        베이비부머와 고령자의 자산효과 차이 분석

        우리나라는 현재 65세 이상의 고령자와 함께 2010년부터 은퇴를 시작하는 베이비부머(1955년~1963년생)의 가세로 생산인구 감소에 따른 소비위축의 경제적 파급효과를 초래하고 있다. 이러한 부분에 대한 해결책을 마련하기 위해 이들의 자산효과를 분석한 결과, 현 65세 이상의 고령자에 비해 총자산 규모가 큰 베이비부머는 총자산이 증가할 수록 소비탄력성도 커지는 것으로 나타난 반면 자산기반이 취약한 고령자는 소비를 감소시키는 것으로 나타났다. 따라서 적정 소비를 유지시켜 생활의 질이 악화되지 않도록 다양한 노후 소득원 확보의 필요성이 요구된다. 또한, 보유하고 있는 주택가격의 하락은 금융자산이나 주택외 부동산자산의 가격하락보다 소비감소에 직접적인 영향을 주는 것으로 나타났기 때문에 거시경제 차원에서 자산가치 하락을 완충시킬 방안을 강구해야 한다. 장기적으로는 가계자산 포트폴리오에서 실물자산의 의존도를 낮추고 다층구조의 연금체계를 구축해 나가야 한다. 또한, 자산효과에 부정적 영향을 미치는 가계부채의 감소와 임대소득 등의 확보로 자산효과의 증가와 경제활성화를 가져올 수 있도록 해야 할 것이다. 1. CONTENTS (1) RESEARCH OBJECTIVES This research is designed to explore wealth effects of baby-boomers and older adults on consumer spending, particularly how household spending on non-durables is influenced by increase in aggregate wealth, housing value, financial asset, real estate assets, net wealth, capital gains and rental income. (2) RESEARCH METHOD This research used the 2010 Korean Labor & Income Panel Study(KLIPS), and 312 baby boomers and 476 older adults owning a home in the Seoul Metropolitan Area were identified for data analysis, and the data were transformed using the logarithm function. (3) RESEARCH FINDINGS As baby boomers were well-educated, were economically better off and had bigger households, baby boomers earned more, spent more, possessed larger assets and had greater wealth effects than did the counterpart. 2. RESULTS The results of this research reveal that home equity was a determinant of wealth effects, and household debt posed a serious threat to wealth effects.

        The Impacts of the Green Growth Policy on Green Living of Residents in Multifamily Housing

        To ameliorate a long-standing, persistent housing shortage in Korea, large-scale massive housing production has been an imperative, and the extensive growth highly values development and consumption. The state’s priority for the quantitative growth of housing stock has proved to be successful, but the state faces with economic and environmental crises in a global era. To achieve the qualitative growth, the previous administration pronounced a green growth policy from the inception, and a series of strategic measures under a holistic plan have been taken widely and vigorously. As part of the strategies, the green home project was undertaken, and simultaneously the movement of green living led by the governance has been activated. However, little attention to the grassroots effort was paid and the efficacy hasn’t been adequately addressed. This study examines the factors affecting green living of residents in multifamily housing. Based on public guidelines to green living, 106 specific items were drawn out and largely categorized into 6 areas (water, waste, transportation, air quality, consumption, and energy), and the questionnaire was constructed using them. Of 750 survey forms mailed out, 161 responses were returned and the collected data were used for statistical analysis. The findings indicated that varying degrees of green living was well practiced, the state-led green home project was relatively well recognized, and the green growth policy was strongly supported. Also the respondents’ attitude toward green living were more associated with demographic variables than housing characteristics, and familiarity with green home project was related to attitudes toward green living. Since the on-going approach to green living has focused on simple and economical ways, it has proved to be effective but progressive strategies to make living greener are necessarily developed

        수도권 거주 자가소유 베이비부머의 주택자산효과 변화 분석

        The purpose of this research is to analyze the wealth effects of home-owning baby-boomers on household consumption on non-durable goods in the Seoul Metropolitan Area. In so doing, this empirical study utilized the Korean Labor and Income Panel Study (KLIPS) of 2002 and 2012. The statistical findings reveal that household wealth in the period had sharply risen in household income, asset, debt and consumption, and the substantial increase came from growing income and consumption embedded into an expansionary stage of the family life cycle. Further, housing wealth had a much greater effect on consumption expenditure than did financial asset in 2012 while financial wealth effect was larger than housing wealth effect in 2002. Housing wealth effects had become far stronger as the age of the baby-boomer householders increased. As the baby-boomers are close to the retirement stage, post-retirement income security becomes of concern, so that the wealth effect of real estate income as an income alternative for retirees is explicit. The results imply that retirement of baby-boomers is likely to reduce consumer spending, aggravating slowdown of the real economy. Thus, diversification of household asset portfolio in a pre-retirement period is of great significance in maintaining adequate household consumption in later life.
