In recent years. housing demand characteristics of middle class people have changed. This study is designed to examine the housing demand of middle class focused on their socio-economic factors and dwelling conditions. In this study, the houses survey have been carried out and used methods for the analysis are regression. t-test, ANOVA-test etc. According to the analysis, the preference for the private rental housing of middle class people has increased. They tend to prefer mid-long term(10years and over) rental housing with the most favored size of 33-40 pyung. As the results, this study suggests to assist and specify the Private Rental Housing in promotion.

The purpose of this paper is to examine the socioeconomic characteristics of reoccupied residents in housing renewal project areas. With the chronic problems of housing renewal project, a Joint Redevelopment Project was introduced in 1983. There has been considerable improvement of physical aspects which resulted from housing renewal project. However, it has led to various problems such as the lack of residents` participation in planning process, the role of local government, the equity of the housing allocation and affordability of low-income residents. The project is basically profit-oriented and does not take into account the residents` ability to pay and the project treats housing as a commodity in the open market. Most of the occupants of redeveloped estates are belong to middle income group who are not the original residents. Unfortunately only 30 percent of original residents reoccupied after the completion of the housing renewal projects. The low-income community has broken through the project. The survey evidence demonstrates that reoccupied original residents, particularly tenants, are facing a serious economic burdensome for keeping new apartment. The owner occupiers have got some benefit through housing price increase. But tenants have to pay more money for maintenance cost and rent. Even though reoccupied residents have much improved housing facilities, they do not satisfied with new residential environment in terms of the culture, human relationship and community sense of belonging. They are losing low-income social network which they enjoy the squatter settlements consensus.
