      • 전월세상한제 및 계약갱신요구권에 대한 임대인의 인식조사

        본 연구는 전월세상한제와 계약갱신요구권 시행이 임대인에게 미치는 인식을 분석하고 균형적인 대안을 제시하는 데 목적이 있다. 관련 문헌과 선행연구를 통해 변수를 도출하고 결정요인에 대해서 서울시에 거주하는 임대인 중심으로 설문조사와 실증분석을 하였다. 결과는나이와 소득이 높을수록 그리고 부동산 보유 기간이 길수록 보증금 증액 상한선은 부정적 인식이 높게 나타났고 계약갱신요구권은 행사 횟수가 낮은 것을 선호하는 것으로 나타났다. 또한 임대인의 사유재산권 침해와 계약 체결 자유가 침해된다고 조사되었다. 문제점에서는 전세가 반 전세, 월세로의 전환이 증가할 것으로 분석되었다. 결론은 임대인 인식은 「주택임대차보호법」이 부정적으로 나타났으며 개선방안으로는 임대인에 대한 세제 혜택 및 집수리 비용 지원과 유인책 제공이 요구된다. 그리고 분쟁 조정위원회의 역할 강화와 교육 및 홍보, 불법 계약에 대한 단속 강화, 민간임대주택의 공급량 확대, 공청회 등을 통한 공감대 형성이 필요하다. 임대차 시장의 안정화와 제도 개선의 기초자료로활용하고자 한다. This study aims to analyze the perception of the rent ceiling and the enforcement of contract renewal requirements on renters and present balanced alternatives. The results showed that the higher the age and income and the longer the real estate holding period, the higher the negative perception of the ceiling on the increase in deposit, and the lower the number of contract renewal requests. It was also investigated that the landlord's right to private property and freedom to sign contracts were violated. In the problem, it was analyzed that the conversion of jeonse to semi-jeonse and monthly rent would increase. In conclusion, renters were negative, and improvement measures required support for tax benefits and house repair costs and incentives. In addition, it is necessary to strengthen the role of the dispute mediation committee, educate and promote it, strengthen crackdowns on illegal contracts, expand the supply of private rental housing, and form a consensus through public hearings. It is intended to be used as a basic data for stabilizing the rental market and improving the system.

        전월세상한제 및 계약갱신요구권에 대한 인식조사와 개선방안 : 수도권에 거주하는 일반인 중심으로

        본 연구는 전월세상한제와 계약갱신요구권 시행이 수도권 거주자에게 미치는 인식을 분석 하고 개선점과 대안을 제시하는 데 목적이 있다. 결론은 다음과 같다. 첫째, 전월세 상한제에 대한 인식은 집값 상승으로 인한 임차인의 자금조달 능력이 부족한 결과로 하향 이동이 되고 있음을 알 수 있다. 따라서 금액을 제한하기보다는 임대주택의 공급을 늘려서 가격이 안정될 수 있도록 정책적 전환이 필요하다. 둘째, 계약갱신요구권은 실효성이 떨어지고 사유재산 침해로 인식하고 있어 제도 개선이 필요함을 알 수 있다. 따라서 주거권 보장을 위한 개별적 대책과 임대인 및 임차인 당사자 간의 자율적으로 합의된 기간을 설정할 수 있도록 유도해야 한다. 셋째, 주택 임대차 시장 안정화를 위해서는 임대인과 임차인에 대한 권리와 의무에 관한 다툼을 예방할 수 있는 교육과 홍보가 필요하며 장기적으로는 저소득층 서민들을 위해 임대 주택 공급 확대를 위한 법제도적 규제 완화와 분양주택 공급 확대를 위한 정부의 적극적인 정책이 필요하다. 한계점으로는 수도권에 거주하는 거주자들을 대상으로 실증분석을 하였다는 연구의 한계를 갖는다. 광역시를 비롯한 지방 도시 거주자들의 인식 차이와 주거의 종류, 그리고 임대 인, 임차인을 대상으로 세분화된 연구가 필요하다. 임대차 시장의 안정화와 제도 개선의 기초 자료로 활용하고자 한다. The purpose of this study is to analyze the perception of the implementation of the monthly rent ceiling and the right to request contract renewal on residents of the Seoul metropolitan area and to suggest improvements and alternatives. The conclusion is as follows. First, it can be seen that the perception of the monthly rent cap is shifting downward as a result of the tenant s lack of financing ability due to rising housing prices. Therefore, rather than limiting the amount, policy changes are needed to stabilize prices by increasing the supply of rental housing. Second, it can be seen that the right to request contract renewal is not effective and is recognized as an infringement of private property, so it is necessary to improve the system. Therefore, it is necessary to induce individual measures to guarantee housing rights and to establish an autonomously agreed period between the lessor and the lessee party. Third, education and publicity are needed to prevent disputes over rights and obligations between landlords and tenants to stabilize the housing lease market, and in the long run, the government needs active policies to ease legal and institutional regulations to expand the supply of rental housing for low-income people. As a limitation, there is a limitation of the study that empirical analysis was conducted on residents living in the metropolitan area. A detailed study is needed on differences in perception of residents of metropolitan cities and other local cities, types of housing, and landlords and tenants. It is intended to be used as basic data for stabilizing the rental market and improving the system.

