토지이용규제안내서 작성의 발전방향에 관한 연구

본 연구는 토지이용 및 개발행위시 주거시설, 상업·업무시설, 산업시설, 교육·문화·복지시설, 비건축 개발행위 등 각 유형별 개발관련 인허가 사항 조사 등 신청부터 준공까지 사업단계별 절차, 기준, 인허가에 필요한 신청서 및 구비서류 등을 조사·분석하고 발전방안을 모색하였다. 토지이용규제안내서의 발전방향은 첫째, 토지이용규제안내서 사용자의 이해도 증진을 높이는 것이다. 둘째는 토지이용규제안내서 내용의 충실화 도모하는 것이다. 셋째는 토지이용규제안내서 개발행위절차의 모듈화를 발전시키는 것이다. 넷째는 토지이용규제안내서 첨부서류의 단순화 및 표준화하는 것이다. 다섯째는 토지이용규제안내서 관련법규 및 부서의 업무의 합리적 조정이다. 여섯째, 토지이용규제정보서비스의 연계구축을 모색하여야 한다. 또한 개발사업이 여러 부서와 기관을 거쳐야 하는 불편을 줄이고, 각 부서의 행정업무를 원활히 하기위해서는 향후 토지이용규제안내서의 각 단계별 절차가 관련 시스템과 연계되어 효율적으로 운용될 수 있도록 해야 한다. 지적재조사사업의 현황분석과 향후 발전연구

본 연구의 목적은 지적재조사사업의 추진현황 및 실태를 분석하고, 추진상의 문제점을 도출하여 재원문제, 인력문제, 운영상의 문제 등을 바람직한 발전방향으로 추진될 수 있도록 하는데 있다. 연구방법은 지적재조사사업과 관련된 문헌조사 및 전문가 실무자 인터뷰조사를 통한 사례분석을 통한 연구 방법을 모색하고 2012년 시범사업지구, 2013년도 지적재조사사업, 2014년도 지적재조사사업의 추진상황 및 현황분석을 통한 분석결과를 살펴보았다. 국토교통부 지적재조사기획단과 지방자치단체 지적재조사팀의 추진상황을 재검토하여 재원조달의 문제, 인력양성의 문제, 운영상의 문제 등을 살펴보고 기타 홍보 연구 등 보다 효율적인 지적재조사사업의 발전방향을 제시하고자 한다. 따라서 지적재조사사업의 효율성 제고를 위하여 첫째는 지적재조사사업의 재원확보 방안모색이다. 둘째는 지적재조사사업 추진계획의 재조정 및 보완이다. 셋째는 세계측지계 변환사업과 연계추진과 지적재조사사업의 운용상 조정및 절차 등을 개선하는 것이다. 마지막으로 지적재조사사업의 민간참여와 홍보추진이다. Third is to improve conversion projects, such as the World Geodetic System in conjunction with the promotion of Cadastral Resurvey Project operations and the adjustment procedures. 서울시 주택정책의 문제점과 향후 과제

The purpose of this study was to find new policy task and solution by examining and arranging the problem of housing policy in Seoul. In order to achieve this goal, we studied the situation of housing policy in Seoul. For example, we arranged the supply situation of public rental housing, and we examined the dictionary meaning between house and housing, house policy and housing welfare policy. We found the problem of housing policy in Seoul. The problem of housing policy in Seoul are ①the boundary problem of housing policy ② the housing problem which the people live in unusual housing ③the housing problem of homeless ④ the social equity problem between beneficiaries and non-beneficiaries ⑤ the target problem of housing policy in Seoul. Therefore, we proposed future tasks that ①the change of housing welfare policy ② the establishment of master plan in housing welfare policy ③the target definiteness of housing policy ④ the support of independent will ⑤ the establishment of governance system with welfare system.

