        역사공간 재생을 위한 지적원도의 유용성 및 활용에 관한 연구

        본 연구는 역사 도시재생 정책이나 사업 추진과정에서 지적원도가 매우 유용하게 활용될 수 있다는 것을 실증적 사례분석을 통해 제시하고자 하였다. 지적원도의 유용성을 제시하기 위해 다음의 세 가지 측면을 고려하였다. 첫째, 현대의 좌표체계와의 정합성 문제이다. 둘째, 점, 선, 면적인 역사환경의 분석 사례를 통해 지적원도의 유용성을 제시한다. 셋째, 기존 수치지형도 등 국가공간정보체계와의 연계가 가능한 지를 살펴본다. 분석결과, 지적원도는 현대적 측량기법으로 구축되었고, 조선시대 후기에서부터 일제강점기 기간까지의 도시형태와 구조를 파악할 수 있어 자료적 측면에서 가치가 높다. 또 현대의 국가공간정보체계와 통합이 용이하며 도시재생정책 측면에서 유용한 정보를 제공할 수 있다. This study demonstrates that the original cadastral map is useful for the establishment of historic urban regeneration policies. In the next three viewpoints, we propose an effectiveness of the original cadastral map in planning process of urban regeneration: 1) the location coordinates calibration between the original cadastral map and modern digital maps, 2) an analysis results of the historical environments of points, lines and polygons based on overlay analysis in GIS, 3) integration of the national spatial data infrastructure and the original cadastral map. As the result, the original cadastral map built by modern surveying method can be transformed into modern projected coordinate system in brief. In addition to, this map include various urban informations of the urban form, structure and so on from the late Chosun dynasty to the japanese colonial era. Therefore, the original cadastral map is very useful for urban generation policies.

        수치지형도를 활용한 가시권 분석의 적정 분석방법에 관한 연구

        The purpose of this study is to contribute enhancing the accuracy of viewshed analysis through the explanation for an analysis method of viewshed analysis using GIS. According to previous studies, the visible area using digital terrain in viewshed analysis depends on a visible interest area, scale of terrain, spatial resolution and surface data. In this study, we used trend analysis and RMSE analysis in order to find the effect of a visible interest area, scale of terrain, etc in viewshed analysis. Results of this study are as follows. First, the result of viewshed analysis depends on a visible interest area, scale of terrain, spatial resolution, surface data such as previous studies. Second, the results in forest area are reliable than those of flat area in terms of a visible interest area. Third, the results based on raster grid data are stable than those of TIN(triangulated irregular network) in terms of input surface data. Fourth, according to the result of trend and RMSE analysis, the spatial resolution for analysis is differently applied to different scales digital terrain map in viewshed analysis. In detail, it is desirable that the spatial resolution is set less than 10m(in the case of 1/1,000 digital terrain map), 20m(in the case of 1/5,000 map), 30m(1/25,000 map).

        공간자기상관을 활용한 농촌지역 인구 고령화의 공간적 확산 분석

        The Korean population is aging rapidly and a disproportionate share of older people(aged 65 and older) lives in rural areas. The rural population is aging more rapidly than the population in urban area. However, the majority of studies on aging population focuses on an urban area rather than a rural area. Rural areas have been alienated from the priority of the national policy. For these reasons, this study is to show the level of population aging and to analyze the spatial spillover patterns of aging population in rural areas for the establishment of localized policy on population aging. The main findings of this study can be summarized as follows. First, the level of population aging varies in different localities such as socio-economic and locational characteristics. Secondly, there are distinct differences between hot spot region(clustering of high aging index) and cold spot region(clustering of low aging index) in spatio-temporal spillover patterns. This study intends to suggest an useful information to establish the area-specific policy on aging population through the results of analysis.

        농가가구주 연령대별 가구 특성 분석을 통한 농촌경쟁력 강화방안

        This study analyzes the farrners household characteristics by the age groups using ordered logit model in order to provide the ‘ icy altematives for promoting rural area competitiveness. It uses the fanners household characteristics of the 2005 korea Agricultural Census Data. Moreover‘ it also notes the geographic differences in tenns of the far age groups and their incomes in the local autonomies of Gyeongbuk Provinces. These results can provide Lhe lailored policy altematives according to the age groups and geogralic location of each local autonomy in order ω promole the agricultural competitiveness of rural area

        GIS를 활용한 도시개발과 기반시설의 합리적 연계

        Urban infrastructure is a core of urban growth management which concerns with location, time and costs of development. Despite an inevitable link between development density and infrastructure capacity in urban areas, little study have been performed. For this reason, development activities are undergone without any clear evidence or analysis. The main purposes of this paper are to build subject maps of urban infrastructure capacity which illustrate the level of education service and road capacity, and to give reference standard for development decision at given location. For these purposes, the case study of the high-rise multi-purpose buildings in Daegu metropolitan city is performed. The main findings are follows. First, road ratio is high in the CBD and its surrounding areas as well as rural area, and low in areas of manufacturing, parks and military use. Second, educational facility, represented by the number of student per classroom of elementary school, is fairly abundant across the city, especially in the CBD and rural areas. Third, the high-rise multi-purpose buildings have been built in population-losing infrastructure-abundant areas, in general. Based on these results, this study concludes that the high-rise multi-purpose buildings may induce population-inflow and have low possibility to bring about overly dense developments.