        황달의 감별진단에 있어서 복부초음파검사의 진단적 의의

        N/A The authors evaluated the diagnostic accuracy of ultra sonography in the differential diagnosis of jaundice in 63 cases who were confirmed byoperation and other diagnostic methods from Jan. to Aug 1982 at the department of internal rnedicine in Busan National University Hospital. Of 63 cases of jaundice, on ultrasonographic examination biliary obstruction was 36, and non-obstruction of bile duct was 27 according to the degree of bile duct dilatation(common bile duct 6mm, intrahepatic bile duct>4 mm). The sensitivity of ultrasonography in the diagnosis of biliary obstruction was 92% and specificity was 92,%, therefore overall accuracy of ultrasonography in the differential diagnosis of jaundice was 92%. In the detection of the exact caseses of jaundice the diagnostic accuracy of ultrasonography was 54% in obstructive jaundice, 38% in non-obstructive jaundice. So ultrasonographic examination appears to be a simple, reproducible, and high accurable screening method in the differentical diagnesis of jaundice although relatively low valuable in the diagnosis of exact causes of jaundice.

        위암 환자의 개복전 전이판단에 관한 진단법의 비교관찰

        N/A The reliability of physical examination, liver scan, abdominal ultrasonography and CT scan in detecting cancer metastasis has been evaluated 49 patients with histologically proven stomach cancer (32 cases was performed CT scan.) who had admitted to Inje medical College, Pusan Paik Hospital from August 1982 to August 1984. Confirmation on laparotomy or peritoneoscopy showed the following results: 1) Thirty two cases out of forty nine were over the age of 41 years (87. 5%). 2) Liver scan, abdominal ultrasonography and CT scan were 71.4% accurate, and 79.6% accurate, and 81.3% accurate, respectively, in detecting liver metastasis. 3) Abdominal ultrasonography and CT scan were 32.7% accurate and 50% accurate in detecting lymph node metasis (p<0.05) 4) Abdominal ultrasonography and CT scan were 85.7% accurate and 84.4% accurate in detecting other organs metastasis. 5) The additional benefit of abdominal ultrasonography when liver scan was in error was an increase in accuracy of 22.4% for liver scan alone. 6) In a composite analysis on hepatic metastasis, the diagnostic accuracy was not improved by combining abdominal ultrasonography and liver scan examination (p>0. 05). 7) Borrmanns type 1V had the highest incidence of TMN classification stage IV (83.3%). Those who had palpable epigastric mass show higher incidence of TMN classification stage IV compared with those who had not (p<0.01).

