상관분석을 통한 공동주택 개발사업의 분양가 산정 요인 도출연구

공동주택 개발 사업의 분양가 예측은 입지, 환경 및 경제 상황과 같은 여러 복잡한 변수들의 작용으로 어려운 영역에 속한다. 대부분의 선행연구에서 분양가 산정 영향요인에 대해 전문가 조사를 통하여 분석하는 것이 대부분이지만, 실제 판매 가격과 비교하는 연구는 매우 부족한 실정이다. 이에 본 연구에서는 공동주택 개발사업의 분양가 산정에 영향을 미치는 요인을 도출하고 실거래가와 비교하여 도출한 요인들과의 상관관계를 분석하여 연관성을 확인 한 후 분양가 산정 시 고려 사랑으로 적합한지 확인하는 것을 목적으로 한다. 이를 위해 첫째, 이론적 고찰을 통해 선행연구를 분석하여 앞선 연구에서 고려한 요인들을 파악하였다. 둘째, 선행연구에서 공통으로 제시하는 요인(경제, 입지, 주택, 금융환경요인)들과 추가로 세부 요인(실거래가 상승률, 편의시설 개소, 대출금리 등)을 선정하였다. 셋째, 실거래가 및 선정한 요인들에 대한 데이터 수집을 진행하였다. 마지막으로 실거래가와 요인들을 비교 분석하고 상관분석을 시행한 후 요인을 도출하였다. 분석 결과 모든 요인들에서 결정계수가 0.5 이상으로 확인되었다. 그러므로 본 연구에서 선정한 요인들은 분양가 산정 시 고려해야 하는 유의미한 요인들로 분석된다. 본 연구의 결과는 새로운 분양가 산정모델 연구 개발의 기초자료로서 활용할 것이라 기대된다. Estimating the sales price of a residential building development project is difficult because of it has many complex variables such as location, environment, and economic conditions. Many previous studies related to influence factors of the sales price is to identify by survey of experts and it is few studies by comparing with actual sales price. Accordingly, the purpose of this study is to identify the factors influenced on the projects by using correlation analysis from collected actual data in this study. For the purpose, first, the factors such as economy, location, housing, financial environmental factors were identified from previous studies. Second, data were collected on actual sale prices and selected factors. Finally, the actual sales price and factors were compared and analyzed by using correlation analysis. As a result, the R<sup>2</sup> values of economy, location, housing and financial environmental factors were over 0.5 respectively. Therefore, it was confirmed that these factors were significantly correlated with actual sales price. The results of this study are expected to be utilized as basic data for research and development of a new sale prices prediction model.

There is a limit to preventing various types of safety accidents in advance at construction sites. Even for buildings of the same total floor area, it is expected that the more complex the building shape or the higher the number of floors, the higher the probability of a safety accident. Therefore, it is necessary to analyze the effect of the shape of a building on safety accidents using safety accident data generated during actual construction. The purpose of this study is to analyze the impact of building shape on safety accidents. As a result, the R2 value of shape factor and safety accident was 0.901, and the R2 value of construction difficulty and safety accident was 0.944. In the future, the results of this study will be used as basic data for improving safety management related systems.
봉사학습을 통한 예비교사의 교육현장 참여경험에 관한 질적분석

예비교사 교육에서 교육현장 경험이 강조되면서 교육봉사가 필수이수과목으로 지정된 가운데, 본 연구는 봉사학습을 통한 예비교사들의 교육현장 참여경험을 질적으로 분석하였다. 서울시 소재 K대학교에 재학 중인 125명의 사범대 또는 교직이수 학생들이 교직수업과 연계하여 진행된 봉사학습에 참여하였다. 예비교사들의 봉사학습 보고서에 나타난 봉사학습 경험을 지속적 비교법에 기초하여 질적으로 분석하였다. 분석결과 125개의 개념, 34개의 하위범주, 16개의 범주가 도출되었고, 도출된 개념과 범주를 그 내용을 기초로 하여 봉사학습 활동 참여의 시작, 봉사학습 활동 참여의 중심경험, 봉사학습 활동 참여의 맥락조건, 봉사학습 활동의 외부적 영향 조건, 봉사학습 활동 전략, 봉사학습활동 참여 경험의 결과로 분류한 후 제시하였다. 예비교사의 실천적 역량강화를 위한 교과목과 연계한 봉사학습의 적극적 운영 제안과 본 연구의 제한점과 함께 추후연구 방향을 논의하였다. It has been emphasized to integrate field-based experiences into the pre-service education curriculum. This study analyzed the service learning experiences of pre-service teachers qualitatively. The participants were the 125 pre-service teachers who took the classes of the researchers, in which service learning was required to perform. The researchers analyzed the reports completed by the 125 pre-service teachers by asking their service learning experiences and processes. Data were analyzed by using the constant comparative method. As the results, the pre-service teachers' experiences were analyzed into 125 concepts, 34 subcategories, and 16 categories. The implication for the educational service were discussed and suggested.

