Rebuilt or redeveloped apartment buildings in general residential area is generally rebuilt high-rise buildings which are allowed by current building code. It sometimes makes our residential area to be uniform in height and disharmony with surroundings. The building height decided by rebuilt or redeveloped apartment buildings is currently unpredictable in the sense that it periodically yields buildings that are so out-of-scale with their surroundings that they produce negative effects on neighborhood character in the form of reduced light and air on nearby streets and creating unattractive urban landscape. The purpose of this research is to exactly define what are the problems caused by height decided by rebuilt or redeveloped apartment buildings in the general residential area in Seoul. Enhancing environmental quality of District-Unit Plan in Seoul is very essential because it is an important issue that sustainable development in a balance between nature and built-environment. Environmentally friendly design in a city generally recovers various types of nature surfaces such as vegetation, semi-open paving and greenery on rooftop and also links a green tract of land between inner space and outer space of District-Unit Plan. In addition, good environmentally friendly urban design generally provides an appropriate urban public space and gives beautiful urban scene and function. As the reasons above mentioned, Biotope Area Factor(BAF) will be applied for District-Unit Plan in Seoul. It may increase the quantity of nature area and enhance the quality of urban public space in Seoul.
한국 도시의 조망경관 관리를 위한 미국 도시 조망경관 관리기법 사례연구

Management practices and ordinances for urban scenic view protection are varied by cities because they have their distinctive nature and social environment. Therefore landscape management methods for urban scenic views are generally varied by the characteristics of city landscape and ordinance. This case study for scenic view protection practices in U.S.A. is very meaningful and appropriate because cities initiate a plan and/or an ordinance to manage urban scenic view in Korea. Urban scenic view protection methods were analyzed based on followings: 1) how to select scenic view resources and define spatial areas for preserving them, 2) how to control building height, open view corridor and guide landscaping and 3) how to carry out view protection methods and organize them in laws or ordinances. Findings of this study will be applied usefully in the development of urban scenic view protection methods in Korea.
공동주택 평균층수 적용에 따른 경관영향 분석 및 제도운용 개선방안 연구

The purpose of this research is to suggest an improved method of how to apply and operate an average floor height system to rebuilt or redeveloped apartment buildings in general residential areas of Seoul. This research suggested two research findings by a computer simulation study for analyzing the difference between the average floor height of apartment buildings in experimental sites and the average of floors of buildings near experimental sites. The first finding is that an average floor height system should be applied to apartment buildings with a limitation of maximum height at sites larger than $12,000m^2$ in order to control the difference of the maximum height of buildings between apartment sites and their surroundings. The second finding is that the average floor height system should be operated by an appropriate average floor height ratio at sites greater than $50,000m^2$ in order to harmonize rebuilt or redeveloped apartment buildings with their surroundings.