서울시 공공임대주택의 관리서비스별 주거만족도 연구

The purpose of this study is to suggest measures of improvement for a transition into demand-oriented management by comparing and analyzing living satisfaction levels and preferences of the Seoul city's public rental housing management methods. Research method used in this study included both survey and literature research, while analysis was carried out with spss 12.0 for statistics analysis. As a results, facility maintenance service level is 3.81, management operation service level is 3.94, cleaning service level is 3.86, guard service level is 3.71. Facility maintenance service(β=.517, p<.001), management operation service(β=.487, p<.001), guard service(β=.368, p<.001), cleaning service(β=.471, p<.001) affecting the residential satisfaction.

The purpose of this study is to investigate the recognition and actual condition for urban renewal project in elderly households. To this end, in this study conducted in 2010, When investigating the 2010 May 1 to July 31 was held over 3 months, Total sample was 1,005. For convenience, a sample survey rather than census survey was conducted by a random survey. 공공임대주택의 효율적인 관리방안에 관한 소고 - 서울시 공공임대주택을 중심으로

  서울시 공공임대주택은 대부분 SH공사에서 주택건설사업으로 공급하고 있으며, 1989년부터 2008년 3월 현재까지 약 127,888세대의 임대주택을 건설하여 관리하고 있다. 본 연구에서는 향후 건설될 예정인 공공임대주택을 포함하여 약 20만호 이상의 물량을 어떻게 관리할 것인가와 어떠한 관리방식이 효율적인가에 초점을 맞추어 살펴보았다.<BR>  따라서 본 연구의 구성은 공공임대주택에 관한 일반적인 내용을 살펴보기 위해 문헌조사와 자료수집을 하였으며, 다음으로 서울시의 공공임대주택에 관해서 알아본 후, 서울시의 공공임대주택의 현황 및 관리실태를 살펴보았다. 현황 및 관리실태를 통해 나타난 문제점 즉, 서울시 공공임대주택의 일반적인 문제점과 관리에서 나타나는 문제점으로 나누어 검토하였다. 이러한 문제점을 통해서 앞으로 서울시 공공임대주택의 효율적 관리를 위한 정책적 제언을 몇 가지 대분류를 통해 제시하였다.   It is partially accepted that the problem of housing shortage in Seoul is being settled by the policy expanding the supply of Housing. And it is certain that the policy will be continued for the residential stabilization of the low-income. Therefore, the public rental housing program has begun in full-scale since 1982 for seeking the housing stability of low-income families. Until today, 150,000 of the public rental housing is built by SH corporation. And about 100,000 housing is managed by SH corporation. The purpose of this study is to propose the problem and improvement (which related (ⅰ) direct and indirect management (ⅱ) integrating management system (ⅲ) Social mix) of public Rental Housing in seoul.

토지 및 부동산정보의 구축현황과 발전방향에 관한 연구

21세기에는 토지 및 부동산정보의 구축 필요성과 중요성이 그 어느 때 보다도 절실하게 부각될 것이며, 이의 성공 여부가 국가경쟁력에 지대한 영향을 미치게 될 것이다. 이에 따라 미래 토지 및 부동산정보화 정책은 형평성 측면에서 볼 때에 토지 및 부동산정보의 격차해소 및 개방요구가 증가되고 효율성 측면에서 토지 및 부동산정보의 정책적 활용도가 증가되고 있다. 또한 정보의 신뢰성 측면에서 토지 및 부동산정보의 정확성이 요구되고 있어 이에 따른 정책적 측면의 검토가 요구된다. 본 연구의 목적은 토지 및 부동산관련정보 등의 현황과 문제점을 살펴보고 향후 정책방향과 중장기 과제를 모색하는데 있다. 원활한 연구수행을 위한 범위는 토지 및 부동산관련 정보(지적정보, 등기정보 등)의 구축 현황과 전망, 토지 및 부동산관련정보의 문제점, 그리고 향후 토지 및 부동산관련 정보의 정책방향과 과제 등을 제시하는 내용으로 한정한다. 이를 위해 연구방법은 문헌조사와 인터넷 정보조사, 토지 및 부동산정보 정책담당자의 의견수렴 등을 기초로 장단기 정책과제를 기술하였다.