        농지연금제도 정립을 위한 농지가격 장기예측 방안 연구

        The Korean government announces that a farmland reverse mortgage system(FRMS) will be established in 2011 in the world for the first time. It liquidates the farmland assets of the rural elderly land owners, like the housing reverse mortgage which liquidates the housing assets of elderly homeowners in order to resolve the lack of living costs for the elderly farmers. The purpose of this study suggests the long-term forecasting method farmland price which is a key factor in establishing the model of farmland reverse mortgage. It uses an ARIMA and Monte Carlo Simulation method (Integrated model) to reflect the stochastic aspect which is included in the long-term land value forecasting. The farmland value forecasted with Integrated model shows the probability distribution considering the volatility of farmland price rate. The future higher value in the FRMS actuarial model results in the less default risk in the aspect of a FRMS lender. Its results show that the price of Jun(the land use of field for cultivating farm products) is higher than that of Dab(the land use of paddy field) in the deterministic estimation method. It concludes that the Integrated model which reflects the uncertainty and volatility in the long-term forecasting method is better than ARIMA, VAR, or deterministic method for the building the value forecasting model for the establishment of the long-term FRMS.

        공간자기상관을 고려한 도시성장모형의 개발과 대도시권 도시성장관리의 정책적 시사점

        본 연구는 도시기본계획 등 도시성장관리정책의 개선점을 제시하기 위해 장래 시가화지역을 예측하 였다. 과학적이고 합리적인 방법을 적용하여 장래 시가화지역을 예측하기 위해 공간자기상관의 문제가 개선된 도시성장모형을 구축하여 활용하였다. 공간자기상관으로 인하여 발생할 수 있는 통계적 에러를 개선하기 위해, 본 연구는 독립변수에 공간변수를 포함시켰고, 모형의 신뢰도에 영향을 주지 않는 범위 에서 분석자료의 수를 샘플링하여 추정했다. 그 결과, 공간자기상관의 정도를 나타내는 moran’s I 계수도 양호해졌고, 전반적으로 모형의 설명력도 개선되었다. 장래 시가화지역 예측결과를 바탕으로 도시성장관리정책의 시사점을 제시하면 다음과 같다. 첫째, 대도시와 주변지역을 동시에 고려하여 장래 토지수요를 추정해야 한다. 둘째, 장래 시가화지역의 규모, 위치, 개발시기를 결정할 때 합리적인 기준 또는 근거에 의해 이루어져야 한다. The main purposes of this study are to present a policy implications on current urban growth management through urban growth model reducing spatial autocorrelation error. This study adopted binary logistic regression model to generate maps on urban growth probability. To reduce spatial autocorrelation error in urban growth model. we estimated logistic regression model involved spatial coefficients in independent variables and reduced data size through random sampling. As estimation results, moran’s I which measured spatial autocorrelation was decreased considerably from 0.306 at full data set to 0.190 at sample data. In order to prove the rationality of the consolidated urban growth management, the future urban growth which illustrates location, time, and size of development is predicted by the urban growth prediction model. Based on these findings, this study emphasize on the importance of the consolidated urban growth management which consider metropolitan city and its hinterlands simultaneously in planning and policy makings. Furthermore, this study suggest two kinds of policy implications - land use regulation and urban planning. The land use regulation should be more flexible to the stage of urban development and development characteristics in order to attract more development in indigenous urban area. National planning act and other planning-related laws must be revised in order to control land development more smart. The higher level of land use planning institute such as METRO must be established in order to manage land development more effectively in the integrated manner.

        아파트의 사회적 자본이 아파트 가격에 미치는 영향 분석

        본 연구는 지금까지 전통적인 헤도닉 모형에서 설명하지 못했던 개별 아파트 가격에 영향을 주는 사회적 자본 변수를 고려하여 아파트 가격결정 요인을 분석하였다. 이때 아파트간 입지에 의해 발생할 수 있는 공간적 자기상관성의 통계적 오류를 개선하기 위해 공간시차모형(spatial lag model)을 적용하여 아파트 가격결정 모형을 구축하였다. 아파트 가격에 영향을 주는 인자로써 전통적인 헤도닉 모형에 포함되는 독립변수와 더불어 개별 아파트에 해당되는 고등학교의 수준과 아파트 건설 회사의 브랜드 가치를 정량화하여 독립변수에 포함시켰다. 분석결과를 요약하면, 첫째, 공간시차모형의 설명력이 전통적인 헤도닉 회귀모형보다 개선된 것으로 확인되었다. 둘째, 사회적 자본변수들은 일관성 있게 아파트 가격에 영향을 주는 것으로 분석되었다. 따라서 향후 아파트 가격 요인을 파악함에 있어서 기존 헤도닉 모형의 독립변수와 더불어 사회적 자본과 관련된 변수를 포함하여 모형을 개선하는 것이 요구된다. The purpose of this research is to analyze the effects of social capital on individual apartment prices. In order to do so in this research, spatial lag regression model in the spatial econometrics models has been applied to improve problems on spatial autocorrelation that can’t be fixed in the traditional hedonic price regression model. Especially, social capital variables such as social network of high schools and the apartment construction firm’s brand have been involved as independent variables with physical variables of individual apartment and the variables concerning access to public services. The results of this research is as follows. First, the model fit of SLM(spatial lag model)has been better than that of OLS considering the various statistical indicators. Second, the variables concerning social capital have highly affected individual apartment prices. It means that social capitals should be consider as determinant factors for apartment value. In addition, the various variables on social capital that might affects the apartment price should be included in housing survey.

      • 인구 고령화와 공공 서비스 수준의 지역적 불일치에 관한 연구

        The increase of elderly population is inevitable universal trend in advanced countries. In Korea, The elderly population has been increasing rapidly since the 1990s. The rural population is aging more rapidly than the population in urban area. However, the majority of studies on aging population focuses on an urban area rather than a rural area. A rural areas have been alienated from the priority of the national policy. This paper tried to analyze regional variations of the level aging population and public services for the elderly focused on an rural areas. Based on this result, this study to propose policy implication for life quality improvement of the elderly and to present an improved direction for locational planning of regional public service facilities in rural elderly people.
