㈜더케이건설의 메종 포레스트 타운하우스 개발사업에 관한 사례연구 - 주요 개발과정과 마케팅 믹스 4P 전략을 중심으로 -

In 2007, townhouses became popular among wealthy professionals in the age group of 40 to 50 years who wanted a unique residence in a rural area. However, the townhouses were not selling because they were located outside the city and were highly priced and even maintenance costs were expensive. Consequently, townhouse prices were continuously decreasing, prompting a change in the townhouse market environment due to miniaturization and real demand rather than investment value. This case study analyzes a stagnant townhouse market wherein market changes prompted unsold townhouses to be successfully sold. It studies the business plan, site acquisition, financing, licensing, and the 4P(place, price, product, promotion) marketing mix, which focuses on location selection, pricing, product development, sales and promotion, of “The K Construction Company”’s “Maison Forest” development project. In addition, it presents the profit and loss analysis conducted during the actual development process, the decisions and problems the company faced, and the solution devised to address them. During the real estate development project process, it is difficult to make decision or solve problems in terms of architecture and academic real estate. Through this case study, necessary key points, process, and understanding of a successful townhouse development project are suggested. This case study makes an educational contribution for improving the capabilities of developers and workers of the real estate industry in the future. We hope that the townhouse, as a practical and eco-friendly residential product, might become a solution for a more efficient housing supply to people suffering from housing shortage and contribute to the creation of a new housing culture and national housing supply policy. 타운하우스 개발이 활발히 일어나던 2007년에는 40~50대 이상의 전원주택생활을 원하는 부유층이나 개성 있는주거공간을 선호하는 전문직 종사자에게 인기를 받으며 타운하우스는 대형화 및 고급화 경향이 뚜렷하였다. 그러나높은 분양가와 도심 외곽에 위치하여 거래가 활발히 이루어지지 않았다. 이러한 이유로 아파트와 비교해 환금성이많이 떨어지고 가격상승률이 낮으며 유지관리비가 비싸다는 단점이 드러나면서 최근에는 수요가 많이 감소하여 미분양이 속출하는 실정이다. 그 결과 타운하우스는 투자 가치보다는 실수요를 중심으로 소형화되는 추세로 시장이 변화하였다. 본 연구에서는 타운하우스 시장의 급격한 변화와 미분양이 속출하는 침체된 상황에서 타운하우스를 성공적으로 분양을 마친 ㈜더케이건설의 메종 포레스트 개발사례를 통하여 사업구상, 부지확보, 자금 조달, 인․허가와 더불어 마케팅 믹스 4P(Place, Price, Product, Promotion) 분석을 중심으로 입지선정, 가격책정, 상품개발, 분양 및 홍보전략에 대해서 알아보고자 한다. 또한, 실제 개발과정에서 수행했던 손익분석과 의사결정 과정, 직면한 문제 및 해결한 방안, 성공 요인과 보완점에 관해 서술하였다. 실제로 부동산 개발과정은 건축학적으로나 부동산학적으로 의사결정 하거나 문제를 해결하기 어려운 측면이 있다. 이에 본 사례연구를 통하여 타운하우스의 성공적인 개발을 위하여 필요한 핵심사항을 고찰하며 이에 대한 개발과정과 이해를 도움으로써 향후 디벨로퍼와 부동산 관련 종사자의 역량 향상에 교육적으로 기여하고자 한다. 또한, 성공적인 부동산 개발사례를 마케팅 믹스(Marketing Mix) 관점에서 분석하여 학술적으로 이바지하고자 한다. 국가적으로는 본 연구를 통하여 타운하우스가 실용적이고 친환경적인 하나의 주거상품으로서 주거난을 겪고 있는 국민에게효율적으로 주택을 공급할 수 있는 방안으로 발전되어 다양한 주거 문화 조성과 국가 주택 정책에 일조하고자 한다.