The purpose of this study is to analyze the factors influencing the profit risk of each stage of the apartment development project. There are a wide variety of factors that influence the success or failure of the apartment development project. Key factors affecting profits are land cost, construction cost, unit sales price, sales ratio, and financial cost. These change over time. Revenue, which is a business performance, fluctuates due to changes in factors. In this study, the characteristics of five key factors were identified, and the concept of profit risk management was established for efficient management of risk factors that change over time. By developing the results of this study, we plan to develop a profit risk management model using software.

Profit, the performance of an apartment development project, is directly affected by the sales ratio, unit sale price, financial costs, land costs and construction costs. However, these factors fluctuate in response to changes in the environment, including various stake holders, and the profits fluctuate as a result. In order to ensure that profits are managed within target levels, these factors must be able to be predicted, controlled and monitored and managed up to the start, sale, and end stages of the project. The purpose of this study is to develop a profit risk management model for apartment development projects. The results of this study will contribute to the establishment of academic basis for the dynamic management of project profits that fluctuate with time and environment. And in practice, it will help project developers manage their business revenue to the proper level. In addition, the risks that occur from time to time can be identified quantitatively and visually, and it is expected that it will be easier to derive consensus points for smooth business progress by reducing conflicts of interest among stakeholders.
태풍 변화로 인한 주거시설 피해 정량화 프레임 워크 제안

This research aims to investigate the alterations in typhoon patterns attributable to climate change and to quantitatively assess the risk of damage to residential structures. The increasing prevalence of climate anomalies and severe weather events, a consequence of global warming, is causing escalating damage globally. Notably, numerous countries are facing substantial devastation due to shifts in typhoon trajectories. Despite this, there exists a gap in empirical research quantifying the impact of these changes on building integrity and the associated risk alterations driven by climate change. In addressing this gap, our study analyzes the frequency and intensity of typhoons impacting Korea, examining the evolution of these meteorological phenomena. Furthermore, we employ the Korean Typhoon Vulnerability Function for residential facilities to quantify the altered risk posed by these changing patterns. The outcomes of this study provide the private sector with essential data to formulate diverse scenarios and business strategies in response to the escalating risks of typhoonrelated damage. Additionally, it equips governmental bodies with the necessary insights to develop comprehensive risk management strategies to mitigate the effects of future typhoons.
다중 상응 분석을 통한 아파트 건설현장 업무상 재해 유형 분석

In this study, we analyzed the safety accidents that occurred in the apartment construction site and the correlations between the victims according to the type of work accidents through multiple correspondence analysis. There is a lack of disaster-related studies on apartment construction sites, the third most frequent building type in Korea, and most of them have used survey techniques. Therefore, the exploratory data analysis was conducted in industrial accident cause data, and derived the correlation analysis between each disaster victim through multiple correspondence analysis. The results of the study are summarized in two as follows. First, as the number of heights increased due to the high rise and complexity of apartments, the fall rate and mortality rate were high. In addition, deaths are mostly caused by very few experienced workers or those with more than 10 years of experience, resulting from safety training, lack of experience, and insensitivity to safety. Second, multi-correspondence analysis showed that most safety accidents can be prevented by wearing safety equipment, and following proper work process and its safety action. The key factors derived from this study can be used for safety education, supervision, and management in apartment construction sites.
