        사회적기업 경영자의 윤리적 리더십이 사회적기업 구성원의 직무몰입에 미치는 영향

        본 연구에서는 사회적기업 경영자가 발휘하는 윤리적 리더십의 투명성과 정직성이 사회적기업 조직구성원의 직무몰입에 미치는 영향에 대한 실증연구였다. 검증을 통해 나타난 결과를 바탕으로 사회적기업 경영자의 윤리적 리더십을 통한 사회적기업 조직구성원의 직무몰입 함양에 대한 중요성 인식을 위한 시사점을 제시하였다. 검증된 결과를 기반으로 볼 때 사회적기업 경영자의 윤리적 리더십 중 투명성과 정직성은 사회적기업 조직구성원의 직무몰입에 유의마한 정(+)의 영향을 미친다는 것을 알 수 있었다. 이러한 결과는 사회적기업 경영자가 발휘하는 윤리적 리더십은 사회적기업 조직구성원이자신이 수행하는 직무에 대한 태도 관리 부분에 있어 매우 중요한 리더십이라고 판단되었다. 사회적기업은 수익성 제고를 통한 지속적 발전과 사회적 가치 창출이라는 두 가지 사명을 동시에 추구하는 기업이라는 점에서 기존 기업과는 차별화된 특성을 가지고 있는 기업이라고 할 수 있다. 특히 이러한 차별성과 함께 사회적기업은 기존 기업과의 경쟁에 있어 경쟁 열악한 상황에 있다고 볼 수 있다. 사회적기업이 지니고 있는 이러한 상황을 고려할 때 사회적기업 조직구성원의 직무와 관련된 태도인 직무몰입의 함양은 사회적기업 경영자들이 고려해야할 중요한 변수라고 할 수 있다. 이러한 측면에서 사회적기업 경영자들은 윤리적 리더십을 발휘하고 나아가 윤리경영을 실천함으로써 사회적기압 조직구성원의 바람직한 방향으로의 태도 변화를 이끌어 내는 데 있어 고려해야할 중요한 리더십 역량이라고 판단된다. In this study, it was an empirical study on the effect of transparency and honesty of ethical leadership exerted by social enterprise managers on job immersion of members of social enterprises organizations. Based on the results shown through verification, it presented implications for recognizing the importance of fostering job immersion among members of social enterprise organizations through ethical leadership of social enterprise managers. Based on the verification results shown in this study, it was found that transparency and honesty among ethical leadership of social enterprise managers had a significant positive effect on job immersion of social enterprise organizational members. These results determined that ethical leadership exerted by social enterprise managers is very important leadership in the management of attitudes toward the duties performed by members of social enterprises. A social enterprise is a company that has different characteristics from existing enterprises in that it pursues two missions of continuous development and creating social value through increasing profitability. In particular, with this differentiation, social enterprises can be seen as having a poor competition in competition with existing enterprises. Given this situation that social enterprises have, the cultivation of job immersion, an attitude related to the duties of members of social enterprise organizations, is an important variable that social enterprise managers should consider. In this respect, social enterprise managers are considered important leadership capabilities to consider in eliciting changes in attitudes toward social pressure organizational members by exercising ethical leadership and further practicing ethical management.