엘리베이터 내의 신체적 접촉 장면 추출

엘리베이터 내에서의 폭행과 폭력은 가장 빈번히 발생하는 범죄이다. 특히 요즈음엔 CCTV 카메라가 있다는 것을 알면서도 자주 발생하는 현상이다. 본 논문에서는 엘리베이터 내에서 사람사이의 접촉 현상을 추출하고자 한다. 엘리베이터에 사람이 많이 타는 경우에는 이러한 현상이 발생하지 않는다. 하지만 엘리베이터에 사람이 적게 타는 경우에 발생한다. 접촉의 추출 방법은 이진영상의 스켈레톤(골격)을 추출하여 접촉 여부를 판단한다. 따라서 엘리베이터 내에서 발생하는 폭행과 폭력을 바로 검출하여 경비실에 알려주도록 한다. Assault and violence in the elevator is a crime that occurs most frequently. In particular, these days, is a phenomenon that occurs frequently, knowing that there is a CCTV camera. In this paper, we extract the phenomena of contact between people in the elevator. Many people ride the elevator does not cause these symptoms. However, this crime occurs when fewer people ride the elevator. Extraction method of contact is seeking the skeleton of binary image and extracts the contact status of each skeleton. Therefore, immediately detecting the violence and assaults that occur in the elevator and to notify the security office of the building.

비대면 콘텐츠 서비스를 통한 건축 모델하우스 마케팅 강화 전략

코로나 19 바이러스 감염 우려가 커지면서 부동산 시장에서도 언택트 바람이 불고 있다. 생활 방식 변화는 삶의 소비방식과 패턴의 변화를 가져오고 있다. 부동산 마케팅 시장에서도 이러한 변화는 불가피한 상황이다. 특히, 부동산 모델하우스를 이용한 마케팅은 밀폐된 공간에 많은 사람이 방문하는 밀집과 밀접한 형태의 마케팅 특성을 가지고 있다. 이러한 특성은 코로나19 예방 수칙에서 언급하는 3밀(밀폐, 밀집, 밀접) 특성을 모두 포함하고 있는 것이다. 이에 본 연구에서는 언택트(비대면) 트렌드에 맞는 모델하우스 고객 마케팅 강화와 모델하우스 고객 마케팅 과정에서 상기 3밀 특성을 회피할 수 있는 방안에 대해서 살펴보고, 구현 결과를 보인다. 이를 통해 코로나19의 3밀 회피를 통한 안전하고 확장 가능한 부동산 마케팅 전략을 제시한다. As fears of infection with the Corona 19 virus increase, an untact mood is also blowing in the real estate market. Changes in life style are bringing about changes in the way of life and patterns of consumption. In the real estate marketing market, such changes are inevitable. In particular, marketing using a real estate model house has the characteristics of marketing that is closely related to the denseness that many people visit in an enclosed space. These characteristics include all three features (airtight, dense, close), characteristics mentioned in the COVID-19 prevention rules. Therefore, in this study, we will look at ways to reinforce model house customer marketing in line with the untact (non-face-to-face) trend and to avoid the above three features, characteristics in the model house customer marketing process, and show the implementation results to avoid features. Through this, we propose a safe and expandable real estate marketing strategy through the avoidance of the three features of corona 19.

지역적 정보를 이용한 장면 전환 검출

본 논문은 지역의 의사 결정 트리와 클러스터링을 사용하여 장면 전환 검출 방법을 제시한다. 지역 의사 결정 트리는 클러스터 경계 검출 장면과 그 인접 프레임의 사이의 차이 값을 시간 유사 분포를 비교하기 위해 같은 방식으로 검출하고, 그리고 클러스터 단위로 차이 값의 유사성과 그룹 프레임의 끊어지지 않는 시퀀스를 감지한다. This paper proposes a Scene Change Detection method using the local decision tree and clustering. The local decision tree detects cluster boundaries wherein local scenes occur, in such a way as to compare time similarity distributions among the difference values between detected scenes and their adjacent frames, and group an unbroken sequence of frames with similarities in difference value into a cluster unit.

