectivity and monitoring by a statistic from Seoul, and the improvement direction for physical environment for child-rearing for local governments in Seoul is provided by the developed indicator.

        다가구 매입임대주택에 대한 주변지역 주민인식 및 전세가격 영향 분석

        The purpose of this research is to identify the effect of public rental multi-family housing on residents' perception and housing rent. For the study, the hypothesis that housing rent is influenced by the characteristics and environment of housing is proposed. There is a hedonic price model which is the multi-regression model where specially rent price is defined as a dependant variable and the physical characteristics and environmental elements of housing as independent variables. The results are as follows; first, the residents regard that their housing price will be declined nearly 14.8% after the supply of the public rental multi-family housing and the influence will be reached to the houses within a 324.39m radius. Second, when the multi-family housings were closer to the public rental multi-family housing, the multi-family housing rent would be fallen as much as about 90,000won a meter.

        주민참여형 주거지 재생사업의 정비요소에 대한 고령 거주자의 중요도-만족도 분석 - 연남동 사업지구를 대상으로 -

        The purpose of this study is to estimate the perception of elderly residents on the residential environment improving projects and suggest the political implications. The survey include questionnaires about the importance and the satisfaction level on the project maintenance factors. The results were statistically analyzed by Importance-Performance Analysis (IPA). As the result of the study, firstly, it shows that 'the possible overkill area' on the IPA action grid includes none of factors except 'landscape' which is very similar to mean of performance score. the result of analysis means that the project is very efficient. Secondly, the policy is necessary to improve 'pedestrian passage', 'public open space' and 'transportation environment'. Considering elderly residents especially 'pedestrian passage' and 'public open space' are in need of improvement immediately. In detail 'traffic facility', building 'urban park' and 'pedestrian passage', 'paving of pedestrian passage', 'children's playground' are in need of improvement as well. The results of analysis on elderly and non-elderly residents of Yonnam project may be important foundation for future strategies for improvement.

        보행우선구역의 서비스 질 평가를 위한 계획 평가항목 설정 및 유형별 가중치 분석

        This paper proposes a new method for estimating quality of service(QOS) for ‘Pedestrian-priority Zone(PPZ)’. First, PPZ is classified by the road hierarchy and land use characteristics. Based on expert interview and questionnaire, we select the final evaluation items among the evaluation items derived from literature survey. The obtained data for the indicators were analyzed through Analytic Network Process(ANP). The importance of each evaluation item is calculated by types of PPZ. This study analyzes the differences in importance of evaluation items according to road and land use characteristics. The results show that type 1 and type 3 have commonly the high evaluation items in order of weight; ‘safety facility for the transportation vulnerable’, ‘crossing time for pedestrian’, ‘ramp for the transportation vulnerable’, and ‘safety facility for pedestrian’. Unlike other types, ‘structure of sidewalk’ in type 2 and ‘structure of sidewalk’, ‘structure of crosswalk’ in type 4 are more important than other items. Those evaluation items should be treated by PPZ types in planning process. The evaluation items for PPZ plan is expected to contribute to achieving its policy goals.
