        입점 상가 및 주변 지역 특성을 고려한 권리금 결정 연구

        1. CONTENTS (1) RESEARCH OBJECTIVES The purpose of this research is to identify the factors that influence the goodwill premium price of commercial units which is newly defined in 2015 through empirical analysis. Ultimately, the study characterizes the estimation process of goodwill premium, in detail, which will be more actively dealt in real estate transactions in near future. (2) RESEARCH METHOD The study not only analyses the individual unit but also accounts for the regional characteristics of each unit. By doing so, the study intends to acquire more comprehensive approach than the standardized and simplified approach that have been used previously, in understanding the mechanism. The study employes OLS regression model to analyse the mechanism as well as to interpret the causality of the influences on the magnitude of goodwill premium in commercial unit transactions. The empirical analysis is composed of the goodwill premium of commercial units dealt in 2015 in Busan metropolitan area as the dependent variable, and sets of store, commercial building, and surrounding area factors as the independent variable. (3) RESEARCH FINDINGS As a results of empirical analysis through OLS regression model, deposit, store size, restaurant, building floors and land price, floating population and household of surrounding area were statistically significant. Among significant variables, deposit, restaurant, building floors, land price, and floating population had a positive effect to goodwill premium. 2. RESULTS It is expected that the findings can be used in a wide range of appraisal processes and litigations involving real estate transactions of commercial units which is very likely to grow hereafter. In particular, it will help to determine whether the goodwill premium is properly set. It will also help to set the goodwill premium adequately. 본 연구는 기존의 불명확한 권리금 산정에서 탈피하여 점포가 입점한 상가의 특성과 그 주변 지역의 특성을 종합적 으로 고려한 권리금 결정요인을 실증분석하는 것으로 목적으로 하였다. 그리고 상대적으로 지방 지역을 대상으로 한 권리금 연구가 부족하였다는 점에서 본 연구는 부산을 대상으로 분석을 실시하였다. OLS 회귀모형을 통한 실증분석 결과, 점포의 환산보증금, 면적, 요식업 여부, 점포가 입점한 상가의 층수와 공시지가, 입점 상가 주변 지역의 유동인구와 가구수가 통계적으로 유의한 것으로 추정되었다. 구체적으로 환산보증금, 요식업 여부, 입점 상가의 층수, 입점 상가 주변의 유동인구는 권리금에 정(+)의 효과가 있는 것으로 도출되었고, 점포 면적, 입점 상가의 공시지가, 입점 상가 주변의 가구는 권리금에 부(-)의 효과가 있는 것으로 도출되었다. 본 연구는 결과는 향후 점포에 대한 권리금 산정과 책정된 권리금이 적정한지 판단하는데 있어 도움이 될 것으로 사료된다.

      • 중국의 지역패권화 가능성과 한계 - 남중국해 분쟁사례를 중심으로 -

        The purpose of this research is to analyze the possibility of Chinese regional hegemony and its restraints in the East Asia. China’s movement for its hegemony has restrains such as development, integration, and regime issues, and issues of development are closely related to the later two as regional unbalancing as the example. South China Sea disputes in 2015 and 2020 share the same fact that the claims of the United States and China confront; international water and exercise of sovereignty, however, the distinctive point is given by the increasing intensity of disputes and it would likely to be extended as the competition for hegemony. Considering China’s movements in its national development strategy, hegemonic approaches, and augmentation of military power, Chinese intention to achieve maritime and regional hegemony in the East Asia becomes much specific. However, China’s vulnerability of growth power comparing to capabilities of the United States, regime instability due to issues of human rights and ethnic groups, and antipathies of surrounding states against Chinese pursuit of national interests provide limitations for China to achieve the regional hegemony in a near future. Rule of power and mobilization of military strength of China shown in disputes of South China Sea are also being presented on the Korean peninsula. Along with diplomatic efforts, an increase of naval capability against illegal entries of China. A realistic reasoning on requests for cooperation and support to the United States and China must be carefully considered, and mitigate risks by reducing the dependency on trades with China.