컬러 히스토그램을 활용한 수면의 질 향상

본 논문에서는 수면을 취하는 침실의 수면 환경 데이터를 수집하고, 얻어진 조건 데이터들과 수면간의 관계를 분석한다. 또한 수면을 취하는 사람으로부터 장면 전환을 검출하여 신체의 상황과 수면 과정의 반응, 신체의 감각과 자극들을 제시한다. 영상의 장면 전한 검출은 컬러 히스토그램을 사용하였다. 컬러 히스토그램은 이전 프레임과 현재 프레임사이의 컬러 히스토그램 차이 값을 이용하는 방법이다. 그리고 피곤한 정도, 음주의 정도, 그리고 공복의 정도를 입력하여 각 상황별 뒤척임을 추출하도록 하였다. 시스템의 실험에는 온/습도 센서와 조도센서로 구성되어 있는 H-MOTE2420 센서를 이용하였다. 본 논문에서는 현대인들에게 규칙적이고 안락한 수면을 유도하기 위하여 최적의 수면 환경을 제공함으로써 수면의 질을 높일 수 있도록 한다. In this paper we collect data concerning sleep environments in a bedroom and analyze the relationship between the collected condition data and sleep. In addition, this paper detects scene changes from the subjects in a sleeping state and presents the physical conditions, reactions during sleep, and physical sensations and stimuli. To detect scene changes in image sequences, we used color histogram for the difference between the preceding frame and the current frame. In addition, to extract the tossing and turning for different situations, the subjects were instructed to enter the level of fatigue, the level of drinking, and the level of stomach emptiness. For the sleep experiment system, we used the H-MOTE2420 Sensor composed of temperature, humidity, and light sensors. This paper is intended to provide the best sleep environment that enhances sleep quality, thus inducing people today to get regular and comfortable sleep.

단계별 프로젝트 보안 방안에 대한 연구

유수의 기업체가 사이버공격을 받아 개인정보를 유출당하는 피해 사례가 속출하고 있다. 또한 금전이득의 획득이나 사회적 혼란 유발 등을 목적으로 계획된 해킹사례가 지속적으로 증가하고 있다. 웹사이트 공격의 약 75%가 응용 프로그램의 취약점을 악용하고 있다. 주요 보안 이슈로는 법적 근거에 따른 SW 개발 보안성이 강화되는 추세이다. 프로젝트 팀원의 Application 개발 보안 인식 부족한 것을 사실이다. 또한 수동적 대응과 개발 전단계(SDLC) 전체 영역에 걸친 보안성 검증/테스트 등이 미흡하다. 따라서 뒤늦은 결함발견으로 인한 Rework가 발생되고 있다. 이에 본 논문에서는 IT서비스 기업들이 수행하는 프로젝트 단계별 주요 보안 활동 사례를 살펴본다. 그리고 이를 통하여 실제 프로젝트 단계별로 적용할 수 있는 보안 방안을 제시하고자 한다. Many companies has led to the damage case being leaked to personal information by taking cyber attack. Also, planned hacking cases continues to increase for the purpose of acquiring monetary gain or causing social disruption induction, etc. Approximately 75% of the Web site attacks exploit the vulnerability of the application. Major security issue is to strengthen the S/W development security according to the legal basis. The members of the project team is the fact that the lack of recognition of application development security. In addition, passive response and security validation/testing, etc. throughout the SDLC to the entire area is insufficient. Therefore, rework due to the belated discovery of a defect has occurs. In this paper, we examine the case of the project step-by-step security activities by performing IT services companies. And, through this, we present security measures that can be applied to the step-wise real-world projects.

