        This study aims to analyze variables that affect the elderly who are willing to live in the house where they currently live and propose the direction of the elderly housing welfare policy. As a result of the analysis, even if the movement is inconvenient, variables that affect the intention to live in the house currently living while receiving home services vary by age group. It can be seen that the longer the period of residence for those in their 60s, the more likely they are to choose to live in the house they want to live in if they are elderly people who do not engage in sports activities. Those in their 70s were more willing to live in the house they currently want to live in as long as the period of residence is longer, and as they do not engage in social and sports activities. Finally, those in their 80s and older were more willing to live in the house they wanted to live in as they received home-based services. If the elderly who are engaged in social leisure activities become uncomfortable to move, the probability of choosing a nursing facility for the elderly is relatively high. On the other hand, the longer the residence period, the more passive the activity, the lower the income, and the poor health condition, the higher the probability of wanting to live in the house they want to live in if they become uncomfortable. Therefore, it is desirable to create an environment for active elderly people to live in a community through housing supply for the elderly. Rather passive elderly people need to provide services in a familiar environment, and if there is a residential shift, they need to provide a familiar environment that is behaviorally and emotionally meaningful as the core of the process of creating a new environment and making a house again.

        공동주택 커뮤니티와 사회적 자본의 영향요인 분석

        The purpose of this study is to analyze the influence of apartment complex types upon the social capital for sustainable development of an apartment community. Applying the concept of social capital to apartment community implies the need to address an alternative plan for sustainable community development. A questionnaire survey of residents in the apartment complexes was carried out. Study findings are as follows: Public rental housing residents help each other, particularly solving personal problems with building trust among residents. On the other hand, the owner-occupied housing complex demonstrates that resident participation is important for development of informal bonding network. Informal bonding network had a statistically significant relationship with resident participation. The implication from these findings is that one of important factors is the relationship between social capital and homeownership. In this study social capital explains the importance of using social connections and social relations in achieving goals. Social capital, or resources accessed through such connections and relations, is critical along with human capital in achieving goals for individuals and communities.

        공공임대주택 수선유지비용에 영향을 미치는 요인에 관한 연구

        The study attempts to investigate repair and maintenance costs which influenced the socio-economic variables and housing facilities variables. It is to make clear about a matter of forecasting model of before-repair and maintenance costs. The data of this study had been collected repair and maintenance costs in the Permanent Rental Housing. Repair and maintenance costs from 115 apartment complexes had been used on the data from in the year 1995 to in the year 2001. Data were analysis using SPSS/PC computer package. The statistics used were frequency, percentage, Pearson's correlation coefficient, one-way analysis of variance, and multiple classification analysis(MCA). The results of this study were as follows ; From the analyses the factors influencing repair and maintenance cost are identified facility components as building age, building cost, heating system, septic tank, elevated water tank, pipe and so on. Also, the result of analyses effecting degree of repair and maintenance cost is following is as follows ; building age have the most effect on repair and maintenance cost. However, repair and maintenance cost is also influenced by building cost, heating system, septic tank, elevated water tank, and pipe, etc.

        공공임대주택과 사회적 배제에 관한 연구

          우리나라 공공주택정책에 있어 사회적 배제 문제는 최근에 와서 관심의 대상이 되고 있다. 본 연구의 목적은 공공임대주택 주민과 인근 분양주택 주민 간에 야기되는 사회적 배제 현상에 대한 주민 의식(인식정도)을 파악하고 사회적 배제가 주거만족도에 어떤 관련성이 있는지를 분석하고자 한다. 아울러 사회적 배제를 최소화할 수 있는 방안이 무엇인지를 모색하고자 한다. 이를 위해 영구임대주택 주민과 영구임대주택 인근 분양주택 주민을 대상으로 설문조사를 실시하였으며, 분석방법은 일원분산분석, 상관관계분석, 그리고 경로분석 등을 사용하였다. 분석 결과 첫째, 주거지 차별에 대한 의식은 영구임대주택만 공급된 단지, 월평균 소득이 낮은 분양주택 주민에서 상대적으로 높게 나타났다. 그리고 단지내 이웃간 갈등이 많고 영구임대주택의 부정적 요소 및 이미지가 나쁠수록 주거지 차별은 강하게 나타났다. 교육적 차별은 교육수준이 초/중학교 졸업자에서 나타났고 단지내 이웃간 갈등이 많으며 영구임대주택의 부정적 요소 및 이미지가 나쁠수록 나타났다. 둘째, 주거만족도는 사회적 배제와 인과관계를 형성하고 있었으며, 특히 주거지 차별이 직접적으로 주거만족도에 영향을 미쳤다. 반면 교육적 차별은 주거 만족도에 직접적인 인과관계는 없었지만 주거지 차별을 통해 간접적인 인과관계를 나타냈다. 사회적 배제는 영구임대주택 주민이 인식하는 것뿐만 아니라 인근 분양주택 주민 중에서 교육적 약자(초/중학교 졸업)와 경제적 약자(분양주택 거주자 중에서 월평균 소득이 70만원 이하)의 경우 느끼고 있었다. 가난한 사람과 중산층 주민이 함께 어울려 살아가는 계층간 혼합(social mixing)은 중요한 정책이슈로 부상하고 있다. 교육적 차별 등의 사회적 배제를 예방하고 주거만족도를 높이기 위한 방안으로 사회적 자본을 증대하는 방안이 강구될 필요가 있다. 아울러 파트너십(주민, NGO, CBO, 정부 등)의 구축 등을 통한 사회적 네트워크 형성이 매우 중요한 것으로 판단된다.   Social exclusion is a relatively new term in Korean housing policy - not only referring to poverty and low income but some of their wider causes and consequences, particularly in public rental housing estates. The purpose of this paper is to examine social exclusion phenomena between public rental housing estates and neighboring non-public housing residents. And we try to analyse the relationship between social exclusion and residential satisfaction/dissatisfaction. In order to explore the problems of social exclusion, a survey of the public and non-public housing communities was conducted by means of interview with household heads and field surveys. One of most crucial findings is that public housing residents and low income groups in neighboring non-public housing have strong feeling of social exclusion. The feeling of residential segregation and discrimination were the most direct factors of residential satisfaction/dissatisfaction to the public housing residents and low income residents in non-public housing estates. The number of households who answered negatively is much higher than those who answered positively in terms of social mixing. In order to tackle these kinds of problems, the government has to make a new approach to minimize the problems of social mix within the same community(estates). Partnership-based approaches (NGO, governments, etc.) should be advocated as a way of promoting social capital. Social networks are also important as an asset that poor people in cities can exploit to advance themselves or, in times of adversity, use to help dampen the effects of poverty.
