종합위험도 분석에 기반한 전라북도 공동주택 개발사업의 리스크 관리방안

The purpose of this study is to examine the major risk factors by measuring the level of importance of each apartment development project and to find ways to avoid or minimize risks at each stage and to develop the apartment development project. We have collected and analyzed a number of prior research data related to the risk of housing development, and suggested risk factors according to the judgment of researchers who have been engaged in the real estate development project for a long time. We conducted questionnaires using the Focus Interview Group method for fifteen years or more of construction professionals who have engaged in the development of apartment houses. AHP analysis and Fuzzy analysis were applied to calculate the importance and overall risk of each risk factor. According to the comprehensive risk, results in pre-development evaluation stage, development site selection risk, marketing risk, and planning feasibility risk were analyzed in order of importance. In the development preparation stage, the total risk of site acquisition risk was estimated to be the lowest, and the importance of each risk factor was confirmed to be high. In the development stage, the total risk of unsold real estate risk was estimated to be the lowest, and the importance of each risk factor was estimated to be low. In the post development stage, the total risk of occupancy risk was estimated to be the lowest, and the importance of each risk factor was estimated to be ineffective due to lack of real estate management knowledge.

본 논문은, 크롤링을 통해 얻은 비정형 데이터를 ‘Python’의 ‘KoNLPy’ 라이브러리를 사용해 형태소분석한 후 텍스트 마이닝을 통한 감성사전 구축을 목표로 하고 있으며, 형태소들의 빈도수를 기반으로 가중치로 두어 선별된 단어들을 이용해 긍정과 부정으로 나누어 카테고리화 한다. 이후, 선별한 카테고리에 단어의 극성을 판단하여 감성사전을 모델링한다. 실험을 위하여, 온라인 쇼핑몰 리뷰를 크롤링하여 비정형 데이터를 수집하고, 수집한 데이터를 분석, 가공 과정을 거쳐 정형화된 단어를 추출한다. 그 후에, 리뷰에 자주 사용되는 단어를 바탕으로 카테고리를 구성하였다. 구성된 카테고리 별로 단어의 극성을 판단하여 소비자 성향을 분석한 결과, 단순히 긍정과 부정을 표현하는 범용 감성사전보다 더 세분화된 감성 사전을 구축 할 수 있었다.

The effect of soil-structure interaction would be an important subject in the seismic analysis of structures resting on the flexible soil. In this study, the effect of soil flexibility on the dynamic response of arch bridges are investigated. In the three dimensional analysis considering the soil-structure interaction, the equivalent lumped mass and spring method containing the dynamic stiffness and radiation damping of the embedded foundation is used. Go-Su bridge located in Danyang is used for analytical model. Also variable soil conditions and foundation sizes are considered. The response spectrum analysis based on the artificial earthquake with PGA of 0.2g is used with mode superposion method.
만성 뇌졸중 환자의 비마비측 발바닥굽힘근 근피로가 보행 시 양측 하지 근육의 활성도에 미치는 영향

PURPOSE: The aim of this study was to obtain detailed and quantified data concerning the effects of plantarflexor fatigue induced to the non-paretic side on muscle activities of the bilateral lower extremities during walking in chronic stroke patients. METHODS: In this study, chronic stroke patients were evaluated for six months after the onset of stroke. To induce the non-paretic plantarflexor fatigue, 20 chronic stroke patients were asked to perform their given fatigue affecting assignments, which were presented in a forced contraction fatigue test method, until the range of motion of the plantarflexor was reduced to less than 50%. The muscle activities of the rectus femoris, tibialis anterior and gastrocnemius in the paretic and non-paretic lower extremities were measured using a wireless surface EMG before and after muscle fatigue induction. RESULTS: The findings showed that after plantarflexor fatigue was induced on the non-paretic side, a significant decrease in muscle activities of the rectus femoris on the paretic side was noted (p< .05). The muscle activities of the tibialis anterior and gastrocnemius were also observed to decrease, but, these results were not statistically significant (p >.05). In the non-paretic side, there was a significantly decrease in the muscle activities of the rectus femoris, tibialis anterior, and gastrocnemius (p<.05). CONCLUSION: These finding suggest that the muscle fatigue of the non-paretic plantarflexor affects not only the muscle activity of the ipsilateral lower extremity but also the muscles activity of the contralateral lower extremity. This highlights the necessity of performing exercise or training programs that do not cause muscle fatigue in clinical aspects.
수익형 부동산 개발사업의 리스크 관리방안 연구 - 분양형 호텔개발사업을 중심으로 -

Recently, the Korean real estate market has become more interested in the profitable real estate market than the financial market due to the prolonged low interest rate and economic recession. In particular, interest in condominium hotels, which can continuously provide operating income due to increased tourism demand and leisure time, is increasing. However, as Korea's accommodation property market becomes more intense, the risk of investment in development of condominium hotel projects is increasing. Therefore, this study aimed to establish a plan for the successful development and operation of the condominium hotel by deriving the risk factors of the condominium hotel development project based on the multiple decision making technique (AHP). First, in order to reduce the risk of condominium development projects and increase the likelihood of project success, it is the most important to provide a favorable environment to attract tourists and guests considering accessibility and location. Various types of accommodation including hotels in Korea has become seriously competitive. Second, in order to reduce the risk of condominium hotel development projects, it is important to consider delays in obtaining permits and resolving complaints. Real estate development projects are characterized by getting approval and reducing the economic aspect. In general, it is important to consider the feasibility of financial costs and proprietary conditions. Third, as the condominium hotel development business generates profits through the management and operation based on rooms, it is considered to be the greatest risk to reduce profit due to vacancy and customer stagnation. Therefore, thorough preparation and planning are required. Finally, it was important to consider the cultural infrastructure of the surrounding environment and the environmental characteristics related to the hotel that can attract tourists and guests as a major revenue source for condominium hotels.