요추 운동효과 향상을 위한 그래픽 기반 유도점 표시 시스템 설계

컴퓨터 활용을 통한 문화도 기존의 문화 형태를 변화시킬 만큼 다양하고 빠르게 변화되고 있다. 앉아서 생활하는 시간이 증가하면서 인간은 요통의 질병에 더 많이 노출 되었으며, 요통은 허리디스크를 중심으로 허리와 관련된 통증을 포함한다. 요통의 대부분은 척추와 몸통을 지지해주는 근육과 인대 이상에 따른 원인이 크다. 이에 허리 요통을 포함한 건강한 허리를 유지하기 위한 효과적인 대책이 필요하다. 본 논문에서는 요통을 감소하거나 치료에 도움을 줄 수 있도록 요추 운동효과를 얻을 수 있는 앱 개발을 위한 전반적인 설계를 제시한다. 이를 효과적으로 사용하기 위해서 요추 운동효과를 얻기 위한 방안을 제시하고, 이를 그래픽기반 유도점을 활용하여 효과적인 요통 치료에 도움일 될 수 있는 앱 설계 제시를 목표로 한다. The use of computers has increased greatly, and services have been developed very much for the convenience of users. As the use of computers increases, human activity has declined, and symptoms of deterioration in health are increasing. As the time to sit and live increased, humans are more exposed to diseases of low back pain, and low back pain includes pain related to the lower back centering on the herniated disc. Most of the back pain is caused by abnormalities in the muscles and ligaments that support the spine and trunk. In this paper, we present an overall design for developing an app that can obtain lumbar exercise effects to reduce low back pain or help treatment. In order to use this effectively, we propose a plan to obtain lumbar exercise effect, and aim to present an app design that can help effectively treat low back pain by using graphic-based guidance points.

감정로그 자동화 기록을 위한 표정인식 어플리케이션 개발

지능형 라이프로그 시스템은 언제(When), 어디서(Where), 누구와 함께(Who), 어떤 상황에서(What, How), 일어나는 정보, 즉 사용자의 일상에서 발생되는 시간, 인물, 장면, 연령대, 감정, 관계, 상태, 위치, 이동 경로 등의 다양한 상황정보들을 인식하여 태그를 달아 사용자의 일상생활을 기록하고 쉽고 빠르게 접근하도록 제공하는 것이다. 상황인식은 자동태킹(Auto-Tagging) 기술과 생체인식 기술인 얼굴인식을 이용해, 태그(Tag) 단위의 정보를 자동으로 생성하고 분류되어 상황정보 DB을 구축한다. 상황정보 DB에는 지리정보, 위치정보, 날씨정보, 감정정보 등을 포함하고 있다. 본 논문에서는 감정정보를 자동으로 기록하기 위해서 능동형태 모델 방법을 사용해 무표정과 웃는표정을 인식하는 어플리케이션을 개발하였다. The intelligent life-log system proposed in this paper is intended to identify and record a myriad of everyday life information as to the occurrence of various events based on when, where, with whom, what and how, that is, a wide variety of contextual information involving person, scene, ages, emotion, relation, state, location, moving route, etc. with a unique tag on each piece of such information and to allow users to get a quick and easy access to such information. Context awareness generates and classifies information on a tag unit basis using the auto-tagging technology and biometrics recognition technology and builds a situation information database. In this paper, we developed an active modeling method and an application that recognizes expressionless and smile expressions using lip lines to automatically record emotion information.

창업지원을 위한 공공기관 빅데이터 통합

Nowadays, many small businesses have experienced the failure of business or hardship. In this point, specific and integrated information for startup business should be required to decrease the rate of failure and to increase the rate of success. This study is to suggest the integration of various data which various public institutions have separately. For this purpose, it is to classify the data types in constructing big-data for start-up business and to suggest a way of data integration, analysis method, and web or services of information system for supporting startup businesses. 현재의 국내의 많은 자영업자들이 창업의 실패를 경험하고 있다. 이러한 점에서 무분별한 창업을 줄이고, 창업의 성공률을 높이기 위해 창업 준비과정에서 명확하고 통합된 정보의 제공이 요구된다. 본 연구는 다양한 공공기관들이 분산되어 보유하고 있는 다양한 데이터를 통합한 빅데이터를 제언하고자 한다. 이를 위해 창업에서 요구되는 데이터의 유형을 분류하고 통합적 창업지원 정보시스템 구축을 위한 데이터 통합, 분석 기술, 창업자를 위한 웹 또는 스마트 서비스의 유형을 제시하고자 한다.
