        사례분석을 통한 건설사업관리 대가산정 방법 개선

        본 연구는 국내 외 건설사업관리 유사 건설기술용역 대가 기준 및 사례분석을 토대로 합리적인 건설사업관리 대가기준을 제안하는 것을 목적으로 한다. 이를 위해 기존의 건설사업관리 대가의 적정성을 분석하고, 사례분석을 통한 인력투입 실태를 조사하였으며, 비상주 인력의 적정수준에 대해 고찰하였다. 사례분석결과, 현행 건설사업관리 대가산정 체계는 책임감리와의 대가산정 방식의 이원화, 비 현실적인 대가기준 및 인력배치 등이 문제점으로 도출되었다. 이를 위한 개선 방안으로 건설용역 대가산정 방식의 정비, 건설사업관리 대가수준의 현실화, 사업초기단계 배치인력의 탄력성 확보, 사업특성을 고려한 비상주 인력 활용을 제안하였다. 본 연구는 향후 건설사업관리의 대가수준의 현실화 및 대가산정을 위한 접근방법의 개선에 기여하여 건설사업관리 업무의 효율성 향상에 도움이 될 것으로 기대된다. The objective of this paper is to suggest the improvement of estimating system for construction management (CM) service fee through the analysis of the previous literatures and criteria and case study. In order to do this, this paper considered the relevance of existing criteria to estimate the CM service fee, the condition of input ratio of engineering resources in the real cases, and current utilization strategy of nonresident technical engineers. Based on the analysis, the following problems were identified; a) the different estimating system for CM fee and construction supervision fee, b) impractical estimating system for the CM fee, and c) inappropriate allocation of human resources for CM. Consequently, this paper suggested the following 4 items for the improvement of the existing system; (1) modification of the current structure of CM fee calculation, (2) rationalization of current level of the CM fee which is required to be raised approximately 5.4 percent compared to design or supervision fee, (3) securement of elasticity of the input ratio of engineering resources from the inception phase, and (4) development of the utilization strategy of nonresident engineers based on the technical requirement of the jobsite. Thus, it is anticipated that this research would affect the compensation package of CM in order to make the estimation process of CM service fee more efficient and to revitalize CM as business.

        공동주택 마감공사의 하자보수기간 현황 및 연관성 연구

        The warranty liability period for defects in apartment buildings by work type is not based on scientific analysis, making the appropriateness of the term a culprit behind the lawsuits. Therefore, this research aims to evaluate the appropriateness of the warranty liability term of apartment buildings by identifying the current status of defects, in particular, caused by finishing works. That is because the number of defects, caused during the finishing works, accounted for the largest portion of the total defect cases of apartment buildings reported to the Apartment Defect Dispute Mediation Committee under the Ministry of Land, Infrastructure, and Transport of Korea between 2010 and 2011. The result from analyzing claims for defect repairs of the finishing works showed that most cases by work type continued to be made after two years, and only about 60% were charged within the warranty period. And, defects by work type have correlation, which needs to be considered for a better construction technique. Considering a low correlation between the possibility of defects and the construction performance rankings, which are highly relevant to the apartment preference. It is believed that there needs to be a qualification process for agencies that actually performs finishing works. 공동주택의 공종별 책임 하자 보증기간은 과학적인 분석에 근거를 두지 않고 있어. 기간의 적절성이 분쟁의 원인이 되고 있다. 이에 따라 본 연구에서는 2010~2011기준 국토교통부 하자심사 분쟁조정위원회에 접수된 하자제기건수 중 공동주택 하자 중 가장 많이 제기된 마감공사의 하자실태를 파악하여 하자보수기간의 적절성을 평가하고자 하였다. 마감공사의 하자청구건수를 분석한 결과 대부분의 공종별 하자는 2년 이후에도 나타나고 있으며, 60% 정도만이 하자담보책임기간 내에 청구되고 있는 실정이다. 공종별 하자는 상호간에 연관성을 가지고 있으며 이러한 점은 시공의 관리 차원에서 고려되어 공법의 개선이 필요한 것으로 나타났다. 공동주택의 선호도에 큰 영향을 끼치는 시공능력평가 순위와 하자발생의 상관성이 낮은 것으로 보아 실제 수행하는 전문업체의 하자관련 검증 절차가 필요한 것으로 판단된다.

        건물 자동화 시공 시스템 개발 방향에 관한 연구

        Increasing wages and decreasing skilled labors are problems awaiting solution. The development of automatic technologies contributes to accelerating the one of construction automation. Thus, this study is to suggest the way to develop the automated building construction system base on one performed in Japan in order to solve urgent problems of construction industry in Korea. Therefore interviews and questionnaires were performed based on experts who work for the automated building construction system field and analyzed through analytic hierarchy process. In doing so, it was the most important factor to develop a branch of automatic, mechanical or machine technologies for the automated building construction system. Especially the study indicated the importance of the technologies to substitute skilled labors such as a robot. This research could contribute to developing the automated building construction which is very unique and suitable for construction industry in Korea.

