This study examines whether the mortgage prepayment charge affects MBS prepayment rate using MBS data issued by the Korea Housing Finance Corporate (KHFC) between 2004 and 2018. The level of prepayment charge or the change of prepayment regulation is likely to the prepayment behavior of mortgage borrowers. Therefore the prepayment charge could affect MBS prepayment rate. Our major findings are as follows. First, we find that the difference between the borrower’s refinancing rate and prepayment charges causes higher conditional prepayment rate (CPR). Second, the CPR is significantly higher for the MBS issued on and after 2012. This result suggests that the systemic change in the prepayment regulation of 2012 could importantly affect borrowers’ prepayment behavior. Last, the MBS issued on and after 2012 shows the negative relationship between the prepayment charges and the CPR. Overall, the prepayment charges is related to the prepayment rate of MBS. Forecasting the mortgage prepayment rate is a critical factor when we estimate the value of MBS. Thus, if the policy authorities take account of the change in the mortgage prepayment regulation, they need to consider this factor when estimating a MBS prepayment rate.

미국 연방정책금리 조정효과가 국내 국고채시장에 미치는 영향

본 연구의 목적은 미국 FRB의 정책금리조정 영향이 국내 국고채 채권시장에 어떤 영향을 미치는 가를 실증 분석하는 것이다. 본 연구를 통해 얻은 결론은 다음과 같다. 우선, 첫째, 미국 정책금리 변경 효과가 국내 채권시장에 통계적으로 유의한 (+) 영향을 미친다는 사실이 규명되었다. 추정에 따르면 미국 FRB의 정책금리가 10bp상승(하락) 변경될 경우 국내 10년물 국고채 금리는 7bp 상승(하락)하는 것으로 추정된다. 둘째, ‘08년 글로벌 금융위기 전·후를 나누어 실증 분석해 본 결과, 금융위기 이후 데이터에서는 1%의 유의수준으로 유의한 (+) 영향이 도출되었으나, 금융위기 이전 시기에서는 유의하지 못한 결과가 도출되었다. 셋째, 한·미 양국 간의 국고채 수익률 차이변수를 활용해 실증분석 해본 결과에 따르면 한·미 양국 간 국채수익률 차이는 통계적으로 1%의 유의한 (+) 영향을 받는 것으로 드러났다. 또한 본 연구에서는 Brunner(2000)의 연구에서 보고한 충격반응을 활용해 미국 FRB의 정책금리변수의 조정 영향이 국내 국고채 10년물에 어떠한 영향을 미치는가를 분석했다. 분석결과에 따르면, 미국 FRB의 정책조정변수의 영향력은 국내 10년물 국고채 시장에 12개월 정도 지속되는 것으로 나타났다. The objective of this study is to investigate the effects of FRB’s policy rate adjustments on the 10 years Korea Treasury Bond (KTB) market. Our results are summarized as follows. First, it is found that the FRB’s policy rate adjustments are statistically significant positive impact on the 10 years KTB yield. Based on projection, the 10bp increases in FRB’s policy rate generates 7bp higher in 10 years KTB yield. Second, the result from after the Lehman bankruptcy in ′08 is found to be statistically significant, while that of before financial crisis is not. Third, the variable, in which consistent with yield difference between the 10 years UTB(US Treasury Bond) and the 10 years KTB, is found that is statistically significant positive impact in 1% significance level. And also given that Brunner(2000) exhibited that the Federal Fund Rate innovations are found to impact on other economic variables through the impulse response, the 10 years KTB yield is found to respond to innovation in the Federal Fund Rate up to about 12 months.

