        Performance assessment model for robot‐based automated construction systems

        An adjusted assessment model based on benefit–cost analysis (BCA) is proposed for evaluating the economic efficiency of automated construction technologies. In contrast to conventional BCA, the model does not compare monetary values, but the differences in benefits and costs between traditional and automated construction methods. To verify the usefulness of the model, it was applied to a real-scale building construction project that used a fully automated building construction system, and the face validity of the model was confirmed. The results indicate that the model can support decision makers in identifying valuable benefit factors and in assessing the cost effectiveness of the system.

        Assessment of Requirements for Successful Mobile Project Management Information Systems

        The objective of this study is to assess the requirements of tablet PC-based PMIS applications designed for use onconstruction sites to determine whether these new programs can play a significant role in increasing the efficiency ofa project. In this research, the current market conditions of PMIS running on a tablet PC were analyzed. In addition,two industry surveys were conducted. A research team interviewed some industry experts and identified fourteenuseful and desirable functions that can be incorporated into tablet PC-based applications and project management tools. Through a questionnaire survey, the most effective functions for the tablet PC-based PMIS were identified. The threetop-rated functions among those suggested were Contact Information for Job-Related Personnel; Receive and Respondto Submittals, RFIs, and Notices; and Problem Solving for Design and Engineering Issues. The results of this researchare expected to provide helpful information for mobile application developers and members of other interested groupsin the construction industry.

        Decision Support Tool for Excavation Operation using Genetic Algorithms

        The appropriate fleet estimation of the excavation equipment is a major factor in the determination of the cost and time requirements of a project. But the decision of what kind of equipment selected is often based on heuristic methods or trial and error in Korea. Thus, this study proposes a prototype model that uses genetic algorithms to select fleet estimation of loaders (backhoe) and trucks used in excavation work. To verify the applicability of this model, the case study was performed. And the result of the genetic model was compared with that of the trial & error method. The use of the genetic model suggested this study required 44days, 2 units of backhoes, 7 units of trucks, and a total cost of 171,839,756 won. With the estimated fleet number of equipment, the minimum cost of excavation work can be calculated, taking account of the time-cost trade-off. By utilizing this prototype model, the efficiency of excavation work can be improved.

        국내 모듈러 건축 프로젝트의 단계별 BIM 활용업무 분석

        Building Information Modeling (BIM) and modular construction are regarded as important technologies that could contribute to overcoming the crisis faced by the construction industry. However, BIM uptake in current modular construction projects is limited. Moreover, there are no specific guidelines to support decision-making regarding the application of BIM in modular construction projects. Therefore, this study aims to analyze the possibility for BIM uptake in each phase of modular construction projects in Korea. Initially, the literature detailing on BIM uptake cases in modular construction projects was reviewed. The detailed work and activities for each phase of a modular project were analyzed via a questionnaire targeting domestic modular experts, to derive items requiring improvement due to errors or changes occurring in the actual project. Ten realistic BIM uptake items were derived, reflecting the results of literature review and expert interviews. Then, the BIM uptake items in each phase were analyzed in terms of necessity and efficiency via a second questionnaire using five-point Likert scales. Finally, the BIM utilization index (BIM UI) of the BIM uptake items was suggested as a priority measure. As a result, the BIM UI of “3D coordination” (U2), “design authoring and reviews for off-site fabrication” (U3), and “detailed 3D modeling for off-site fabrication” (U4), were assigned the highest priority. The results of this study can be used as guidelines to support decision-making regarding the application of BIM in modular construction projects.

        Comparative performance analysis of robot-based automated construction system using a real scale test project

        A large-scale research project to develop a robot-based automated building construction system for steel structureswas successfully conducted in South Korea. This paper discusses the results of the real-scale test and the key lessonsgained from the testing process. The system was assessed in terms of system productivity, construction cost, qualitycontrol, and safety improvements. While the productivity of the automated system showed an improvement of about9.5%, the construction cost was about six times higher than that of the conventional method. The field test alsoindicated that the automated system requires more on-site quality control measures. However, because the system caneliminate the causes of various safety accidents, safety levels might be expected to be improved significantly. It isexpected that this paper will provide knowledge and insight for developing new systems, and the results of thereal-scale test might be useful for other researchers and similar research projects in the future.