      • Rat 의 포유조절이 혈중 Insulin-like Growth Factor- I 수준에 미치는 영향

        This experiment was conducted to investigate how restricted-lactation and regulation of weaning-time influence the levels of insulin-like growth factor-I (IGF-I) in primiparous rats during the suckling period. All the rats were raised in the individual cage from a few days before parturition through the whole suckling period. The restrictedlactation (RL) and weaned (W) groups were subdivided into 5 subgroups as RL0, RL5, RL10, RL15 and RL20 as well as W0, W5, Wl0, W15, and W20 according to the day of onset of suckling only 4 pups in restriction lactation and of suckling no pups in weaned group, respectively, in contrast to suckling 8 pups per litter in normal lactation (NL) group. The results obtained were summarized as follows: 1. The serum IGF- I concentration of NL rats was 750.59$\pm$3.52ng/$m\ell$ on Day 0, which was not changed until Day 15, and then it was increased through the subsequent suckling period to 1690.20$\pm$4.42ng/$m\ell$ on Day 25. 2. The IGF-I concentrations of early restricted lactation (RL0, RL5) were 1395.90$\pm$3.45ng/$m\ell$ and 1351$\pm$3.23ng/$m\ell$ on Day 10, respeotively. It was significantly higher (P<0.05) than NL group (745.96$\pm$2.24ng/$m\ell$), and then was not different between group from day 15 of lactation. 3. The IGF- I concentration of W-group in the early lactation was higher (P<0.05) than NL group during the first week of lactation. But it was decreased to the similar concentration as NL group on Day 10. These data show that lactation stimulus may regulate the IGF-I concentration.

      • 농촌용수의 효율적 이용 및 관리방안

        Water use in South Korea has been continuously increasing capacity, as the current water supply is exceeding water demand. But it’s hard to build new water supply of facilities such as dams or reservoirs because of difficulty of the site selection, oppositions to environmental destruction and ecological damage, and climate change. A way to overcome water shortages is water saving or efficiency of water use but the most important method is the efficient use of agricultural water and water facilities. Therefore, the purpose of this study is to present efficient use and management of agricultural water. In chapter 2, Status of the total water resources, agricultural water supply, and water quality was investigated.. According to Waterplan 2006, the amount of water resources is expected to slightly increase but the amount of water use is to rapidly increase. Agricultural water demand is expected to continue to decline. Measures to supply water to the multi-purpose dam was built and five dams under construction. Agricultural water development projects are in progress but now more than expanding the water supply, water demand reductions should be carried out. And agricultural water quality improvement is needed. In chapter 3, agricultural water facilities and maintenance business were performed foe the present and future. Irrigated paddy field rates of frequency of drought possibility in 10 years are low, and agricultural water supply facility for elderly rates are high. There are too many small facilities and earthwork waterways. Water supply facility maintenance expenses for agriculture are increasing each year and state benefits and Korea Rural community Corporation’s own financing have been increasing recently. In chapter 4, Use and management systems of agricultural water and water facilities were studied. There are several of the water resources ministry that are managing such as ministry of land, transport and maritime affairs, ministry of environment, Ministry of food, agriculture, forestry and fisheries etc, and there are a lot of laws. Therefore, there are so many ministries and laws that it causes problems such as adjustment and management of water, focusing on development only, absence of standard for own agricultural water quality etc. In chapter 5, as the result of this study, rather than building new facilities to using and managing efficiently are set to the basic policy direction and we suggested some policy strategies to reformation of irrigation facilities for agriculture. Change irrigation and drainage canal to pipe-lined water-way, addition and improvement or reuse the existing irrigation facilities, multi-purpose use of agricultural water. Also we suggested the reorganization plan of management system for the irrigation facilities that systematic development and use plan for agricultural water, change the state benefits for the management of irrigation facilities to Korea Rural community Corporation’s own business work, integrated management organization system.