        내시경으로 진단한 식도정맥류의 임상적 검토

        N/A Sixty-three patients with esophageal varices were selected in whom endoscopic examination was performed at the Busan National University Hospital, September, 1982 and February, 1982 The esophageal varices were classified into three grades from the endoscopical point of point of view in accordance with Sesokos method of classification. A study was done for the relationship between the endoscopical findings of esophageal varices, clinical findings and spleen visualization by 198Au liver scanning. The results obtained were as follow: 1) Among 63 cases with esophageal varices, the grade of esophageal varices was severe in 31.7%, moduate in 39.7%, and mild in 28.6%. 2) In 44 bleeding patients with esophageal varices, there was significant correlation between the grade of esophageal varices and the frequency of upper gastrointestinal bleeding. Severe esophageal varices were associated with a high risk of bleeding. As the cause of upper gastrointestinal bleeding, ruptured esophageal varices (54. 5%) and hemorrhagic gastritis (24.0%) were more frequent. Bleeding source could not be observed in 11 4% of bleeding cases. 3) The grade of esophageal varices had neither significant relationship with abdominal venous dilatation nor with ascites. There was parallel relationship between the grade of esophageal varices and splenomegaly. The larger splenomegaly was, the higher grade of esophageal varices was present. 4) Somewhat correlation was observed between spleen visualization by 198Au liver scanning and the grade of esophageal varices but not statsically significant.

        복수에서의 Carcinoembryonic Antigen 과 Alpha - Fetoprotein 에 관한 연구

        N/A In order to determine whether carcinoembryonic antigen (CEA) & alpha-fetoprotein (AFP) in ascitic fluid assist in the diagnosis of malignant disease in abdominal cavity and their peritoneal metastasis, the authors studied 39 cases of malignant ascites patients (of which 19 cases were proven to be peritoneal metastasis) and 38 cases of nonmalignant ascites patients and analyzed the CEA 8z AFP levels of those cases from February, 1987 to August, 1987 in Pusan National University Hospital. The results obtained were as follows: 1) The CEA level of the malignant ascites group was significantly higher than that of the nonmaligant ascites group in ascitic fluid (p<0.005), but not significant in serum (p>0.05). 2) The AFP level of the malignant ascites group was significantly higher than that of the nonmaligant ascites group in ascitic fluid and serum (p<0.01; ascitic fluid, p<0.005; serum). 3) The CEA level of the hepatoma group was significantly lower than that of the non-hepatic malignant group in ascitic fluid and serum (p<0.005), but the AFP level of the hepatoma group was significantly higher only in ascitic fluid (p<0.005). 4) The AFP level of the hepatoma group was significantly higher than that of the liver cirrhosis group in ascitic fluid and serum (p<0.005) but the CEA level of the hepatoma group was significantly higher only in ascitic fluid (p<0.005). 5) Ascitic fluid and serum CEA levels were higher than the upper limit (4.37 ng/ml; ascitic fluid, 5.35 ng/ml; serum) in 15 of 39 of the cases in the malignant ascites group (38.5%), of which 11 eases proven to be peritoneal metastasis (8 cases of stomach Ca, 2 cases of pancreatic Ca, 1 case of colon Ca). 6) The specificity of ascitic fluid CEA for malignant diseases in the abdominal cavity was 86.8%, the positive predictability was 82.1%, the sensitivity was 59.0%, and the negative predictability was 67.3%. The specificity of serum CEA was 94.7/o, the positive predictability was 88.2%, the sensitivity was 38,5% and the negative predictability was 60.0%. 7) Ascitic fluid and serum AFP levels were higher than the upper limit (35.40 ng/ml; ascitic fluid, 43.02 ng/ ml; serum) in 14 of 39 of the cases in the of the cases in the malignant ascites group (35.9%), all of which were primary hepatoma out only 2 cases proven to be peritoneal metastasis. It was concluded that the measurement of ascitic fluid CEA & AFP levels is useful in determining the existence, peritoneal metastasis and differential diagnosis of malignant diseases in the abdominal cavity.