        사례분석을 통한 건설사업관리 대가산정 방법 개선

        본 연구는 국내 외 건설사업관리 유사 건설기술용역 대가 기준 및 사례분석을 토대로 합리적인 건설사업관리 대가기준을 제안하는 것을 목적으로 한다. 이를 위해 기존의 건설사업관리 대가의 적정성을 분석하고, 사례분석을 통한 인력투입 실태를 조사하였으며, 비상주 인력의 적정수준에 대해 고찰하였다. 사례분석결과, 현행 건설사업관리 대가산정 체계는 책임감리와의 대가산정 방식의 이원화, 비 현실적인 대가기준 및 인력배치 등이 문제점으로 도출되었다. 이를 위한 개선 방안으로 건설용역 대가산정 방식의 정비, 건설사업관리 대가수준의 현실화, 사업초기단계 배치인력의 탄력성 확보, 사업특성을 고려한 비상주 인력 활용을 제안하였다. 본 연구는 향후 건설사업관리의 대가수준의 현실화 및 대가산정을 위한 접근방법의 개선에 기여하여 건설사업관리 업무의 효율성 향상에 도움이 될 것으로 기대된다. The objective of this paper is to suggest the improvement of estimating system for construction management (CM) service fee through the analysis of the previous literatures and criteria and case study. In order to do this, this paper considered the relevance of existing criteria to estimate the CM service fee, the condition of input ratio of engineering resources in the real cases, and current utilization strategy of nonresident technical engineers. Based on the analysis, the following problems were identified; a) the different estimating system for CM fee and construction supervision fee, b) impractical estimating system for the CM fee, and c) inappropriate allocation of human resources for CM. Consequently, this paper suggested the following 4 items for the improvement of the existing system; (1) modification of the current structure of CM fee calculation, (2) rationalization of current level of the CM fee which is required to be raised approximately 5.4 percent compared to design or supervision fee, (3) securement of elasticity of the input ratio of engineering resources from the inception phase, and (4) development of the utilization strategy of nonresident engineers based on the technical requirement of the jobsite. Thus, it is anticipated that this research would affect the compensation package of CM in order to make the estimation process of CM service fee more efficient and to revitalize CM as business.

        효율적인 건설자동화 기술 개발을 위한 핵심성공요인

        Construction automation can be an effective alternative for the lack of skilled labor and loss of productivity. With such a background, Korean government has provided a lot of financial supports for the development of construction automation technology. However, despite of those efforts, automation systems at construction sites have rarely been employed. This is because the systems have not been developed with full consideration of the needs and environments on construction sites. Thus, the purpose of this study is to identify the critical success factors for efficient development of construction automation systems. This study compares and analyzes key factors for automated construction system(ACS) and construction information system(CIS). As a result, ‘stability and reliability’ in the ACS showed the highest importance while ‘manageability’ in the CIS was. Consequently, for the successful introduction of the ACS, technical capability and stability should be firstly considered to cope with dynamic construction environment, while the CIS should be built to enable efficient management and use of information. The result of this study can serve as an evaluation base for the current construction automation technologies and an index for more efficient technology development in the future as well.

        중요도-성취도 분석을 통한 건축 신제품의 요구사항 분석 연구

        With an increasing interest in the commercialization of research results in the present societal climate,especially in the construction industry, preliminary product analysis plays a critical role whenintroducing a new product to the market. It significantly influences the product's success or failure. Inthis context, this study aims to investigate the utility of Importance-Performance Analysis (IPA) as amanagement strategy tool for preliminary analysis in the commercialization of new architecturaltechnologies. The study specifically assesses a smart ball product engineered for pipeline inspection. The evaluation is carried out based on product quality, convenience, and usability categories. Seventeen factors are recognized as sub-items, and a survey is conducted among relevant experts andconsumer groups. From the survey, four key items are chosen: “Keep up the good work,” “Concentratehere,” “Low priority,” and “Possible overkill.” Suitable strategic measures are derived for each item. Byconducting a correlation analysis between product importance and performance, this study offers amethod to establish priority directions for future development. This analysis assists in identifyingareas that necessitate improvement or additional focus to increase the product's commercial potential. On the whole, this study contributes to understanding and applying Importance-Performance Analysisas a valuable tool in the preliminary analysis and commercialization of novel technologies in the fieldof architecture. 최근의 사회적 분위기에 따라 연구 결과의 사업화에 대한 관심이 증가하고 있다. 건축 시공 분야 역시 신기술에 대한 제품화가 활발히 이루어지고 있는 실정이다. 제품에 대한 사전 분석은 향후 신제품의 시장 진출시 성패를 좌우할 수 있는 중요한절차 중 하나이다. 따라서 본 연구는 건축 분야에서 개발된 신기술의 제품화를 위한 사전 분석 방법 중의 하나로 경영전략도구로 활용되고 있는 중요도-성취도 분석을 실시하고 이의 적용 가능성을 모색하고자 한다. 본 연구에서는 기 개발된 파이프라인 검사용 스마트볼 제품을 평가하며, 이를 위하여 제품의 품질, 편리성, 활용가능성의 범주를 설정하였다. 하위 항목으로17개의 요인을 설정하여 관련 전문가 및 소비 집단을 대상으로 설문조사를 실시하였다. 그 결과 좋은 작업상태 지속 유지 항목, 노력 집중화의 지향 항목, 우선 순위 낮음 항목, 과잉 낭비 가능성 항목을 선정하였으며 각각 항목에 적절한 전략적 방안을 도출하였다. 본 연구는 제품의 중요도 및 성취도 측면에서 상호관계 분석을 실시함으로써 향후 개발을 위한 우선 방향을도출할 수 있는 방안을 제공하였다.