      • 기업형 임대주택(뉴스테이) 공급 활성화를 위한 금융지원 방안 연구

        The purpose of this study is to identify financial support for boosting enterprise-led rental housing(New Stay). The recommen -dations include activating real estate indirect investment such as REITs and real estate fund. First, the indirect investment in Korea is dualized with REITs and real estate fund unlike major advanced countries where real estate indirect investment is uniformed with REITs based on contest. Investing in REITs is limited in Korea because investments from financial institutions are regulated because they are corporations, and investment management is highly restricted. To overcome these new certification structure is needed. Korean REITs has low flexibility because additional incorporation or selling portion is limited. Also its size is small which make it hard to achieve economy of scale. These lead to low profitability. Alternative is Hub-REITs (a mother REITs), however fundamental solution is to develop every REITs can have various business portfolios so that the individuals or institutions can invest freely. In order for this, new structures are needed such as sponsored REITs or stapled REITs, to attract financial investors(FI)` investment by contesting New Stay REITs and facilitating listing. Regulations should be relieved which limits REITs investments, also investors and asset management businesses should be nurtured. These can be achieved through facilitating public opening and listing, reducing tax for investors, and asset management businesses that operate New Stay needs to incorporate not only current REITs management company but also related corporations. REITs asset management company is formed with real estate trust company and independent REITs-concentrated asset management company. These REITsconcentrated asset management companies may not secure profit because it has independent business model. Therefore continuous supports are needed to improve their profitability. In addition, diversifying business entity is needed. In oder for smooth operation of New Stay REITs and expansion of investment, various business entities should be included as REITs and REF investors. Currently, construction companies are majority of those investors. However in the future, various investors should be included such as financial institutions, rental management companies, and pension and funds. Also the anchor of REITs or sponsors(corporations, construction companies, developers, rental management companies, and financial institutions) should be included in asset management. This study examined finance`s role for reducing regulations that limits flexibility of New Stay business. The role includes facilitating public opening of REITs which is a real estate indirect investment item, diversifying listing structure, and utilizing real estate fund. In order to facilitate New Stay, settlement methods, political respond when the long-term rental period is terminated, detailed regulations for nurturing private rental management businesses, and consideration on rent price which is over-calculated compared to political assistance. Also, protecting renter`s rights needs to be considered because selling and renting can be mixed in the case of linked maintenance business. Moreover researches on settlement after the termination of mandatory renting period are needed as well as maintaining infrastructure regarding housing rental management businesses other than finance.

      • 都市에서 發生되는 大氣汚染物質이 森林生態界에 미치는 局所的 影響

        本 調査는 各種 産業施設과 都市人口, 交通量이 密集되어 있는 大田市 地域에서 發生하는 汚染物質이 森林에 미치는 影響을 局所的으로, 季節的으로 分析하여 다음과 같은 結論을 얻었다. 1. 大田市에서 發生되는 大氣汚染物質의 影響은 大都市 中心部로부터 거리가 멀어짐에 따라 減少하였다. 2. 酸性雨(Acid Precipitation)의 影響에 의한 土壤 pH는 季節別로 여름보다 겨울이 낮았다. 3. 大都市에서 工團地域의 固定汚染源과 車輛運行이 빈번한 移動汚染源을 中心으로 排出되는 汚染物質이 森林土壤의 表土pH에 미치는 季節別 影響은 그 類型이 8月에 이르러 다르게 나타났다. 4. 固定汚染源이 集中的으로 排出되는 工團地域에서 土壤汚染의 擴散은 거리에 따라 뚜렷이 減少했다. 그 擴散率 Model은 Y=3.75+0.0013X와 같다. 5. 移動汚染源 地域에 있어서 土壤汚染의 擴散은 季節別 距離別로 뚜렷하며 8月에 현지히 增加했다. 그 擴散率 Model은 Y=4.54+0.00015X와 같다. The experiment has been made to find out the local effects of air pollutants from urban area on forest ecosystem. According to the distance from city center, 5 sample locations were selected. The influence of air pollutants from urban area decreased with increasing distance from city center. The soil pH by acid precipitation was lower in the winter than in the summer. The seasonal fluctuations of top-soil pH by industrial and traffic influences had a different pattern in August. The dispersion rate of soil contamination from industrial area significantly decreased according to the distance from pollution source (Y=3.75+0.0013X). The dispersion of soil contamination by heavy traffic showed significant seasonal changes and the most significant increase was in August(Y=4.54+0.00015X).

      • 人工衛星 映像資料를 利用한 大田地域의 土地利用變化와 山林의 環境調節 能力의 評價

        Recently Taejon city have been developed as a center of science and traffic in Korea. Expansion of residential, commercial, and industrial area has continuously invaded the natural green zone and emmission of air pollutants jeopardizese the urban ecosphere and the comfortable living environment in the future. The purpose of this study is to give some ideas for reasonable forest management related to urban plan. For this study, change of land use in Taejon from 1988 to 1991 were analyzed using remote sensing data and to estimate buffer capacity of forest land against the effect of air pollution, forest soil productivity was analyzed based on soil texture, soil depth, slope, soil acidity, and parent rock. In Taejon forest, cultivated, urban, and denuded area were 316.87, 124.23, 42.98, and 34.03 km² in 1988 and were 297.66, 102.62, 62.29 and 51.10 km²in 1991, respectively. Forest, the largest area in Taejon, covers 50% of total area. But forest and agricultural area decreased 6.1% and 17.4% during 4 year respectively to transform urban and denuded phases. Urban expansion have progressed very fast and occupied 45% of total area in Taejon in 1991. Hence in Taejon the notable change in land use is greatly expanded urban phases. Therefore this pattern of land use in Taejon is warning that forest area will be seriosly invaded by urbanization. Level 4 and 5, the lowest level of productivity or none, occupied 68% of total forest land. At the sametime the quality of forest land in Taejon was estimated to have very poor buffer capacity against the effect of population and traffic.