주택 경매시장과 매매시장 간 상호관계

본 연구는 2006년부터 2020년까지의 기간에 대해 전국 16개 권역을 대상으로 주택 경매시장과 매매시장의 상호 관련성에 대해 분석하였다. 분석결과, 동일한 시점(당해연도)의 경우 전년 대비 주택 경매건수가 감소하거나 낙찰률이 증가하면 주택매매변동률은 상승하였다. 반면, 과거 시점(전년도)의 경우 경매시장 관련 지표가 주택 매매시장에 유의적인 영향을 미치지 않았다. 한편, 동일한 시점에 대한 주택 경매시장과 매매시장 간의 상호 관련성은 감정가격이 저렴한 주택에서 강건한 결과를 보였으며, 지역적으로 구분하는 경우 특히 수도권에서 명확한 결과가 확인되었다. 종합하며, 주택시장에 있어 경매시장이 매매시장을 선행한다고 판단하기에는 한계가 있는 것으로 판단되며 두 시장은 상호 간에 영향을 미치고 있음을 파악해 볼 수 있다. 전국을 대상으로 주택 경매시장이 매매시장을 선행하는지 여부를 고찰한 본 연구는 학술적 그리고 실무적으로 중요한 의의가 있다. This study examines whether the housing auction market has an effect on the sales market Using 16 nationwide regions over 15 years from 2006 to 2020, we find that a decrease in the number of auction houses and an increase in successful bid rate have a positive influence on the housing sales market in the same period. On the other hand, all the lagged factors related to the housing auction market have less impact on the housing sales market The association between the housing auction market and the sales market is robust in the low level of appraisal house prices and particular in metropolitan areas. Overall, our finding indicates that the housing auction market would not precede the sales market, suggesting that the housing auction market and sales market mutually influence each other.

부동산 취득 및 처분이 기업가치에 미치는 영향에 관한 연구

본 연구는 부동산 취득 및 처분에 따른 공시효과와 장기성과에 대해 분석하고, 부동산 취득 및 처분금액과 주요 목적별(경영활동, 재무활동, 기타)로 차별적인 장기성과가 나타나는지를 검증하였다. 본 연구의 주요 분석결과를 요약하면 다음과 같다. 첫째, 취득표본은 공시일에 유의적인 주가반응이 없지만, 처분표본은 공시일에 (+)양의 주가성과를 보여 부동산 처분에 따른 공시효과는 긍정적으로 나타난다. 둘째, 부동산 취득 및 처분공시 이후 장기성과는 음(-)으로 나타나며, 취득 및 처분 목적별로 구분한 경우에도 동일한 결과를 보인다. 셋째, 부동산 취득의 경우 취득금액과 장기성과는 유의적인 음(-)으로 나타나지만, 부동산 처분표본의 경우에는 경영활동에 국한하여 처분금액이 증가할수록 기업가치는 상승한다. 전체적으로 기업의 부동산 취득 및 처분 이후에 공통적으로 장기성과는 하락한다. 따라서 부동산 취득에 따른 장기성과 하락은 대리인 이론으로 설명 가능하다. 또한, 부동산 처분 이후의 주가하락은 기업의 재무적 곤경을 시장에 알리는 신호 역할을 수행함으로써 장기성과가 악화된 것으로 해석해 볼 수 있다. This study examines both the announcement effect of corporate real estate acquisitions and sales and long-term stock performance. Also, we analyze long-term stock returns on the basis of the amount and the purpose (business activities, financial activities, etc.) of real estate acquisitions and sales. The major findings are as follow. First, we find that there is no significant announcement effect on the real estate acquisitions. However, the announcement day of real estate sales shows significantly positive abnormal stock returns. Second, we find that both the real estate acquisitions and sales show negative long-term stock performance. We also find the same results from the case where we classify our sample on the basis of the amount and the purpose of real estate acquisitions and sales. Third, the amount of real estate acquisitions is significantly negatively related to long-term stock returns, whereas the relation between firm value and the amount of real estate sales is positive only under the business activities. Overall, long-term stock performance decreases after the announcement day of the real estate acquisitions and sales. This results can be explained by agency theory. Also, we conclude that a decline in stock performance after the real estate sales explain an information signal on financial distress.