        온돌 파이프라인 관리를 위한 초음파 캐비테이션 효과에 대한 실험적 분석

        In the context of Korean residential heating systems, Ondol pipelines are a prevalent choice. However,the maintenance of these pipelines becomes a complex task once they are embedded within concretestructures. As time progresses, the accumulation of sludge, corrosive oxides, and microorganisms onthe inner surfaces of these pipelines diminishes their heating efficiency. In extreme scenarios, thisaccumulation can induce corrosion and scale formation, compromising the system’s integrity. Consequently, this research introduces an ultrasonic generation system tailored for the upkeep ofOndol pipelines, with the objective of empirically assessing its practicality. This investigationdelineates three variants of ultrasonic generating apparatuses: those employing surface vibration,external generation, and internal generation techniques. To emulate the presence of contaminantswithin the pipelines, substances in powder, slurry, and liquid forms were employed. The efficacy of thecleaning process post-ultrasonic wave application was scrutinized over time, with image analysismethodologies being utilized to evaluate the outcomes. The findings indicate that ultrasonic waves,whether generated externally or internally, exert a beneficial effect on the cleanliness of the pipelines. Given the inherent characteristics of Ondol pipelines, external generation proves impractical, therebyrendering internal generation a more viable solution for pipeline maintenance. It is anticipated thatfuture endeavors will pave the way for innovative maintenance strategies for Ondol pipelines,particularly through the advancement of internal generation technologies for pipeline applications.

        공동주택 마감공사의 하자보수기간 현황 및 연관성 연구

        The warranty liability period for defects in apartment buildings by work type is not based on scientific analysis, making the appropriateness of the term a culprit behind the lawsuits. Therefore, this research aims to evaluate the appropriateness of the warranty liability term of apartment buildings by identifying the current status of defects, in particular, caused by finishing works. That is because the number of defects, caused during the finishing works, accounted for the largest portion of the total defect cases of apartment buildings reported to the Apartment Defect Dispute Mediation Committee under the Ministry of Land, Infrastructure, and Transport of Korea between 2010 and 2011. The result from analyzing claims for defect repairs of the finishing works showed that most cases by work type continued to be made after two years, and only about 60% were charged within the warranty period. And, defects by work type have correlation, which needs to be considered for a better construction technique. Considering a low correlation between the possibility of defects and the construction performance rankings, which are highly relevant to the apartment preference. It is believed that there needs to be a qualification process for agencies that actually performs finishing works. 공동주택의 공종별 책임 하자 보증기간은 과학적인 분석에 근거를 두지 않고 있어. 기간의 적절성이 분쟁의 원인이 되고 있다. 이에 따라 본 연구에서는 2010~2011기준 국토교통부 하자심사 분쟁조정위원회에 접수된 하자제기건수 중 공동주택 하자 중 가장 많이 제기된 마감공사의 하자실태를 파악하여 하자보수기간의 적절성을 평가하고자 하였다. 마감공사의 하자청구건수를 분석한 결과 대부분의 공종별 하자는 2년 이후에도 나타나고 있으며, 60% 정도만이 하자담보책임기간 내에 청구되고 있는 실정이다. 공종별 하자는 상호간에 연관성을 가지고 있으며 이러한 점은 시공의 관리 차원에서 고려되어 공법의 개선이 필요한 것으로 나타났다. 공동주택의 선호도에 큰 영향을 끼치는 시공능력평가 순위와 하자발생의 상관성이 낮은 것으로 보아 실제 수행하는 전문업체의 하자관련 검증 절차가 필요한 것으로 판단된다.