        콘크리트 공공 사인 블록 개발에 대한 연구

        연구목적: 본 연구는 보행자의 안전 및 다양한 정보를 제공할 수 있는 바닥용 콘크리트 공공 사인 블록의 개발을 목적으로 한다. 연구방법: 이러한 연구목적을 달성하기 위하여 위하여 공공 사인 블록 개발과 관련하여 적용한 단계별 블록 제작 기술을 제시하고, 개발된 콘크리트 공공 사인 블록의 현장적용성을 평가하였다. 연구결과: 본 연구에서 개발된 바닥용 콘크리트 공공 사인 블록은 다양한 형상의 공공 사인의 표현이 가능하고, 제조 단가를 절감할 수 있을 것으로 보인다. 2년간의 사용성 평가결과 균열, 모서리 탈락, 변색, 마모 등의 문제는 발견되지 않아 충분한 내구성을 확보한 것으로 판단된다. 결론: 이러한 연구 결과를 토대로 콘크리트 공공 사인 블록이 기존의 바닥용 공공 사인에 활용되어 오던 스티커, 석재 및 황동판 등의 취약점을 보안할 수 있는 대안으로 활용될 것으로 보이며, 향 후 블록 디자인의 다양화를 도모하여 여러 분야에 적용될 수 있기를 기대한다. Purpose: The purpose of this study is to develop a concrete public sign block for floors that can provide pedestrian safety and various information. Method: In order to achieve these research objectives, step-by-step block manufacturing techniques applied in relation to the development of public sign blocks were proposed, and the field applicability of the developed concrete public sign blocks was evaluated. Result: The concrete public sign block for floors developed in this study is expected to be capable of expressing public signs of various shapes and to reduce manufacturing cost. As a result of the usability evaluation for two years, no problems such as cracks, edge dropouts, discoloration, and abrasion were found, so it is judged that sufficient durability was secured. Conclusion: Based on these research results, it is expected that the concrete public sign block will be used as an alternative to secure the weaknesses such as stickers, stone and brass plates that have been used in the existing public sign for floors. It is expected that it can be applied in various fields.

        유전자 알고리즘 모델을 활용한 양중계획 합리화 방안 - 타워크레인을 중심으로 -

        The selection of the tower crane with the stock yard requires an organized study due to a large tendency of relying upon experience and intuition. Therefore, this paper proposes a prototype model using the genetic algorithm, the most used method lately. The transportation distance is considered as the key factor in location selection of the tower crane, applying the relationship between the length of the tower crane boom and the main gate as the constrain factor. Genetic algorithm was used to select a location of the tower crane in relation with the stock yard, and case-studied. In this case, stock yard was located the same, whereas that of the tower crane resulted in 7m difference due to constructability. Development of more advanced model and establishment of system should be made allowing more systematical construction management.

        초고층 주거용 주상복합 건축물의 공종별 하자발생 특성 분석 연구

        In spite of the recent rapid increase in high-rise residential building, minimal research has been carried out that focuses on the consequences of such a rapid increase, such as the occurrence of defects. The aim of this paper is to provide basic information on the pattern and character of defects of high-rise residential buildings based on historical data. In order to determine the occurring frequency characteristics of work types of high-rise residential building defects, a logistic regression analysis is conducted. The order of frequency ranking is wood floor finishing material, tiling, marble finishing, built-in furniture, kitchen furniture, wallpapering, ceiling finish, wood door/window work, and aluminum window work. For analysis, the dependent variable is set for the case where a work-type defect occurs between two high ranked ones. The independent variables are set for an elapsed year from the time of building completion (usage year), including structure type, the floor area of each household, and the location of where the defect occurred. The results show that structure type affects the occurrence of built-in furniture defects and the locations of the area of the defect affects whole work-types, but floor level defects do not occur in all cases. Furthermore, the wood door/window work does not decrease with time, though other work-types decrease. This result showed that the wood door/window work needs to be managed by life-cycle management.

        This study aims to provide basic data for establishing strategies for asset management in the future through priorities and influence of the asset management items of public facilities in Korea. To this end, 4 upper items and 20 lower items in priority were selected based on existing literature. The analytic hierarchy process was used to determine the importance of each of the selected items, and the interpretive structural modeling (ISM) technique was used to examine the relationships among the 20 lower items. On this basis, directions for the efficient asset management of public facilities were suggested.

        고층 건축물 마감공사를 위한 건설용 리프트 계획 및 관리 통합형 양중모델

        The objective of this study is to propose an integrated lifting model of planning and operation for finishing works in tall building construction. The model consists of five components: lifting schedule chart, lifting load leveling, lifting equipment planning, lifting TACT and lifting table. The model was designed to provide a more practical lifting planning and operating method for construction managers as well as to cope with unexpected schedule delays. To validate the proposed model, a case study was performed in building a construction project; questionnaires were distributed in order to evaluate its effectiveness compared with the original method. A case study showed the following results. (1) The model is estimated to provide more practical lifting planning alternatives compared with the original method to construction managers. (2) The model can be a valuable management tool in terms of the lifting operation of construction lift. (3) The model can be provide an effective method to cope with unexpected situations through the integration of lifting planning and operation. Therefore, It is expected that the proposed model can be employed as practical means to the planning and operation of construction lift at construction sites.

        Building Information Modeling (BIM) and modular construction are regarded as important technologies that address several issues faced by the construction industry. However, the application guidelines for BIM in current modular construction projects are insufficient. This paper presents the preliminary work on the analysis of BIM utilization in a modular construction project; a five-point likert scale questionnaire was conducted to assess the necessity of BIM applications by the Necessity Index(NI) of nine categories(U1~U9) across two construction phases (onsite and offsite). The survey results indicate that applications for BIM based quantity takeoff for offsite phase(U4) as well as BIM modeling for module joint details(U8) were deemed to be the most necessary in each phase. The results of this study can be used as detailed guidelines for the integration of BIM in modular construction projects.