산업연관분석을 이용한 목재 건조기 산업의 경제적 파급효과 분석

국내에서 생산되는 원목에 대하여 좀 더 활용 가치를 높이기 위하여 연구 중인 목재 건조기의 산업에 대하여 우리나라 경제에 미치는 영향과 산업의 연관관계를 분석하고자 한다. 목재 건조기 산업의 산업연관을 분석하기 위하여 한국은행의 2019년 산업연관표를 이용하여 목재 건조기 산업으로 재분류하고 경제적 파급효과와타 산업에 미치는 영향을 분석하였다. 목재 건조기 산업을 외생화 작업 후 목재 건조기 산업으로부터 생산유발효과, 부가가치유발효과, 고용유발효과를 도출하고, 전후방 연쇄효과, 가격 파급효과를 분석함으로써 목재 건조기 산업이 우리나라 산업에서 차지하는 특성을 분석하였다. 분석 결과 목재 건조기 산업은 생산유발효과 1.3782, 부가가치유발효과 0.5682, 고용유발효과 5명(10억원)이 나왔다. 또한, 34개 산업 중 전방 연쇄효과 0.5443, 후방 연쇄효과 1.1159로 목재 건조기 산업은 후방산업에서 중간재적 성격의 사업으로 분석되었다. 목재 건조기는 성능이 우수하고 가격 경쟁력을 갖추어야 한다. 더불어 목재 건조기를 이용하면 국내산 목재의 이용율이 향상되고 탄소중립 효과를 가질 수 있으므로 지속적인 연구와 지원을 통하여 기업에 보급이 될 수 있는 정책이 수반되어야 한다. This study is to analyze the relationship between the industry and the impact on the Korean economy of the wood dryer industry, which is being studied in order to increase the utilization value of domestically produced logs. To analyze the input-output analysis of the wood dryer industry, the Bank of Korea’s 2019 inter-industry relation table was used to reclassify the wood dryer industry and analyze the economic ripple effect and impact on other industries. The production, added value, employment induction effect, front-back chain effect, and price ripple effect of the wood dryer industry are analyzed. As a result of the analysis, the wood dryer industry had a production inducement effect of 1.3782, a value-added effect of 0.5682, and an employment-inducing effect of 5 persons(1 billion won). In addition, out of 34 industries, the forward chain effect was calculated as 0.5443 and the rear chain effect was 1.1159, and the wood dryer industry was analyzed as a business with a strong intermediate product to the downstream industry. Wood dryers must have good performance and competitive prices. In addition, using a wood dryer can improve the utilization rate of domestic wood and have a carbon-neutral effect, so a policy that can be distributed to companies through continuous research and support should be accompanied.

비즈니스 역량이 창직 의지에 미치는 영향 : 기업가 열정의 매개효과 및 성별 조절효과

본 연구는 다양하고 세분화 되어가는 노동시장에서 취업 및 창업의 대안이 될 수 있는 창직 활동을 효율적으로 활용할 수 있는 방안을 찾아보고자 하였다. 비즈니스 역량이 창직 의지에 미치는 영향과 기업가 열정의 매개효과를 확인하고 집단 간 비교를 위하여 성별을 조절변수로 활용하였다. 설문은 6개 변수에 각각 4문항으로 구성하고 7점 Likert 척도를 사용하였다. 설문에 성실하게 응답한 392명을 대상으로 빈도분석, 탐색적 요인분석, 신뢰도 분석, 기술통계 분석, 상관관계 분석, 확인적 요인분석, 구조적 관계분석, 매개효과, 조절효과에 대하여 실시하였다. 분석결과 비즈니스 역량에서 창직 의지, 비즈니스 역량에서 기업가 열정, 기업가 열정에서 창직 의지의 관계는 모두 정(+)적으로 유의한 영향을 미치고 있었다. 또한, 부트스트래핑 매개효과 검증에서 기업가 열정은 비즈니스 역량과 창직 의지간의 관계에서 매개역할을 하였다. 집단 간 비교를 실시한 성별에 따는 창직 의지는 차이가 없는 것으로 나타났다. 창직 활동은 아이템의 차별화, 경험 및 노하우, 최근 트렌드를 반영한 비즈니스 모델, 열정과 끈기의 창직가 정신을 갖추고 주위의 부정적인 시각과 걱정을 극복하여야 한다. The purpose of this study was to find ways to effectively utilize job creation activities that can be an alternative to employment and entrepreneurship in diverse and subdivided labor markets. The effect of business capability on the job creation intention and the mediating effect of entrepreneurship were identified, and gender was used as a control variable for comparison among groups. The questionnaire was composed of 4 questions for 6 variables, and a 7-point Likert scale was used. Frequency analysis, exploratory factor analysis, reliability analysis, descriptive statistics analysis, correlation analysis, confirmatory factor analysis, structural relationship analysis, mediating effect and moderating effect were conducted on 392 people who answered the questionnaire sincerely. As a result of analysis the relationship between the job creation intention in business capability, the entrepreneur passion in business capability and the job creation intention in entrepreneur passion had a positive (+) effect. Entrepreneur passion in the verification of bootstrapping mediating effects played a mediating role in the relationship between business capability and job creation intention. It was found that there was no difference in the job creation intention according to the gender that was compared between groups. The job creation activities must overcome the negative perspectives and worries around them with the differentiation of items experience and know-how a business model that reflects recent trends and a passionate and persistent Jobcreatorship.