      • 分類法과 序列法에 의한 德裕山 森林植生 硏究

        德裕山의 森林群落을 分類하고 種 組成과 立地와의 關係를 究明하기 위하여 植物社會學的 方法과 ordination을 시행하였다. 植生調査는 1987年 5月부터 7月 사이에 Braun-Blanquet의 全推定法과 Mueller-Dombois & Ellenberg의 releve method에 의하여 57個所를 選定하였으며, 植物社會學的 調査는 15m×15m, 海水調査는 10m×10m의 方形區를 設置하여 分析한 結果는 다음과 같다. 1. 德裕山의 森林植生은 植物社會學的 方法에 의하여 신갈나무-철쭉 群落, 신갈나무-조릿대 群落, 신갈나무-조록싸리 群落, 졸참나무 群落, 굴참나무 群落, 물박달나무 群落, 거제수나무 群落, 박달나무 群落, 서어나무 群落, 층층나무 群落, 물푸레나무 群落, 소나무 群落, 구상나무 群落, 주목 群落으로 分類된다. 2. 各 種集團은 濕度勾配에 따라 一定한 分布域을 나타내며 Bacula costata, Fraxinus rhynchophylla 等은 乾燥한 곳에 分布하였고, Quercus mongolica, Acer pseudosieboldianum var. koreanum은 乾濕의 中間位置에 分布하였다. 3. 溫度와 濕度를 軸으로 하는 二次元的 序列法으로 보면 德裕山에서의 신갈나무 好適範圍는 WI48∼68℃ month이고 土壤濕度는 22∼48%이었다. 4. RA ordination 에 의한 群落의 分類는 植物社會學的 方法과 대개 一致하였다. 5. 本 調査地域에서 種 序列이 上位인 10種은 Quercus mongolica, Fraxinus rhynchophylla, Acer pseudo-sieboldianum var. koreanum, Quercus serrata, Fraxinus sieboldiana, Betula davurica, Symplocos chincesis for. Pilosa, Pinus densiflora, Abies koreana, Rhododendron schlipenbachii順으로 나타났다. The classification and ordination techniques, based on the data obtained from 57 quadrats the Z-M school method and releve method of mueller-Dombois and Ellenberg, were applied to classify forest communities in Mt. Deckyu. The inveatigation was done from May till July 1987. 1. The forest vegetation in Mt. deokyu was classified into several communities, such as Quercus mongolica-Rhododendron schlippenbachii, Quercus mongolica-Sasa borealis, Quercus mongolica-Lespedeza maximowiczii, Quercus serrata, Quercus variabilis, Betula davurica, Betula costata, Betula schmidtii, Carpinus laxiflora, Cornus controversa, Fraxinus rhyn densiflora, Abies koreana, and Taxus cuspidata. 2. The distribution of the leading dominant species showed a close relation with soil moisture gradient; for example, Betula costata and Fraxinus rhynchophylla in the mesic area; Quercus mongolica and Acer pseudosieboldianum var. koreanum in the medium area. 3. It was seemed that the optimal range of Quercus mongolica community occurred in mesic-warm site by two dimensional ordination with thermal condition and soil moisture condition. In Mt. Deokyu, the optimal range was 48-68℃ month for warmth index and 22-48% for soil moisture content. 4. The classification of community types by RA ordination were coincided with those by Z-M school method. 5. In the survey area, ten dominant species were found in the order of Quercus mongolica, Fraxinus rhynchophylla, Acer pseudo-sieboldianum var. koreanum, Quercus serrata, Fraxinus sieboldiana, Betula davurica, Symplocos chincesis for. Pilosa, Pinus densiflora, Abies koreana, and Rhododendron schlipenbachii.
